The draft is closing in, and Pack Nation's questions are getting sharper — so Ryan's bringing the receipts. This episode of Draft Room digs into one of the most pressing questions surrounding Green Bay's draft position: with no first-round pick and only seven total selections, what can the Packers realistically do to maneuver on draft day? Using the Rich Hill trade value model, Ryan walks through the cold, hard math of what moving up or moving back in the second round actually costs — and the numbers might surprise you. Spoiler: if you're dreaming of Green Bay leaping to the top of Round 2, you better be ready to sacrifice a lot more than you think. Caller Garrett from Illinois breaks down the question Pack Nation has been asking: could Green Bay move up to 40-something in Round 2, and what would that compensation actually look like? Ryan runs the trade value numbers on multiple scenarios — trading up, trading back, squeezing in extra picks — and explains why almost every path leads to disappointment given the Packers' limited capital David Bailey's character concerns get a full airing: the photographer incident, the stomping ejection, the video evidence — and what it might mean for his draft slide The top-10 puzzle is starting to take shape: Mendoza at 1, Reese to the Jets at 2, Carnell Tate potentially at 6, and Jeremiah Love surging at Tennessee — so where does Bailey land? The show then shifts to why a Vikings trade down from pick 18 could make sense given roster depth needs and a draft class rich in potential starters (especially picks 25–75), explaining how teams prepare through mocks and pre-negotiated trade frameworks. Forness outlines baseline trade-down packages using the Rich Hill trade chart, arguing it best reflects historical trade value while noting class strength can affect real negotiations. In this episode of the InsuranceAUM.com Podcast, host Stewart Foley, CFA, sits down with Rich Hill, Global Head of Research and Strategy at Principal Real Estate, to explore today's commercial real estate landscape and what it means for insurance investors. With over $25 trillion in value and 18 subsectors, CRE is far from monolithic. Rich explains how insurers should approach asset allocation with a four-quadrant strategy that includes public and private debt and equity.   The conversation dives into how insurers are navigating private real estate debt opportunities amid valuation resets, the growing appeal of sectors like data centers and senior housing, and why CRE may be an under-appreciated source of long-term portfolio stability. Rich also unpacks the difference between core, core plus, value-add, and opportunistic strategies plus, the risks and rewards of each in today's market cycle. Whether you're rethinking your CRE allocation or evaluating long-term trends, this episode offers actionable insights tailored to insurance asset management.

No Crying In Baseball

In a surprising twist, this week's police blotter is Little League-centric, from the policy to the personal. The entire Venezuelan Senior Little League team, made up of 13-16 year olds, was denied visas to participate in the Senior Little League World Series held in South Carolina this week. Yes, the United States broke the hearts of an entire team who not only proved themselves the best in Venezuela, then traveled to Bogotá in order to obtain visas, to then be told they are too much of a security threat to enter the US. And here at home, a player competing for the NJ Little League title was ejected from a game and then suspended for a bat flip.  Which is not against the rules. “Horseplay” was added later to the “unsportsmanlike conduct” charge because even though it is in the eye of the beholder, horseplay appears in the safety rules. In boyfriend news, Pottymouth's catcher continues to be all Wong, even if her infielders are adorable (cue the drinking game). Cristopher Sanchez tosses a complete game to stay in Patti's good graces. Cal menaces more records, and Cedric's incredible game may be a swan song. Old guy Justin Turner jokes with old guy Rich Hill, while Tito and Kevin trade manager-level pranks. Nick Kurtz makes his young presence known, even if that triple is elusive. Women in Baseball Week is bracketed by the end of Baseball for All Nationals, and the lead up to the All-American Women's Baseball Classic. We say, “Italian-sized pilsner – it's shaped like a boot,” “That's a little Amish joke,” and “I get to woo, you get to woo, we both get woo.” Fight the man, send your game balls to Meredith, get boosted, and find us on Bluesky @ncibpodcast, on Facebook @nocryinginbball, Instagram @nocryinginbball and on the Interweb at nocryinginbball.com. This week, Nate and Ben talk Canada and the Savannah Bananas, then it's all Cardinals: Gorman hits the IL, trade chatter heats up, and the rotation continues to fall apart while the bullpen thrives. They break down Pallante's Jekyll-and-Hyde sinker, discuss Fedde's DFA as the news breaks, and preview the upcoming Padres and Marlins series. Plus, league news, Rich Hill makes history, and a Wrigley fan goes all in for a souvenir.Have a question or comment for the show?
