And so you better make sure that you take care of your family because they're going to be the ones that are there when the air force is done with you.' And I think that's the same for pretty much everything in life. Your family is going to be there, but one day, everything else is going to be done with you.” - Nate Cavender "I think the comradery that you form with your fellow pilots or anybody, your subordinates, was pretty strong and it was special. You don't immediately get that as easily in the civilian sector." - Nate Cavender "In the civilian sector, not everybody necessarily has the same mission in mind. You don't necessarily know where everybody's motivation lies." - Nate Cavender "I think the coolest thing is seeing people when they have a plan for their children that comes true for their children. It's special." - Nate Cavender "I really want to have something to call my own. And I felt like I could really be successful." - Nate Cavender "I didn't realize how hard it really is to start a business. I was really excited about building this and I cared about it so much that I started to feel that even though I didn't have time during the day to work on my company, I would at night do it. So even though that was super tiring, not to mention the family that you had to pay attention to as well, there's something that drove me to still do it. And it was mainly because I love doing it." - Nate Cavender "I guess moving forward to now, it's kind of like what we were getting at. There are some really hard times and they're going to be some good times. But if you're working hard and you're paying attention to things, they'll get better. It's like those days when you're just really struggling with whatever it is, it always seems to figure itself out." - Nate Cavender Visit Access EFM: Website Facebook LinkedIn Twitter Click here to listen with Access Points Podcast

To celebrate the 100th episode of the podcast, I wanted to make it special. And I couldn't think of anyone else besides Nate Green to fill that role. Nate and his work has, without a doubt, inspired me more than anyone else to create the content that I do, so it was a pleasure to have him on to catch up and preach some wisdom for you guys. For those that don't know, Nate is an author, contributor to Men's Health magazine, and a “marketing and ideas guy” at Precision Nutrition. Interestingly enough, he reveals one more (amazing) title to this list during the middle of this episode. I'm stoked to share this conversation and I really think you guys are going to love it. Cheers to 100 episodes, my friends! In this chat, we cover (in order): -Why Nate is referred to as the "Banksy of Fitness" -He reveals that he's leaving Precision Nutrition and where he's working next (Sam Harris fans: get excited) -Nate's background and why he felt he had "no choice" but to get into fitness -Getting mentored by Lou Schuler, starting a blog, and opening a gym (with no idea how to do it) -How it felt to be published in magazines, work with Tim Ferriss, and get a book deal at such an early age -Why he felt obsessed with "making it" when he was younger and if he thought it was necessary -Why he decided to work internally, as opposed to searching for happiness through more power, fame, money, etc. -The moment in his life where he asked "what's the point?" and allowed himself to relax -His advice on how to balance ambition and contentment -Different definitions for "success" -How do you hold yourself to a high standard without being too hard on yourself -Dealing with negative emotions -His goals and intentions for 2021 -His action steps for a more peaceful experience -Working out without music or podcasts -And more! Welcome to the Good Life Property Management podcast! I’m your host, Steve Welty. This is a show for property management entrepreneurs who want to build not only a great business but also great lives. I’m here to help you gain the freedom to live life on your own terms while creating a positive impact in the world. Also, please check out Steve Welty’s Music! In this episode, I talk to Nathaniel Broughton. He specialized in online marketing and private investments in the Southern California region. He is married to Kristi, and they live in San Diego, CA, with our two sons. Nate enjoys the work hard play hard lifestyle, and in between his trips to the beach, you'll find the family globetrotting during their downtime. Nate and I chat about his involvement with large businesses in the 7, 8 and 9 figure range and two of his own service and commission-driven businesses. Nate "fell into an entrepreneurial company which offered him a job" in San Diego when he was 18 in 2001. He worked to grow the business until four years later when they sold the business. Nate considers this experience his "trial by fire in college" and how he learned online marketing and generating sales online. I dig into how Nate stayed in his career and his "why" for working in the online sales industry and how Nate embraced the "opt out" Life. Having the freedom of time and place was the heyday in Nate's mind. He was around in the golden era of online income, no matter where you are in the world. Nate decided to stay in San Diego as this is a hotbed of opportunity for making money online. When he planted his flag, he decided to start a business connection group, hosting dinner for the first SoCal.ly group. He hosted the dinner every quarter to invite his connections to the network. He currently has 400 business owners to come to his event. Opt Out Life, a movement started by Nate, resonates with many people. Nate tells stories of his tribe who has followed this trend and how they make Opt-Out Life work in their lifestyle. Income, Life, and time are three essential aspects of Opt Out Life. There are often bold decisions along the path created by those in Opt Out Life. Have the courage and curiosity to find a different way of Life. Nate talks about mindset shifts and experiences in his personal and professional career, which has given him growth. One of his current priorities is to be present for his children, walking them to school and being at their games and activities. He and his wife enjoy extensively traveling with their kids regularly. Nate gives us advice on how to choose the right business partner, how he's never found one career path he's fallen in love with yet, and his experience with keyword research and SEO for his clients. What do Blake Bortles, Tim Tebow and Josh Allen have in common? The Seahawks are paying Russell Wilson to hand the ball off. If Elijah Holyfield tests well, he could be the 1.01 in dynasty rookie drafts. Damian Harris and Josh Jacobs are both very attractive running back prospects. Bryce Love's low reception totals are a concern. Karan Higdon is the Podfather's mom's work friend. Devin Singletary is an undersized production monster. Darrell Henderson looks like the next Aaron Jones. Trayveon Williams was a monster producer at Texas A&M. David Montgomery may get buried by late round draft capital. Bruce Anderson deserves more love. Time to get to know Wes Hills from Slippery Rock. Rodney Anderson has the requisite size and athleticism to be great. Ty Johnson could be the next Damien Williams at the NFL level. Andy Isabella’s footwork is great but larger concerns loom. Olamide Zaccheaus is undersized, but intriguing. Damien Williams is a buy in dynasty, but his market value is about to jump the shark. Recounting a perfect Carson Wentz dynasty take. Sell Rob Gronkowski in dynasty if he has a huge Super Bowl. The infamous non-call on Tommy Lee Lewis is a non-issue. Why Nate wouldn’t pay shipping on Girl Scout cookies. Building a business with WordPress can feel a little challenging at times. As websites become more of a commodity it can feel a little like an uphill battle when you build websites with WordPress (and is personally one of the reasons I'm not doing service work anymore). I've said for a long time that I still believe there are great opportunities in the WordPress space to build a solid, profitable business. But it's going to look different than it did a few years ago. With more people 'building' WordPress websites (I use the term 'builder' instead of developer because there are so many tools available to make this process easier that you really don't have to be a developer to build sites for people anymore), it's imperative that you carve out your own niche within this market. If you're a 'builder' or developer, I still think the documentation space is wide open. There are plenty of things you can create training and content around that can provide a great income, provided you stick with it and market it consistently (there's the magic word, right? It's all about consistency). Today's guest has done just that with his business. He's picked a niche within this space and has created products (themes and plugins) that are specific to one niche. The Restaurant & Bar space. Nate Wright of Theme of the Crop joined me to talk about how he's niched down within WordPress and where he's headed. Questions I Asked Nate Before we get into Theme of The Crop, what brought you here? What were you doing before you launched this? Can you explain to the listeners what Theme of The Crop is and what differentiates your themes and plugins from everyone else? What made you decide to focus on restaurants, cafe's and bars? What was it like to take on something like online reservations when there are companies out there like Open Table who are established in that space? How do you market your business? What would you recommend to someone who wants to niche down in the WordPress space the way you've done? What's coming this year for Theme of the Crop? What You're Going to Learn How Nate's job as a journalist helped him realize what he didn't like doing How rejection through a popular theme marketplace drove him to build his own shop How long it took Nate to sell his first theme (and why he stuck with it) Who Nate's target audience is... and why it's not simply 'any restaurant' owner (he's drilled even deeper into his niche) How he's used the WordPress.org plugin repository to grow his premium plugins Why Nate is focusing more on content and marketing Where to Connect with Nate Website | Twitter
What's working in your business? What's not? Are you relying on a technique or strategy that may be obsolete after Google makes another change? Or will it stand the test of time? These are some things that Nate Smith, from 8020MarketingGuy.com, had to ask himself as he abandoned business attempt after business attempt. Until he found something that worked. It works well now and he keeps on top to make sure it will work far into the future. As a professional musician, Nate had to make choices he didn't like. He looked for ways to build a business around music. And that's when things finally started to look up. Here’s what Nate and I discuss in this show: Why Nate said he's an entrepreneur who leverages his musical skills to build a business. What Nate learned building the8020Drummer.com. The struggles facing a professional musician in New York and the difference between musicians who make money and those who go the creative route. The business ideas he started, and quickly dropped. How he sat on his idea for 2.5 years before he had the courage to take the leap. How Nate "dry-tested" his idea for 80/20 Drummer with a fake sales page and cheap Facebook ads. Why it took him 16 months before he made his first $1000 after launching his drumming site. How he attempted to scale his ads with a slim profit margin, and what he did to become profitable in the process. What his mentor said that gave him the idea to leverage his first product, and how you can use that advice yourself. How his tentative attitude saved him. How Nate found a perfect product to market fit and how it was the difference that made the difference. How he deals with the limits he faces in the drumming market Why Nate said you should, "Bias yourself toward staying in the game longer than your instincts tell you to." How he's dealing with his personal mindset issues about selling things to his audience. The moments he says, "Stay with it and try one more thing." How he views his responsibility to his clients and the value he provides. Enjoy the show: How A Professional Drummer Beat Business Odds By Playing To His Market's Rhythm
