We give our thoughts on the HOG light after spending more time and getting ahold of the OKW head for the HOG
Pete and Vicky discuss cuts at Hilton Head Island resort where B'Lou Crabbe and Shadow were terminated and discuss taxes, transportation, and other factors impacting our DVC membership dues. News Stories B'Lou Crabbe and Shadow “released” from Hilton Head Island resort DVC recently announced that popular character B'Lou Crabbe and his dog Shadow were released from their contract at Hilton Head Island. These two had been entertaining guests at the resort for 21 years and were summarily dismissed by Disney. If you wish to show your support, we have linked the Facebook fan page where people post their experiences and contact information to get in touch with Disney. Source: B'Lou Crabbe and Shadow's Facebook Page DVC Publishes Our 2022 Dues On November 9th, DVC released the regular dues for the various resorts. On their DVC Member account, every owner will have a link to the details for their resorts, but we thought we would share some info. For non-WDW resorts, Aulani had a 3.7% increase to $8.67 for the unsubsidized dues, which is pretty standard. VGC was higher than most at 6.9%, as increases occurred across the board. Hilton Head Island only saw a 0.9% increase, while VB saw a 6.2% increase to $11.94, the highest of any resort by almost $2. On average - the dues for WDW resorts only rose by 2.3%. We believe there are two main reasons for this: the lowered tax assessments and the decreased transportation fees for many resorts, likely due to the removal of Magical Express. Of note: Old Key West saw the most significant change at 5.3% $8.81 per point, mainly because the reserve funds have dwindled and needed to be increased. OKW is now the most expensive of the DVC resorts in Walt Disney World and the third most expensive dues overall. The Polynesian also saw a 4.6% increase to $7.39 per point and 33 cents increase, surging it out of the bottom three. We noticed an INCREASE in transportation costs versus other resorts and administration and front desk costs rising by 25% for unknown reasons. The happiest members will be at Copper Creek and Riviera - where dues remained essentially flat, as well as Boulder Ridge with a mere 0.5% increase. Episode N059 News Stories Disneyland Raises Ticket and Parking Prices Lead: Vicky Parking and ticket prices have increased at Disneyland and California Adventure, with 1-day, multi-day, and Park Hopper costs now up to 8% higher. This October 2021 price increase is the first since February 2020. Single Day & Park - Range from $104 to $164 with Tier 1 remaining unchanged, the other tiers increasing $5-10, and a new Tier 6 for the busiest of days. Single-day hopper tickets increased by a similar amount, with multi-day tickets increasing from $20 to $25 each. One day hopper top tier is $224; before COVID, Vicky paid $209, and a few months before that, it was $199. Disneyland has also increased parking prices across all levels Theme Parks – $30 (previously $25) Hotel Self Park – $40 (previously $25) Hotel Oversized Self Park – $45 (previously $30) Hotel Valet – $50 (previously $35) Source: Disney Tourist Blog Disneyland to bring back Trams in 2022 Disneyland announced this week that it would resume tram service between its parking structures and the theme parks. The trams have been sidelined since parks closed for the pandemic back in March 2020. Disney has not revealed a start date for the trams' return, but insiders note that the target is sometime early next year. Disneyland's trams run between the security check that serves the Mickey and Friends and Pixar Pals parking structure and Downtown Disney, dropping guests steps away from the entrances to Disneyland and Disney California Adventure. Source: Theme Park Insider Disneyland Dream Key now sold out Disneyland Resort's Top Tier in the new Annual Pass program, called the Dream Key, is sold out. Appearing for sale in August 2021, the Dream Key supply only took about two months to vanish. Sales prices were $1399 and the only pass with free parking - Believe Key is 50% parking. Disneyland enthusiasts can still purchase the other three tiers of Annual Pass to the Disneyland Resort - Believe ($949), Enchant ($649), Imagine (Socal only $399). Source: Inside The Magic DVC 2021 Property tax appraisals drop significantly, resulting in likely refunds to owners Lead: Pete The Disney Vacation Club resorts at Walt Disney World have received their property tax notices for 2021. Tax rates have gone up for 2021, but property appraisals are significantly lower than the year before. The net effect is that the tax bills for 2021 are lower than estimated when DVC approved budgets in December 2020. The Orange County Property Appraiser reduced the appraisals for nine fully declared resorts by exactly 15%. The only fully declared resort that did not have its value reduced by 15% was Copper Creek Villas & Cabins at Disney's Wilderness Resort; its appraisal was lowered by only 13.7%. Riviera saw its value increase by 29.2%. These are the lowest appraisal rates in many years. How does this affect DVC members? Since members have already pre-paid the 2021 taxes in this year's dues, a lower assessment means members should see a credit against their 2022 dues. This credit will range from 17 cents per point for OKW owners, to 28 cents per point for the Poly Villas, with Copper Creek seeing a 54 cent credit. The German Sixth Army was facing Six Russian armies in an attack that took the German's by surprise as Operation Uranus unfolded in the third week of November 1942. The Romanians were not as surprised as the Germans because they'd been warning General Paulus and OKW headquarters about signs of the build-up for weeks. And we know that Luftwaffe General Von Richtfhofen had also reported on the signs but Paulus and Hitler seemed to be of the opinion that whatever it was – the signs of tanks and infantry building up across the Don to the north west of Stalingrad would not be significant. The Germans had no idea that General Zhukov's plan was far more audacious than the usual Russian Winter offensive. Zhukov planned to encircle the Sixth Army and trap them inside Stalingrad. And as we heard last episode, the Don Army Group under Rokossovsky burst through the Romanians while the South West Army Group under Vatutin struck out towards Kalach. And then on the 20th the Stalingrad Army Group under Yeremenko which had crossed the Volga in small groups, launched the left horn of the Operation and headed North East towards Kalach. This means that the three Russian Fronts – the north, South West Army group and Stalingrad Army Group had over one million men against a similar number of Germans, Italians and Romanians along with other axis battalions. The Russians now had 900 tanks against the Germans 700 – many of which were unserviceable. Zhukov had gathered 13000 guns against Paulus' 10 000 and around 1 100 planes against von Richthofen's 1 200.
Humberto Santos from DVC Resale Market is back to go over our monthly resale market update. 56 contracts were bought back from ROFR (40 SSR, 10 OKW, 5 VGF, and a Vero). All but two resorts rose in average sales price in the month of September the two that did not were within normal deviations. The resale market is very strong. At the time of recording DVC Resale Market was down to 280 listings. Humberto stated that he alone had 12 new listings on the day of recording and there are 11 members of the sales team.

The modern food hall, the newest up-and-coming trend hitting the retail industry, is a place where patrons can try a variety of different foods and restaurants under one roof. These spaces, which feature high-quality food and drinks from local eateries in modern, well-designed settings, offer distinct benefits to patrons, restauranteurs, and property owners alike. Andy Koglin, the president of OKW Architects, has been a leader in the food hall market, and his firm has designed many of the Chicago food halls we know and love. Andy sits down with Skender project engineer – and food hall aficionado – Dan Turro to explore the modern food hall in depth. The two discuss: What makes a modern food hall, and why are they so popular? How do you design a food hall, and is the process different than designing a traditional restaurant space?Where will the next food halls be built?About Andy KoglinFour years after earning his Masters in Architecture from Yale University, Andrew “Andy” Koglin joined OKW. Another four years later, he became a principal. Having built a foundation in corporate interior planning and design, Andy grew the scope of his expertise to include residential, retail, institutional, and hospitality clientele. As the firm’s President, he directs OKW’s retail and mixed-use project group, drawing on over thirty years of experience in architecture to strategically steer projects. Andy also manages the daily operations of the firm, which range from establishing the firm’s vision and mission, to financial oversight, strategic planning, and client relations.Outside the office, Andy serves as a member of the Yale Alumni Schools Committee, where he interviews high school applicants, and is involved in both the Urban Land Institute and the Economic Club of Chicago. To decompress on weekends, he enjoys golf and driving his sports car as fast as possible (on a track and not at the same time), which allows him to connect with his not-so-secret dream of becoming a professional Formula 1 racecar driver.

Phil sits down with our first architect on the podcast, Andy Koglin—the President of OKW Architects. Andy tells Phil about current trends in real estate, including redeveloping and adapting bricks and mortar for different uses by creating value and density, and seeing an increase in urban infill properties. Examples of these projects are the new Amazon, Bareburger, and Soul Cycle in the Clybourn Corridor. While Phil has Andy’s ear, he asks Andy to tell us about the NewCity Development, and how he approaches integrated community development projects such as the Southport Corridor. OKW is involved in many aspects of commercial real estate, from architecture, to interior design, to urban planning, to landscape architecture. You will see OKW on many interesting projects such as New City in the bustling North/Clybourn corridor, to central station in Evanston, IL, to the Soul Cycle on Southport. The good people at OKW take an idea from start to reality. We should note that at the end of the episode Andy tells Phil about the CANstruction fundraising project to help the Greater Chicago Food Depository. While we did not get a chance to release the podcast while this project was on display, we urge you to keep this project in mind for next year as it helps a great cause. Schenk Annes Tepper Campbell Ltd. was a proud sponsor of the OKW team’s project this year.
