As he drove home processing it, one thought led to another, and then another, until he landed somewhere he didn't expect. What does it mean to lose people, over and over, across a life that stretches to 120 years? Coworkers, friends, maybe even a spouse. His friend's 90-year-old mother has buried two husbands and found a third. His dad has watched entire social circles come and go from an independent living facility. Can you actually build that kind of resilience? And if you can't, what's standing in the way?He doesn't know what to call this one. But it did something for him. Maybe it will for you too. Most entrepreneurs are told the same thing: Grow bigger. Scale faster. Buy more. But what if that's actually the wrong goal? In this conversation, Matt Faircloth shares one of the biggest lessons from decades in business and real estate: success isn't about having the most units, the biggest company, or the flashiest lifestyle. It's about building a business that matches the life you actually want. Too many entrepreneurs chase someone else's definition of success, only to discover they've built a business they no longer enjoy. In this clip, you'll learn: • Why bigger isn't always better • The hidden downside of endless scaling • How to define success on your own terms • Why focus beats chasing shiny objects • The importance of work-life balance in entrepreneurship • Building wealth without sacrificing your life Whether you're an entrepreneur, real estate investor, business owner, founder, or someone pursuing financial freedom, this message is a powerful reminder that your business should serve your life—not the other way around. Sometimes, doing fewer deals, saying "no" more often, and focusing on what you truly enjoy leads to greater long-term success than constantly chasing the next milestone. Artificial intelligence is rapidly changing the creative landscape, but what does that actually mean for artists, musicians, and creators? In this episode, Travis is joined by producer Eric for a candid discussion inspired by a viral take from Grammy-winning songwriter Gino the Ghost on AI training models and copyright. Together, they unpack the legal, ethical, and creative implications of AI, debate whether technology threatens artistic careers, and explore why originality and human perspective will always matter. On this episode we talk about: The difference between AI training on creative works and copyright infringement Why originality, taste, and perspective are still an artist's greatest advantage The real concern that AI may reduce opportunities for working creatives—not just replace great artists How writers, musicians, and creators are adapting to stand out in an AI-driven world The ethical challenges of AI in creative industries, from music production to filmmaking Top 3 Takeaways AI learning from existing work is a different conversation than copyright infringement, and understanding that distinction is key to having productive discussions. The creators who continue to innovate, develop a unique voice, and tell authentic stories are the least likely to be replaced by AI-generated content. While AI may not outperform great artists, it could reshape creative industries by giving companies new ways to cut costs and reduce opportunities for working professionals. Notable Quotes "You own the copyright. You own the melody and the words, but you don't own the vibe." "If your biggest fear is that somebody can type a prompt into a computer and replace your entire artistic output, your competition is not AI. Your competition is being boring." "The problem with AI isn't AI. The problem with everything is people." 99% of Real Estate Investors Ignore These 3 Numbers

Most investors think market crashes are what destroy wealth. They're wrong. The fastest way to lose money in real estate is much simpler: • Underestimating your expenses. • Overestimating your rental income. • Buying without a clear exit strategy. In today's market, disciplined underwriting matters more than ever. Rising insurance costs, increasing property taxes, higher interest rates, and slowing rent growth have changed the rules of investing. If you're still using yesterday's assumptions, you could be setting yourself up for costly mistakes. In this episode, Gino Barbaro explains the three numbers every real estate investor should analyze before purchasing any investment property: ✅ Know your true operating expenses. ✅ Be realistic about income and occupancy. ✅ Always have a defined exit strategy. Whether you're investing in multifamily apartments, commercial real estate, or your first rental property, these principles can help you avoid expensive mistakes and build long-term wealth. If you're serious about becoming a better investor, this is an episode you won't want to miss.

Money Reveals You: Gino Barbaro on the Mindset Behind 2,600 Units

Gino Barbaro is a best-selling author and co-founder of Jake & Gino, but he did not start there. He opened a restaurant with his family in 1994, lost money on his early real estate deals, and only found his footing when he partnered with Jake, set hard parameters, and built a repeatable process for buying multifamily from mom-and-pop owners. That framework carried them through the last cycle without the blowups so many operators are living through now. Today Gino has transacted more than 2,600 units, owns 1,900, and his students have closed over 90,000 units and raised more than $800 million. This week on Real Estate Underground, Gino sits down with Ed Mathews to talk about the mindset underneath the numbers. His through line is simple and uncomfortable: money does not corrupt a person, it reveals them. And the reason two investors with the same deal get different outcomes usually comes down to what Gino calls financial flashpoints, the money memories each of us was raised inside. Save for a rainy day, money does not grow on trees, it takes money to make money. Gino spent years unlearning those beliefs before he could raise capital, syndicate, and build the portfolio he has now. What you will learn: Why your relationship with money, not your spreadsheet, decides whether you close deals, and how to spot the beliefs quietly holding you back. The mind shift from starting a business to make money to starting one to deliver value, and why Gino says it is the difference between one restaurant and six. Why the market moved from valuation through renovation to valuation through operations, and what that means for how you win now. The velocity of money, why you only make money when you exit, and the three things worth doing with capital after a sale. And why no deal is better than a bad deal, and how the ten-minute no became a superpower in a market where sellers still think it is 2021. Gino also shares the money-coaching business he is building with his wife and son at Barbaro360, why he believes legacy is not something you leave behind but something you activate today, and the six-acre farm in Florida where he goes to get his hands dirty. As he puts it, if you want to learn from someone, just make sure they are still doing it right now. If you are an operator trying to build something that lasts, this one is full of hard-won lessons from someone still in the work. In this episode, Gino Barbaro breaks down the latest multifamily market data and explains why the answer depends entirely on where you're investing. Using current market trends, rent growth statistics, supply and demand dynamics, construction data, and transaction volume, Gino explains what investors should be paying attention to right now. In this episode, you'll learn: • Why national rent growth remains historically weak • Which markets are outperforming due to low supply • Why high-supply markets continue to struggle • What falling construction starts mean for future investors • Why transaction volume remains muted • The importance of understanding market cycles • How to analyze occupancy and concessions • Why "no deal is better than a bad deal" Some of the markets discussed include: ✔ New York ✔ Chicago ✔ Detroit ✔ Kansas City ✔ Phoenix ✔ Denver ✔ Austin ✔ Orlando ✔ Dallas ✔ East Tennessee One of the biggest mistakes investors make is assuming every market behaves the same way. As Gino explains, understanding your market's supply, demand, occupancy, concessions, and development pipeline can mean the difference between buying a great deal and buying a disaster. In this episode,, entrepreneur and business coach Justin Lund explains why so many founders become prisoners in the businesses they worked so hard to build. The same hustle that helped you get started can become the very thing preventing you from reaching the next level. Justin shares the concept of the "Delegation Priority Pyramid," a practical framework designed to help business owners reclaim their time, build systems, and create a company that doesn't depend entirely on them. Many investors focus on one thing: getting more units. But what if growing your portfolio is actually creating more problems? In this episode, Gino Barbaro breaks down one of the most important distinctions every real estate investor and entrepreneur needs to understand: the difference between growing and scaling. Growth often means increasing revenue by adding more resources, more expenses, and more complexity. Scaling, on the other hand, is about creating systems, improving efficiency, increasing profitability, and building a business that can expand without demanding more of your time. If you're chasing bigger numbers without knowing your profit margins, occupancy rates, delinquency metrics, or operational KPIs, this conversation is a must-watch. In this episode, you'll learn: ✅ The difference between growing and scaling a real estate business ✅ Why "Revenue is vanity, profit margin is sanity, and cash is king" ✅ How to measure Profit Per Unit (PPU) ✅ The systems every multifamily investor should implement ✅ Why operations determine long-term success ✅ The importance of SOPs, KPIs, and customer retention ✅ When to pause acquisitions and focus on infrastructure ✅ How Jake & Gino scaled from zero to over 1,900 units Whether you're managing your first rental property or operating a large multifamily portfolio, these principles can help you build a stronger, more profitable business. Key Takeaway: Don't grow faster than your systems can support. Build the foundation first. Strengthen your operations, improve cash flow, create leverage, and then pursue expansion with confidence.
