[5:36 Understanding the rising costs of oil Last Halloween, home heating oil prices hit a record high of $5.40 per gallon, and I've been keeping my eye on them ever since. Considering they were under $2 per gallon for most of 2020, I was curious to see why there's been such a spike. Obviously the price of home heating oil is based on supply and demand. I knew the demand was good because the majority of us were quarantined in our homes through winter 2020. However, the cost of crude oil is a major factor for home heating costs. Because no one was traveling or driving much during the pandemic, the price of oil collapsed in 2020, and crude oil got down to a historically low $30 per barrel. But post-lockdown, oil has been on an exponential rise. In fact, 2022 saw prices as high as $100 per barrel thanks to the Ukraine War. In 2023, crude oil prices dropped to around $70 per barrel, but a recent surge has seen barrels of crude going for no less than $85. Are more price hikes in store? With home interest rates recently hitting 20-year highs, you may wonder if now is a good time to purchase your retirement home or a second home? On this episode, I'm going to discuss what you should consider before signing on the dotted line and making such a big commitment. You will want to hear this episode if you are interested in... The current state of home interest rates [1:38] Is NOW a good time to buy? [3:00] How do you finance the purchase of a second home? [4:37] Things to consider before starting the home-buying process [6:41] What's going on in the current housing market? To understand whether or not now is a good time to buy a second home, we need to look at where home interest rates are at. Currently, these interest rates are the highest they've been in 20 years. This means anyone looking to take out a mortgage will pay around 7.6%, as opposed to the roughly 3% rate from three years prior for a 30-year fixed mortgage. While those numbers may seem startling to some, rates around 8% and higher were fairly common in the past. Another factor to consider before buying a second home is the availability of housing. Those stellar 3% interest rates from a few years ago caused quite the housing boom across the country. There's a short supply of homes to buy because many people have refinanced or purchased a home in the last three to five years at a much lower interest rate. So it's possible that finding the perfect house in the current market could be quite a chore. Are YOU ready to purchase a second home? So is now actually a good time to buy? You'll have to listen to this episode to find out! But before you do, there are a few questions you should ask yourself to determine your readiness to buy a second home. The first is, do you have enough for the down payment? Buying a second home usually requires a down payment of 10% or more. You also want to shop around for different lenders. Talk to multiple lenders to compare the packages and interest rates they offer. Another great question is if you have time to apply for a mortgage? The process is tedious and requires a lot of documentation, including pay stubs, tax returns, and investment reports. All in all, the process can take up to 10 hours for simple applications. INTEREST RATESMortgage interest rates are still elevated, around 7%. But Dale says what's unusual here is that typically when inflation drops, rates drop along with it because the bond market, which drives interest rates on mortgages, generally responds favorably. That has not been the case for the last couple of months. And that's due to some other factors. For one, the Fitch downgrade of the U.S. government's credit rating was a big deal that really held back rates. But Dale adds that a number of signs point to 2024 being a much better year in terms of interest rates.Doug Duncan, the chief economist for Fannie Mae and Freddie Mac, really believes — and so to the other experts — that we're going to be in the mid-fives to probably low sixes and 2024 in terms of interest rate percentages. It could even hit the low fives. HOME VALUESDale notes that in the first half of this year, we actually saw a 10% increase from January through the end of May. But listing prices are starting to drop on properties, and that is always the leading indicator for values. In June, we saw the lowest increase in 11 years, it was only 1.6% annualized. So we're probably going to be looking at a 6% total appreciation by the end of this year. Some markets may even see decreases in property value, but we very likely won't see significant declines anywhere. IS NOW THE TIME TO BUY? Believe it or not, this may be a great time to buy.Dale explains that most people think there's no way this is a good time to buy, but that has helped to lessen the buyer competition in the housing market. If you wait until rates go down, what's going to happen is that many buyers will come back into the market, and it's going to be hard to find a house amid another round of bidding wars. And that has helped to moderate home values somewhat, which puts buyers in a stronger bargaining position. One of the things that we've seen this year is over 40% of sales have included seller concessions. So you can get that now, which certainly wasn't the case not all that long ago. And there are huge tax advantages right now because of the rates, which actually offset some of your payments. When you look at the tax benefits on the backside, add all of those things up, and you might be better off buying now and perhaps refinancing when rates drop.Learn more about Dale Vermillion at DaleVermillion.com. Is There Ever a Good Time For Multiple Product Owners? According to the scrum guide, there should be one product owner who is in charge of the product vision and decides what to do, to create a better product (Not how to do it!) The Scrum Guide states: “The Product Owner is one person, not a committee.” Yet, in some environments companies build products that are so complex and big that they need multiple teams to get the job done. For these situations the Scrum Guide states: “If Scrum Teams become too large, they should consider reorganizing into multiple cohesive Scrum Teams, each focused on the same product. Therefore, they should share the same Product Goal, Product Backlog, and Product Owner.” Contradictory to these suggestions, I observe that several companies feel the urgency to have multiple product owners for these situations. (They often argue that they “inspected and adapted” and in their case it is a necessary step to make Scrum work.) Let me share my thoughts on that.
