How the SOLDwisch team gets involved and gives back to the community. The other day, we played dodgeball to help out Children's Cancer Connection. We weren't sure exactly how much our dodgeball skills would hold up, but when we heard there was a team costume contest, we knew we could at least compete there. We really enjoy being involved in the community, and one way we do that is by asking what's important to our agents. This dodgeball tournament was Children's Cancer Connection's first one ever, but they have a volleyball tournament that we attend every year, at which we always have a ton of fun. We have an agent, Jason Henness, whose family was affected by childhood cancer, and they took advantage of the amazing program that Children's Cancer Connection offers. It's been a part of their life for a long time, and it's wonderful that he has brought us into that fold. Plus, the events are super fun! “If you have a cause that's important to you and in need, please reach out to us.” If you are not familiar with their work, Children's Cancer Connection sends kids with cancer to camps. That way, they can be around other children who are going through the same thing. It's definitely tough for kids with cancer, but the foundation also looks after the siblings. They have a camp for siblings as well so that they can find the support and friendship they need. It's such a wonderful idea, and it comes at little to no cost to the families. When you go to the events, you can tell that everyone there has benefited from the program, and they are so grateful. It proves how great the organization is. Also, a portion of every transaction our team does goes to charity. This past month, we heard that the Mighty Maddy Mission was doing a special drive for some of their projects, so we reached out to them. We also contributed to the Helping Hand of Indianola, a food pantry organization. We have funds available to donate in the coming months, so if you have a cause that's important to you and in need, please reach out to us. We'd love to help with causes that are part of our community. If you have any questions or would like to suggest a charity, just call or email us. We would love to hear from you.
The Misty SOLDwisch team's personalized marketing plan sells more homes. Barbara Corcoran, star of ABC's Shark Tank, built the No. 1 brokerage firm in New York City by marketing luxury homes to the most qualified buyers. That same strategy is what will make the difference in our area. We're creating customized marketing for the right buyers in Des Moines and Central Iowa. We are the team that Barbara trusts. Our personalized marketing plan sells more homes for more money, and if we can't find the right buyer on your deadline, we will buy the home. Misty joined Barbara in New York City recently to talk more about real estate strategy, and the result is our newest commercial. We are proud to work with Barbara for the past several years as her preferred agent in Central Iowa. As your business evolves, you inevitably hit new ceilings and face new challenges. In understanding how to scale your real estate business you learn that with the right people and systems in place, you can solve any problems that arise and move forward with confidence. What you will learn in this episode: Where Misty was in her success journey when she realized that she needed to enlist the help of others Why a key component to running a business effectively is having the help so that you aren't focusing on the activities that don't bring value to your business The importance of having coaches and mentors to support you as you scale your business How Misty helps new agents on her team help them find success quickly The SOLD in Central Iowa onboarding processes and how it differs from other real estate teams How Misty leverages her contacts to recruit new agents to the team The importance of developing systems as you expand and enlist the help of others How to Scale Your Real Estate Business Successfully When people think about scaling their business, they often worry about the cost, the added responsibility of having an employee, and how they're going to train someone new. Entrepreneurs are naturally anxious when they're outsourcing for the first time — but if we shift our perspective from “what is this person going to do for me?” to “what am I going to do for this person?” then we become much more comfortable with the process of scaling. So many agents on their success journey fall into the trap of having a person be their key player rather than a system, and when that person leaves, then they have to start all over again. You have to have processes in place on the back end to help your team and drive your day-to-day responsibilities forward. As the business owner, you can allow your business and the systems you've created to elevate another person's life and have faith that their success will become your success or the organization's success. When you find the right people to add to your team and train them effectively, then those people will grow and evolve. Even if they graduate from you at some point down the line, it will not only have been an enriching experience for you both; you will be confident that you have such a sound system in place, you can bring another amazing human into the system and let their life be elevated too. Putting Systems into Place When you don't enlist the help of others, you're basically doing the assistant's job rather than focusing on profitable activities. Often what happens in the real estate industry is that we focus on presenteeism or a feeling of busyness to the detriment of sitting down and actually figuring out what we need to do to take the next step. Misty talks us through what she means by non-dollar-productive activities versus dollar-productive activities and where she was in her success journey when she realized that she needed to implement systems around her sales processes. Entrepreneurs are hard-wired to keep on going even when they don't quite know where they're going or how they're going to get there. But at the end of the day, you need to get your back end organized so you can concentrate on the activities that take you forward. Misty dives into why the idea of a sales script in real estate is often stigmatized and explains why incorporating a system into your sales process is just as valid as incorporating it elsewhere. Here’s the story of how Emily Burton become our Director of Sales. Emily Burton is originally from Indianola, Iowa, where she graduated from Simpson College. She worked as a bartender for many years before she stumbled into the real estate business. She had just received her degree in public relations and was looking for a job. She initially interviewed to be an agent’s assistant; that agent told her that she would be perfect as an agent and that she should get her license. So Emily did; she worked as an individual agent for about seven months. It was a difficult time for her. She wanted real estate to be her career, but she was struggling. Solo agents don’t have the support that agents who work on a team do. “‘I can’t imagine doing this amount of business on my own.’” Eventually, in 2017, she received a call from the Misty SOLDwisch Team to schedule an interview, and she’s been with us ever since. The difference between her life as a solo agent and as a member of our team couldn’t be starker. We have multiple departments on our team designed to help our agents succeed, like our client services and transactions departments. Emily also doesn’t have to worry about marketing because our team has systems in place to take care of that so she can focus on working with clients. Adam McCarty from Rightway Home Inspections is here to answer a few home inspection questions. In today’s message, I sat down with Adam McCarty from Rightway Home Inspections on my weekly radio show “The Central Iowa Real Estate Scoreboard” on 106.3 KXnO to discuss a few key questions people tend to have about his industry, including the importance of pre-inspections, things that tend to surprise sellers about inspections, and the kinds of technology that help inspectors spot issues that homeowners might not even be aware of. “Do you need to be a certified home inspector?” There are a lot of really good inspectors in the state who were previously in the HVAC, plumbing, or construction industries, and that prior experience is a big plus for consumers. “How important is a pre-inspection?” Instead of having to negotiate twice, it just makes sense for a seller to get everything out of the way with a pre-inspection. “What kinds of things do people need to do to prepare for an inspection?” If you already know there are issues with your home, Adam recommends taking care of them before he comes to your home for the inspection. In terms of preparing the house, that homeowners need to provide clear access to things like your furnace, electrical panel, attic, etc. “Do the sellers need to be present for the inspection?” They don’t have to be, but it’s great if they are. That way, Adam can explain what items buyers are concerned about and what sellers should do to prevent issues later on in the transaction. “What is a thermal camera?” Thermal cameras are a special type of camera that allows Adam to see differences in heat within the home. This allows him to spot issues that sellers might not know about because they can’t see them. “What are the biggest surprises during an inspection?” Sellers often don’t realize how hazardous electrical panels can be. For more information about home inspections and the services that Adam and Rightway Home Inspections offer, visit their website or call him at (515) 802-0141. In the meantime, if you have any questions about buying or selling homes, don’t hesitate to reach out to the Misty SOLDwisch Home Selling Team. We’re here to help. The key to a successful business lies in effective systems, so it’s important we put the right ones in place. How can we simplify the organization of our teams? How can we reward our agents for great results, and what can we do to help them take their own business up a notch? In this episode, Broker/Owner at Better Homes and Gardens Real Estate Innovations, Misty Soldwisch shares how to put more effective team systems in place. Takeaways + Tactics Leverage systems that simplify organization. Tools like Trello work wonders for any business. Categorize agents based on what they’ve achieved. By doing this, we not only motivate them to get to the next level, but ensure they feel valued for their contributions. Offer agents support. The best thing we can do as leaders is to provide our teams with the tools and systems to take their business to the next level. All the work we do now to build a business is a trade-off for a better future for ourselves and our families. How can we use systems and leverage to make sure we aren’t spreading ourselves too thin unnecessarily? Why are market shifts something we can look forward to when the right pieces are in place? What is the dark side of our ability to handle pain as entrepreneurs? On this episode, Misty Soldwisch shares her business growth journey and how she has been able to sell 1,100 homes in 3 years. Being good at helping clients understand the market is where you really build trust. -Misty Soldwisch 3 Things You’ll Learn From This Episode Why introverts make great salespeople (03:51 - 04:43)As a salesperson it’s easy to fall into the trap of constantly talking and filling the space in a bid to connect with someone. Sometimes the most powerful thing you can do is just sit and listen, and this is how introverts can actually be very good at sales. The right mindset to have about leverage (09:56 - 11:25)When you hire people at a time when your business is busy, it can be easy to make the mistake of hiring someone who can help with the immediate workload, but who is ultimately not a good fit for the team. Understand the importance of your team culture, and surround yourself with people that will treat your clients the same way you do. How to balance a big vision with the needs of your family (14:04 - 14:33)Having a big vision for yourself and an upward trajectory in your business means you have to make trade-offs, and these may often come at the expense of your personal life. You have to find balance between pushing for growth in your business and being there for your family. From all the failures we experience and and the times we have to pick ourselves up, entrepreneurs have a high pain threshold. It works in our favor and allows us to keep pushing through fear and struggles. The only problem is that it makes it hard for us initiate the necessary changes in our businesses and lives— whether it’s making adjustments to our teams or improving our personal lives through leveraging the business. We have to use the pain to help us improve and make life better for us and our loved ones. Guest Bio- Misty is the founder and leader of the Misty Soldwisch Home Selling Team in Iowa. The Misty SOLDwisch home selling team is so thrilled to have amazing relationships with different local builders, as this gives us a unique perspective and unique advantages in assisting our clients with their new construction purchases. “When you build a new home, you can pick out every detail.” There are a number of advantages to building a new home over purchasing a resale property. Today I’d like to list three of these advantages to give you a better idea of whether this may be something that’s right for you. You get to choose exactly what you want. When you build a new home, you can pick out every detail. This means you won’t have to worry about making compromises on carpet, back-splashes, or any other features. Our team works with builders who have streamlined their process in order to make buying new construction as easy as possible. These builders provide buyers with options so that they can design a home that is truly customized to their needs and tastes. You don’t have to wait for the right home to come on the market. Instead, you get to create the right home. This is very important in a tight inventory market, especially if you’re searching in a price point where multiple offer situations are common and competition is fierce. You get great incentives when you buy new construction. Many builders offer amazing financing options through preferred lenders. Also, many communities around Central Iowa offer tax abatement incentives for buyers purchasing new construction. This can equate to thousands in savings and help increase your buying power. So, if you’re curious about your options in terms of buying new construction, please get in touch. My team has a high level of expertise on this subject and would be happy to lead you through the process. With the right help, it’s a lot easier than you might think. If you have any other questions or would like more information, feel free to give me a call or send me an email. I look forward to hearing from you soon.
Want to know how much it will cost to sell your home? Ask different agents about their Realtor service fees and what those fees cover. Want to sell your Central Iowa home? Get a free home value reportWant to buy a Central Iowa home? Search all the homes on the MLSThere are several different fees that you will encounter during the home selling process. I have gone over a few on my blog already. Today I am discussing Realtor service fees and what they cover. People often call our office wanting to know how much we charge. That is totally understandable; after all, if you want to calculate how much it will cost to sell your home, you should compare the prices of different Realtors. However, it’s important that you understand exactly what each Realtor is offering for that cost. There are many different providers in our market that have different charges and fees. Here at the Misty Soldwisch team, I can tell you that we do not have the lowest cost in the metro area, but there is a good reason for that. We feel that it is important to make sure that we understand what your goals are in selling. We want to know what you want your bottom line to be. As part of our service fees, we will give you advice and strategies to maximize your sales price. "Flat rate brokers may not be able to net you as much money as we can."We have worked again and again with sellers whose homes failed to sell because they worked with a discount or flat rate broker. Through our advice, we reposition the home at a higher price and help these sellers sell the home because of all of the different things we offer as part of our service fees and marketing. Ultimately, the seller walks away with more money than they anticipated. Part of these service fees go to our marketing and our expertise, and another part goes to compensate the buyer’s broker. As part of the Des Moines Association of Realtors, we participate in the MLS, which shows other agents that we are willing to cooperate with them. They bring buyers to your home and we compensate them through the fees you pay us. As I said, Realtor service fees are only part of the cost of selling your home. If you have any other questions about the cost of selling your home or about real estate in general, give me a call or send me an email. I would be happy to help you!
