Jane Bayler is "The Smart Connector" having a wealth of experience in the corporate world building multi million-pound business how Jane has transferred her skills to building a movement as the Smart Connector is inspiring.  About Jane Bayler  -After a 15 year career in media and entertainment, which involved developing and running multi-millionadvertising and events account for leading brands such as Europcar, British Airways, Coca-Cola and Saab, Jane joined a struggling London design agency as MD and shareholder.  Over the course of the following three years, she built it up from insolvency into a globally acclaimed brand identity business specialising in television corporate identity. Clients included ITV, Discovery Networks, global German news channel Deutsche Welle, and various other leading commercial and state-owned TV companies across Europe and the US. As a result of this strategic focus, turnover escalated from £1-6M in a single year, which triggered a sale to US communications group Interpublic and enabled Jane to retire from the business with a lump sum that enabledher to focus on raising her 3 young children and starting a new business from home. For several years, Jane ran a successful children's education business,  which she combined with a significant residential development project on a listed building in Amersham, Bucks. She also began sourcing land for developers and introduced equity funds - both her own and other investors - into other development projects, building expertise in an area she is still active in today.  During this period Jane was diagnosed with serious breast cancer, and endured chemotherapy, radiotherapy and multiple operations which caused her to re-assess and re-evaluate many aspects of her life and work. She founded her current business The Smart Connector after even more challenging experiences, including herhusband having an affair and running away overnight, and a prolonged and very painful experience with some unethical business partners in property.  This taught her that in business people must always come before profit, which is also the subject of her best selling book 'The Smart Connector'. Today Jane helps other entrepreneurs to scale their businesses fast, and attract their ideal clients. ***Natasha Collins*** Episode 17 - The Queen of Real Estate, oh YES!! Natasha Collins, her energy is infectious and her knowledge and no-frills approach is second to none. Laura askes Natasha about her Journey, How she overcame obstacles in her journey. Natasha Collins - Natasha is a Property Investor, Chartered Surveyor, Mindset Advocate & Award-winning lecturer, and runs NC Real Estate, Her firm of surveyors which also includes it’s Members Club for Landlords and Property Investors. If this wasn't enough she manages all this from her home in NYC…Here is Natashas Story - "I got started in property by accident. Being a bankrupt student at 20 meant I had to get a job for my final year. I landed myself an admin role in a letting agent.  I’d hoped that my Geography and Computing degree would land me a job as a mapping specialist. However, 38 telephone interviews later with no call back, I’d lost hope this was my calling. So, with the money I’d saved whilst working I booked myself 3 months in America to ‘figure out my life’.  As luck would have it, before I left, I met a surveyor in need of a rental property. Whilst, I couldn’t help with his ideal home, I could help with babysitting (I was cash strapped!!). He introduced me to what a surveyor was and suggested I give it a try… he got me an interview with a firm in London and whilst I was travelling, they contacted me to offer me a permanent position when I returned.  No, I didn’t figure out my life whilst travelling but I certainly found a life long love for long haul flights, hidden waterfalls, tops of mountains, southern BBQ food, outlet mall shopping and lazing on the beach when the humidity soared.  Also, just to confirm. I’m a people person, my Grandma taught me to always engage with people. I can get a job based on me being a conversationalist. I’ve never been an A* student. "Moving to London was a culture shock. Long hours, huge responsibilities but equally huge pay packets meant I was living in an urban bubble of gym, work, play.  Within 3 months I’d been promoted to head of asset management, as my predecessor had left. It was sink or swim so I persevered.  I was learning A LOT!* How to find finance to buy property investments * How to create a strategy that evaluates all possibilities and then go for it with confidence * How to make friends in a strange new city and navigate the tube network when drunk It was this confidence that led me to create a business plan for my parents and persuade them to lend me the money to buy my first rental property in Notting Hill for £195,000.  I was riding my idea of success, I’d found an industry I was great at and wanted to continue doing my best.  So, I enrolled in Real Estate Masters at UCEM, so I could then get chartered once I’d finished and was now working, studying and still socialising. I felt invincible.  2012 was a long hot summer. London was partying around the Olympics and I was enjoying getting closer to Chris. I was having the perfect year and to top it off my fee earning was just increasing and increasing so my bonuses were getting bigger and bigger.  You can only do it all for so long…In March 2013 My parents started the divorce process. This was a terrible time in my life. My family fell apart.  I went into overdrive and lost myself. I was getting up at 6am, going to the gym from 7am-8am. Being at my desk by 8:20am. Working until 7pm. Dan Hulbert, Builder Turned Investor tells us how he is Building His Empire This week Laura interviewed Dan Hulbert, Builder turned full-time investor putting his skills into helping others become successful in the property whilst building his own empire. Dan Hulbert is a property professional and strategic build partner to property investors.His journey in the industry started 17 years ago with practical ‘on the tools’ experience flipping properties with his Dad in South East London, then he went on to set up my own building company in 2010 working with domestic clients on extensions and home improvements. With direct investment in property, you control it and decide when it’s going to be sold and when an investment is going to be made. When you sell units in one of these funds the fund has to go away and start selling the buildings within the fund to meet the redemptions to have the cash to pay people back and this is why these have been gated. Property scams The land registry has improved their checks on people and this has lowered the cases of scammers impersonating the owner of the property. The land registry has a lot of information but it would make sense for them to hold all the information and it be updated instantaneously when a property is sold then downloaded by the other side. Tenant activities We find an indicator is people who want to pay a year upfront, we never accept this type of payment, check all our properties every 3 months and have an intensive onboarding process. If you do frequent inspections and undertake tenant referencing then you can greatly reduce the likelihood of it happening.
