There is very little that needs to happen on any deal before noon; stop being reactive. She notes some keys to her business that she fought at first. Hire an assistant. Build a team. RESULT = 85 deals in 2020 as a SOLO AGENT! Going into 2021, she had 2 team members. Now in 2022, 21 team members! Virginia is committed to getting BETTER. Learn the five key habits Michael recommends that sets successful agents apart from all the others. He had to figure out a stack of technology, leads, systems, and people to create his success. To be successful, you must get your habits right. The new tools out there are adaptive ways to do the old things that we've been doing. Give methods enough time to work before quitting. Habit #1 is lead generation. Lead generation happens in many different ways. If you want to make six figures in real estate, you need between ten and fifteen lead sources. If you have more time than money, you're in Tier 1. This is chasing business. As you transition into Tier 2, you can attract business. Diversifying your lead flow is crucial. Referral-based business is lower than ever before. 92% of buyers start their home search online. Be the first agent people are coming across. Every lead source has a cash conversion cycle. Habit #2 is to nail lead follow up. The first three habits should make up 90% of your day. Get to these leads very quickly. Your speed to lead should be under 30 seconds. Keep them on the phone for five minutes to block out competition. Call. If they don't answer, don't leave a message. Redial and if they don't answer, text. Let them know you didn't want to drop the ball. Most of the best lead follow up will come from you picking up the phone. Habit #3 is lead conversion. Get them to meet you in person because your chances of being able to sell to them increases. Inconvenience yourself before inconveniencing them. Michael provides a script after setting the appointment. Habit #4 is having balance in your life. When you're at work, focus on work. When you're with your family, focus on your family. Habit #5 is being in the habit of being profitable. Have a profit and loss statement that is easy to understand. 3 Key Points: To be successful in any field, you must master your habits. As business owners, tracking our money is one of the most critical exercises we need to do. Tracking finances with our bank accounts isn’t enough for us to get the information that helps us make better decisions, so we need a P&L. How does knowing and understanding our numbers increase our profitability? How do we use our P&L to profit expenses and to plan for things like taxes? On this episode, Coach Christy Horne shares the importance of keeping track of your profit and loss on a monthly basis. A lot of us only look at our P&L when we’re giving it to the CPA to do our taxes, but we need to look at it daily, weekly, monthly so we can make business decisions with it. -Christy Horne Three Things We Learned From This Episode Good P&L data comes from having the right categories When it comes to creating categories in our P&L, it’s important not to make them too broad. Instead of having generic buckets, have specific, granular categories showing every expense and every income type. Every item between $250 and up should be its own line item, so we can get a clear representation on how we’re spending our money. Run your real estate job like a businessThink of your business as a brick and mortar business. We need to operate it out of our business accounts. Have a checking, savings and credit account for business, and keep that on its own. Have a brick wall between business and personal finances. Plan ahead for your spending When we take a closer look at our P&L, we’re able to actually forecast our spending. Think about your future expenses, events you’re going to attend, and subscriptions you’re going to pay so we can create a benchmark of profitability. In Lindsay’s case, her value proposition is the charity component she has in her business, which many people on LinkedIn value. If we’re using a charity component, it’s important that it’s something we’re passionate about. Lead with building relationships Don’t just think buyers and sellers for LinkedIn. We can also use it to connect with people, start conversations, build relationships and expand our spheres of influence. If we do this regularly, we’ll build a healthy database from that platform alone. On LinkedIn there’s less speed-to-lead pressureSpeed to lead is important but not as critical as other platforms. We need to get back to people, but not in as little as 30 seconds like other lead generation tools. People aren’t expecting immediate responses, and also your value proposition takes away the need for urgent contact.

We should do this in a fun and simple way that makes them feel like a part of something great. We need to have a simple system in place that we can follow consistently every single time because ultimately, we want people to engage with the training. Who says midwifery and real estate have nothing in common? For Seattle-based broker Mel Parsons, her background and abilities as a midwife helped her carve out a niche for herself in the real estate industry. In this fifth episode of Rags to Riches podcast, Baton Rouge real estate agent Brittiny Howard shares with us her brazen but captivating story. Growing up, she had a good support network, with her dad working in a roofing and brick masonry business. Her first stint at real estate was when she helped her mom sell their home at 12 years old to her best friend's family. Even though she had her first child at the age of 20 and raised him as a single mother, she refused to let it stop her from graduating at the University of Vanderbilt on time. However, difficult times came when she was barely making enough money and even had to count nickels in order to buy their food. Despite all of this, her little boy was her biggest motivation to push and try harder. This iron-willed and decisive mother was able to close 52 deals in her first year as a real estate agent. But by the end of 2017, merely four days after she got fired by her brokerage, her home and neighborhood got flooded. The government didn’t help them and her insurance failed to reimburse everything she spent, wiping out all of her savings. Devastated as she was, her family and personality remain as her driving force to “get her ass up” and go to work—with no more excuses. Brittiny simply believed that losing and failing is not an option. Wealth allows you to take care of others, whereas riches are essentially self-serving. Riches are also elusive— difficult to attain and never enough once you start to accumulate them. Aim to generate wealth that will build your legacy, instead of purchasing fleeting and superficial items. Choose cash over creditWe live in a society of instant gratification, and the constant supply of credit enables us to buy items out of our price range. On top of this leading to debt, buying things you can’t afford with credit is a bad idea in general. By using credit, you’ll ultimately pay more for something than it’s worth. In a world that values instant results, we’ve started to feel that wealth can be quickly acquired. Where it can’t be acquired quickly enough, things like credit have allowed us to pretend that it can. The problem is, we’re not only spending more money than necessary, we’re striving towards riches rather than wealth. If no one attends showings, your price is 10% too high. If people are coming to the showings, but the number of people is lower than expected, you’re 5% overpriced. In the event that you have interested parties, but no offers, lower the price by 2%. Make sure you’re paying attention to the numbers if you’re considering adjusting the price. Why open houses offer such great opportunities Never undermine the effectiveness of open houses. Of the people attending, 80% do not have an agent yet. 40% of the attendees will also have a house to sell. Consider open houses an interview for the business you could do with the people coming to them. Rather than spending hours mindlessly as people walk around, ensure they have great experiences. Why you need to stick to a checklist You need to have set processes for every client you deal with. In fact, if you don’t create processes and stick to a checklist, your business will never be scalable. Make sure you replicate every step with every client, and don’t leave anything to chance. That may sound boring- but the reality is, success should be. When you’re running a business, nothing should ever be left to chance. Plan every detail you possibly can and stick to the systems that work. Even if you’ve been successful until now without a plan, keep in mind that to scale your business, someone will need to replicate your steps. Strategies are crucial in business- make sure you’re creating ones that work for you. To make partnerships work, we have to either alter the split or recognize that the bulk of the work should be shared between partners. How many times we should contact a lead With prospecting, we shouldn’t stop until we’re told by someone that we shouldn’t contact them again or that they’re ready to buy or sell. What to do with repetitive, time consuming-tasks If we have to follow through with the exact same action twice, there’s a high chance that the task can be automated or at least done in a time-saving manner. When we have the right systems in place, the time spent on busy work is diminished. As business owners, we may feel pressured to wear many hats, especially in the beginning when we can’t afford to outsource. As our business grows, it’s important to recognize what we’re good at and spend our time on activities that make use of our talents. There’s always something new to learn, especially since technology is changing at a rapid pace. However, we don’t have to learn everything, so it's wise to hire other people who can specialize in other roles. While most young adults will still be struggling to adapt to their new reality after graduating from school, teens who worked early on will be a step ahead. A small job doesn't always mean a small impact Even if kids won’t do much in the beginning while they’re still learning the ropes, we should strive to motivate them to make the best out of their role. This involves encouraging them to be outspoken when they see something that needs to be improved. Teens are often underestimated We often underestimate the capability of our children. As a result, we risk losing the opportunity of including a generation in our business that has a firm grasp of what happens in the online environment. If we provide them with the right tools, they have the opportunity not only to follow our directions, but also come up with new suggestions based on their unique perspective. The greatest gift we can give to our children is the opportunity to do something truly valuable with their time and prepare them for adulthood. Life after graduation can be a stressful change for many young adults. They suddenly have to deal with a new reality that they were previously sheltered from: responsibility, work, and bills. If we can prepare our children for what they’ll need later in life, we will put them one step ahead of the game. They’ll also have the valuable work experience that they can leverage into their next job or endeavor.
