We are excited to continue our California COBT Series with a discussion featuring Francisco Leon, President and CEO of California Resources Corporation (CRC). This episode was the culmination of a full day with the CRC team studying California's oil and gas complex firsthand. We started at the Port of Long Beach, traveled north to CRC's Elk Hills operations near Bakersfield, and ended the day in Santa Clarita, where we sat down with Francisco to discuss what we had seen and the broader outlook for California energy. Along the way, we visited with Dean Persinger, Vice President of the Wilmington Production Complex, at the Port of Long Beach; Gabby Gonzales, Senior External Affairs Advisor, at Elk Hills to discuss CRC's community engagement efforts; as well as Joe Jephson, Engineering Manager at Carbon TerraVault, and Brent Ilott, Vice President of Operations of the Elk Hills Production Complex. The day gave us the opportunity to see the breadth of California energy production up close and better understand the infrastructure and policies shaping the state's energy system. It was a unique opportunity to see CRC's operations firsthand and spend time with the people working across the company's California footprint. In our conversation with Francisco, we discuss the changing energy landscape in California and the state's efforts to balance affordability, reliability, environmental priorities, and local energy production. Francisco shares his perspective on a more constructive environment for energy investment, including improved permitting activity in Kern County and the growing focus on the costs and energy-security implications of relying on imported energy. We discuss CRC's evolution into a broader California energy platform and the significant optionality across its existing asset base. We explore the history and future of CRC's Long Beach and Elk Hills operations, including conventional oil and gas production, power generation, carbon capture and sequestration, and the proposed Golden Valley data center development. We cover CRC's recently announced Crimson acquisition and the strategic value of ~2,000 miles of pipeline infrastructure across California, the company's broader consolidation strategy following the Aera and Berry transactions, and how CRC could increasingly serve as both an operator and an enabler for additional capital, partnerships, and development in the state. Francisco also shares his thoughts on company culture, community engagement, and the importance of working constructively with regulators, political leadership, and local communities. Mike Bradley patched in and kicked us off by noting that the 30-year U.S. Treasury yield was trading at ~5.3%, its highest level in two decades, despite relatively subdued inflation data the previous week. He highlighted the record pace of bond issuance financing the AI infrastructure buildout and the possibility that it could be competing with heavy U.S. government issuance for capital and contributing to higher borrowing costs. Turning to equities, both the Dow and S&P 500 have modestly declined this week as second-quarter earnings season winds down and investors look ahead to NVIDIA's results next week. In energy markets, WTI crude had risen ~$3/barrel this week to ~$85/barrel, largely reflecting expectations that the Iran conflict will remain an ongoing issue as the 60-day MOU expires. European natural gas prices have also increased to ~$22/MMBtu, up ~$2/MMBtu over the past couple of weeks. TTF prices are now up ~140% this year, with EU storage levels, particularly in Germany, well below seasonal five-year averages and below levels seen in 2021 ahead of the sharp increase in gas prices during the 2021-2022 winter. The energy sector has posted modest gains alongside higher crude prices. With second-quarter earnings largely complete, Mike expects sector performance to be driven by oil prices, the broader equity market, and company-specific fundamentals. In power, he highlighted Pennsylvania Governor Josh Shapiro's executive order imposing stricter oversight on proposed data centers, including electricity and water-use guidelines and local approvals, effectively giving communities greater influence over siting decisions. Mark Castiglione joined us throughout the day and added his questions and perspective to the discussion.

Here are today's real Santa Clarita Valley numbers, pulled straight from the CRMLS feed plugged into SantaClaritaOpenHouses.com.TODAY'S SCV NUMBERS, AUGUST 12 2026• 825 active listings, covering single family residences, condos, and townhomes• 176 properties currently in escrow• 39 closed sales in the last 7 days• Roughly 30% of current escrows will fall out, and that is normal, not a crisis• Distressed property (short sales, foreclosures, bank owned) is only 1 to 2% of this marketWHAT ELSE IS IN THIS EPISODECondo or townhome, the difference people always ask about. A condominium is typically a single level, no upstairs or downstairs, usually sharing walls and ceilings with neighboring units. A townhome is typically multiple stories. Ground floor is easier if stairs are a problem. Top floor means nobody walking above you, but you are carrying groceries up. On both, check the parking configuration carefully. Some units have direct garage access into the home, some open onto a common pathway, and some Vista del Canyon units in Canyon Country have a private yard between the garage and your door. Diamond Head in Stevenson Ranch is another layout worth walking before you decide.Why about 30% of escrows fall out. People hear that number and assume the market is in trouble. It is not. Buyers get cold feet. Somebody hears something on the news. A relative intervenes. It is spread across the board rather than concentrated in property condition, and it is a normal feature of this market rather than a warning sign.Everybody becomes an expert. The moment you start thinking about buying or selling, every person in your life turns into a real estate genius. Your coworker practically stole his house. Your relative knows a guy. My actual advice is do not dismiss them and do not obey them either. Take it to your agent and ask. If Stan at work bought a short sale under market three years ago, ask what the market was doing then and whether that play still exists today. Usually it does not, because distressed inventory is 1 to 2% and most of it gets handled before it ever reaches the open market.The warning nobody else gives you. If you use the big online portals to find out what your home is worth, understand the trade you are making. OpenAI's system broke out of its cage and went digging through other companies' databases looking for answers. And somehow the lab that has NOT had a model escape looks weak by comparison.That is gangster behavior. There are real gangsters and there are fake gangsters. Watch the actions, not the interviews.In this episode I break down what actually happens the day one company crosses into artificial superintelligence: the moat goes up, and it is game over for everybody else. Not because they are evil. Because nobody who gets there wants anybody else close. For John Fisher, the answer was not reinvention for its own sake. It was the chance to keep growing, serving, solving problems, and feeling fully engaged. Before becoming a Ranger, John spent more than 20 years at Sony Pictures Television, including as supervising producer of The Young and the Restless, where he won six Emmy Awards. His earlier career included work with HBO and key roles in launching MTV, VH-1, MTV Europe, and The Comedy Channel. His next chapter didn’t pop up overnight. It grew from volunteering. One opportunity led to another: EMT certification, a seasonal Ranger-Assistant role, ranger training, and eventually the Río Hondo Basic Police Academy. There, surrounded by much younger recruits, John became California's oldest graduate of a basic Police Academy, class president and was voted Most Inspirational. In this conversation, John explains how he handled the demands of the academy, why age brought advantages as well as limitations, and how three simple criteria (learning something new, helping people, and having fun) guided his choices. John Fisher joins us from California. _________________________ Bio John Fisher is a Ranger with the Mountains Recreation and Conservation Authority, a local park agency with extensive property in the Santa Monica Mountains. He joined the MRCA as a volunteer in 2024. After attending the Rio Hondo Basic Police Academy in 2025, Fisher completed field training and became a generalist ranger in 2026. Prior to the MRCA, Fisher worked for Sony Pictures Television for over 20 years as a supervising producer for “The Young and the Restless,” where he won six Emmy Awards. Earlier, Fisher worked on the NBC Enterprises syndicated daytime program, “The John Walsh Show.” He spent 11 years with HBO as a production executive, where he supervised a wide range of programming, including “Politically Incorrect with Bill Maher,” “The Chris Rock Show,” “Reverb,” and “Dr. Katz: Professional Therapist.” His experience encompasses key roles in launching MTV, VH-1, MTV Europe, and The Comedy Channel, as well as numerous producing and consulting credits for broadcast, pay cable, syndication, corporate, and home video projects. A longtime member of the Television Academy, Fisher has served on the Daytime Peer Group Executive Committee and the Daytime Awards Committee. He has been involved with community and educational endeavors and has volunteered with his homeowners’ association, Syracuse University's alumni advisory network, and Boston University's Los Angeles program. An avid cyclist, he has been a member of several advocacy groups and a volunteer trail maintainer. Additionally, he continues to volunteer with the Los Angeles Sheriff’s Department Search and Rescue team based in Santa Clarita and as a civilian volunteer for the Los Angeles Police Department through his membership in the California Emergency Mobile Patrol (CEMP). So was this. The difference is the method is in here, so you can go check the work yourself.What your home is actually worth. Every closed sale is recorded with the county and tracked by the local boards of REALTORS, but reaching that data is the hard part, which is why people accept whatever a website prints out. When an agent hands you a number, the number is not the deliverable. The data behind it is. Put the pin on your own house, expand outward, and find three or four closings inside 180 days that match on bedroom count, square footage, lot size, and year built. If somebody is comparing your single family home to a duplex in another city, ask them why.Sell now or wait for rates. This turns on your plan at the other end far more than on rates. Sellers leaving California are usually buying into less expensive markets, Florida, Tennessee, Idaho, Kentucky, the Carolinas, at a lower price per square foot. If rates come down later, you can refinance.Who pays the buyer's agent. It is negotiable, and it always was. Most Santa Clarita sellers still choose to contribute, some decline, and those deals still get structured.Fire insurance and your buyer's loan. A buyer who cannot get insured cannot fund. More than half the time a home gets listed, the seller's carrier is no longer writing new policies in California. Insurance shopping used to happen in week three of escrow. It has to happen in week one now.What to fix and what to skip. Pricing comes from what has closed. Repairs come from your active competition, the homes buyers tour the same weekend as yours. Walk them in person. The more important question is whether that translates into substantive accountability or just performance. Competitive elections have made compromise harder, not easier. When one party holds power for decades at a stretch, half a loaf looks good. When every election is winnable, the incentive shifts to demonization and the next cycle. The hyper-competitive era since 1994 has structural roots that don't vanish with a change in majority. The green shoots are at the state and local level. Cross-partisan collaboration is visible in places like Santa Clarita, where a Republican city council member and a Democratic congressman are working together on local infrastructure. Organizations like Future Caucus are documenting exactly this kind of millennial and Gen Z cross-partisan energy. One conversation at a time is not a consolation prize. Incremental, constitutionally grounded change is not a failure of ambition. It is, as Corey puts it, what the founders actually promised future generations.
