After a slow summer for home sales nationally, experts say mortgage rate decreases signal an upturn in the housing market toward the end of the year. Affordability is the main constraint on the housing market now.Home prices increased dramatically during the COVID-19 pandemic and homebuilding has not kept pace with population growth.But the average 30-year fixed mortgage rate has been below 7 percent since the first week of June, according to Forbes. The rate landed at 6.47 percent last week. In Indiana, the average number of homes for sale increased from June to July, according to the Indiana Association of Realtors. June and July this year had the state's highest inventory since 2020.Zillow also reported that about 25 percent of its nationwide listings saw price cuts in June. Home sale prices declined in June for Indiana but are still higher than last year. The Zillow analysis says the market is still slowed by a lack of inventory, 33 percent lower than prepandemic levels.One expert told Forbes they don't expect to see supply increase until mortgage rates fall in the low 5 percent range.In Indiana, suburban county home sales are performing better than urban core areas, which is consistent with national trends.On this week's Noon Edition, we'll talk with realtors and experts about the housing market and factors influencing it.You can follow us on X @WFIUWTIUNews or join us on the air by calling 812-855-0811 or toll-free at 1-877-285-9348. This week's Leadership Tidbits with Coach Tee Wilson features special guest, Senator Eddie Melton. Eddie Melton was elected as State Senator for Indiana’s 3rd District on November 8, 2016. In addition to serving in the Indiana General Assembly, Melton serves as the manager of Corporate Citizen and Community Relations for Northern Indiana Public Service Company (NIPSCO). Prior to joining NIPSCO, Melton worked as a grant officer for the Legacy Foundation, Lake County’s community foundation in Northwest Indiana. Melton has served as chairman of the Indiana Commission on the Social Status of Black Males, served on the State Board of Education,national board member for the American Association of Blacks in Energy (AABE), and represented the First Congressional District of Indiana. In addition, Melton has been recognized as a national leader in the area of youth mentoring. Since 2005, he has been instrumental in establishing and training mentoring organizations around the country. In 2015, Melton worked with President Barack Obama's Administration in implementing "My Brother's Keeper," the initiative designed to address persistent opportunity gaps facing boys and young men of color. Besides working with a former president, Melton has been recognized with multiple awards and accolades, such as; Top “20 Under 40” young professionals in Northwest Indiana by The NWI Times Media Company (2010), South Shore Leadership Award winner (2012), and Freshman Legislator of the Year by the Indiana Association of Rehabilitation Facilities. Melton was recently elected by lawmakers from around the country to serve on the Executive Committee of the National Conference of State Legislators. He is a member of Kappa Alpha Psi Fraternity, Inc. and received a B.S. of Organizational Management from Calumet College of St. Joseph.In many recent episodes the guests have all mentioned the importance of a mentor. Senator Melton did as well, but he also offered a new piece of advice to the listening audience. He stated, “I always tell folks, pay attention to what you do, what you say, because you never know who was watching. You don't know who you're mentoring from a distance.” For those of you who are interested in getting into politics but are struggling to figure out how to get involved, Senator Melton had some advice for you as well. “I would encourage them just to be in tune with what the people in their community, city, and state really want and need and listen. Being a good public servant is someone that's able to listen to the issues from a broad diverse viewpoint and represent an wide array of individuals. You have to be able to bring those issues to the table and work with other stakeholders whether it is grass root organizers, educators, state leaders, local leaders, etc to formulate solutions.” Overall, here are some leadership tidbits to remember from the game changer that is Senator Melton: Always be willing to ask questions of yourself and of others, be open to growth especially if you're going to run or be in the political landscape, as a leader you have to be able to accept criticism and have tough skin, have the heart to serve, make sure you study and research the issues and concerns that are happening in your community so that you are better informed and can be better engaged, and make sure you vote!Listen to the full episode to hear more of Senator Eddie Melton’s thoughts!!

We have special guest Dr. Jackie Rowles on the show to cover the results of a AANA cultural task force that she chaired. Jackie will give us the key takeaways from this special report. ----more---- Dr. Jackie Rowles is a Certified Registered Nurse Anesthetist (CRNA) and Board Certified Adult Nurse Practitioner (ANP-BC) with nationally and internationally recognized leadership and clinical expertise in the specialty of pain management, including medication management, diagnostic and therapeutic injections, and multi-modal approaches in the treatment of pain. She is the Nurse Anesthesia Program Director and an Associate Professor in the Leighton School of Nursing, as well as, a Clinical Instructor for the College of Osteopathic Medicine.  Currently serving in her third term as President of the International Federation of Nurse Anesthetists (IFNA), Dr. Rowles is a past president of the American Association of Nurse Anesthetists (AANA), the Indiana Association of Nurse Anesthetists, served on the American Academy of Pain Management's (AAPM) Board of Directors for eight years with four years as Treasurer, and was a Nursing Organizations Alliance (NOA) Board Member for three years serving one year as Treasurer.  Dr. Rowles is a member of the World Health Organization's Global Initiative for Essential and Emergency Surgical Care (WHO GIEESC), and was recently elected to the Board of Directors of the G4 Alliance (a global organization for access to Surgical, Obstetrics, Trauma, and Anesthesia Care).  Dr. Rowles is the chair of the American Association of Nurse Anesthetists Task Force on Organizational Culture Assessment and serves as a member of the Ball State University College of Health Advisory Board.   Click here to donate to Our Hearts Your Hands.

Sherry Annee teaches Honors Biotechnology at Brebeuf Jesuit Preparatory School in Indianapolis. She was the recipient of the 2001 Milken National Educator Award, 2005 Outstanding Biology Teacher Award for Indiana, and 2009 Butler University Distinguished Alumni Award.  Within the state of Indiana, Sherry is a past President of both the Hoosier Association of Science Teachers, Inc., and the Indiana Association of Biology Teachers. As a highly active teaching professional, she attended the 2011 and 2012 BioBuilder Workshops at MIT and co-hosted a 2012 BioBuilder workshop at Purdue University.  Sherry is a past member of the BioBuilder Foundation Advisory Board.  She is also a Teacher Ambassador for HHMI BioInteractive.  Sherry earned a B.S. in Biological Sciences and Biology/Chemistry Secondary Education from Purdue University and a M.S. in Effective Teaching from Butler University.

David graduated from law school in 1982 and built his own practice, involving both civil and criminal litigation in State and Federal courts. Early in his career he practiced family law and has represented clients on  appeals throughout his career. David has tried over 250 jury trials and perfected over 50 appeals, two of which were significant evolutions of the law in Indiana. David has served on the Indiana Public Defender Council Board of Directors since 1984, including four terms as chairman. He is a regular CLE presenter for the Indiana Public Defender Council (IPDC) and, occasionally, with the Indiana Continuing Legal Education Forum. David has taught at the Trial Practice Institute. He has assisted in planning annual training calendars for IPDC, planned and coordinated seminars, and served as both a mentor and a trainer. David is a past member of the National Association of Criminal Defense Lawyers and the Indiana Association of Criminal Defense Lawyers. Furthermore, David has previously served as judge pro tem, presiding over a jury trial, court trials and general court calendars. He does not pretend this is significant judicial experience but it has served to give him the perspective from the bench.David believes the courts belong to the People and the Judge is its servant. He has the knowledge, experience and integrity to serve the indispensable function of the judicial branch and to help it fulfill its promise. He wants to earn your vote.
