Commercial real estate investment inquiries have improved to their strongest level since early 2022 in the first quarter of the year, despite growing concerns about the impact of the tariffs imposed by the Trump administration, according to the latest Global Commercial Property Monitor released by the Royal Institution of Chartered Surveyors in London.The same survey found that credit conditions are improving to some degree, though the pace has slowed down. Tariffs are clearly dominating the business news, and the related uncertainty has been reflected in a sharp pullback across the financial markets, although these have settled down a little bit following the 90-day pause that was announced.CPE's Laura Calugar and RICS Senior Economist Tarrant Parsons discuss the latest data on CRE sentiment in this podcast episode.

Globally, sentiment toward real estate in 2024 was a bit of a mixed bag. The first three quarters saw steady improvement, but then sentiment softened in the last three months of the year, mainly due to the rise in bond yields.   “But even so, it is worth noting that investor inquiries did rise slightly in several markets, which could be taken as a more positive sign,” said Senior Economist Tarrant Parsons of the Royal Institution of Chartered Surveyors in the latest RICS Monitor podcast episode hosted by Commercial Property Exeuctive Senior Editor Laura Calugar. Making early movements was Halma, which led the charge, after it posted yet another record profit, leading to management hiking the annual dividend for the 45th year in a row. BT also experienced a lift after it was revealed Latin America's richest man Carlos Slim had taken a 3% stake in the telecom giant. Housebuilder Barratt and real estate firm Land Securities slipped in early movements after new industry data revealed the housing market's recovery "slipped into reverse" after the announcement of the election. New buyer demand and prices dropped in May, as the confidence in the UK housing market began to wane, according to the Royal Insititute of Chartered Surveyors. Over in the US, attention is turning to the vote on Elon Musk's historic US$56 billion pay package, which he has taken to Twitter/X to claim he has won. A Clare architect fears there will be more safety scandals in the housing sector unless mandatory construction inspections are urgently introduced. It comes as the Irish Society of Chartered Surveyors is predicting the government's bill for compensating homeowners impacted by Pyrite, Mica and apartment defects will surpass €7bn. In 2022, Clare County Council inspected just 12.1% of new buildings it was notified of, which was the fourth-lowest total of any local authority nationwide. Clare Social Democrats Chair and Ogonelloe based Architect Gary Miley believes some bad actors are taking advantage of the system.

We clearly have issues in our construction industry in Wales. There are horror stories of all kinds across the country with regards to the quality, location, and design of new homes and other buildings. The regulatory landscape is mixed with enforcement regimes largely soft-touch and increasingly stretched local and national government budgets in Wales are rarely able to intervene - not to mention the powerful building lobby appear to have prevented any significant interventions by Welsh Government. Meanwhile, across the border, the UK Government (as the government of England) are grappling with the legacy of the Grenfell Tower disaster in relation to tower block safety and cladding in a way that campaigners in Wales wish the government here was matching. Compounding things, we have homeowners battling with the ongoing existence of leasehold - Wales and England being the only two countries in the Western world where it persists - and finding themselves exposed to unexpected liabilities in the context of rising, occasionally exploitatively so, ground rents. With Welsh Government still unable to act in relation to property law (unlike Scotland, NI, and indeed England), leaseholders are at the mercy once more of the Westminster parliament and its own exposure to hard lobbying by freeholders. And all of this is affecting a small country with some of the oldest and poorest-quality housing in Western Europe. So is the situation as bad as it seems and, if so, what can be done about it? A Clare farming representative believes the exodus of young people from agriculture is driving down the price of land. New data from the Society of Chartered Surveyors of Ireland and Teagasc has revealed Clare has the lowest average price for farmland in Munster and the fifth-lowest nationwide. The agricultural sector supports 12,000 people in Clare, or roughly 20,000 of the county's population, and the average age of a farmer here is 59. O'Callaghan's Mills Irish Creamery and Milk Suppliers Association representative Martin McMahon has been telling Clare FM's Seán Lyons he believes land prices will fall over time if young people aren't incentivised to purse a career in the sector.

House prices will continue to fall, says an influential poll of estate agents.  The latest survey by the Royal Institution of Chartered Surveyors found that buyer demand is declining and fewer homes are coming to the market. Meanwhile, Halifax's latest house price figures show a £14,000 drop compared to the recent peak in August 2022 and 4.7 per cent fall in the year to the end of September, the largest since 2009.  So, how much further could they fall and are buyers in danger of trying to time the market? Looking back I laugh at the idea of my spiritual guides working overtime to wake me up. The dream needed very little interpretation but I was so blind that I still could not read its message. I had this dream, off and on, for a whole year before its significance began to dawn on me. I really thought I was going mad during that period and of course, in conventional terms, I was. The turning upside down of consensus reality is frequently misunderstood as some psychotic episode whereas, within the bigger picture, it is simply spiritual emergence and the opening to knowledge of higher worlds. I slowly became aware of a spiritual reality behind the sense-perceptible world.SABBATICALAt the end of that year I realised that something profound was trying to happen and it gave me enough courage to claim a mid-career break. I was 39 and Ireland was in recession so my business partners needed little persuading, my wife and children needed none. She had spent her earlier years in an Ashram and couldn't wait to break away from the mindless social and business circles. The children had suffered a few years of the state curriculum and where likewise ready to experience something more liberating. Guest Bio: Gale L. Pooley is an associate professor of business management at Brigham Young University-Hawaii. He has taught economics and statistics at Alfaisal University in Riyadh, Saudi Arabia, Brigham Young University-Idaho, Boise State University, and the College of Idaho. Dr. Pooley earned his BBA in Economics at Boise State University. He did graduate work at Montana State University and completed his PhD at the University of Idaho. In 1986 he founded Analytix Group, a real estate valuation and consulting firm. The Analytix Group has performed over 5,000 appraisals in the U.S. and Saudi Arabia. Dr. Pooley has held professional designations from the Appraisal Institute, the Royal Institute of Chartered Surveyors, and the CCIM Institute. He has published articles in Forbes, National Review, HumanProgress, The American Spectator, FEE, the Utah Bar Journal, the Appraisal Journal, Quillette, and RealClearMarkets. Dr. Pooley is a Senior Fellow with the Discovery Institute and serves on the board of HumanProgress.org. He is also a member of the Mont Pelerin Society.
