How do vibrant New York City neighborhoods react to major changes to city life while retaining their historic character? For the next three weeks, we will present three neighborhood-history shows from the Bowery Boys podcast in a new light, exploring how these historic areas survive sudden changes in economic growth, housing needs and tourism. Picture the neighborhood of SoHo (that's right, South of Houston) in your head today, and you might get a headache. Crowded sidewalks on the weekend, filled with tourists, shoppers and vendors, could almost distract you from SoHo's unique appeal as a place of extraordinary architecture and history. In the mid 19th century this area, centered along Broadway, became the heart of retail and entertainment, department stores and hotels setting up shop in grand palaces. (It also became New York's most notorious brothel district). The streets between Houston and Canal became known as the Cast Iron District, thanks to an exciting construction innovation that transformed the Gilded Age. Today SoHo contains the world's greatest surviving collection of cast-iron architecture. But these gorgeous iron tributes to New York industry were nearly destroyed — first by rampant fires, then by Robert Moses. This show was remastered and reedted by Kieran Gannon. It origiinally ran in July 2017. Visit the website for images and more information. Hosted by Simplecast, an AdsWizz company. Business and finance news from the Asia-Pacific. SK Hynix Inc. earmarked at least $31 billion in capital spending this year after reporting a six-fold surge in quarterly profit, a record outlay that coincides with growing fears about overinvestment in AI capacity. SK Hynix said it expects its capital investments to rise around 50% to at least 45 trillion won ($31 billion). It posted margins of more than 80% for the June quarter — a high watermark — because of the endemic memory shortages that have helped raise prices it charges customers like Apple Inc. and Nintendo Co. Yet the Korean company's shares fell 11% in Seoul Wednesday, reflecting both the sky-high expectations that surround the AI industry's linchpins and the growing concerns that big tech firms such as Meta Platforms Inc. are building more data centers than they need. Korea's benchmark KOSPI fell for a second straight day. We speak to Winnie Hsu, Bloomberg's Asia Equities Reporter. And for more analysis on SK Hynix earnings, Bloomberg TV hosts Yvonne Man and David Ingles spoke to SK Kim, Senior Analyst at Daiwa Capital Market Korea.See omnystudio.com/listener for privacy information.

Steven Spielberg is the master of the summer blockbuster. His 1975 classic "Jaws" is credited as the first big summer movie in film history, and films from "Raiders of the Lost Ark" to "Saving Private Ryan" are among his most loved summer films. Spielberg is also noted for his science-fiction films that explore the possibilities of life beyond our planet, such as "E.T. the Extra-Terrestrial" and "Close Encounters of the Third Kind." Building on this legacy, he returns this summer with "Disclosure Day," which explores what would happen if the existence of aliens were revealed to the world. In this episode, the conversation shifts from Spielberg's filmography to the latest release, as co-hosts Bruce Miller and Terry Lipshetz talk about the film. They note that while it is good, it does not live up to the hype that comes with a Spielberg film. However, as mentioned in this week's episode, the worst Spielberg film is still going to be better than just about anything else. The hosts also discuss the New York Knicks finally winning an NBA title before looking ahead to the release of "Toy Story 5." About the show Streamed & Screened is a podcast about movies and TV hosted by Bruce Miller, a longtime entertainment reporter who is the retired editor of the Sioux City Journal in Iowa and Terry Lipshetz, managing editor of the National Newsroom for Lee Enterprises based in Madison, Wisconsin. The show was named Best Podcast in the 2025 Iowa Better Newspaper Contest. Theme music Thunder City by Lunareh, used under license from Soundstripe. YouTube clearance: FV694ULMCJQDG0IY

AI is moving into the daily workflow of agents. MLS rules, private listings, and lawsuits are raising new questions around inventory access, consumer transparency, and how agents protect their value. And a lot of agents are about to get blindsided because they are still trying to run their business like it's 2019.In this video, I'm sharing where I've been, what we've been building behind the scenes, and why I believe the future of real estate belongs to agents who combine relationships, systems, collaboration, and responsible technology. While I've been quieter on content, the business has not slowed down. We closed the largest transaction of my career — a $2.1M sale in Platt Park here in Denver — refined Carbon Collective, launched our Diamond Call for top producers, partnered with Lofty on a CRM solution, and started building Prop AI to help agents responsibly automate the admin side of their business. We also break down major industry shifts, including brokerage consolidation, eXp's acquisition of NextHome, Real's announced agreement to acquire RE/MAX, and the growing legal battles around private listings, MLS access, and consumer transparency. The point is not that AI replaces agents. The point is not that one brokerage model wins everything. The point is that agents need to stop chasing every shiny object and start building real operating systems for their business.AI will not fix a broken real estate business. Buckle up, we're heading back out into wine country, this time to the intriguing Adelaide Hills wine region in South Australia. It gets talked about a lot - but what's it really all about? Is it all about piercing, textural Chardonnay? Or fine sparkling wine? What about the perfumed Pinot Noir, the scented Shiraz..? And let's not forget the likes of Gruner Veltliner, Nebbiolo, Gamay, Barbera, Riesling, Sauvignon Blanc and all those natural wines. There's a real buzz around the Adelaide Hills - but how to get our heads round it all?!Happily, we have some brilliant guides in the shape of Brian Croser (Tapanappa), David LeMire MW (Shaw + Smith), Emma Wood (Wirra Wirra), Kelly Wellington (Hahndorf Hill), Liam Van Pelt (Ashton Hills), Peter Saturno (Longview) and Xavier Bizot (Daosa/Tapanappa). (Thanks also to the Adelaide Hills Wine Region for making this sponsored episode happen and giving us access to such great producers.) They talk us through things like altitude, rain, field blends, magic, wine tourism, French arrogance, organics and 'thoughtful' wines. There's even the odd bold claim (about Chardonnay) and intriguing revelation of a long-held secret (a 'subterfuge story' no less!) Oh, and we touch on why, 'people don't want to drink like their dads.'Thanks for tuning in. We love to hear from you so please do get in touch! Send us a voice message via Speakpipe. In this episode, Emily interviews Dr. Jed Kim, a recent PhD graduate in chemistry from the University of Wisconsin at Madison. Jed built a $35,000 Roth IRA by the time he finished his PhD due to consistent $500 per month contributions. Jed and Emily discuss what it took financially to maintain that savings rate, from applying for fellowships and bank bonuses to sharing food with multiple roommates to engaging in free and low-cost activities. Jed speaks openly about how spending too little at times hampered his mental health and how a family emergency caused him to rethink his approach. This interview illustrates the trade-offs graduate students have to navigate when striving to make the PhD less of a financial liability.
Yitzchak Pierson hosted a training session on creating email newsletters for real estate agents, sharing his process of building a consistent weekly newsletter using templates from Ricky Carruth. He demonstrated how he uses ActiveCampaign (formerly Constant Contact) to send weekly newsletters to approximately 900 contacts with a 36% open rate, incorporating personal growth content alongside real estate information. Yitzchak explained his newsletter structure includes social media links, recommended podcasts/books, local articles, and event spotlights, emphasizing the importance of consistent weekly touchpoints with clients and prospects. The discussion included a brief Q&A where Hannah inquired about using Bold Leads' email builder, to which Yitzchak shared his experience trying Lofty but returning to ActiveCampaign due to better visual appeal and metrics tracking.

In this message, “The Lofty Place,” we explore one of Jesus' strongest warnings — not to seekers, sinners, or outsiders — but to religious people. Jesus exposes the danger of pride, position, and self-exaltation, and reminds us that the true path to greatness in the Kingdom of God always leads downward — to humility, surrender, and service. In a world obsessed with building platforms, promoting brands, and chasing recognition, this sermon calls us back to the heart of Christ:Serve when nobody seesObey when nobody applaudsLet God do the lifting, in His time and His wayThrough Scripture, real-life ministry examples, and practical teaching, we're challenged to examine our motives and return to the posture of the cross — where pride dies and grace lives. If you've ever struggled with comparison, competition, insecurity, or the pressure to “be seen,” this message will speak hope, conviction, and direction.Listen in — and let God reshape your heart for His glory.
Everyone's walking into 2026 swinging for the fences—revenue targets, scale plans, product launches, board expectations. But almost nobody is stopping to ask the single question that determines if any of it actually works: Are we aligned enough to survive our own goals? This episode breaks down the concept of an Alignment Audit—not as a buzzword, but as a diagnostic system. We dig into why organizations consistently miss targets not because the strategy is wrong, but because the relationships, behaviors, hiring logic, capital preservation mindset, and execution rhythms are misaligned across levels. From ICs to board members. From CROs to the most recent new hire.We walk through the hard truth:Lofty goals without alignment are a financial liability, not ambition.Mishiring cycles aren't just “bad fits”—they're capital leaks.Revenue isn't just math—it's behavioral infrastructure.Output readiness isn't just process—it's culture in motion. If Q1 2026 is make-or-break for your org, this episode argues there's nothing more important right now than diagnosing before you scale. This is the year where alignment becomes a revenue strategy, not a soft skill.Straight talk, executive tone, no sugar-coating. Just clarity on what it will actually take for companies to hit their 2026 claims without burning capital, burning people, or burning time. This is The Business of Alignment.
Andrew Wild was Zillow's 60th employee. He spent 15 years helping build the portal giant before leading enterprise strategy at Tom Ferry, Final Offer, and now Lofty. In this unfiltered episode, James and Keith sit down with Andrew to unpack what he's learned across every corner of the real estate industry. From the evolution of portals to the rise of agentic AI, Andrew shares sharp, candid insights on where the business is headed—and what agents, brokers, and platforms need to do to stay relevant. They dig into: Why agents still matter (even with AI) How CRMs must evolve into outcome-driven ecosystems Where portals like Zillow, Realtor, and Homes.com go from here The fatal flaw in most agent follow-up systems What consolidation, lawsuits, and shifting margins really mean for the future Whether you're portal-obsessed or AI-allergic, this episode will challenge what you think you know about the next chapter of real estate. Novels featuring an ensemble cast of characters and multiple points of view are a favorite for today's guest, and she'd love Anne's help in finding more of this particular type of reading experience. Olivia Haber Greenwood is joining Anne from Barcelona, where she's lived for the past seven years working as a copywriter and freelance journalist. Olivia is a happy reader with an abundant reading life, but she's found herself stymied when it comes to novels featuring multiple points of view. Olivia loves the concept of these books, and sometimes she'll find one that really works for her. But since voice is such a strong component of what she loves in a book, too many of the multiple point of view novels she's read fall a bit flat. She's on the hunt for a story told from multiple points of view where every character's distinctive, unmistakable voice elicits a big wow. It's a tall order. Can they do it? Anne and Olivia sure have fun trying in today's conversation. Find the list of titles discussed today and leave your suggestions for Olivia at our show notes page, which you'll find at whatshouldireadnextpodcast.com/488. Learn more about your ad choices.
