    Aaron Luttrull welcomes his guest Erik Goodge of uVest Advisory Group once again. This time, Erik specifically addresses some investment concerns for Realtors and their "lumpy" income. Realtors seem to hold on to their cash (since their income can be up and down) until it causes a "cash drag" on their financial health. Other small business owners can fall into this category as well. If you want to end up with a "work optional life" there are a few things to help keep from getting that "cash drag". 1. Cash Management - Keep about 2 months of expenses in your regular checking. Have about 4 months of expenses in your savings and then get a brokerage account to use to invest your extra cash (this can still be an account that can be fairly liquid). 2. Retirement & Tax Planning - IRAs and Solo 401Ks are good for a stand alone business owner. 3. Unique Investment Needs - Make sure you have an appropriately diverse portfolio. Everything in one area of investment opportunities is dangerous. Having your employment income tied to your employment funds can make you a double loser if you lose your job. An Agent Doesn't Have to Expend Much Effort to Help a Buyer or Seller Today - Agents work very hard for their clients to market their properties, to find the right property for their clients and to help make their community better. 2. Once a Property is Under Contract, Everything Goes on Autopilot - There are so many moving parts in a transaction that can go wrong and cause unseen issues that an agent works even behind the scenes to make things work (seemingly) as smooth as possible. 3. Selling Off Market is a Better Deal for the Seller - No! In a highly competitive market, you can lose a lot of money without competition from several buyers. You also may not have buyers with a professional helping them make sure they have proper financing etc. 4. You Don't Need to Do Anything to Prep for Sale in the Current Market - So many things you can do that can increase the appeal of your home to more interested buyers and thus put more money in your pocket. Plus, no matter what the current market is, Buyers are still as picky about a house they buy and about how much money they are going to have to put into a new home potentially. 5. Everything I Need to Know About Buying or Selling a Home Can Be Found Online - Realtors have dealt with so many diverse situations that their experience can help you to know what professionals that may need to be contacted in varying situations to get the answers and help you need during the course of your transaction. Not one transaction works exactly the same way. 6. It's Okay to Over Price Your Property, Since There is So Little to Buy - Overpricing can cause your property to go stale which can turn into a bigger reduction on price to move it. Appraisers won't necessarily appraise a house that is overpriced for the price a seller wants to sell their home for which could kill a sale. Properly or even lower priced properties can not only get a seller what they want for a property, but possibly even more. 7. As Long as Sales Are Happening, Agents Are Getting Paid - Agents have a lot of expenses along with what they make plus a lot of hours invested. Brokerages get paid by their agents. Agents must pay taxes on their commissions (it's not automatically deducted). In some instances, certain transactions don't actually make an agent money. Revenue is not the same as "making money". 8. Selling "As Is" is the Way to Go, Especially in This Market - Maybe or maybe not. In some homes this is the best thing for the client, in other times it can create a problem in moving the property because people think that means you can get a discount (when the property is already priced accordingly to the As Is condition). 9. I Can Get a Better Deal on a Property that Isn't Listed - Certain disclosures may not be told to the buyer if off market because it's not required if it's not listed, which means a buyer can buy a property with issues that they may know nothing about ahead of time. Also, a seller may think they have the best price for their home,

Not Enough Prep for Indoor Photos - Don't leave a mess in your home on picture day for your listing. Neat rooms with as little personal items showing as possible. Good lighting. 2. Not Enough Prep for Outdoor Photos - Take photos on nice days when the home is in the best light possible. Pick up stuff out of the yard and even make sure your landscaping looks neat. 3. Pets or Pet Related Items in Photos - Pet food dishes, crates, litter boxes or pets themselves may turn off a lot of buyers if they see them in your listing photos. 4. Clutter - Don't leave piles of dishes in the sink, stacks of paper on the counter or even magnets on the fridge. Eliminate anything that looks like clutter before your pictures are taken. 5. Close Up Photos - A close up picture of your couch or the corner of a room won't help sell the whole house. Neither will pictures of a faucet or toilet. General pictures of the rooms are what is most important. 6. Too Many Photo Enhancements - Don't make the pictures so unnaturally good that buyers will be disappointed when they walk through the door for a showing. 7. Not Enough or Too Many Photos - Not enough photos (like 3 pictures of just the outside of a home) will leave buyers wondering what is wrong with the inside of the home and too many photos of every single detail may bog down buyers so that they lose interest to see the home at all. 8. Political, Risqué & Taxidermy Photos - All three of these things can turn off potential buyers so they are best put up not only for the listing photos but in general while showings are happening. Neighborhood With Lots to Do - If your neighborhood isn't far from great shopping, dining and other fun activities it may help it's resale value 2. Quiet Neighborhood - If your home is in a quiet neighborhood where children can play safely and there isn't a ton a traffic, this may help your home's resale value. 3. Major Components Are In Good Shape - If all of your home's major components (HVAC, Roof, foundation etc) are in good shape, this is great for your resale value. 4. School System - Whether you have kids or not, when looking ahead to sell your home, a good school system is very much a great selling point, so keep that in mind when you buy your next home. 5. Family Friendly Floor Plan - Even if you don't have a family, having a typical 3 bed/2 bath floor plan for families is better for resale than a one bedroom home. 6.     Things You Should Never Say When You're Selling Your Home

    When you are selling your home, there are a few things you should NEVER say! 1. Never Say Your Home is Perfect - No home is perfect and stating it as such can set you up to look like a liar if something comes up on an inspection! Always be honest about what you know about your home. 2. Never Say How Long It's Been on the Market - In today's market, people expect a house to sell at a ridiculously fast rate and even an average time for a home to be on the market may seem like forever. They have ways to find out how long it has been on the market, but you discussing how long can give a negative thought to the buyer as to why it's not "flown off the shelf". 3. Never Hide Any Issues - Always disclose issues you know about. This builds trust between you and the buyer and you and your agent. If you try to hide known issues, this can not only cost you a sale, but can lead to a law suit down the road depending on what facts you hid. 4. Never Talk About What You Wanted to Fix - Never tell a buyer all the things you wanted to do to your home but didn't have the time. This will only point out all the things you see as negative. The buyer may love everything they see, but if you give ideas of how it could have looked better, they may decide they don't want to live somewhere that has those issues. 5. Never Discuss Any Pricing - If you discuss pricing with a buyer, this ties your Realtor's hands in being able to negotiate the best deal for you. It also might get you stuck accepting a lower amount if a buyer knows what your bottom line is. Choosing the "Wrong" Realtor - Be sure the agent you choose is a dedicated professional you have a connection with and be sure he/she has your interests in mind. 2. Not Getting Pre-Qualified - You owe it to yourself to talk to a lender to see what you in fact can be eligible to purchase before you even look at that first house. This will help avoid you making an offer or setting your heart on a home that you may not even be able to buy. 3. Not Knowing the Costs - Ask your agent and lender about all the assorted costs that can go with purchasing a home as well as know not just what you qualify for but what you can actually afford. Along with the costs of the transaction, consider the costs in utilities and other bills you may have with a particular home. 4. Limiting Your Search - It's a low inventory market and you shouldn't limit your search at all. Your Realtor should be able to take your criteria and put it in a search that they can set up for you to help you find the home that will work best for you. 5. Looking for the Perfect Home - There is no perfect home. You need to prioritize your needs over you wants and find what will best work into that list. 6. Not Considering Your Long Term Needs - Think about where you want to be in 5 years and be sure to keep that in consideration while you look. Maybe you will get married or start a family, will the house meet those needs in the years to come? Buying a house that won't can maybe lose you money if you know it won't work for you in a few years. 7. Not Doing Due Diligence - Ask your agent all the questions you need to ask and your lender. Find out all the aspects of the transaction, costs, information about the home yourself and anything else you can so you be the best prepared to purchase that home. 8. Not Having a Home Inspection - Always worth the cost to know more about the home you are considering purchasing. 9. Not Examining Insurance Issues - You may think you can afford that house payment, but have you check to see what the insurance on a home may cost? Be sure you find that out as well. 10. Not Purchasing a Home Warranty - This isn't needed in some cases, but it never can hurt to ask about having one on the home you are purchasing. House Keys - Today you can have keypad entry or touch ID entry so that new homes may or may not need door keys. However, keys are still used a lot more in homes than a keyless entry. 2. Telephone Jacks - Even if someone asks if the phone jacks work, more times than not the sellers have no idea since they don't use a landline. Landlines are becoming less and less common, so it may not be a standard feature anymore in a newer home. 3. TV Cabinets - So many TVs now are much larger than they used to be and thinner. Using a cabinet to hold it is less important as before. Wall mounts and table top type of TV stands are much more in fashion. 4. Traditional Water Heaters - Tankless water heaters are more efficient and energy saving so they are becoming the new normal especially in new builds. 5. Manual Thermostats - Smart phone controlled thermostats are becoming more and more popular, however there are still others that are manual as well. Some energy companies offer incentives when you install a smart thermostat since you can have it programmed and set to be energy efficient. 6. Gas Ranges - Some are saying that gas ranges are being replaced with induction heating, but Aaron disagrees and still loves cooking with a gas stove and doesn't see them going away anytime soon. 7. Light Switches - Voice Command or automated switches may be in some higher end newly built homes, however it's highly unlikely these will be disappearing completely anytime soon, as well. 8. Power Strips and "Dumb" Outlets - Power outlets are still a necessity, but they may soon be replaced with smart plugs and power strips that are more energy efficient, and let you control power levels with a smartphone or voice control. These are not commonplace yet in the average home and you will still find outlets in new builds as well. 9. Hard Wired Alarm Systems - This is something that is becoming more and more popular. Having an alarm system that is controlled by Wifi and smart phones are easier to install and are generally cheaper than a hard wired system. 10. Practice Your Scripts - Canned scripts for every presentation isn't necessarily the best, but, a pattern to what you need to say is good. Make Your Calls - Daily you need to work on lead generations, appointments and making contact with clients. 16. Strategize and Implement - Have plans for email, direct mail and social media and then put them into action! 17. Master Your Presentation Skills - Every presentation is a job interview.
