During Episode 69 of The HyperFast Agent Podcast, host Keri Shull speaks with Mike Bjorkman, a real estate coach who has over 600 doors under property management, has built multiple brokerages, sold hundreds of homes a year, and has one of the top five podcasts in the country. Mike shares how you can establish a major local media presence in your community.   Episode Highlights:  At one point Mike had a tv show. It's a big deal because it led him to where he is today. Mike started with a weekly real estate segment and ultimately became a co-host. They stopped doing the show when it wasn't fun anymore and it was in the way of their future. You can do so many things on your own now without camera crews and sponsors. What should someone do if they want to establish a local media presence? Go to the people involved and tell them your community needs real estate information. Local access channels are dying for content. Find a small sponsor to cover the cost of the crew. Tell them you'd love to provide content, fill their space, and it won't cost them anything. What are 2-3 things Mike thinks agents need to keep front of mind? Agents need to keep social media, community outreach, and the media in mind. Get in front of every newspaper, everything you can think of. Then establish your social media. You have to be in front of everyone and social media is everything. When people meet you, they should know exactly who you are. For people on shoestring budgets, go back to basics. Do your videos. Reach out to people through email and text messages. Use Facebook to friend people, message people, and be active in groups. Social media is all about life events. In this fifth episode of Rags to Riches podcast, Baton Rouge real estate agent Brittiny Howard shares with us her brazen but captivating story. Growing up, she had a good support network, with her dad working in a roofing and brick masonry business. Her first stint at real estate was when she helped her mom sell their home at 12 years old to her best friend's family.  Even though she had her first child at the age of 20 and raised him as a single mother, she refused to let it stop her from graduating at the University of Vanderbilt on time.   However, difficult times came when she was barely making enough money and even had to count nickels in order to buy their food. Despite all of this, her little boy was her biggest motivation to push and try harder.   This iron-willed and decisive mother was able to close 52 deals in her first year as a real estate agent. But by the end of 2017, merely four days after she got fired by her brokerage, her home and neighborhood got flooded. The government didn’t help them and her insurance failed to reimburse everything she spent, wiping out all of her savings. They usually start to cut back on coaching and lead generation, which are the two things they need most. Coaching is critical for making through a market shift and you should be scaling it up, not down. Coach your sellers to adjust their expectationsSellers need to be coached through a market shift as much as our agents do. They have to learn what their results are indicating about the market and understand that agents are going to be comparing their house to better deals. Maintain a balanced book of business We need to grow our institutional clients while simultaneously growing our residential and retail business. As we do both, they will feed off each other and our businesses will last a long time and get us through any shift.     Most of us only look at the downside of a market shift or downturn, but this actually makes us miss out on the upside which is all the opportunity such an event creates in our industry. Shifts are where the real money is made. They are chaotic, but that actually creates opportunities and gives you a shot to take up more of the market share.
