    Solving the Student Debt Crisis with YREFY

    Did you know?  The US has $1.7 trillion in student loan debt outstanding $200 billion of that is private (non-government backed) students loans and about $21 million are in default.  Did you know that if you are in default on a student loan there is a much higher default rate 15-20% if you add up late fees etc.   There is a way out of the digging of that hole and having wages garnished AND a way to stop the downhill roll of the borrower's credit score and God forbid any co-signer credit score being ruined.   Did you know that you cannot file bankruptcy and wipe out student loans?  Angie Merget VP of Business development and Laine Schoneberger Chief Investment officer and Managing Partner walk us thought he numbers, their due diligence and underwriting and therefore how they manage to only have a 1% default rate.     PadSplit is an affordable housing model, where individuals rent a room in a house while the other rooms are rented by unrelated people.We met with Frank Furman of Padsplit almost 3 years ago! I couldn't believe it when I looked it up. October 2019.Here is that interview where he explains how they started, the nuts and bolts of how it works, the downside to strangers living together, and if it is profitable.For those of you who missed that call: PadSplit is an affordable housing model, where individuals rent a room in a house while the other rooms are rented by unrelated people. Mostly single people, mostly who are new to town, in transition waiting for housing, or on a short job stay/assignment. Some need to build or rebuild credit in order to become viable long-term renters, but usually NOT students. Everything is automated and run through PadSplit.At the time they had 300 units under management in the Atlanta area. At the time, I asked about Indy, CA, etc they were just starting to work on Houston.Frank now joins us to tell us what has developed 2.75 years later.They now have 4,600 units on their platform.They are now in the following cities and markets:Houston, Dallas, Tampa, Orlando, Jacksonville, New Orleans, Richmond, Indianapolis, and Las Vegas (before they were just in Atlanta)...LA we're not quite there yet.      |  | Dear Fellow Investor,  As you probably are aware of by now, I am a strong advocate for affordable housing.  Turning ugly into pretty has been part of my mortgage production goal since 1995 when I was originating AND underwriting the FHA 203k (rehab) loan.  More recently working with HomeNow an agency for homeless that I am opening some of my units to in Indiana.   The last few years, but more so the last 2 years, I have been looking for the most affordable and easiest fastest way to get more housing units on the market. I have shared some of those conversations with you. and here is the newest chapter!  This week, I am chatting with Bob Worsley of Zennihome.  First of all they ship all over the world. Most factory built (modular/prefab) companies I interviewed are not shipping outside of,  at most, 2 or 3 states.   Many of these companies had their prototype but are not yet in production or don't own the factory to produce their homes. Both major blocks to getting our goal met. Zennihome has the factories and is already building AND their architect , co-founder, has built 100's of spec homes.  Bob is doing it in a responsible way. He takes shuttered properties that are an eyesore and are possibly a danger to the environment and community that surrounds them.  He repurposes them, cleans them up, gives them a new life and gives the community something to be proud of and jobs.  Like their factory  in Page, Arizona, once a Navajo Power Generating Station that used to be a coal plant. shuttered with many lost jobs. Now has employs workers in prefab modular housing, a growing industry. On top of not being able to legally enforce our contracts and collect rent, we have been required, under threat of high fines and jail time, to continue providing regular maintenance and services despite possibly not receiving payment. At Indiana Property Rights Alliance, we are not ok with this government overreach into our businesses. We believe that Housing Providers are beneficial to communities, and that the right to own and operate property is a right secured to us in both the Federal and Indiana Constitutions. As such, we are filing a lawsuit against the State of Indiana for this unconstitutional breach of our rights.     Dear Real Estate Investor,As you probably know, there is insurance for the inside of your condo to cover your personal property and the betterments and improvements (like your kitchen cabinets) called H06. AND there is also the insurance that the Homeowners Association covers called the master insurance policy which covers the "outside" of the condo. but what does it cover exactly? If your tenant trips and falls, breaks his leg, will the master insurance cover that? What if your tenant had a guest over and they broke their leg on a tripping hazard? Debbie & Shawn Zenker have been in the insurance business for 30 years and have seen it all. Debbie & Shawn Zenker will explain what the Master insurance (HOA) insurance covers and what your own insurance covers and what they won't. If the master insurance covers the inside of units should you still get your own H06 insurance?  The biggest problem is when there is a claim and the 2 types of insurance will cover different things and you are stuck in the middle following up.
