Are you a quitter? Today's show can make that feel aspirational. Quit a job you hate for the work you love. Author of “The Quitter's Manifesto” and GoBundance Founder, Tim Rhode, joins me today. For context on quitting your job, start with the I/O Quotient. The Soul Sucking Meter: Are you being paid enough? Are you respected? Are you a good cultural fit at your workplace? How does it feel when you wake up to go to work? Could you do your job for decades? I quit my job for two main reasons: 1) Try it. 2) Be irreplaceable. Tim describes that quitting your job is like catching the next trapeze. Want growth? Try something new and scary. You did this as a kid. For example, when you were 11 years old, you swam in water over your head. Take out a home equity loan before quitting your job. Put those funds into another bank. This builds your financial cushion during a lifestyle change. Today we're welcoming back one of the most incredible guests we've had on the show, Tim Rhode. He's the co-founder of GoBundance and co-founder and president of 1Life Fully Lived, a nonprofit that helps at-risk youth and adults emerge from hardship create a roadmap to their dreams, and ultimately lead their best lives. We've shared his story before, so if you missed that be sure to revisit Episode 89: 1Life Fully Lived: The Roadmap for an Abundant & Fulfilling Life with Tim Rhode to hear his whole journey. He's also the co-author of Tribe of Millionaires: What If One Choice Could Change Everything? and The Quitter's Manifesto: Quit a Job You Hate for the Work You Love, which we're going to be talking about today. We're in the midst of two radical moments when it comes to work and finding our place in it: What people are calling “the great resignation” and the phenomenon known as “quiet quitting.” Long before either of those were on the lips of pundits everywhere, Tim had designed a framework for understanding how badly your current job or life situation is draining your life which he calls the “soul-sucking meter.” On a scale of 1-10, if you're in the 8-10 range you're doing something that serves you. But if you're a six or lower, you need to take a good look at your situation. Here are some of the things to look at: Compensation: Are you being paid what you are worth? Respect: Does leadership treat you as an integral part of the team? Fit: Do you like who you work with? Growth: Do you have the opportunity to grow within the company? Feel: How do you feel every day when you wake up? Before you get to the bottom of that meter, start early and look at the places where you aren't feeling right and see what you can do to push those metrics up. And if it's time to quit, we recognize that making that life change isn't easy. What Tim recommends is building a “quit team” or people who will support you during this transition and who are affected by it, getting your finances in order as early as possible, and slowly moving forward without dropping your current obligations. It can be a difficult process, but it's one that's so important to get right. The Biggest Helping: Today's Most Important Takeaway “Getting quiet and finding your geist, if you will, just your way of getting quiet and thinking about what's most important to me. And I implore you to do that today.” -- Thank you for joining us on The Daily Helping with Dr. Shuster. Episode #239: I'm a firm believer that quitting is not an option, in fact I have stated many times before that my success is due in large part because "I don't know how to quit". Tim Rhode and Pat Hiban co-wrote a book called, The Quitter's Manifesto and we had a chance to discuss what the book is all about and why quitting has been a huge part of their success. The conversation is fascinating as "Quitting" is completely flipped on its head and how the fundamentals of quitting have been paramount in both of their journeys to being financially free. In the episode you will hear about the "Soul Sucking Meter", the importance of your identity, and how to build your "Quitting" team. Tim and Pat are awesome, so join us to be entertained, educated, and inspired simultaneously! I would be grateful if you would rate, review, and subscribe to the Let's Go Win podcast. When you look in the mirror, what do you see? If you've been consistently in a bad mood, it might be a sign that you're miserable with what you're doing. Quit the things you don't enjoy and make that jump into better moods. In this episode, Pat Hiban joins Matt O'Neill in talking about The Quitter's Manifesto. They talk about doing more of what you enjoy and quitting your way into success and good moods. Here are some power takeaways from today's conversation: Do more of the things you enjoy! Appreciate what you already have. Cut out what puts you in a bad mood. Express and accept your feelings. Consciously choose to be in a good mood. [01:17] What Puts You Into a Good Mood You're not always conscious of how you feel in the present. You have to ask and get to know what gets you into a good mood. Once you know what things you enjoy doing, go out and do more of them! [09:57] Too Scared to Quit Many people feel trapped and miserable in their jobs. However, they're too scared to quit. It's you who can make the most impact on your success. However, quitting doesn't always mean you have to start your own business. It can lead to creating your own place to pursue your passion or to finding a job with a better culture. [18:43] Are You Ready to Quit? Don't just simply quit your job. Quitting doesn't mean sitting still. You have to put in the work and build the skills you need to make it work. Don't let go of something because you're comparing your situation to what others may have. Instead, appreciate what you have. [24:55] Quitting Bad Moods Matt and Pat talk about the practice of marking your calendar with pluses, minuses, and equals. Get rid of your minuses and equals. Instead, pursue a calendar full of plus days. You can do the same with the people around you. [35:00] Accepting Your Feelings Expressing how you feel can affirm how true your feelings are for you. It's alright to feel and acknowledge your emotions. However, you're in charge of making a good life for yourself. Make the conscious decision to move away from bad moods into good ones. Notable quotes: [13:10] — [13:14] “Betting on yourself is actually the safest bet you could make.” - Matt [20:07] — [20:11] “If you're going to quit, you better have the skills inside you or the resolve to go and build those skills.” - Matt [32:21] — [33:25] “I think we all need other people and human interaction to be in a good mood.” - Matt Resources Mentioned: The Quitter's Manifesto by Tim Rhode and Pat Hiban Tony Robbins Think & Grow Rich by Napoleon Hill Download the Good Mood Toolkit here! Do you love what you do for a living? Or do you find yourself feeling unfulfilled and wishing you were doing something else? A global poll conducted by Gallup sheds a disturbing light on this topic: “With only 21% of employees engaged at work and 33% of employees thriving in their overall wellbeing, most would say that they don't find their work meaningful, don't think their lives are going well or don't feel hopeful about their future.” According to that same report, stress among workers is also at an all-time high. Surprisingly, people are feeling even more stressed than they did in 2020! So, why do so many people stick with jobs that they hate? And what can someone do if they want to get paid to do something that they love? To help answer these questions, I'm talking with my good friends Tim Rhode and Pat Hiban. Their new book is called The Quitters Manifesto: Quit a Job You Hate for the Work You Love. In it, they explore why so many people feel trapped in their jobs but don't know how to escape. The book will help you craft a game plan to survive uncertainty, create new opportunities, and make meaningful change. Are you a quitter? Chances are, if you've ever set a goal and failed to achieve it, you answered “yes”. And that's okay! Quitting often gets a bad rap, but in some cases, it's the best thing you can do for yourself. So it's important to know when to quit—to know when to cut your losses and move on to bigger, better things. In this episode, J and Ashley talk with Tim Rhode and Pat Hiban, the founders of Gobundance and authors of The Quitter's Manifesto, about knowing when and how to quit. Join them as they explore what you need to figure out and prepare before quitting. Here are some power takeaways from today's conversation: Know when to quit. Build your quit team. Prepare a financial safety net. Pursue your interests. Stay calm in uncertainty. Episode Highlights: [4:49] How The Quitter's Manifesto Came to Be Tim had taught Pat how to quit his job and begin passive investing, allowing him to retire at 46. Their goal was to create a tactical book to teach people when and how to quit their job and build a financial safety net. [10:09] Making the Big Decision Quitting is scary. Tim and Pat created the Soul Sucking Audit. Scoring 6 or less means that it's time to quit. It has five categories: Are you being well compensated? Does your organization respect you? How well do you fit in with the team and organization? Are you able to grow within the organization? How do you feel every day when you wake up? [14:10] Building Your Quit Team Your quit team needs four people. First, stakeholders are people who will support you. Second, partners are people who will do well if you do well, such as a business partner. Third, a mentor is a figure in your industry that has experience and expertise. Lastly, a coach keeps you accountable for meeting your daily goals. [20:19] Preparing a Safety Net Getting your finances in order is essential, especially when you're quitting. Some things you can do to prepare your finances: Know your numbers. Get credit and ensure you have funds. Have an emergency fund. [22:34] Advice for Investors Spend as much time as you can in interest over obligation. Pursue the things that interest you rather than the things you're obligated to do. And that makes you more productive in doing what you have to do to get to what you want to do. We are currently living in uncertain times. But accept that some things are out of your control and stay calm. Notable Quotes from the Episode: [10:14] “Quitting is scary. You need to come to a conclusion. It is scary. And it's good that it's scary because if you're lackadaisical and not scared when you quit, you might not do as good of a job at whatever you do next.” [17:13] “If you have a good solid quit team, chances are you're going to make it.” [34:39] “Just about everything we do, we don't have as much control as we really think we do. So you just have to stay calm.” Resources Mentioned: Gobundance 1Life Fully Lived The Quitter's Manifesto The Passive Investing Show
Real estate investors are a hard-working bunch. They put in long hours every day to create passive income and find financial freedom. Many investors resort to doing what they hate, day in and day out, simply to escape the clutches of a nine-to-five job. If you're a rookie real estate investor, you're probably the property manager, head of acquisitions, tenant contact, and accountant all rolled into one. But this “all or nothing” way of working could slow you down faster than you know.If you want to take your wealth to the next level, try quitting—it's what Pat Hiban and Tim Rhode have been doing for decades. As two successful real estate agents, they enjoyed the negotiation games that eventually led to large commission checks. But as the years went by, this non-stop grind took its toll—so much that they both gave up very profitable professions to do what they love. Surprisingly, the “do what you love” lifestyle made them even more money than before! This is all well and good for a couple of veteran investors, but what about our real estate rookies? What about you, listening to this with one, two, or ten deals? How do you take a step back and become a quitter like Pat and Tim? Can you really make more money by doing less, and even if you could, how do you take the first step? In their new book, The Quitter's Manifesto, Pat and Tim lay out the exact team and strategy you need to go from burnout to big checks with far less effort. In This Episode We CoverHow two formal education failures became multimillionaires Going from 100% “obligation” work to 100% “interest” work by doing what you loveFinding the “quiet” that brings your best ideas to light Building your team of quitters who will hold you accountable to do less and make moreHow to find a world-class real estate mentor who will speed up your growth substantiallyThe financial position you should be in before you contemplate quitting And So Much More!Links from the ShowAshley's InstagramTony's InstagramBiggerPocketsGoBundanceUpworkBPCON2022BiggerPockets BookstoreBuilding 61 Different Passive Streams of Income with Pat HibanTurning $5K Into $5K/Month and Retiring at 40 with Tim Rhode9 Simple Steps to Finding the Best Real Estate Mentor for YouConnect with Pat and Tim:Pat's LinkedInPat's BiggerPockets ProfileTim's WebsiteTim's LinkedInCheck the full show notes here: https://www.biggerpockets.com/blog/rookie-216Interested in learning more about today's sponsors or becoming a BiggerPockets partner yourself? Ever felt the urge to quit doing something because it just doesn't align with you anymore? If it's as simple as switching hobbies, no problem. But when you know your income and your family's future is on the line? Man, that's hard! If you're on the verge of quitting but unsure of your next steps, today's guests will help you get to the quitter's mindset and find the tools you need to make sure you have the trapeze to help you get across and the safety net so you won't fall. In this episode, Erik Cabral welcomes GoBundance co-founders Pat Hiban and Tim Rhode, who are also co-authors of the book, The Quitter's Manifesto: Quit a Job You Hate for the Work You Love. They also dive into the soul-sucking meter, a matrix of the five things you need to be looking for to determine where you are in this saga of your life. Here are some power takeaways from today's conversation: Who is a quitter? The “Interest over Obligation” quotient How success leaves clues The impact of their decision to quit Making things ELF (easy-lucrative-fun!) The soul-sucking meter The different trapezes to help you get across The safety net to make sure you don't fall Identifying your quit team Episode Highlights: Getting Into the Quitter's Mindset Many people are running on a hamster wheel and living in obligation day after day. They have no choice but to do the things that they're obligated to do. It's very scary to quit. In fact, 99% of people think about quitting but never do. But the first step to living the life you want is to quit – and the first step in quitting is admitting that it's scary. Once you've agreed on that, the next step is to figure out how you can make it less scary. Success leaves clues. Think about where you are at this stage of your life. Figure out the reasons you're quitting, what prompts you to quit, and where is the next logical place you want to go. It's about finding what you like to do that also actually works. The Soul-Sucking Meter Tim and Pat lay out this matrix of five things you want to be looking at to see where you are at in your life today: Scale it from 1-10 (10 as the highest). And if you're in the 7-10 range, then you're probably on the right track. 1 - Compensation - Are you being paid fairly for what you do? 2 - Respect - Do they respect your work? 3 - Fit for yourself within the team - Is this your purpose? Are you growing? 4 - Your fit within the team - Do you jive with the manager or with the rest of your team? 5 - How do you feel every day as you go to work? [16:37] Identifying Your Quit Team Having a quit team will help you make sure you do indeed quit and get you to where you want to go. There are four people in this: 1 - Stakeholders - These are your family and friends, and the ones who will be most affected if you make this move. This includes you, your spouse, and your kids. 2 - Your partners - These are the people you're in business with already 3 - A good mentor or a social group that can help you through this 4 - A coach that that can walk you through this process Resources Mentioned: www.quittersplaybook.com Book: The Quitter's Manifesto: Quit a Job You Hate for the Work You Love Book: Tribe of Millionaires 1Life Fully Lived --- Support this podcast: https://anchor.fm/erikecabral/support

Quitting your job is a big decision and it doesn't always lead to the perfect outcome—at least not immediately. Most people think that you have to be miserable or make very little money to want to quit a job, but even high earners still find themselves struggling to attend their nine-to-fives. Pat Hiban is the perfect example. He quit during his prime even as he was making a high income and after owning his own company. Regardless of all the respect, responsibility, and ability to make phenomenal income, it just wasn't enough for Pat.You may be feeling the same. Maybe you're daydreaming about multifamily investing as you sit at work, or picturing the perfect vacation rental property on your commute. Whatever your reason, quitting might be the best move for you to make, but only if it's the right time. Don't worry if you're struggling with decision fatigue, Pat and fellow quitter Tim Rhode just came out with their newest book, The Quitter's Manifesto: Quit a Job You Hate for the Work You Love.In it, Pat and Tim give stories and tools that will help you on your path to building wealth while leaving a job that you hate. The resources you'll find in this book are exactly what our very own David Greene used when deciding to quit his highly lucrative, but mentally draining job as a police officer. If you've been sitting on the fence, not knowing the next step to take in your career, this book may be exactly what you need.In This Episode We Cover:How to quit your job and start investing in real estate full-timeThe five factors of a soul-sucking job and how to evaluate whether or not it's time to jump shipFinding the "quitter's trapeze” that can help you transition from W-2 to self-employed workerBuilding your team of quitters who will hold you accountable and take you to the next level of your careerWhat it looks like when you're ready to quit and how to emotionally prepare for the impactAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterBiggerPockets Podcast 190 with PatBiggerPockets Podcast 353 with TimHear David's Real Estate Origin Story on The “BiggerPockets Money Podcast”10 Challenges to Seriously Consider BEFORE Quitting Your Day JobBooks Mentioned in the Show:6 Steps to 7 Figures by Pat HibanThe Quitter's Manifesto by Tim Rhode and Pat HibanConnect with Pat & Tim:Pat's LinkedInPat's BiggerPockets ProfileTim's WebsiteTim's LinkedInClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-648Interested in learning more about today's sponsors or becoming a BiggerPockets partner yourself? Everyone wants to quit at some point in their life. We're all quitters, in the sense that if we can't take something anymore, then we're going to do the next thing. The question is – when and how do you quit? In today's discussion, Pat Hiban and Tim Rhode, GoBundance co-founders and co-authors of the book, The Quitter's Manifesto, talk about how and when to quit your job. They share their own experiences of quitting and what it has been like being on the other side. Quitting is a scary thing for sure! Just the thought of it makes you over complicate stuff. What if it doesn't work out? What if there aren't that many opportunities available? All these questions start to inundate your mind. But what if it does work? It's all a matter of mindset. Here are some power takeaways from today's conversation: [01:57] Pat's quitter story [07:24] Tim's quitter story [13:02] When to quit your job: “the soul-sucking audit” [20:50] Feeling the need to be productive vs. self-worth [25:00] The value of not over complicating stuff [29:24] Acknowledging the truth about quitting [30:32] Asking the failure question [31:51] Joining a quitting team: Your personal board of directors [34:07] What it means to stop not quitting [40:33] Finding safety from network equity [41:50] Why join The Quitter's Club Notable quotes from the Episode: “We're all quitters. If you look at it, we're all the type of people who say, if I'm mad as hell, and I'm not going to take it anymore, then I'm going to do the next thing." "It's so important that you come at this from your own perspective and just have your own way of going in." "I want to challenge you to get out of your head… not over complicating and just being happy.” "The truth is that quitting is scary… you should be scared shitless and it is a fear that needs to be overcome. That's going to actually help you succeed on the other end of quitting." The US is on a shrinking list of countries that haven't yet recognized how counterproductive the war on drugs is. As we have continued to kill and arrest drug users, making the problem worse, other countries have seen tremendous results in decriminalization, and in some even legalization and regulation of drugs. In this episode I'll walk through various drug laws and how they work across the world, and I'll explain why legalization with regulation is the best way to address the current drug overdose crisis. “All my life I have planned worked hard, and have been very blessed. Now I really just want to give back and help others learn to do the same.” Tim would tell you that he got off to a slow start. After growing up in the rural town of Portola in Northern California and barely graduating high school, Tim Rhode found himself at the age of 25 workings as a grocery clerk with two young children to provide for. He eventually found his “niche” selling real estate; and from 1986 to 2000, he sold over 2,500 homes, and from 1997 to 2006 he invested in over 100 properties. Tim focused on saving money, keeping his expenses low, and playing solid “financial defense” which allowed him to basically retire, and he was financially free at the age of 40. Not wanting to play hike, bike, or ski all day, Tim threw his energy into his true passion: helping people thrive and live their most fulfilling life. He founded the nonprofit 1Life Fully Lived to help people of all ages gain the tools and skills they need to thrive and also co-founded GoBundance, a high-level mastermind, with David Osborn, Pat Hiban, and Mike McCarthy to help healthy, wealthy, generous people lead epic lives. We have a women's tribe now! Tim has also authored numerous books and has been featured on a variety of podcasts and media outlets. He now lives near his children in the High Sierras with his wife and dog.
In this episode, you will learn: • Tim Rhode's brief bio • Tim's vision and his persistence to his vision • Tim's vision for the GoBundance community • How 1Life was formed • What Tim did to make a difference • Tim's lines of horizontal income • What Tim's diet looks like • About Tim's authentic relationships • Tim's life happiness index score • What Tim does to give back • All about Tim's GoPod • What great leaders do • Tim's biggest business and personal goals in the next twelve months • Tim answers a random question from the GoBundance app • Where to find Tim • Plus, so much more! Tim came from meager beginnings. His family struggled financially and eventually broke apart, moving from a rural area to the streets of Oakland, CA. He barely graduated from high school and never attended college. Tim overcame his circumstances and has gone on to live what he had only imagined would be a dream life, retiring financially free in his forties. When he started to taste success, he wanted to share his experience and help others dream and live big. He began mentoring local youth, launched 1Life Fully Lived where he and others teach people to “Dream, Plan and LIVE” their magnificent futures.
Finding financial freedom is the starting point, but then you have to decide how to use that freedom to live the life you want. Hear insights about: How Tim sold 2500 homes in 15 years during his real estate career, and how he made major life changes at the age of 40 after finding financial freedom How Tim overcame a difficult childhood and discovered the life he could create for himself through real estate Why allowing your ego to drive your career can be harmful, and why shelving your ego and focusing on serving others is the key to true success Why Tim hired an escrow coordinator during his second year in business to “buy himself a life” and put his financial freedom to work Tim describes the mission and purpose of his non-profit organization, “1 Life Fully Lived”, and he shares tools and resources his organization has created Why Tim chose each of his top two life mottos: “always look for win-wins” and “I'm not a victim” Why Tim focused on building a business that was efficient, effective and productive, and how it freed him to create win-wins and be present in his life Why it is important to find a place in your life where you can “fit in and thrive”, and why reinventing yourself and finding new goals can be life-changing and fulfilling Finding Financial Freedom Becoming a real estate agent can be a powerful platform for finding financial freedom… but it can also be easy to fall into the trap of always wanting more, always pushing yourself, and never actually tapping into the freedom you've created. This week's guest on Pursuing Freedom is Tim Rhode, a successful author who sold more than 2,500 homes in 15 years. At age 40, Tim realized that he wanted “off the hamster wheel”, and because of hard work and smart investments, he was able to retire and shift his focus to creating and living the life of his dreams. During our conversation, Tim shares how he decided to leave a thriving career and instead create a non-profit organization focused on lifting others up, and he discusses setting new and different goals for himself that allow him to really thrive and follow his passions! Recognizing When It's Time for Change As Tim explained, he built an extraordinary career selling real estate. His income grew exponentially, but he made minimal changes to his lifestyle and instead focused on saving and investing his money and growing his wealth. Then, by the time Tim was 40 years old, he realized that he was ready to stop grinding and follow other things he felt passionately about. Thanks to his hard work and frugal lifestyle, he was in the financial position to break out of the grind. However, Tim knew that he wanted more from his life than just relaxing or having fun all day, so he focused on building his non-profit organization “1 Life Fully Lived”, to help people who were just starting out on their path or who were overcoming tough circumstances get a leg up in life. Tim Rhode shows us that it's important to recognize when we need to make big changes in our lives, and that being courageous and stepping into those changes can bring real rewards. Leveraging Your Freedom Many of us got started in real estate because we wanted to be able to create a specific life for ourselves, and finding financial freedom was supposed to be the key to that life. But somewhere along the path it can be easy to get caught up in the competitive, workaholic lifestyle and lose track of your goals. It can be really empowering to take a step back and consider what is really important to you, then make changes to your life that give you greater alignment with your priorities. You've worked so hard in finding financial freedom, but you must not forget to take advantage of that freedom. David Osborn is the owner of the fourth largest residential real estate company in the country. He is the founder of GoBundance and is a New York Times bestselling author. David did not achieve his success overnight. His road to success started with the one drive he had, which is to live a life of freedom. After graduating college, David worked for a year and then sold all his possessions to hitchhike around the world. He later returned home with no money and he was in debt. His mother offered him a job to work for her in real estate which he agreed to do temporarily to pay off his credit cards, now twenty-seven years later, David is still in real estate and thriving.Focused on financial freedom, David found himself an accountability partner, Pat Hiban, and later included Tim Rhode to help plan, execute and achieve their goals. This accountability system eventually led to the idea of GoBundance, a tribe of individuals looking to make the most of life through accountability and transparency. Listen in today as they discuss:Personal accountability, transparency and authenticityThe importance of constant learning and growthChoosing the right crowd and environmentCreating balanceExperimenting to find the business that suits youIf you really want to be successful usually you're born with certain things that work and certain things that don't work and the way you get into harmony with what works is by shedding the part that doesn't work. ~ David OsbornTIP OF THE WEEK:Mark: My tip of the week is davidosborn.com, it's a great place to start making a significant difference in your life.Scott: Check out columns.me, you can literally create a checklist for projects, people.David: You have to have a flight plan for your life, you have to have a goal for your life. My favorite goal book right now is Automic Habits by James Clear. We have a goal template at the goaltemplate.com. The reality is you have to choose something, and if you choose nothing you get what you get, you don't throw a fit because you choose nothing. You have to choose and get after it hard and then make detours and adjustments along the way. My advice is go to a coffee shop and get a journal you're inspired by and turns you on, and write what you want to manifest in 2020, in the next 5 years. Put it together in a series of goals and be held accountable to what you created.Isn't it time to create passive income so you can work where you want, when you want and with whomever you want?
