Well, the Fed has now cut its benchmark interest rate 75 basis points, and yet mortgage rates have RISEN -- back up near 7% for the average 30-year fixed mortgage. This has NOT been good news for the housing market, which has been frozen transaction-wise at record levels of unaffordability for the majority of aspiring purchasers. It's been often asked on this program: How long can the housing market remain broken like this? Well, we may be finding out the answer to that. In a growing number of metros, inventory is rising (substantially in many cases), prices are coming down, and long-standing real estate barons are starting to break their cardinal rule to "never sell". Is this growing trickle of motivated sellers we're now seeing as more and more regional housing markets start to thaw likely to soon become a flood? For answers, we're fortunate to hear today from mortgage expert and housing analyst Melody Wright. WORRIED ABOUT THE MARKET? Meghan interviews housing market analyst Melody Wright about why purchasing a home has reached historic levels of unaffordability. A rising star on YouTube, Melody was on the front lines of the mortgage implosion during the Great Financial Crisis and has devoted the last few years to scratching beneath the surface of the affordability crisis in housing. Though low inventory remains a problem in many regions, you might be surprised to learn that in many parts of the country, new construction has saturated the marketplace and countless homes are sitting empty. Melody talks about how this happened, why the media doesn't report more on it, and where she sees similarities to the run-up to the housing market crash in 2008. Plus, fun fact: did you know that the word mortgage is derived from the very old French legal term “death pledge?” ABOUT THE GUEST Follow Melody on Substack. Melody on YouTube. Follow her on X. She predicts price declines, particularly in Texas and Florida, and enlightens us on the crisis in speculative home new builds. Delinquencies and foreclosures are also discussed. The conversation also highlights the role of the Federal Reserve in the mortgage market and the potential consequences if the Fed re-enters or entirely exits it. Yesterday I had a private conversation with housing analyst Melody Wright. In it, she revealed how shocked she is by the latest stats that show how the housing market is starting to unravel. Record-low transactions during what is normally the business time of the year for home sales. Inventory up nearly 30% year over year nationally. And of ever greater concern, spiking delinquencies -- in some cases, at rates worse than seen during the 2008 Global Financial Crisis. In Melody's words this is the turning point and "winter is coming" for the housing market. Not that you'd know it by looking at the median existing home price, which just hit another all-time high. Is the country really sleepwalking into another housing crisis? We'll find out now, as Melody kindly accepted my ask for her to join me today for an impromptu discussion on this important topic. Episode 132: Welcome to the PERFECT STORM in the Real Estate Market! Today we go beyond the headlines and discuss what is really going on in the real estate markets with Melody Wright, a "boots to the ground" researcher, strategist, writer, and GFC 1 survivor. We take a deep dive on the disparity between the "news" and economic data versus the REALITY of the real estate market with shadow inventory, massive vacancies, creative financing, mortgage delinquencies, potential fraud, home prices, home builders, and more. The most affordable real estate market may get "cheaper" faster than you think into next year as real estate market is about to get "disorderly." Real estate is very slow moving and regional so we discuss the different regions Melody has visited and seen firsthand as well as a potential time line for the next series of events and catalysts. Are sales really down with prices up and, if so, where? Where are existing home prices headed if new home prices are lower? It is always about SUPPLY & DEMAND. Can the FED stop what is coming our way? Many of the recent housing analysts I've talked with, like in last week's excellent interview with mortgage expert Melody Wright, see tougher times ahead for the real estate market. So for further context, I thought it would be helpful to get a true "boots on the ground" view from one of America's more successful property investors. What is he seeing across the thousands of property units in his portfolio? Is he buying, selling, or holding steady given current market conditions? And where does he see the housing market headed from here? For answers, we turn to Ken McElroy, founder and CEO of real estate investment and property management firm MC Companies. A few days ago, an article appeared in the Financial Times revealing that "Last month, the government-sponsored mortgage finance agency Freddie Mac filed a proposal with its regulator, the Federal Housing Finance Agency, to enter into the secondary mortgage market, otherwise known as home equity loans" The article's author, Meredith Whitney, claims that if approved, this "could begin to unleash almost $1tn into consumers' wallets. By the autumn, it could be on its way to $2tn." That would be a tremendous stimulus to the economy. But is it a good idea? Putting aside for a moment concerns of its potential inflationary impact, the Global Financial Crisis was a credit crisis triggered by bad housing loans. Would allowing the government-sponsored entities like Freddie Mac to unleash a flood of new loans risk repeating the sins of the past? For answers, we're fortunate to turn to mortgage lending expert & housing analyst Melody Wright. WORRIED ABOUT THE MARKET? Jason interviewed Melody Wright, a housing analyst and strategist, about the housing market. Melody shared her experience in the mortgage industry and her transition into real estate technology. They discussed her pessimistic outlook on the housing market due to issues like inventory shortage, short-term rental properties, and ‘shadow leverage'. Melody emphasized that she wasn't predicting a crash but was highlighting the challenges. Melody and Jason also discussed the delay in recording Covid data in Los Angeles County and the importance of triangulating data from multiple sources. They also touched upon the impact of a frozen housing market and the role of short-term rentals in the market. They also discussed the oversaturation of the short-term rental market due to Airbnb's growth strategy, and the trend of institutional investors pulling back. They concluded the conversation with a discussion on the current state and future prospects of the housing market, including the shift towards rental properties. She also discusses the oversaturation of the real estate market, particularly in the build-for-rent and multi-family sectors. She points out that the boom in building luxury properties and the overpricing of homes have resulted in an oversupply. Many builders have ignored the need for affordable housing, and there might be a need for government intervention to subsidize write-downs on overpriced properties. Wright also highlights the impact of demographic shifts, with fewer babies being born and boomers retiring, and their effects on housing trends. Raise your hand if you've ever said these words, “I'm broke?” We throw the word broke around almost as much as we do with my least favorite words, “I'm fine.” What does it actually mean to be broke - my guess is a little something different for us all. As our guest, Dr. Melody Wright, founder of Broke on Purpose and Kinly's Director of Financial Education says, “there's a difference between being aimlessly broke and broke on purpose.” Broke on purpose is a choice you make proactively to help you pay off debt, buy that house you've been saving for, or any other money goal that means something to you. Melody has helped thousands of people stop being Aimlessly Broke, and transform their mindset, behaviors, and practices related to money, and she's here to help you do that same thing in this thought-provoking episode. I'll let Melody show you the way. Let's start talkin'. Join us for this exclusive pre-released episode as part of Finance Podcast Week. This episode is brought to you by Patrice Washington of the Redefining Wealth podcast. … As we continue our Thoughtful Money Series, today's episode focuses on the dreadful “d-word” we all know and despise: Debt. Debt is that familiar friend that finds its way into our finances. Some of us blatantly hide our debt from family and friends, while others secretly stash shopping bags and bank statements to avoid money conversations entirely. Regardless, we all tend to not disclose the full truth surrounding our debt and fail to notice when lack of discipline turns on us in our finances. Our guest this week is here to help us move past the disorganization and confusion that is our current financial state and help us put the PERSONAL back into personal finances. She understands that a financial plan isn't one size fits all, and believes that we all have the ability to live our OWN version of a Rich Life. Melody Wright is a trained Ph.D. scientist that left the bench behind to become a Financial Empowerment Coach, Certified Financial Education Instructor, Speaker, and personal finance Author. While she's always had a passion for science, she has an even bigger passion for helping people create a better life through financial education and traded in her safety goggles and pipettes for debt repayment calculators and spreadsheets. When faced with $212K of debt that didn't include their mortgage, she used the analytical skills learned from her time in science to develop a framework that helped her family pay off over $100,000 in debt in less than three years. Now she's living her version of a Rich Life and through bold conversations, coaching, and the creation of strategic money management systems, she has helped thousands of people stop being Aimlessly Broke- and transform their mindset, behaviors, and practices related to money. Melody has been featured on the Rachael Ray Show, named a new money expert by Glamour Magazine, and has appeared on Grow -CNBC and several podcasts. Key discussion points from this episode include: Command The Stage - 04:16 The 7 Stages Of Grief For Finances - 8:22 Aimlessly Broke vs. Broke On Purpose - 15:22 Navigating Money Conversations & Relationships - 17:19 Pivot Your Financial Goals - 24:13 Create A Space For Financial Success - 29:58 Let Go Of Control - 34:37 It's Your Turn - 41:01 … Finance Podcast Week runs from March 26th-March 28th, 2021 with live-streamed sessions and panels, and brand new, exclusive episodes.
