AI is one of the most used terms in any industry this year. It's developing fast. Growing up, children are told that for people to like them or to get what they want, they have to be nice. That's why when someone goes into the sales profession or becomes a real estate agent, they think that in order to close the deals, they would need to be the nicest, most-liked person the client has ever dealt with. Yet oftentimes, nice people tend to be more focused on gaining the approval of the person they're talking to, over helping or providing value. So that if their prospect says they're busy, nice people offer to email instead just so they wouldn't bother them. This is just one of the reasons why most “nice” agents get out-sold. However, it doesn't mean that you have to be rude or obnoxious to become great at selling. There are ways to sell real estate while still being your nice, authentic self. How does that apply to real estate? Make customers feel amazing about their objection and act like they need you by asking really good questions. How do you build an authentic reputation? Empower your customers by making everything super easy for them and not waiting for them to get ready. Barry talks about how he learned to speak with eloquence and impact. He created a course that goes through each chapter of his book that leads to success in question asking. Recording calls that agents have with clients and going back to listen to them is so critical. Why? Jeff and Barry discuss how to find success in this area. Use Facebook groups, join them, follow them, and look for the people who are asking questions. Build community to build business. Jeff asks Barry to share practical strategy for engaging with the leads in a pool where a lot of people aren't swimming- the ones that are “not quite ready”. What do you do when you feel like an imposter or feel inadequate? Fake it till you make it? Or be forthcoming with your shortcomings? Our guest Charlene Leung shares how when she first transitioned from individual contributor to people manager (less than a year ago!), she felt the pressure to project all-knowing confidence in order to earn the respect of her team, even when that confidence was false. But she came to see that putting up this false front was counterproductive, and that when she was willing to be vulnerable with herself and her direct reports, it brought her team together, built trust, and eased the anxieties that had often kept her up at night. Why it matters We often have an image of how a manager “should” act or come across. Confident. Cool. Capable. Ready to lead the way to succcess. However, as Charlene shares, we may be doing ourselves and our teams a disservice by trying to mold ourselves into this archetype. In fact, showing vulnerability is a strength. Having open and honest conversations, including about your weaknesses and uncertainties, and enabling others to do the same is key to building rapport and trusting relationships within your team, as well as fostering an environment of collaboration, risk-taking, and growth. Putting it into action 1. Be okay with not knowing everything, and ask for help Everyone has limits and weaknesses, and we face new challenges every day. It's much harder to accommodate for and overcome them if you don't admit them though. Whether you're on day 1 or day 1000 of being a manager, don't be shy asking for help and guidance – and don't be too hard on yourself! 2. Admit to your team when you don't know Your job as a manager isn't to have all the answers. Your job is to guide your team towards finding the answers together. Get comfortable saying “I don't know,” as long as you pair it with a plan to figure it out together. Inviting your direct reports to problem solve with you builds a stronger sense of ownership and engagement. 3. Create room for vulnerability within your team Be conscious and deliberate about how you build trusting and mutually supportive relationships within your team. For example, Charlene created a regular forum for team members to share their challenges and seek help from each other – and she saw a dramatic impact on how they connected and collaborated with each other. When people are looking to buy a home, you can be sure that many of them are also selling, so this marketing campaign allows you to capture these leads. Over the last year, Ylopo has put more money into a dynamic lead capture process where there are different sets of branching questions, based on the answers given by the consumer. Ylopo has found that forms that engage with the audience lead to a bump in conversion rates instead of the typical name-email address-phone number form structure. By capturing 12-15 pieces of data before they even ask for a consumer's contact details, their forms get maximum information and engagement. When you take the consumer through a profile building experience, you capture both a higher quality and a higher converting lead, and you build trust. 2. 30-second branded video ads - One listing lead generation strategy that Ylopo is seeing a lot of success with is short, social media-ready videos run as ads on Facebook. Running a 20-minute vlog-style video as an ad doesn't work because it would be too long. Instead, a 15-30 second video with b-roll footage of you interacting with your team, overlaid with text explaining your value proposition is more effective. With digital video marketing, the real sophistication lies in the audience targeting and remarketing. You can create a series of 3 videos, the first video being the 30-second video. Create an audience of people who viewed the video for at least 10 seconds, and then run a second video ad with a tighter story or different offer. You can then run a longer vlog style video to people who have watched the second video because they have built trust by coming down your funnel. 3. Google PPC - Ylopo is seeing results with PPC campaigns that target highly specific target keywords like “sell my home fast” and “what's my home worth?” These kinds of ads are highly competitive so the ad creative and the user experience have to be really good. You can make your ad different by injecting dynamic elements or expertise-driven elements like live market data into your ads, for example “48 homes just sold in your area” or “the average listing price point has gone up.” You can easily get this data by using Homebot, which can provide up to 20 dynamic data points to each consumer. Mikki Ramey is the number one agent on Zillow in Charleston, South Carolina, and her business benefits greatly from organic search, which makes up 30% of her total transactions. She has built a ton of visibility and trust in her market because of those reviews, along with working a unique niche—nurturing relationships with medical personnel and her database. Today on the show, you'll learn how she does it. Download Mikki's Client Reviewing Process --READ THE FULL TRANSCRIPT-- 1. Reviews - Mikki has generated 550 reviews on Zillow, and she also focuses on Google and Realtor.com reviews. She took advantage of client reviews as soon as Zillow allowed them, which is part of the reason why she has so many positive reviews. She shares how she uses verbal communication to prime her clients throughout the customer journey, from the listing presentation to the end of the transaction. To incentivize her clients to post their reviews on all three platforms, she gives them a $50 Amazon voucher. She asks for the reviews right after the money is wired into their account, using that emotional high point to piggyback on the ask for a review, which has been very effective. 2. Medical professionals/residency coordinators - As a medical spouse, Mikki taps into a niche that she has a lot of insight into, residents who have just moved to Charleston. She has built relationships with resident program coordinators, and they essentially function as her affiliates. She gets the coordinators to promote her to residents, informing them that she's available as a Realtor, and then she maintains this relationship for the doctor's entire employment journey. To build her list of medical professionals in Charleston, Mikki does a ton of research to get a list of all the residents in the area, and then she looks up tax records to see who is a homeowner. She operates this part of her lead generation as a separate referral network, and even created a site, drmoves.com to help medical personnel across the country find homes. The riches are in the niches, and by attacking on a narrow front, Mikki has created a stable lead source that keeps on giving. 3. Sphere of Influence - Mikki's third lead source is her sphere. Her policy is to “feed the database like it's a hungry teenager," and the most effective nurture strategy is using Homebot through YLOPO to send a monthly home valuation. She's also making content to mitigate objections before they even come up. The number one concern sellers have is where to move after the house is sold. Mikki's strategy: buy a cheaper house as an investment property, live in it until they buy their dream house, and then rent it out. Finding someone to hire was easy: but it was a process to figure out pay, and structure. The main purpose of her employee is to work on leads. Jessica shares about the coaching program she used. “There is really no secret sauce...you can try a gazillion different scripts, but if you’re the most genuine and try to engage the people and ask questions and be interested...that makes all the difference in the world.” Jessica shares how their assistant qualifies and then passes on leads. Know the limits of your assistant: are they licensed, or not? What can they do and not do? If you’re hiring someone who is not local, it is a great idea to bring them to you for training - that way they can get to know the area as much as possible. An ISA is an investment, not an expense: make sure that you are tracking the return on investment so you can see results and make changes if you need to. Angela Gabriel can be described in a lot of ways — she’s a real estate agent based in Baton Rouge, LA, a coach and mentor, a loving single mother to four children, a shooting survivor, a domestic violence victim, and an advocate. But above all, she’s one of God’s strongest warriors. Growing up, Angela always wanted to stand out and be different from everybody else. She went to the military despite her initial plans to study psychology and play volleyball at Louisiana State University. She studied interior design in college, and eventually got interested in real estate after her stint at construction. She learned everything about real estate from a coach. Afterward, she decided to focus on building and nurturing relationships to grow her team and business. But on the morning of February 2017, a fateful incident left her with nine shots on her upper body and paralyzed chest down. But not once did she allow herself to sink into rock bottom after everything that’s happened. Instead, she just kept going. She continued working while recovering in the hospital, was able to recruit four nurses to become realtors, and even got her rehab surgeon qualified to become a home buyer. Indeed, she turned that tragic event into a miraculous story full of hope, faith, and resilience, which opened up opportunities to help her advocate for people who can’t speak up for themselves. Now, her healing and self-discovery continue. Show Notes In this new Rags to Riches podcast, you’ll learn a thing or two from the dynamic and relentless Brian North, founder of North&Co., a real estate firm based in Phoenix, Arizona. Originally from Orange County, Ca, life had been tough for Brian. He was born in a broken and poor home, his family had to move so often that he had gone to 13 different schools before finishing high school. He took a few years off to earn money by being a salesman and even tried to be a pro snowboarder. Through this extreme sport, he got himself into Fort Lewis College. But one of his darkest times came when he tore his ACL, and to rub salt to his injury, he had neither money nor help from home. Thankfully, he recovered and got his Sociology degree, a huge accomplishment that no one else in his family ever had. It became his golden ticket to get on to the next big thing in his life. While serving at a restaurant in Durango, Colorado he learned and understood the value of rapport in sales. So a chance meeting with an affluent customer who owned a Mercedes-Benz dealership opened a new door for him. The next thing he knew, he flew into Arizona and landed a job as a luxury car salesman, where he excelled. Brian was also an investor before becoming a real estate agent. He applied everything that he learned from selling cars—such as building rapport and understanding the lifestyle of his potential buyers—to thrive in the central Phoenix luxury market. Now, his North&Co team has over 150 full-time agents, three offices, and over $550 million in sales in 2018 with 1600 transactions! For Seattle-based broker Mel Parsons, her background and abilities as a midwife helped her carve out a niche for herself in the real estate industry. On this episode of The HyperFast Agent Podcast, host Keri Shull speaks with Sunshine Wilhite, a multi-million dollar producing realtor who excels at converting online leads. Wilhite shares her strategy for capturing leads online, including how to engage leads when you pick up the phone to make an appointment. Episode Highlights: If you're generating Facebook leads then you know these leads are not usually ready to buy immediately. Internet leads are about the long game. Advertising on Ylopo is all about testing different areas. For example, if you know there are buyers interested in one area, you want to advertise in an area just outside that area, where they'll be able to find similar homes for less. Some cities convert better than others. The trick is to look at where leads are coming from and turn off things that aren't working. Wilhite looks at her ad spend once a week and adjusts where she's spending money. When you reach out, you want to ask about their timeframe. This question will tell you which path you're on and how to continue down that path. Stay in touch by asking for a firm commitment to follow up. Send personalized push listings and then send a text. Watch your priority alerts. Sometimes you have to approach follow-up in different ways. Find multiple ways to offer value. If someone was on your website five minutes ago, they're obviously interested. Pick up the phone. A lot of people are scared to make cold calls. If you want to make money, pick up the phone. If you struggle with converting internet leads, pick up the phone. 75% of Wilhite's conversions happen over the phone. Watch your lead's behaviors on your website. You want to get in front of them when their behavior indicates that they're in the market and you can help. Shull emphasizes that when you reach out to someone who is raising their hand for help, they are going to be grateful that you called. 3 Key Points: Internet leads are a long game. Advertising on Ylopo is all about testing different areas. When you have a lead from one area, ask them if there are additional areas they're considering. Pick up the phone. While texting or email may seem more comfortable, calls convert. In this fifth episode of Rags to Riches podcast, Baton Rouge real estate agent Brittiny Howard shares with us her brazen but captivating story. Growing up, she had a good support network, with her dad working in a roofing and brick masonry business. Her first stint at real estate was when she helped her mom sell their home at 12 years old to her best friend's family. Even though she had her first child at the age of 20 and raised him as a single mother, she refused to let it stop her from graduating at the University of Vanderbilt on time. However, difficult times came when she was barely making enough money and even had to count nickels in order to buy their food. Despite all of this, her little boy was her biggest motivation to push and try harder. This iron-willed and decisive mother was able to close 52 deals in her first year as a real estate agent. But by the end of 2017, merely four days after she got fired by her brokerage, her home and neighborhood got flooded. The government didn’t help them and her insurance failed to reimburse everything she spent, wiping out all of her savings. Devastated as she was, her family and personality remain as her driving force to “get her ass up” and go to work—with no more excuses. Brittiny simply believed that losing and failing is not an option. For Ruth Krishnan, gathering up the courage to get out of her little town in Missouri and move into a huge city like San Francisco changed everything. It was no easy feat thriving in an entirely new place, but she believed that she had nothing to lose. Next Level Podcast Kevin Kauffman & Howard Tager REAL ESTATE TECH Kevin: Let's go back 10 years or so, tell me about Tiger Leads .. how did you start that and what was your journey? Howard: I've always been a serial entrepreneur. With my partner, we created Ivy West; we wrote a program to increase scores on the SATs which was later purchased by Sylvan Learning Systems. Back in the early days of digital marketing I learned that real estate agents needed something new, different, and transformative whereby we developed Tiger Lead Solutions. This software was in the forefront of Digital Marketing for the real estate space. We created hyper local, home search websites, utilizing google paper click marketing – and in 2007 no one knew what we were talking about. At first, we had a few challenges. I literally had to teach agents the difference between organic searches, paper click funnels, and the benefits of direct response digital marketing vs billboards, newspapers ads, etc. We had to develop best practices for long time nurture and conversion of leads by changing the status quo of an ‘all in one' software' to a ‘one to all' model. We've built everything but a CRM; we integrate whatever platform our clients are using into their system. No need to change your CRM. ONE TO ALL SYSTEM Kevin: (Discusses how ‘all in one' systems hold hostage so agents are afraid to move to another brokerage) Kevin: What was the strategic business decision to be a ‘one to all' system rather than an ‘all to one'? Howard: We kind of stumbled our way to find the right strategy to differentiate ourselves in a purposeful way through social media and with dynamic remarketing. Did we want to be in the CRM business when there are so many out there. So, we had a singular focus on integrating our client's systems for lead gen and lead nurture. Resurrecting their old dormant databases and bringing them back to life and functionality. Kevin: What resonates with me is your company can be nimble with my systems and my business. Howard: Agents must think like a business owner, not an agent. Each system does what it really does well but they don't do everything. Kevin: All businesses must have the best systems and run seamlessly. Howard: Everyone has different needs. Agents must aspire to grow their team. One size fits all only benefits the entity that controls it. Howard: Yes, you have to control your own data. Changes in the Real Estate Industry Kevin: How have things changed in the last 10 years with digital marketing and consumers? Howard: It's a mix of things that are the same and things that are different concerning consumer behavior. When it's time to buy or sell consumers want the same thing – to see homes and they want a great place to search for homes. What is different is how we get in front of the consumer and stay in front of them. 10 years ago, the consumer was not checking Facebook 12.2 times a day. Now, it's more effective to send alerts through social media rather than email. AI is changing everything. We must leverage the heck out of AI. We can tap our agents on the shoulder with a text letting them know what their clients are doing because we are watching their database all the time. We can send a pinpoint message to the agent so they can send a message to their clients about a home or price reduction. We are getting 30 to 40 % response rates doing this. Tech is on an exponential curve of development. You must embrace it through companies who can automate your systems and leverage that to compete with the big companies without spending 100 million dollars. Kevin: Great answer. What have you seen that is happening with the great Real Estate teams? Howard: 1. Never put all of your eggs in one basket. Do an inventory list of your dependencies such as Zillow or Realtor.com. Their models are changing constantly and you need to have a redundancy system. We are seeing big successful teams whose business is going to dust because they have not developed a redundancy system. Example – if this system fails, you have another to fall back on. The Team Leaders of big teams that have done this are thriving. Diversify your redundancy system. 2. You have to embrace the iBuying thing and use it to your advantage. There will be a correction to the market and corrections correct an irrational market. What will happen is the iBuying thing will flush out and leave a few of the companies standing. Become an expert in iBuying and get it out in front of your clients. Going back to nurturing the client relationship; the personal touch. MENTORSHIP Kevin: Where do you look for knowledge or mentorship to push yourself forward? Howard: In general, I prefer Biographies. We can learn a lot from the most successful people, from their mistakes and zigs and zags. I also refer back to a small, easy read book called ‘Clarity' by Bob Bohlen – real simple stuff about Lead Gen, Time Blocking, etc. I read everything in detail such as Zillow's most recent quarterly earnings. Don't take everything for granted. Follow the money. Turn your brain on, think more on your own. Kevin: I personally enjoy opposite viewpoints in order to make adjustments to my own point of view. Howard: Yes, have people around you that you can listen to and argue with. We are an industry of talkers and it's hard to listen. We can be very opinionated in a constructive way.
