During a financing transaction, there are a million moving parts and industries all involved in the closing transaction. Title, lender, appraisal, insurance, both agents, buyer, seller, surveyor, home inspector and on and on. If you do enough deals, you will have some go sideways. When this happens, it is our advice that everyone involved maintain a united front for the buyer and seller. We have seen where the deal can go south quickly when all the industries involved start pointing fingers at each other. Sometimes, someone involved in the deal may have earned those sternly worded emails but most of the time it could be just a simple mistake or explanation for the error. Are Seller concessions making a comeback? Maybe… I have seen several contracts come in with seller concessions which has been a rare sight the last couple years. Signs of a buyers' market creeping in? I'm not sure but I do like it for our borrowers that have been struggling to get under contract for a couple years. When you refer your buyer to a preferred lender, that lender will need to pull credit. When that credit pull happens the credit bureaus sell that information to other lenders. Have you ever thought you can't get approved for something and so you don't try? It happens all the time in the mortgage business. We talk to a borrower, and they give us all the reasons we won't pre-approve them. We do the application, and they get pre-approved. Don't get me wrong, there are times where they borrower still gets denied but we can then give them a roadmap to get pre-approved. With our market in SWFL having more rehabbed properties coming onto the market, it is a good time to remind you of FHA Flipping Rule. If the Seller has owned the property for 90 days or less, then you can't go under contract with an FHA buyer. You will need the buyer to go under contract on Day 91. This rule does not apply to Conventional or VA. If the Seller has owned the property between 91 days and 12 months AND the sales price has increased by more than 5% of the Sellers purchase price FHA could ask for a 2nd appraisal. If the sales price has increased by 100% or more of the original purchase price within that 91 day -12 month time window, you can expect a 2nd appraisal request from FHA. I see this situation often. Seller is selling a house and they own the land beside or behind it. They want to include the land in the sale BUT the land is a separate parcel. Can this all be financed with one mortgage, or does the lot have to be joined with the house on the same parcel? The short answer is that as long as the lot is connected to the subject property you should be ok. If the lot is not connected to the subject property then you will not be able to include it in the new mortgage. Question for Realtors. Would You Refer Buyers To A Lender Owned By A Real Estate Company? This question has been on my mind for the last several months as I watch another real estate company start up a mortgage company. I don't blame the real estate for doing it and it is perfectly legal. I do wonder if this affects the lender getting outside business from other Realtors. Is a Century 21 Agent going to want to refer to a Lender that is owned by RE/MAX? Is a RE/MAX agent going to want to refer to a Lender owned by Keller Williams? I know my answer would be “Never!”. Maybe I'm crazy. I would never refer insurance to a company called Wells Fargo Insurance or title work to Quicken Title. Not happening
I know most Realtors will try to keep in touch with their database so I thought I would throw you a few ideas if you wanted to reach out to them. Having something to say can get tough. Here are a few ideas for you if you wanted to call, text or email them this week. • Homeowners insurance rates- Ask if they have shopped their insurance this year? Lots of changes happening and none of them are good. Costs are going up and it looks to be getting worse in Florida. We have a new product that is a 5/1 Adjustable Rate mortgage and the rate is 4.25%. They will need to pay 1.5% in discount points and some other things to qualify but maybe they are interested. • Do they need any referrals around the house or for their life? Lawn, painting, financial advisor, roofer etc. I have a list of people I can recommend if you do not. This will be a great way to offer help to them These are just a few ideas. Oh boy is this a rough one for us lenders. We pre-approve the buyer. Underwrite the entire file. Super pumped because the buyers are serious and making offers. Then the find a new construction the love and the builder offers them $5k in closing costs if they use the Builders lender OR they can use us and get ZERO. Lol Happens all the time and it stinks. I speak pretty candidly in the video and mean no disrespect to builders or builders lender. I just think the Builder should not be allowed to give incentives to use their lender but not give those same incentives to choose another option. I have seen many time where the loan we are offering is actually better for the consumer but they don't want to risk the losing their deposit since the builder would make it nonrefundable if they used an outside lender. I have seen other ones where our loan is still better even with the buyer not getting the incentives. There have been other cases where the builders lender is giving the a great deal and the borrowers really win out. Anyways, this video was me just complaining for a few minutes haha. Many times high net worth borrowers will have large amount of assets but not be able to prove the income needed to qualify for the mortgage. They can probably pay for the mortgage 5 or 10 times with their assets but they want to use someone else's money for the mortgage. I just wanted to offer some words of encouragement to you and a few pieces of advice to help your buyers get under contract. Maybe it can help you win an extra deal. If you have been in this business long enough then you know that good and bad times never last forever. Us lenders are dealing with struggles right along with you. Every day rates seem to just get worse and sometimes we have 1 to 2 rate increases a day. It sucks! It won't stay that way though. Rates will calm down and so will the markets. Hopefully! So if you are struggling getting listings or getting your buyers under contract just know that it won't be like this forever. Credit and provable income are the two most important items when it comes to qualifying for a mortgage. One of the types if income that a lender considers risky is Commission Income. Almost all lenders are going to want to see that the borrower has been receiving commission income for the last two years and use an average of those two years to establish their income. Attention Realtors! Do you need help converting buyers into pre-approvals? Realtors refer their lender or preferred lenders in different ways. Some like giving the buyer three contacts to call, some give two and some give only one. However you give these referrals, I would like to give you some advice on what I think works best when referring your lenders to a buyer that needs to be pre-approved. Here is the question I would ask “Is it ok if I have my preferred lender call you?” This question will do two things. One is that you will find out if the buyer is serious or not. If they push back or say they will call them, then you know they may not be as serious. If they say yes, then you know they are serious and ready to rock. The second thing that happens, is that your lender can now help you get that buyer to a decision. All lenders are different in how they handle the referral so I can only speak on my team. Once you call, email or text the info to us, we can contact them immediately and be sure to do the proper follow up while keeping you informed. Think of your lender as a CRM where we are helping you get these leads to some kind of a decision. I go into more detail in this episode. What is your way of referring your preferred lender? Hello! I have news for you that you may or not care about but I still want to share it with you just in case you find yourself needing to know about Single Wide Manufactured Homes. We can now close Single Wide Manufactured Homes with an FHA or Conventional loan. With prices as high as they are, these may the only option for certain prince sensitive buyers. These will be treated the same as double wide manufactured homes except we require them to be newer. Here is a quick refresh for the parameters. You must own the land Be built 10 years PRIOR to the appraisal date. Date of the appraisal is when the appraiser inspects it With a double wide the house needs to be built after 1976. As a Realtor, you may have seen a buyer try to send the lender the home inspection. In this episode, I highly advise you never send the lender your home inspection or let your buyers do it. The lender considers the appraisal their home inspection. They should not need the home inspection. Be sure to check out this podcast to learn more in case your buyers ever try to pull this one. This week we transferred servicing of a small amount of loans to another company. We proactively reached out to our borrowers but one of the questions I was surprised by was “Did I do something wrong?” Mortgage servicing is transferred to different companies all the time in the lending world. I go into some detail about why a lender may transfer servicing to another lender in this video. I know it's annoying because the borrower needs to change their payments to a different company but rest assured, it has nothing to do with the borrower. It's not you, it's them

Lots of changes in the mortgage business this week for the upcoming year of 2022. Last week we sent out the video about Fannie Mae/Freddie Mac increasing their loan amounts. Now we have FHA increasing their loan limits for 2022. They are increasing the current limits from $356,362 to $420,680. Fannie Mae recently announced that they have raised the loan limits on conforming single-family loans to $647,200. What does this mean for you? It means that you have more borrowing power on these loans. Last week we put a video explaining the changes coming for flood insurance and this week I got a chance to talk with Brain Chapman of Chapman Insurance. We wanted to speak to Realtors and try to give you tips to help your Sellers and Buyers. These changes are coming and the increases are not going to be pretty. Check out the video to learn more. Here are a few of the pointers that we discussed. Sellers be prepared to provide their current flood policy so the new buyer knows the cost Seller without flood need to get a quote from FEMA and private so they can provide it to the buyers. Buyers are going to be asking so you might as well be ready. Buyers need to know if they are shopping in a flood zone so they can prepare Have a relationship with an insurance company that can quote you quickly. Those are some of the items we discussed. If you live in a flood zone or want to own a house in a flood zone, you will want to tune in for this video. Connie Galewski of Avalon Insurance and I talk about the increases in flood insurance that has started on 10/1/2021. These price increases will vary on how far away from the water the property is but you can be sure that it will increase. Main points we cover: • Existing NFIP flood insurance owners will see an 18% increase cap until the house hits the premium that FEMA thinks it will be. • The existing NFIP policy can be transferred to new buyers so that will be a short term benefit to buyers and sellers. • Buyers that are buying a house from an owner that is in a flood zone but does not have flood insurance will be subjected to the full premium set by FEMA • Sellers in a flood zone need to have their current policy information ready to be disclosed so the new buyers can assume the current policy. On 7/16 Fannie Mae and Freddie Mac decided to remove the 50 basis points fee that were adding to the rate of all conventional loans. This was added after COVID and I am super happy it is being removed. The removal of this costs will decrease rates by about .25% for most borrowers. Our industry was pleasantly surprised to see FHA change their stance on deferred student loans. This rule change will allow many borrowers that have student loans to now qualify or qualify for more. In the past FHA has made us use 1% of the loan balance as an estimated monthly payment for qualification purposes. They have decreased that to .5% It does not seem like much but on average it will be around $40k in borrowing power. Check out this video to learn more. As if appraisal delays were not enough, you can add survey delays to the list of items to keep an eye on. Most title companies are not ordering the appraisal until the appraisal is completed. More and more we are hearing back from our buyers and referral partners that their FHA and VA buyers are not having their offers accepted. I understand this if the sales price is over the estimated appraised value. You don't want to enter that mess. I don't understand if the FHA or VA buyer is the best offer. A VA buyer is usually just as strong as any conventional buyer and the only real difference to the Seller is that a WDO inspection is required. Don't be scared of these buyers. I have had many agents and sellers scared to accept a VA or FHA offer because they thought it would not pass the VA or FHA “Inspection” This video is to explain to them that the VA and FHA do not require a home inspection. The VA and FHA “inspection” is the appraisal which is done by a licensed appraiser. A buyer calling us and saying “I paid off my collections and am now ready to buy a house” hurts my heart. I know what is about to happen. Paying off all those collections to increase your score to buy a house in the short term IS NOT good and this episode explains why. If you want to buy a house now, need financing and have open collections DO NOT PAY THEM. Apply with a mortgage lender and let them advise you. The credit bureaus look at your collections as a potential mistake and score it as such. Once you pay them off, you basically admit they were yours and your score drops some. Over the long run it will build back up but in the short term while you are trying to get a mortgage, it will hurt. Sounds stupid right? It is but there is nothing you or I can do about it. If you have open collections right now and are not in need of financing then pay those things off and move on with your life. Hope this helps you in you or your clients home buying journey. Wire fraud is here and something you need to be aware of when buying a home. Hackers can pose as a title company and send you the wiring instructions for your transaction. It will look identical to the title companies wiring instructions except the account number will be different. Once you wire the money to the wrong account, the money is gone. Horrible situation.
