In this episode of the Commercial Property Investor podcast, host Jerry Alexander is joined by his friend Steven Clark to discuss his recent Student accommodation project in Aberdeen. Steven shares his experience of transitioning from single let resi properties to bigger deals and commercial deals and explains why he was drawn to the student accommodation market. He details the process of finding and acquiring a building in a prominent location near the university, as well as the challenges he faced with the fire system and financing. Despite the hurdles, Steven successfully completed the project and achieved a valuation that allowed him to refinance all of the original investments out. He concludes by discussing the potential for future projects in the student accommodation market and the importance of long-term investments. In today's episode, Dan speaks to Jerry Alexander. A property entrepreneur specialising in commercial property. They met on clubhouse and this is why they are having this conversation today! They discuss Jerry's journey, commercial multiple occupancy and how to get started, in business and property. KEY TAKEAWAYS Jerry has always wanted his own business. He went to university but was always thinking about doing his own thing. He worked for some construction companies and then onto product companies so he could learn to sell. He was successful at this and started to sell his own products, he then went into property. Jerry started in the buy to let market in the year 2000. Then in 2002 he got into the commercial side whilst trying to find a good deal. He spent time improving the space for the renters and charging them more over time. Then when the property was revalued he discovered he had increased the value by three times. He then knew he was onto something. In the property investing world things can go wrong. If possible it is best to have any potential liability ring fenced from the bank for such instances. Jerry believes in keeping property investments close to home if you can. If the deals are there, why make things more difficult for yourself by putting distance in between you and your investments. A great way to start getting into the commercial side of property is to buy something with an income, buy a vanilla product or buying something small. This is the lowest risk way to get started. We have recorded some previous episodes about different elements of deal analysis but never pulled it all together before. In this episode Jerry covers the following pieces of the puzzle: Step 1: Ask yourself, “What is wrong with the property?” Or what can I do to make it work better? Step 2: Establish the vendors, current, acceptable price point Step 3: Check out the competition for a Price comparison and an indication of local demand. Step 4: Can I increase the rental rate above the existing or the current market level? Step 5: What can I do to increase the net lettable area? Improve efficiency in the layout. Step 6: What are the Operational Costs going to be? And what can I do to lower existing costs Step 7: The redevelopment costs Step 8: Offer and agree Heads of terms Step 9: Pay some fees. Step 10: Find the money and get the deal done Jerry takes you through the step-by-step process he generally uses. It will vary project by project and of course it is not a binary process, where he might complete one step and then start the next. Some of this will be running simultaneously. Today I'm delighted to be joined by Jerry Alexander, a fellow Scot investing in commercial property but in a much more active way than the usual approach, enabling it to compete with more creative residential strategies from a profitability perspective.   It's an approach that Jerry has been refining since he bought his first commercial unit in 2004, and he's now got it down to a pretty fine art. It's all about adding value to property by increasing the rental income, as commercial property valuations are typically based on a multiple of the rent. This allows him to release much of his initial investment from each deal, ready to move on to the next. It's not dissimilar to the common buy, refurbish, recycle residential model, but the focus on commercial has many advantages. He's built an enviable portfolio with this strategy, generating over one million pounds per year in rental income. Learn to ask the right questions. Join local business networking groups and ask the right questions. Look at National agent websites for signs on pricing, Yields, vacancy & property types. Search the online broker platforms for more detailed information Look on Gumtree, Craigslist and other platforms to see what smaller operators are offering Speak to Local Government business support agencies Get online and carry out a full competitor analysis Get out and visit the streets and commercial areas Check your relevant local government property tax website for details Who do you know.
