Have you ever wanted to own big multifamily or big commercial buildings, and then realized you don't have enough money, or don't want to put all your eggs in one basket, or would have to quit your day job to do it? Well, there are deals out there where you can own just a sliver of the big deals and learn from them too! Here is one we found at Freedom Fest this year. For the passive investor you get the income but also they structured this for you to get the write-off of Cost Segregation.Sinatra & Company Real Estate, SCRE, is the owner of 5,500 doors, valuation of about $600million in assets in Buffalo, Upstate New York, Chicago, Indiana, Florida, and Dallas. They are now shifting assets to more friendly landlord states. To see the full write-up: https://www.sinatraandcompany.com/The project they are raising money for is a 218-unit garden-style apartment building in Tampa, FL10.22 acresYB 1965Price 41millDebt 31mill20 mill equity raise.Come hear the details AND a special opportunity to lend.Anthony Nanula the Chief Investment officer will be joining us to share the opportunity, and the families' histories in building rehabbing, and turning a profit while providing the affordable housing needed. My favorite is how they repurpose last-century commercial buildings into cool living quarters and mixed-use living spaces.Disclosure: This is recording is information and education only. Today's episode is all about my screen time. It's a scary world we're in and my screen time is up 40% since last week, and trust me, it's not going down for the foreseeable future #covid19problems. I talk about how apparently now I also video chat at work? Does that mean I can't look like I work from home anymore, even though I work from home? I also discuss my new favorite reality show, Family Karma. I love a semi-nonstaged family reality show because family can be really vicious to one another on TV, especially season 1 when they don't know they shouldn't tell us so much during confessionals. Finally, I talk my latest documentary obsession that boosted my Covid-19 quarantine spirits at least 15%--Tiger King. 100% of Tiger King seemed not real, but apparently it's real. Okay, you ready? Let's go.Thanks for listening! Follow me on Instagram at @skschmidt or like my Facebook page "Sarah Talks Schmidt."

Happy Halloween!  I recorded some stories from Arra and her mother, Tiyi, on Arra's back porch one windy night.  This show contains profanity. In this episode, we hear Arra and Tiyi talk about a stretch of land, where they have felt and witnessed odd phenomena.  Bonus story from Tiyi about being stalked by an angry spirit seeking justice.  Arra and Tiyi try to get me drunk.  Arra's antics derail storytelling, as do her sweet, solicitous boyfriend's inquiries. Keep up with the podcast on facebook, you can contact me there or email me at darknessburieddeep@gmail.com Spooky sounds and awesome music used in this month's podcast came from freesound.org and soundbible.com
