Summary In this episode of EGGS! The Podcast, Alejandro Szita, a mortgage broker and president of Prosperity Lending, shares his insights on the complexities of lending, particularly for self-employed individuals. He discusses his journey from Chile to the U.S., his experiences in the real estate and lending industries, and the challenges faced by self-employed borrowers. Alejandro emphasizes the importance of understanding the mortgage landscape, focusing on goals rather than just interest rates, and exploring various lending options for investment properties. He provides practical advice for navigating the current economic conditions and making informed decisions about property ownership. Takeaways Alejandro Cita specializes in lending for self-employed individuals. Understanding money and lending is often complex and filled with conflicting information. Self-employed borrowers face unique challenges in securing loans. It's crucial to focus on your financial goals rather than just interest rates. The volume of interest paid over the life of a loan is more important than the interest rate itself. There are various lending options available for self-employed individuals, including bank statements and asset-based loans. Investing in properties that are already rented can simplify the lending process. Partnerships can mitigate risks when investing in real estate. The mortgage landscape has changed significantly since the 2008 financial crisis. Navigating the lending process requires clear communication of financial goals. Summary: Alejandro Szita comes on the show to give us the latest insight on what's happening with real estate. He touches on the confusion in the real estate market right now, and stresses that it is better to not focus so much on rates; rather, it's important to get your mortgage to a point where you can live with the monthly payment. Listen in for more useful insight from Alejandro. Highlights: -There is a lot of confusion in the real estate market right now; many people still need a place to live, and lots of people are still trying to sell -There is a lot of pressure on the housing market—especially sellers -People are focusing on rates rather than their goals -You need to bid aggressively and take advantage of the market -Since rates will probably go higher, now is the time to negotiate -It's not about what the Fed can or cannot do; the inflation in place is for the scarcity of goods -Holding a physical asset can get you through a situation like this -Get your mortgage to a point where you can live with the monthly payment, and stop worrying so much about the rate Useful Links: Financial Survival Network Prosperity Lending
Many artists, musicians, and other creative entrepreneurs want to own property. But because of the unique nature of their industries, they may not be paid as regularly as someone who has a 9-to-5. For example, an artist might get three lump sumps throughout the year instead of a steady paycheck. As a result, many artists and creatives struggle to get approved for a mortgage. Alejandro Szita has worked all over the lending and real estate industries and has learned the ins and outs. Just as importantly, he understands the mindset behind banks that deal with these types of individuals. Alejandro works with artists and entrepreneurs to ensure they're maximizing the likelihood of getting a mortgage — and how they can use it to earn even more money.

Welcome to another episode of The HERO Show. I am your host Richard Matthews, (@AKATheAlchemist) and you are listening to episode 211 with Alejandro Szita – Achieving Financial Objective Through Mortgage. Alejandro Szita is the president of https://prosperity-lending.com/ (Prosperity Lending) which is a licensed real estate brokerage for artists, business owners, and entrepreneurs. He currently serves California and Florida and is soon to expand to other states. He enjoys helping people get the mortgage they need, especially when their financial situation is complex and/or out of the ordinary (which it usually is). Alejandro has been involved with mortgages and real estate since 2006. Here's just a taste of what we talked about today:https://drive.google.com/file/d/1ilX2xe0_WMfLX8V9e1b0Jd8DB2YxDxj1/view?usp=sharing (The Ability to See the Bigger Picture)Alejandro's superpower is the ability to see the bigger picture and see how the story helps them find the right product. When people call him, he never asks about their credit score or anything that's related to numbers. He asks them what they want, because that frames the whole conversation, frames all of the numbers, and frames all of the formulas in a certain direction. If he starts asking about formulas, he's never going to get anywhere. And the client is probably never going to qualify. https://drive.google.com/file/d/1SBHl-IW7UQ7ZL2DHaGINwAXJGbluFfoB/view?usp=sharing (To Look At Mortgage as a Financial Instrument)Alejandro's driving force is for people to look at the mortgage, not as a bill, but as a financial instrument that they can mold to achieve their objective. He notices that some clients treat them as a commodity saying, "Oh like, oh, well you're one of the three or four we're calling". And this never works because they can't compete in terms. The services they provide are a little bit more expensive because they take a long time and do a lot of things that other brokers don't do. So people who are just looking for pricing don't do well with them because that's not what they are about. Other Topics We Covered on the Show:We get to know more about Alejandro's business, the people that he serves, and the services he provides for them. Then, we talked about Alejandro's origin story. Receiving a financial seminar invite has paved the way for him to be a mortgage broker for artists, business owners, and entrepreneurs. Wanting to do everything by himself and trying to make others view reality as himself are Alejandro's fatal flaws in his business. He is able to overcome these types of flaws by giving complete freedom to the people that he works with. Antagonizing clients with what they want and working with detail-oriented people are Alejandro's arch nemesis in his business. He works these out by giving what the client wants and hiring a compliance officer. Lastly, Alejandro's guiding principles are: Do only things that you believe in, don't do things just for money, and always disclose things. Recommended Tools:SpreadSheets Zoom Communication Course Recommended Media:Alejandro mentioned the following book/s on the show. https://www.amazon.com/gp/product/B005F3GK92/ref=dbs_a_def_rwt_hsch_vapi_tkin_p1_i1 (Screw It, Let's Do It) by Richard Branson The HERO ChallengeToday on the show, Alejandro Szita challenged his processor team in Alabama to be a guest on The HERO Show. Alejandro thinks that his processor team should come to the show and share their story because they do the hardest part of the loan, which is to comply with all the nitty gritty, all of the regulations, and put it all on the computer. It's a detailed job to do, and they still do it with a smile. They still manage to comply with this barrage of regulations in a nice way and provide a nice experience to the broker, the client, and to the borrower. Business owners, artists and entrepreneurs tend to have unique financial flows and income and expense patterns. Additionally, because they have many deductible expenses, their tax returns do not always reflect their full financial picture. So, the hardest part is documenting income.
