Gary Das joins Toni in this episode for a quick but valuable discussion on bridging loans. They discuss what they are, where they might be useful but also reveal the three main reasons you may not want to use them. KEY TAKEAWAYS  Traditionally you would get a mortgage for a property but if you are buying from auction or similar you may need a bridging loan before you can get a mortgage. This is a short-term loan. To be accepted for a bridging loan generally, you will be borrowing against assets, but this doesn't have to be another property or even the property you are using the bridging loan for. One of the advantages of bridging is the option to either pay an upfront fee or a certain timescale where you don't have to pay anything yet. There are horror stories surrounding bridging loans, usually when a term has been breached and good advice wasn't sought out. He explains the differences between a buy to let mortgage and one for SA and how to work out how much you can borrow. As the cost-of-living crisis looks set to push the UK into recession, how bad is the situation and what could be done about it? The Bank of England says inflation might reach 11 per cent this year. Mortgage interest rates have increased by 50% in less than a week and rapidly rising energy costs have started to cause mass panic. In this special episode, I'm joined by financial expert Gary Das who shares his insights into the current climate and offers a positive perspective in stark contrast to the fear-mongering mainstream media. KEY TAKEAWAYS Even though a lot of us have seen this recession and economic struggles coming, it doesn't make it any easier to deal with. It's easy to forget how low the rates we have had recently actually are, even if we compare them to less than 10 years ago. Financial advice is always specific to the individual. The biggest thing that will have an impact on the rates you pay is your income. A property crash is very likely now, for some investors this presents opportunities. We are heavily connected to America, we can take a look at what is happening in their market to gain clues on what will happen next in the UK. Lenders have changed the ‘stress test; of mortgages from 5½% to 8.5% which means in some cases, there will be 50% extra needed to cover the rate for landlords from tenants. Professional landlords are being creative in what they are investing in, with many moving towards commercial properties or options where they can get tax benefits. Using the right terminology with the right lender will have an impact on what lending you can achieve. If you leave cash right now, then you aren't making it work for you. It's a waste, you should instead invest it in income-generating assets. If you can't provide the capital for property investing, you can instead offer your hard work and joint venture with someone who has the cash. If you are wanting to overpay your mortgage, then you need to decide whether you want to reduce the term or your monthly payment. Instead of allowing himself to be swallowed by this, he chose to diversify, branching out into life insurance, critical illness and income protection. This diversification allowed him to grow a successful insurance broker company, employing a team of twelve. After successfully diversifying, Gary took the unorthodox route of doing what he could to educate the market: writing a book and beginning a podcast. His Facebook group now counts over 600 mortgage brokers as members. Your vision should always be slightly outside of the readily achievable in order to always keep you hungry, and to give you a constant challenge. Depending on your strategy, Gary advises that taking a fixed rate mortgage over a variable or tracker, because the cost of borrowing is so low at the moment due to low interest rates. Long term relationships are vital for mortgages, because it allows the investor and broker to learn each other's requirements, their financial positions, and the speed and rhythm of how the other likes to work. There are three types of general mortgage brokers. Independent brokers tend to have access to the entire industry and were previously known as having “access to whole of market”. Multi-tied brokers use a specific set of lenders. Tied brokers are generally employed by a specific bank. When choosing your mortgage advisor or broker, make sure you spell out your proposed strategy from the outset. Gary likens general requests for mortgage brokers as asking if “anyone knows a good surgeon”. You need to be more specific, because each broker will work in different ways. Mortgage brokers should be viewed as specialists in their own field. Criteria's always seem to be on the change in the mortgage industry. Policies are always being introduced and then changed to fit current lending and investment trends. Gary doesn't foresee another credit crunch due to the mortgage market's awareness of potential dangers, and the setting in place of protections. Making any kind of risk assessment basis is as simple as drawing a line down the centre of a piece of paper and listing advantages and disadvantages, and whichever list is bigger when you've finished, should point you towards your decision.  BEST MOMENTS ‘I do stick to the philosophy that you should buy local' ‘I knew I needed a niche.
