In this episode of the Small Axe Podcast, Nico shares his insights on acquiring multifamily properties without needing a huge upfront investment. Whether you're a first-time buyer or an experienced investor, Nico dives deep into both traditional and creative financing strategies to help you get into the apartment complex game. Key Takeaways: 1. Getting Started with Traditional Financing - Learn about commercial loans for multifamily properties, typically available for buildings with five or more units. - Discover why most first-time buyers begin with local banks or credit unions that understand the area and asset class. - Nico explains loan options such as 20-30 year amortizations, interest-only payments, and how to shop around for the best rates. 2. Creative Financing Options - If traditional banks don't work out, explore creative strategies like seller financing, where the seller holds the note. - Hear examples of how Nico and other investors negotiate terms like down payments, interest rates, and even deferred payments with seller financing. 3. Alternative Funding Sources for Down Payments - If you don't have the required down payment, there are several ways to raise it, including joint ventures, partnerships, retirement accounts, and tapping into home equity. - Understand how syndications work, where you can raise capital from limited partners to fund a portion or even the entire deal. 4. Exploring Non-Traditional Financing Techniques - Find out about master lease agreements, loan assumptions, and the benefits and risks of using these methods to structure a deal when traditional bank loans aren't feasible. 5. Joint Ventures and Partnerships - Nico discusses the importance of partnering with people who align with your goals and values, particularly in joint ventures where all parties are active in the deal. Resources Mentioned: - *Creative Cash* by Bill Ham – A book on structuring deals creatively, which helped Nico understand and apply creative financing strategies in multifamily investing. Quotes: - "It's possible to get into your first apartment complex without a ton of cash if you're open to exploring different financing methods." - "When structuring a deal, make sure to align with your partners and carefully consider each financing option." Action Steps: 1. Evaluate your available financing options for multifamily investing, starting with traditional bank loans. 2. Research creative financing techniques like seller financing and master lease agreements. 3. Think about potential partnerships or joint ventures for raising a down payment. 4. Start building relationships with community banks and credit unions for better financing terms. Want More Help? I gotta be honest with you. I didn't think this topic would make it to the show. I was skeptical about the concept and the structure of what you are about to hear about didn't sit well with me. But Derrick Barker won me over, as I'm sure he will for you also. So today on Flipping America we are going to learn how you can sell your cash flow. Derrick Barker from Nectar is joining us in a few minutes to talk about an interesting way of raising money that doesn't involve debt. Nectar is an online financing and data platform built to provide fast, flexible capital to short term rental owners and operators. They provide experienced real estate entrepreneurs access to cash flow based financing and sell diversified, fully passive cash flow backed investments to accredited investors. Derrick is the co-founder and CEO of Nectar, the first-ever cash flow marketplace for real estate entrepreneurs. He has 12 years of experience in real estate development, operations, and finance. Prior to starting Nectar, Derrick began his career as a trader at Goldman Sachs. He eventually left that position to focus on real estate, growing his portfolio to more than 4,700 units and $400 million in asset value. Since then, Derrick has helped build multiple successful real estate businesses. He and his Nectar co-founder, Brittany Mosely, are members of ScaleUp ATL and graduates of the TechStars Atlanta accelerator.

“Invest Now, Thank Yourself Later.” This was Erin's advice to herself back in 2015 and the advice that propelled her to quit her job and focus on real estate full time. Erin Spradlin is the co-owner and broker of James Carlson Real Estate based in Denver, Colorado. When she is not helping homeowners or investors buy real estate or teach them the ins and outs about AirBnB, she is busy growing her investment portfolio where she focuses on short term rentals. Are you ready for another MINISODE by Liz & Andresa?! These minisodes are short, 10 minute personal stories from your co-hosts that provides quick (but powerful) lessons! This week, Liz shares some key tips and strategies when it comes to investing with your spouse. It was a tough day back in 2008 when she heard her husband Matt say the words to her - “If we don't change something we are headed for a divorce.” This comment created real change for her and her husband. And over the past 15 years of working with her spouse, she has learned how to stay happily married and grow a real estate business! During today's minisode, Liz answers some powerful questions: How do you “enroll” your spouse and get them “onboard” if you want to invest in real estate and they do NOT? How do you really work/invest with your spouse? How do you keep the lines of communication open? How do you ensure your business does not take over your personal life? The Real Estate InvestHER Show with Elizabeth Faircloth and Andresa Guidelli
