Farmland LP: Back on the show today is Craig Wichner of Farmland LP. I had been reading in the news some of the big moves Craig and his team were making to acquire and add value to more farmland. And I thought, wow, this must be a tough environment just based on the prices of some of these specialty crops and the jump in interest rates. But what Craig shared surprised me, and I'm excited to share it with you today. If you need a little refresher from Craig's first appearance on episode 298 back in February 2022, here is some background: Craig founded Farmland LP in 2009 with a simple yet powerful idea: to combine regenerative agriculture with proven real estate management practices from the commercial property sector. Thanks to that approach, Farmland LP is the largest fund manager focused on organic farmland in the U.S., delivering strong financial returns alongside demonstrable environmental and social benefits. Craig is responsible for day-to-day management, business strategy, and all investment activity at the firm. Craig is an outspoken advocate for verifiable, data-driven standards for sustainable farmland investing so investors and consumers can look beyond misleading labels and support beneficial farming practices.

It's a form of real estate investment that yields cash flow by producing commodities -- all attractive qualities to investors worried about inflation and/or the loss of purchasing power of fiat currencies. But how does it perform vs other asset classes? And how does one invest in farmland without being forced to become a farmer? For answers, we're fortunate to talk today with Craig Wichner, Managing Director of Farmland LP, which manages over 15,000 acres, farming them sustainably at scale. #farmland #soil #organicfarming --- Support this podcast: https://podcasters.spotify.com/pod/show/thoughtful-money/support

Today's returning guest is Craig Wichner, Founder and Managing Partner of Farmland LP, the largest farmland manager focused on organic farmland, now managing over $250 million in assets and 15,000 acres of farmland. In today's episode, Craig starts with an update on his company and then shares how higher inflation and the shifting macro environment has affected farmland as an asset class, especially after 2022 when real assets were one of the few assets that didn't have negative returns. Then we dive into the financials of an acquisition they made of a 4,000 acre, 150 year old farm in Northern California back in 2013 for just under $30 million. Craig walks through the investment and timeline to convert the farm to organic, the benefit of the conversion, and how it helped the farm be re-appraised for just over $75 million last year. There's no doubt that it's a very challenging time right now for the average investor. Above and beyond the recent economic impacts of COVID, the new era of record low interest rates, runaway US debt and US deficits, and trillions of dollars in monetary and fiscal stimulus stimulus has changed the rules of investing by dangerously distorting the Dow index, the S&P 500, and nearly all other asset prices. Can prices keep rising, or is there a painful reckoning ahead? Farmland LP: https://www.farmlandlp.com/ Join the FoA Community: www.Patreon.com/agriculture Today's episode is a unique approach to farmland investing. Farmland LP buys farmland and adds value by doing things like planting higher value crops, converting to certified organic, and implementing regenerative farming practices. The company then leases the land back out to farmers who agree to maintain these practices. Joining us on the show today is Farmland LP founder and managing partner Craig Wichner. Craig founded Farmland LP in 2009 and is responsible for day-to-day management, business strategy and all investment activity. He is a seasoned executive with nearly 30 years of experience building companies and investing. Craig has also helped to manage his family's real estate portfolio of apartment buildings for over 25 years. He also serves on the board of BN Ranch, Bill Niman's successor company to Niman Ranch. Craig and I have a fascinating and wide ranging conversation about investing in farmland, their strategies for acquiring property and adding value, and how he is thinking about the future of agriculture and this asset class of farmland. As you're about to hear, Craig's not afraid to call it like he sees it, especially when it comes to sustainability related topics. He sees a lot of greenwashing going on in agriculture and wants to see more data-backed metrics of improving the lands in which we farm.
Craig Wichner, founder and managing partner of Farmland LP, joins the program to address topics ranging from record-setting farmland prices and the billions of dollars of flowing into agriculture funds, to rising sales of organic crops and the role U.S. farmland can play in investor portfolios. "From a fundamental perspective, the first thing is that farmland grows food. Even if there is an economic downtrend, people don't just stop eating. So, you basically, truly, have 100% occupancy on farmland. And the interesting thing here is that there are 2.7 trillion dollars of farmland in the U.S." When it comes to real estate investing, there are many different vehicles that come to mind. One such asset that is seemingly underutilized is investing in farmland. My guest this week, Craig Wichner, founder of Farmland LP, offers a new and unique perspective on farmland investing. In this podcast, we will discuss the benefits of investing in farmland, the process of evaluating potential land, and how the exit strategy looks for this unique investment strategy. Key Takeaway: When it comes to real estate investing, diversification is the name of the game. Don't shy away from investment opportunities that are unfamiliar, as they may surprise you with success. Farmland is a “holy grail” asset class for many investors. It's tangible, produces income, and has inherent underlying value — making it a great inflation hedge. It's supply constrained. Mother Nature isn't making any more of it –and in total, farm acreage around the world is being lost to development, drought, etc. Historically it's an asset class that produces double-digit annual returns while remaining largely uncorrelated with the stock market, making it a valuable component for portfolio diversification. In episode 276, we welcome our guest, Craig Wichner, Founder of Farmland LP, a leading investment fund that generates returns by converting conventional commercial farmland to sustainable farmland. In today’s episode we learn the ins-and-outs of farmland as an asset class. Farmland has been an asset that’s been inaccessible for most people and Craig is trying to change that. We learn what piqued his interest in farmland and get an overview of the company, which now manages over 15,000 acres and $175 million in assets. He walks us through how the company manages the farms they acquire, focusing on both capital appreciation and increasing profits over time. We even talk about why owning an organic farm can serve as a hedge against a weaker dollar. As we start to wind down, Craig offers suggestions to policy makers on how to encourage inexpensive and environmentally friendly practices for farmers. All this and more with Farmland LP’s Craig Wichner!

On this episode of Eating Matters, we feature not one but two good food startups making meaningful changes to the food system. Host Jenna Liut and Associate Producer Taylor Lanzet speak with Sam Fromatz, Editor-in-Chief of the Food & Environment Reporting Network, and Craig Wichner, Co-Founder & Managing Partner of Farmland, LP. The FERN is an independent news outlet focusing on the critically underreported areas of food, agriculture, and environmental health and Farmland LP is a company that forged a new model for how farmland is owned and managed. Jenna and Taylor discuss how each impacts our agricultural practices and the environment and why these types of innovative companies are critically important.

The Social Venture Network recently recognized four social entrepreneurs with its annual Innovation Awards. Your Mark on the World will profile each of the four in the coming weeks. Craig Wichner doesn’t mince words, “The current agricultural system in the US is like the dead parrot from the Monty Python skit: It’s obviously not working. That big ag practices are causing social and environmental harm is well known, yet we continue to plow money into it anyway. It’s time for a new model.” Craig is the cofounder and Managing Director of Farmland LP, one of the four companies winning the SVN Innovation Awards. Farmland LP buys conventional farmland and converts it to organic farmland. In the process, the company says, the land becomes more productive and therefore more profitable—to say nothing of being better for people and planet. Craig explains the opportunity this way, “Sustainable agriculture is a team sport: What the soil needs in terms of biological diversity to remain healthy is well matched to a multi-tenant real estate model with investor appeal. This is the innovation that will allow organic to scale.” “Farmland, at $2.4 trillion is as large as other classes of commercial real estate and has only 1% institutional ownership. It’s ripe for disruption,” he adds.
Jason Bradford’s journey to Farmland LP wound through college classrooms, South American forests, and California farm fields. A PhD in biology, Jason spent several years researching and teaching ecology at the university level. It was then that he became serious about sustainability and reversing the impacts of overconsumption and a global economy. Inspired to take action, he left academia and started a non-profit that championed local economies and an organic farm and CSA. At that time he experienced first-hand the enormous barriers to entry for farmers and the challenges individual farms face in attempting to scale a more diversified farming system. He and co-founder Craig Wichner formed Farmland LP to buy land and test the theory that, with the right management, sustainable agriculture can happen at scale. Jason oversees the management of its 6750 acres in Oregon and California. Jason received his Ph.D. in Evolution and Population Biology from Washington University in St. Louis and a B.S. in Biology from the University of California, Davis. He is a board member of the Post Carbon Institute and an Economic Development Commissioner for the City of Corvallis. This program was sponsored by Heritage Foods USA. It’s a lot of work to get to know a farmer –what their interest are, their capacity.” [22:00] –Jason Bradford on Greenhorns Radio
