During this episode of the Lab Coat Agents Podcast, host Jeff Pfitzer speaks with Howard Tager and Juefeng Ge, the Founders of Ylopo, a real estate marketing platform that is shaking up the traditional system while saving agents boatloads of money! Episode Highlights:  Howard Tager and Juefeng Ge founded Ylopo as a way to shake up the real estate industry by providing agents with digital marketing resources. Big companies, such as Zillow, want to control the process and take commissions out of the pockets of real estate agents. Ylopo is coming up on having over 2,000 teams on their system because people are tired of the big portals. Google and Facebook are the biggest threats to the real estate portals and agents have access to these sites. Juefeng and Howard have combined their experience to become marketing gurus on Facebook and Google. Initially, Howard and Juefeng started Ylopo because they felt the need for change in a market where everyone was doing the same thing. Starting with Facebook, Ylopo focused on social media marketing in the real estate sector before anyone else. Ylopo created so many opportunities for its clients that they became overwhelmed, forcing them to develop Real Estate AI as a personal assistant for agents. Howard and Juefeng are driven to continue developing new technologies that make marketing easier for real estate agents. In a constantly evolving market, Juefeng and Howard are keeping their eyes on platforms that are prime for real estate marketing. Currently, Ylopo serves to generate as many relationships and opportunities as possible for its real estate agent clients. The Google side of Ylopo is evolving in a fashion that is creating a large number of new opportunities. Real Estate AI saves agents time by keeping consistent communication with their clients and prospects. Ylopo integrates with a plethora of CRMs to give the freedom of choice back to real estate teams. When it comes to seller lead generation, utilizing Facebook is cheaper but has an audience of people who are just becoming buyers/sellers. Google advertising is more expensive than Facebook but the quality of leads tends to be much higher. There are more keywords on the buyer’s side, so winning on the seller side comes down to user experience. Ylopo tries to anticipate what keywords both the buyers and the sellers are using, constantly optimizing those words for SEO. Due to the inevitable foreclosures as a result of the pandemic, it’s important to educate homeowners before they wind up on the wrong end of the situation. By taking a narrative and turning it into a series of video ads, Ylopo is able to tell a sequential story that grows its clients’ brands. Juefeng sees Ylopo’s Mission Control platform as a great digital marketing platform for brokerages, thus warranting a large renovation next year. Howard is pumped about Ylopo’s ability to create dynamic video ads on social media because of their value compared to their price. In the next 5 years, Howard sees Ylopo diving into a plethora of different verticals outside of real estate. Today, many industries still are not utilizing video, reusing content that is quickly becoming outdated. Howard and Juefeng are waiting for video platforms to catch up with their digital marketing ad products. 3 Key Points: Ylopo charges around 10% of the fees that big real estate marketing portals charge real estate agents to promote their brands, all while providing cool and new tech resources. Facebook and Google are platforms that have provided a way to bypass the large real estate marketing portals and there are only going to be more platforms full of opportunity in the future. Ylopo uses HomeOp to dive deeper than just the value of a seller’s home in order to create a deeper relationship with the consumer, giving them access to the most sophisticated data available. With the right amount of people in our database, it’s possible to build a business operation that can take us from active income to passive income. That means no longer chasing commission checks and transactions, but actually building lasting wealth.  What’s the secret? It comes down to building relationships.  Instead of building a database to generate leads, we can build relationships that keep on generating actual business for years to come. That’s the path to becoming a passive-income earner in real estate.  How do we start cultivating database growth for the purpose of passive income? Why does recruiting become more important as we scale our database? In this episode, CEO and co-founder of YLOPO, Howard Tager discusses how our real estate businesses can become the ticket to true wealth.      The goal is building something that earns money beyond your own working hours. -Howard Tager     Three Things You’ll Learn In This Episode  Tech can help us capture interest and channel it into relationshipsWe have the tech and tools at our fingertips to know when people are thinking of buying or selling early in the process. Building systems to track and capture the interest signals is the first step to building a solid database of relationships.  As our database grows, our recruiting has to matchThe true growth bottleneck isn’t leads, it’s our team. As we grow our database and relationships, the challenge becomes recruiting the right talent fast enough and retaining them for long enough to grow a world class business.  Change our mindset and the expectations we set for our databaseDon’t think of a CRM as a database of leads, think of it as a database of relationships. The word “lead” dehumanizes people, and makes us only see them from the perspective of short-term, transactional appeal. A relationship is something you develop with the intention of long-term nurture.   Guest Bio Howard is the Co-founder and CEO of YLOPO. Show Notes   For our tenth episode, we bring you another super mom—California-based realtor Amanda Todd, founder and leader of the Amanda Todd Group, and her incredible story of strength and empowerment that will inspire not only women but people in all walks of life. She had been a stay-at-home mom for almost 10 years after her divorce. Despite this, she was determined to not be a stereotypical single mom and wanted to keep their lives as normal as they possibly could.  She had her real estate license but never sold a single house. But by starting a neighborhood newsletter and organizing community events, she established herself as a valuable neighborhood specialist where she got her first client. After her first year in 2014, she completed 23 transactions! Five years later and her team has scaled in Utah and California, and she’s now on a national stage as a motivational speaker dubbed as the “Million Dollar Mom.” Amanda emphasized the importance of surrounding yourself with people who are smarter and better than you, and then actually implementing the pieces of advice they give. She’s a huge believer in waking up early, being time-efficient, and learning when to say “No.” Amazingly, she even competes in Ironman triathlons and loves the dedication and commitment they require. Despite a tough roller coaster ride that includes an ugly divorce, legal battles, ongoing health issues, and multiple surgeries, Amanda is on her way to finding joy in every opportunity and trying to find her inner peace in this stressful and fast-paced industry.   Mentions   Amanda Todd Group - http://amandatoddgroup.com/ Ylopo - https://www.ylopo.com/ Lab Coat Agents - https://www.facebook.com/groups/labcoatagents/ Darren Hardy - https://darrenhardy.com/ IRONMAN Triathlon - https://www.ironman.com/#axzz64y4vUEEa Brene Brown - https://brenebrown.com/  Amy Youngren - https://northgroup.com/about/Amy-Youngren Juefeng Ge - https://www.linkedin.com/in/juefengge/ Howard Tager - https://www.linkedin.com/in/howardtager/  Michael Hellickson - https://clubwealth.com/michael-hellickson/  Seth Price - http://www.sethprice.net/ Kate Spade - https://www.katespade.com/ Tesla - https://www.tesla.com/   Tech Partners;    Ylopo - https://www.ylopo.com/ (Lead Gen, Lead Nurture, Lead Follow Up)   Show Sponsors;    Ylopo -  The Future of Real Estate  Tech - https://www.ylopo.com Lab Coat Agents - The  #1 Facebook Real Estate Group to learn how to grow your real estate business -  https://www.facebook.com/groups/labcoatagents/

Some classic Brittiny Quotes ...   “I have a big dick and I’m not afraid to say things” “I don’t back down if I believe something is right.” “Get your ass up and go to work.”   Show notes ... In this fifth episode of Rags to Riches podcast, Baton Rouge real estate agent Brittiny Howard shares with us her brazen but captivating story. Growing up, she had a good support network, with her dad working in a roofing and brick masonry business. Her first stint at real estate was when she helped her mom sell their home at 12 years old to her best friend's family.  Even though she had her first child at the age of 20 and raised him as a single mother, she refused to let it stop her from graduating at the University of Vanderbilt on time.   However, difficult times came when she was barely making enough money and even had to count nickels in order to buy their food. Despite all of this, her little boy was her biggest motivation to push and try harder.   This iron-willed and decisive mother was able to close 52 deals in her first year as a real estate agent. But by the end of 2017, merely four days after she got fired by her brokerage, her home and neighborhood got flooded. The government didn’t help them and her insurance failed to reimburse everything she spent, wiping out all of her savings. Devastated as she was, her family and personality remain as her driving force to “get her ass up” and go to work—with no more excuses.   Brittiny simply believed that losing and failing is not an option.   Tune in as she mentions the amazing people who’ve become part of her real estate journey, how she started focusing on building relationships with her potential clients, and her special way of giving back to the less fortunate in her community.   Mentions:   Zillow - https://www.zillow.com/ Commissions Inc (CINC) - https://www.cincpro.com/ Google (PPC) - favorite set-up Lab Coat Agents - https://www.labcoatagents.com/ YouTube - https://www.youtube.com  Gusty Gulas - https://www.linkedin.com/in/gustygulas  Tristan Ahumada - https://www.linkedin.com/in/tristanahumada Michael Hellickson, Club Wealth - https://clubwealth.com/michael-hellickson/   Kevin Markarian - https://www.searchsanfranciscocahomes.com/team/kevin-markarian-licensed-real-estate-agent Sam* Cheri Benjamin - https://www.linkedin.com/in/cheri-benjamin-945bb8115  Mike Bjorkman - https://teambjorkman.com/team/mike-bjorkman-licensed-real-estate-agent Amanda Todd - http://amandatoddgroup.com/  Howard Tager - https://www.ylopo.com/howard-tager-ylopo-ceo Vanderbilt University - https://www.vanderbilt.edu/   Show Sponsors;    Ylopo -  The Future of Real Estate  Tech - https://www.ylopo.com Lab Coat Agents - The  #1 Facebook Real Estate Group to learn how to grow your real estate business -  https://www.facebook.com/groups/labcoatagents/

Kevin & Fred's Next Level Podcast: Quick Tips for Realtors and Interviews from the best in the real estate business

Next Level Podcast Kevin Kauffman & Howard Tager REAL ESTATE TECH Kevin: Let's go back 10 years or so, tell me about Tiger Leads .. how did you start that and what was your journey? Howard: I've always been a serial entrepreneur. With my partner, we created Ivy West; we wrote a program to increase scores on the SATs which was later purchased by Sylvan Learning Systems. Back in the early days of digital marketing I learned that real estate agents needed something new, different, and transformative whereby we developed Tiger Lead Solutions. This software was in the forefront of Digital Marketing for the real estate space. We created hyper local, home search websites, utilizing google paper click marketing – and in 2007 no one knew what we were talking about. At first, we had a few challenges. I literally had to teach agents the difference between organic searches, paper click funnels, and the benefits of direct response digital marketing vs billboards, newspapers ads, etc.  We had to develop best practices for long time nurture and conversion of leads by changing the status quo of an ‘all in one' software' to a ‘one to all' model. We've built everything but a CRM; we integrate whatever platform our clients are using into their system. No need to change your CRM. All in one systems hold you prisoner to it, Ylopo gives our clients ultimate independence by utilizing plug & play and integrating our clients systems. ONE TO ALL SYSTEM Kevin: (Discusses how ‘all in one' systems hold hostage so agents are afraid to move to another brokerage) Kevin: What was the strategic business decision to be a ‘one to all' system rather than an ‘all to one'? Howard: We kind of stumbled our way to find the right strategy to differentiate ourselves in a purposeful way through social media and with dynamic remarketing. Did we want to be in the CRM business when there are so many out there. So, we had a singular focus on integrating our client's systems for lead gen and lead nurture. Resurrecting their old dormant databases and bringing them back to life and functionality. Kevin: What resonates with me is your company can be nimble with my systems and my business. Howard: Agents must think like a business owner, not an agent. Each system does what it really does well but they don't do everything. Ylopo integrates all of an agent's systems seamlessly: CRM, lead gen, lead nurture so all of the resources are marshalled and working together. Kevin: All businesses must have the best systems and run seamlessly. Howard: Everyone has different needs. Agents must aspire to grow their team. All of the brokerages are in a mad dash to get the all in one system. Kevin: Agents want solutions to fit their unique competitive advantage. One size fits all only benefits the entity that controls it. Howard: Yes, you have to control your own data. Changes in the Real Estate Industry Kevin: How have things changed in the last 10 years with digital marketing and consumers? Howard: It's a mix of things that are the same and things that are different concerning consumer behavior. When it's time to buy or sell consumers want the same thing – to see homes and they want a great place to search for homes. What is different is how we get in front of the consumer and stay in front of them. 10 years ago, the consumer was not checking Facebook 12.2 times a day. Now, it's more effective to send alerts through social media rather than email. AI is changing everything. We must leverage the heck out of AI. We can tap our agents on the shoulder with a text letting them know what their clients are doing because we are watching their database all the time. We can send a pinpoint message to the agent so they can send a message to their clients about a home or price reduction. We are getting 30 to 40 % response rates doing this. Tech is on an exponential curve of development. You must embrace it through companies who can automate your systems and leverage that to compete with the big companies without spending 100 million dollars. Kevin: Great answer. What have you seen that is happening with the great Real Estate teams? Howard: 1. Never put all of your eggs in one basket. Do an inventory list of your dependencies such as Zillow or Realtor.com. Their models are changing constantly and you need to have a redundancy system. We are seeing big successful teams whose business is going to dust because they have not developed a redundancy system. Example – if this system fails, you have another to fall back on. The Team Leaders of big teams that have done this are thriving. Diversify your redundancy system. 2. You have to embrace the iBuying thing and use it to your advantage. There will be a correction to the market and corrections correct an irrational market. What will happen is the iBuying thing will flush out and leave a few of the companies standing. Become an expert in iBuying and get it out in front of your clients. Going back to nurturing the client relationship; the personal touch. MENTORSHIP Kevin: Where do you look for knowledge or mentorship to push yourself forward? Howard: In general, I prefer Biographies. We can learn a lot from the most successful people, from their mistakes and zigs and zags. I also refer back to a small, easy read book called ‘Clarity' by Bob Bohlen – real simple stuff about Lead Gen, Time Blocking, etc. I read everything in detail such as Zillow's most recent quarterly earnings. Don't take everything for granted. Follow the money. Turn your brain on, think more on your own. Kevin: I personally enjoy opposite viewpoints in order to make adjustments to my own point of view. Howard: Yes, have people around you that you can listen to and argue with. We are an industry of talkers and it's hard to listen. We can be very opinionated in a constructive way. Put egos aside to allow so much more. We need each other to be great, to develop our skill sets. Surround yourself with people who are infinitely smarter than you for unparalleled success. The real estate community spends a lot of time talking about the brokerages that are becoming tech companies. Meanwhile, many tech companies are gradually turning into brokerages, dipping into agent commissions and adding title, mortgage and escrow services to their offerings. How will this trend impact realtors? What can we do to compete with the iBuyer model? Is there a way to steer consumers away from the portals and bring them into our ecosystems? Howard Tager is the Cofounder and CEO of Ylopo, a next-generation digital marketing solution for real estate professionals. The platform is designed to help agents and loan officers build a brand and find more clients. Prior to Ylopo, Howard served as the Founder and CEO of TigerLead Solutions, a real estate tech company built to attract, cultivate and close home buyer and seller leads, until its acquisition in 2012. Today, Howard joins Tristan and Jeff to discuss how tech companies are becoming brokerages, taking commission splits and adding affiliated services to their offerings in order to grow. He explains why it’s dangerous for agents to rely solely on portal leads and why it’s crucial to build your own database and then keep those consumers in YOUR ecosystem. Listen in for Howard’s advice on competing with iBuyers and learn how to develop a strong digital marketing plan and differentiate yourself with a unique selling proposition. Key Takeaways Howard’s background as an entrepreneur building transformative businesses How integration differentiates Ylopo from other real estate tech solutions How brokerages are becoming tech companies to keep and recruit agents Why tech companies are taking commission splits + offering affiliate services The value in building a database and keeping consumers in your ecosystem The danger in building your business solely on portal leads Why real estate agents are more like legal professionals than salespeople How realtors can serve consumers with a strong digital marketing plan Why it’s crucial for agents to differentiate themselves with a USP How agents can compete against iBuyers with hyperlocal marketing How realtors can leverage the instant buyer tactic to generate seller leads Howard’s advice around focusing your efforts at the top of the funnel The potential for banks and big brands to become real estate brokerages Howard’s prediction that marketing will heat up among recognized brands Howard’s insight on what Gary Keller is doing right and what he’s missing Connect with Howard Tager Ylopo Connect with Lab Coat Agents Lab Coat Agents Lab Coat Agents on Facebook Lab Coat Agents on Twitter Lab Coat Agents on Instagram Lab Coat Agents Facebook Group Resources 2018 NAR Home Buyer and Seller Generational Trends Report Howard’s Video on Real Estate Lead Generation & Nurture
