I've been observing an interesting trend in the regen ag space. The concept and awareness of regen ag has been growing exponentially with many people exploring ways to start their own farms and to participate in and support those who are already involved. At the same time the current economic situation and the complexity of regulations, paired with skill worker shortages, and other challenges are leading people to burn out or quit altogether.  It's no joke how complex and difficult it can be to run a lean and profitable farm in modern times. Luckily there are some successful and experienced farmers out there who are helping to train and inform the new generation in order to support them in getting established.  One voice in particular who I've admired since the release of his first book, The Lean Farm, is Ben Hartman. Though they both have a lot of experience from running their previous large scale operation, Ben along with his wife Rachel started their new venture, Clay Bottom Farm which is an urban farm, set on the north edge of Goshen, IN, in 2006. One of their key features is that all of their food is sold within 1.5 miles of the farm.  Ben is best known for bringing the Lean methodology pioneered in factory manufacturing, to the management and process on small farms. He now has a new book out titled The Lean Micro Farm: How to Get Small, Embrace Local, Live Better, and Work Less.  In this interview Ben shares his story of his initial passion for farming and the journey to creating a simplified and efficient operation that allowed him to enjoy a life with his family and still have hobbies while running a profitable farm.  We discuss the criteria he uses from the Lean system to design workflows, focus energy on the tasks of highest return, and eliminate unnecessary work.  We also go into the practical details of this ⅓ of an acre operation such as the tools he uses, his method for bed flipping in the market garden, the marketing and sales system he has, and the infrastructure that makes it all flow smoothly.  This episode is packed with advice for growers who are looking to get small by reducing complexity and waste without compromising profitability or losing their customer base.

It's time, Podsters!  December is upon us and this week's episode if exactly what you need to finish the year, whatever way you choose.  Do you want to finish strong? Great.  Do you prefer to ease up and enjoy all the joy which comes with the holiday season? Also great. Here's the thing Podsters: we are all about action over here at Unmute Yourself the Podcast and this week I'm making the case for inaction.  That's right.  Deferring action.  Deciding how you want to spend the next 30 or so days, and finishing the year soft, sane, and slow. Why the pivot?  This past weekend, many of my friends slowed down to enjoy the Thanksgiving Holiday. We did not get on a plane to cram in one more work trip, we did not rise early and grind all day and we did not “FINISH STRONG”.  Instead, we took time to enjoy everything the start of our holiday season has to offer.  For me, that meant a significant amount of time walking on the beach, too much time on the couch and lazy afternoons doing nothing. And here's what I noticed.  I witnessed a big change in how those around me were showing up.  I saw my friends become more vibrant and live healthier by deliberately slowing down.  I could hear it in their voice and see it on their faces.  And I saw myself revel in taking it slow which is something I rarely do. I get it, Podsters: It's go time.  I know that December is the Super Bowl of business.  Wrapping up contracts, planning to “hit the ground running in January, financial close outs – all the things. So, I'm proposing three things to end your year with ease. Reflect on 2024: What do you want more, less, or the same? Start living that way now and you'll finish the year with YOUR meaning of strong. Block some time the first two weeks of January for focused business planning. Embrace the power of "no." No overcommitting, no overextending or a simple, “no thank you.” Life isn't meant to be a constant grind and we finish the year however we choose to do so. So, Podsters, my wish for you is to end the year strong, on your terms, and with EASE. They discuss how clarity results from focusing on what truly matters and how it can lead to lower stress and better results. Jim draws parallels between wisdom and clarity, emphasizing the importance of simplicity and focus in both sports coaching and business.  [06:32] Jim discusses ten common symptoms that point to a lack of clarity, including issues like accountability, agency, and being constantly busy. When asked which symptom is most common, Jim compares these symptoms to fever and explains that being excessively busy is a pervasive issue, often linked to a lack of agency.  [08:00] Jim and Jan explore the challenges of using tests to uncover core business issues. They highlight that business problems are intricate, influenced by factors like people and context, making simple tests impractical. They stress the significance of curiosity and asking questions to gain a profound understanding of problems, much like how doctors diagnose illnesses. [11:54] Jan inquired about Jim's use of fictional stories in his book. Jim explains that stories are a great way to convey information and resonate with people. They discuss how stories are memorable and touch on the impact of emotionally charged narratives, particularly those involving children. The conversation then transitions to the topic of accountability, where Jim talks about how accountability issues can manifest at individual, team, and organizational levels. They mention that such issues often involve judgment, trust, and fairness. Jim and Jan emphasize the importance of addressing these issues effectively to prevent conflicts and team breakdowns.  [13:32] Jim and Jan tackle the issue of workplace busyness and its impact on employee engagement. They ponder why busy leaders coexist with disengaged employees, questioning whether busyness is a choice or a necessity. Jim suggests that people may naturally prefer busyness for various reasons, including societal influences. The conversation then shifts to the topic of delegation, with Jim highlighting common mistakes. They stress the importance of equipping individuals with the right skills, resources, and time when assigning tasks. They point out that delegation is often misunderstood as simply passing responsibility, which can lead to inefficiencies and frustration. [22:01] Jim and Jan delve into the topic of workplace betrayal and its repercussions. They draw from their personal experiences to shed light on trust-related challenges that often arise in delegation and teamwork. Jim narrates an incident from his early career where trust was eroded, resulting in difficult choices and significant takeaways.  [24:42] Jim discusses the balance between simplicity and complexity. He talks about how people naturally prefer straightforward and concise solutions but live in a complex world. Jim shares insights from his book, "Clarity," highlighting the need to recognize and focus on what truly matters while navigating the intricate aspects of life and work. He emphasizes that while understanding complex issues may require a nuanced approach, practical execution often demands clear and precise strategies. [26:12] Jim shares a parenting lesson that applies to business problem-solving. He talks about finding a lost toy by instructing his children to put away everything except the lost toy. This story highlights the concept of focusing on what the problem is, to make it more manageable. Jim mentions his upcoming book "Clarity" launching on October 18th.  [29:44] Closing quote: And remember, the mind is not a vessel to be filled, but a fire to be kindled. — Plutarch   Quotable Quotes “Clarity evokes a calm and focused state of mind with lower stress and diminished anxiety over what to do next." "The reason people fight and have conflict is it all starts with disrespect." "It's that curiosity that drives you to real solutions. And in the grand scheme of things, I think that's really what we want to go for." "At an individual level, a lot of times we imagine ourselves to be either more responsible for something or if something went bad, I'll take all the blame for this and I kind of martyr myself in that realm." "Curiosity drives you to real solutions. When you're dealing with a business problem, you're saying, like, hey, there are some facts. But then I want to kind of listen to the stories, the narratives people are putting together. And if they don't jive, if they don't match, something's wrong. And you can't just let it be wrong. You got to be curious. You got to dig deeper." "We like stories, and I think that's just a better way to learn." "Conflict starts with disrespect." "I think the Gallup poll is probably true, I believe that 100%. It's not because they're managing time poorly. It's because we're motivating them poorly." "Most people do delegation so incredibly wrong. It's tragic because we look at it as like, 'Well, I'm just going to have this person who's been around. They're going to do it now.' And I think one, someone's got to be capable. They have to be trained and capable of doing it." "We as humans prefer simplicity. We like clean things, we like simple things. But we live in a complex world. And if you live in a complex world and you try to make everything too simple, it just doesn't work."   Here are the books mentioned in this episode   Resources Mentioned The Leadership Podcast | Sponsored by | Rafti Advisors. Business owners: Are you neglecting the financial side of your business?   We get it; there's a lot to worry about. P&Ls. Cash flow. Balance sheets. And if you're not a numbers person, it can feel pretty overwhelming. But if you want to scale your business and grow (and grow well), these are the things you can't ignore.    Today, we're joined by Chris Mannina, a Certified Public Accountant and tax strategist with almost 20 years of experience in the accounting and finance industry. As a CPA with KWC Advisors, he helps business owners reach their financial goals by providing innovative accounting solutions, and he's here to give us the scoop.   For Chris, it starts with technology. Automating and streamlining processes reduces the need for manual effort and allows accountants and financial professionals to shift their focus from processing data to analyzing it.    Secondly, he strongly encourages CEOs to have meaningful discussions with their CFOs to better understand the business's levers. It's the best way to enhance their knowledge of the company and make more informed decisions. Don't have a CFO? Well, that's something you can outsource to someone like Chris. Paying them for a few hours a month isn't cost-prohibitive, and they can review monthly or quarterly financial statements, make forward-looking cash flow projections, and provide some real insight into your business.    The goal is to create a roadmap that outlines the steps needed to achieve optimal industry best practices, and integrating technology and systems can lead to optimization and improved efficiency over time. Even if you think you're “doing fine,” the truth is - you could be doing better. And you might even be able to make the same amount of money doing half the work through automation. Who wouldn't want that, am I right?    When you make changes to an existing model or process, it can be a bit tricky and require some effort - and this might make you unsure about whether to proceed with the changes. Automation? Optimization? Hiring a CFO? It feels like a lot.   Just keep in mind that though the process may be complicated in the beginning, the payoff is worth it. Don't miss this episode to learn what Chris of KWC Advisors can do to take your business to the next level.  Episode Highlights:   The top do's and don'ts in starting and scaling your business How to incorporate automation into your financial operations How to optimize for greater efficiency When to hire a CFO The difference between a Controller and a CFO Exit planning with ESOPs His favorite tax strategy   Favorite Quote:   “Just because you're doing well doesn't mean you're doing as good as you could be or as efficiently as you could be.” Connect with Chris: https://www.kwccpa.com  http://manninaincorporated.com https://www.linkedin.com/in/manninastrategies/   christopher.mannina@kwccpa.com    Stay Connected: Connect with Matt and Luigi on Instagram: @matthew.r.meehan @luigi_rosabianca @theLiquidLunchProject @ShieldAdvisoryGroup. Jeannette interviews Sarah Jones, the director of the Prince's Trust in Wales, serving as an introduction to the Prince's Trust and focussing on how they support young entrepreneurs. Sarah explains that the Prince's Trust is a youth charity founded in 1976 by King Charles III to help young people gain skills and find employment, and offering support in education, employment, and enterprise, with a particular emphasis on helping young people start their own businesses. The episode also highlights the experiences of two entrepreneurs who have benefited from the Prince's Trust. KEY TAKEAWAYS The Prince's Trust is a youth charity founded in 1976 by King Charles III to help young people gain skills and access education, employment, or start their own businesses. The Prince's Trust offers a comprehensive enterprise program in Wales, supporting young people in setting up their own businesses regardless of their background or education level. The organisation provides financial support through grants and loans, as well as mentorship and guidance from experienced professionals to help young entrepreneurs succeed. The Prince's Trust aims to build confidence and resilience in young people, particularly those who may feel disconnected from the job market or have been affected by the COVID-19 pandemic. Individuals and businesses can get involved with the Prince's Trust by reaching out directly through email or connections, offering time or financial support to help support the future generations of young people in Wales. BEST MOMENTS "We work with young people from the age of 11 to 30, so it's a really broad age range which always catches people by surprise." "We offer things called Will It Work grants, which are small amounts of money where a young person might have a couple of business ideas or a business idea where they think, I don't know whether this would work." "And it's so important to give back I think you know and I'm finding this when you get to a certain stage of your life… that's for sure." "I was a beneficiary of the Prince's Trust myself… which is an absolute privilege." This is the perfect time to get focused on what YOU want to really achieve in your business, career, and life. It's never too late to be BRAVE and BOLD and unlock your inner BRILLIANCE. Workless households, significant health inequalities and high youth unemployment in some areas are the main issues that continue to prevail. It's widely recognised that growing up in poverty can have an unjust and detrimental impact on young people, placing barriers on future opportunities. According to The Prince's Trust annual Youth Index report (2022) 24% of young people in Wales agree they will never recover from the emotional impact of the pandemic More than half (56%) of young people in Wales agree that the pandemic has left them feeling “burnt out” and 44% reveal that the pandemic has caused a long-term negative impact on their stress levels While over half (55%) of Wales' young people report experiencing a mental health problem 46% say the pandemic has made their mental health worse, and 28% of young people in Wales surveyed feel like they will fail in life The Prince's Trust Response Today, The Prince's Trust is one of the UK's leading youth charities, founded by King Charles in 1976. Our programmes have been developed in response to society's changing needs, give young people the support they need to overcome hardship and lead full and successful lives. Our plans in Wales will directly help to alleviate the issues this generation are experiencing. The rising cost-of-living is having a significant impact on unemployed young people supported by The Prince's Trust. The Prince's Trust deliver a number of programmes for young people aged 11-30. The focus on Education, Employment and Enterprise. All of our programmes embed confidence and resilience building; to enable young people to enjoy long term positive outcomes. Our gentle plea for support We really need your help! If you would consider being a business mentor for young people at The Prince's Trust, or want to support via your business or as an individual; we would be delighted to hear from you.  You will be helping us to change the lives of young people for the better, and supporting young people into meaningful education and employment; with the confidence to know they can succeed. Let's create brighter futures for young people in Wales, and inspire future generations to come. hello@princes-trust.org.uk, or 020 7543 1384 ABOUT THE HOST Jeannette Linfoot is a highly regarded senior executive, property investor, board advisor, and business mentor with over 25 years of global professional business experience across the travel, leisure, hospitality, and property sectors. **Major FLASH SALE** ProjectME Posse Business Coaching Membership > CLICK HERE   (Get my $297 Content Creation Made Easy course bundle for free!)   For a quarter of a century, Rob Murgatroyd helped alleviate physical pain as a chiropractor in Atlanta, Georgia. But beneath the professional success, a restless spirit stirred—a craving for a more vibrant, more fulfilling life.   In this pursuit of joy, Rob discovered his true calling, not in the hum of a chiropractic clinic but in the dynamic realms of podcasting and writing. Together with his equally entrepreneurial wife, Kim, Rob co-hosts "Fri-Date," a top 1% iTunes sensation that cheekily and candidly explores their shared entrepreneurial journey, serving up weekly insights on life, work, and love.   However, Rob's tale of reinvention extends beyond the microphone. Trading Atlanta's cityscape for Southern California's allure, he initially thought he had found his place. But a brief vacation to Florence, Italy, unveiled a profound revelation—life was not about the relentless pursuit of dreams but the full-hearted living of them.   Rob's Manifesting moving to Italy interview is Episode # 296 or listen HERE.   ***BONUS SURPRISE GIVEAWAY*** When leave a written review of the podcast on Apple Podcast, leave your name in the review or Instagram/TikTok handle, take a screenshot of it, and email it to us at support@projectMEwithtiffany.com or DM me on Instagram. 803: Building a $1.8M Real Estate Portfolio by Outsourcing Your “Weaknesses” w/Andy Gil

Want to build a million-dollar real estate portfolio? We've got good news for you! You DON'T have to rush full-steam ahead, buying every property that crosses your path to reach financial freedom. That's right, instead of buying dozens of units a year, you can buy a dozen units within a couple of decades, taking the slow, steady path to building wealth instead of ferociously racing to rack up as many rentals as possible. While it may sound like every real estate investor is constantly on a buying spree, this is far from the truth. Investors like Andy Gil have been able to build seven-figure real estate portfolios without sacrificing time with family or infringing on their morals to make more money. Far from it, actually; Andy is outwardly trying to make it easier for often neglected renters to find a safe place to stay. Through the past two decades, Andy has been building his rental property portfolio up to the twelve units it is today. He never thought he would be the person to buy a house, let alone own a rental portfolio. Still, thanks to his differences that make him a superhero in aspects most investors would dread, he's built serious wealth without sacrificing what's important. In this episode, you'll hear precisely how Andy did it, his “T-Rex” policy that entices renters, outsourcing your weaknesses, and using your differences to build wealth. In This Episode We Cover: Andy's “T-Rex” rental policy that leads to low vacancy and a steady stream of passive income Outsourcing your weaknesses and why you MUST know what you don't do well Buying a “fractured condo association” and why Andy is all-in on this uncommon asset class Taking obstacles and turning them into opportunities along your investing journey How multifamily real estate investors can prepare for an upcoming wave of vacancies  Why unit count DOESN'T matter, but the wealth in those units does!
