The Running Drug is the story of how the author, Tim, discovered and fell in love with running after some sedentary years in his 20's, and then he received some unexpected news at the age of 40. At age 40, men in the UK are invited to get their first routine health check, but only about one third of them go. Although Tim felt he was very healthy and didn't need a health check, he went anyway, and was glad that he did. Tim found out that his PSA level was elevated, and after repeated testing that confirmed the result, he was sent for further testing and diagnosed with prostate cancer. Tim was told that had he waited another 5 years for the next health check, his cancer may not have been curable. The book ends with Tim getting to the start of, and finishing, the 2019 London Marathon as part of the Prostate Cancer UK team. Throughout the book he shares his anxieties around training for and running his first marathon, and also his cancer treatment journey. Tim describes how running became like a drug; when he went for a run, he was able to clear his mind, think more clearly, and solve problems, a feeling that many runners will be able to relate to. For those who don't know Tim Beynon, he is a UK journalist writing and editing national and international magazines on everything from Formula One to Premier League football. He is a passionate human interest storyteller, who has invested his time in sharing the inspirational stories of others' sporting and personal achievements. A committed blogger, amateur runner, and men's health champion, he has written about his own experiences of prostate cancer, marathon training and mental health, as well as life as a modern-day parent. Tim Box is a Remedial Hypnotist and Mind Coach specialising in helping clients get control of their anxiety response. Technology led growth In this interview, the continued growth in the value of pest management is debated. Growth in both the appreciation of its value to society, but also in the financial value to those businesses operating in this sector. Although the technician on the ground remains king, the use of digital technology continues to expand. Brian Monaghan is CEO and co-founder of Pest Pulse (https://www.pestpulse.com/), a technology-led pest services company headquartered in Dublin, Ireland but also offering services to commercial customers in the UK. Asked what makes Pest Pulse different, Brian explains the company always leads with remote monitoring as part of the package at a price equal to any regular contract. Pest Pulse was formed three years ago when Brian linked up with his old friend, Tim O’Toole, formerly of Pest Guard. Although Tim has pest management experience, Brian did not, having previous worked for online companies such as Paddy Power, an international currency operation and a food delivery firm. However, the two of them could see opportunities to ‘offer something different’ in pest management due to a mix of regulatory changes, particularly rodenticides, coupled with increasing demands from customers for technology-led service offerings. Looking for cash to develop the business, interest was shown from two venture capital firms, but the business was bought in 2019 by US-based Terminix (then ServiceMaster). As Brian explains: “This link gives us access to Terminix’s infrastructure and to resources that we otherwise wouldn’t be able to get.” Pest companies trading at high multiples An interesting discussion emerges between our TPM host, Daniel Schröer and Brian regarding venture capitalists, technology stocks and the increasing overlap into the pest management business. Pest control, as a value stock, has always traded at a high multiple – the industry is pretty recession proof, grows annually with a good revenue to cash flow generation and now trades more like technology stock at a high multiple ratio. As technology becomes increasingly available to this industry this will further improve multiples, growth and servicing – so raising the desirability of venture capitalists to invest. “Pest control is an in vogue industry, maybe for the first time, but we still need to capitalise on these opportunities,” Brian explains. Future market consolidation As to the future, Brian predicts further consolidation in the market with more acquisitions of medium to large servicing companies by the big four – notably Rentokil, Rollins (Orkin), Anticimex and Terminix. Today our expert guest is Tim Rhode, co-founder of both 1Life Fully Lived and GoBundance. We talk about what those organizations are, how they're changing lives, and why Tim is inspired to help others develop their own life plan to create a world of abundance and balance.   Although Tim is tremendously successful today, he had a bit of a rough start to life. A turbulent home life led to him barely graduating high school, and at 25, he was a part-time grocery clerk who had to go door-to-door painting addresses to pay the bills.   He developed a poverty mindset early in life – and it wasn't until developing an interest in real estate, and seeing how it could create new opportunities for him, that Tim started to shake that mindset.   1Life Fully Lived   1Life Fully Lived is a nonprofit organization started that gives people of all ages and backgrounds the tools to achieve life mastery. By leveraging the knowledge and support of their community, they provide life-planning tools and training in goal setting, finance, relationships, and wellness so that anyone can create and live their best life.   All of their core teachings help people answer these critical questions:   Who the heck am I at my core? Tim began his career in the competitive New York City real estate market working as a broker leasing ground floor retail units. Here, he saw the true potential of real estate to transform lives. Although Tim was limited in means, he spent his time reading, attending workshops, and networking with accomplished entrepreneurs learning that being resourceful was the ultimate path to becoming successful. With this knowledge, Tim embarked on building his real estate company.  Armed with his personal investment and plenty of sweat equity, Tim transformed a rundown duplex and turned a profit on his first deal. He then took those proceeds and reinvested them, while seeking private capital to expand his growing company. Since then, he's done hundreds of residential flips, turn-key and development deals and over 1300 units in multi-family and another 700 units under contract. Timothy Jones | There's Hope   On episode 1 of the MST Podcast, sponsored by the Veterans Breakfast Club, host Lauren DelRicci talks with navy veteran Timothy Jones about his MST experience being raped and suffering the fallout among his peers after reporting the crime.  Timothy shares his powerful story of survival from sinking to the depths of despair, rising with hopefulness, and realizing healthfulness within a community of supportive fellow veterans in Pittsburgh.     ABOUT THIS EPISODE Timothy Jones is a navy veteran and survivor of military sexual trauma.  While stationed in Japan, he was raped by a Marine.  Although Tim reported the crime, his peers hazed and harassed him to the point where he was removed from this duty station and eventually discharged from the navy.  His assailant was eventually convicted and sentenced to six months in the Brig. In this episode, Timothy shares a powerful story of survival.  From sinking to the depths of despair and then rising with hopefulness, he now realizes healthfulness within a community of supportive fellow veterans in Pittsburgh.  But every day is a struggle, he admits, but through it all there’s hope for a better day today than yesterday.
