I'm about to tell you what's going to happen with property prices this year and I'm going to tell you why. The information real estate buyers MOST want to know is where to buy for superior capital growth, both in the short term and the long term. We don't spend our time charting price movements - we devote our resources to following what's happening with sales volumes - the number of sales in each location and whether they're rising, flatlining or falling. History tells us that sales activity is a forward indicator of what will happen with prices. And the new Winter edition of the report provides important clues about which markets are rising and which ones are falling. Here are some of the key pieces of market intelligence that our new analysis provides:- The Perth boom has likely peaked and we urge caution for the many investors diving into this market after three years of big price growth. Melbourne prices will perform a lot better in 2024 than they did in the past two years. Some of the regional markets have stepped up as likely national leaders on price growth in the next 12 months. They include places like the Wollongong region, including in particular the Shoalhaven LGA; Gladstone in Central Queensland; and Albury-Wodonga at the Victoria-NSW border. Smaller capital cities which have been weak lately are showing solid signs of recovery and will do better in the next year, including Canberra and Darwin. Some of the iconic markets which had spectacular booms up to 2022 and have been in a correction phase since then, are now showing signs of moving into their next up-cycle. They include Byron Bay, the Sunshine Coast and the Mornington Peninsula. Other former boom markets that look to be heading into another period of growth include Albury-Wodonga, Ballarat and Bendigo in Victoria, Hervey Bay in Queensland and Launceston in Tasmania. Apartment markets in good locations in our biggest cities continue to attract buyers in large numbers with improved capital growth performance - Sydney City and the Inner West nearby are among the stand-outs. New South Wales has recorded 65 new community cases of Covid-19, with 28 of those cases infectious while in the community.Of today's new cases, 40 are linked to a known case or cluster – 27 are household contacts and 13 are close contacts – and the source of infection for 25 cases remains under investigation.Sydney's outbreak now stands at a total of 929 infections.There are currently 73 cases admitted to hospital, with 19 people in intensive care, five of whom require ventilation.NSW Premier Gladys Berejiklian said while the drop in numbers was welcome, there was still concern about the 28 people infectious in the community."That is the critical number that we need to watch in the days ahead. We need to get that 28 number as close to zero as possible," she said.Questioned why NSW wasn't imposing tighter restrictions given the number of people infectious in the community, Berejiklian said the state's rules were based on health advice."We took the action we did when we did to avert [a] medical and health disaster. We stick by our decisions because they are based on the best health advice," she said.Berejiklian was then asked to confirm that Greater Sydney wouldn't still be in lockdown into August but demurred."I wish I had a crystal ball," she said. "I wish I knew where we would be in two weeks' time."New cases in QueenslandQueensland also today recorded three new community cases of Covid-19. Two of the three cases recently completed hotel quarantine in Sydney. The third is a fully vaccinated international airport worker.In response to the new cases, the mandatory mask rule for the Greater Brisbane area will be extended for another week after restrictions were set to ease tomorrow."I know people will be disappointed by that. I am disappointed by that," Premier Annastacia Palaszczuk said. "But what we are seeing is that these outbreaks are happening across the country."The vaccinated airport worker is a woman in her 40s who works at Brisbane International Airport. She has received her full dose of the Pfizer vaccine and became unwell on July 13. She got tested the following day and returned a positive result."We are treating that as three cases in the community and we are a little bit concerned about that," Palaszczuk said.Queensland's Deputy Premier Steven Miles placed the blame for the other two cases on Sydney's hotel quarantine system, saying "it does appear that virus again has escaped either Sydney or the hotel quarantine system".Miles said the extension of the mask mandate was "the right decision, based on the best possible advice. The fact is an extra week of masks is better than a lockdown. That is what we are trying to avoid."'Dynamic situation' in VictoriaMelburnians are anxiously waiting to see if they will be plunged into yet another lockdown, as the state government weighs fresh restrictions amid a worrying rise in Covid-19 cases brought in from NSW.Victoria's testing commander Jeron Weimar said today the state was dealing with "two separate incursions into Victoria over the last three or four days, two chains of transmission" as Melbourne's outbreak grew to 16.Five cases are linked to an outbreak the city of Hume, made up of four family members and one other contact after the family returned from a red zone and were not isolating.The state's other cases are linked to Covid-positive Sydney removalists who worked at Melbourne's Ariele apartment complex while unknowingly infectious. There are 680 close contacts linked to that cluster, with 104 of those returning a negative result so far.A list of exposure sites has been updated and includes the Melbourne Cricket Ground (MCG) after a Covid-positive man visited the stadium on July 10. New South Wales Premier Gladys Berejiklian has sought to silence fears about new virus cases coming in from Victoria.Asked whether she was worried about new cases "slipping in" before midnight tonight local time, she said: "Well, you can't cross the border freely. Until midnight tonight, we've imposed an extra restriction on Melburnians so nobody from Melbourne or its surrounds can cross the border today."Berejiklian told Today the purpose of leaving an extra 24 hours before the restrictions come into effect was to allow regional Victorians to cross the border."We appreciate there are people who might live on either side who want to get back home and base themselves in their home state," she said. "That's why whenever you make the announcement, you do need to give some time for people to make those adjustments because we don't know how long the border's going to be closed for."The Premier stressed that there is "no evidence" of widespread community transmission in NSW.The last Melbourne-to-Sydney XPT train arrived at Sydney's Central Station at 7am local time this morning, while the last Sydney-to-Melbourne train left yesterday evening.The 75 people who arrived in Sydney on the last train were brought out carriage by carriage, and walked into a cordoned off area to have their temperatures checked and details taken for contact tracing.It comes after Nationals Senator Bridget McKenzie said she is concerned regional communities will be hit the hardest by the closure decision.NSW has closed its border to anyone from metro Melbourne as of midnight last night, and after 11.59pm tonight that travel ban will be extended to all Victorians.With South Australia also having aborted plans to re-open its borders, from midnight tonight's Victoria's population of 6.3 million will be locked in.There will be exemptions for residents in border communities who will still need to cross state lines for work or health reasons.But Mackenzie told Sky News there was considerable "anger and confusion" over the announcement."We have a community of 100,000 people between Albury and Wodonga," she said."We share a workforce, we share education system and a health system – for instance you can only have babies here in Wodonga – and it begs the question, where does a new mother go when she heads back to Albury, does the father have to quarantine?""There's a lot of confusion and anger around a community that really sees itself as two cities, one economy, and one community," she added.Senator Mackenzie said that since the outbreak was confined to Melbourne, it would have made more sense to lock down the city and leave the regions alone.Victorian Premier Daniel Andrews said the decision to close borders between Australia's largest states followed a phone call with Prime Minister Scott Morrison and NSW Premier Gladys Berejiklian.It came after Victoria recorded a record 127 cases yesterday, including 16 in the public housing towers that have been locked down.People who live on the border will be eligible to receive a special permit to travel across the border for work.It's the first time the border between the two states has been closed in 100 years, showing the level of anxiety about the potential spread of the virus from Victoria into NSW.The closure will be enforced by NSW authorities to avoid draining Victorian resources committed to fighting the surge of cases across the state.Police forces said drone technology would be used to assist in implementing the closure.Victoria enacted a "hard lockdown" on nine public housing towers in Melbourne – effectively confining 3000 people to their homes – after a cluster of cases were found.Residents in at least 36 suburbs deemed to be "hot spots" were put into a separate lockdown, but can still leave home for work, school, exercise and essential shopping.NSW Police Commissioner Mick Fuller said police would monitor the 55 border crossings between the two states, with 400 police to be deploy...

Today, I go over my final race plans/preparations and taper week leading into the 2 Bays Trail Run, which excitingly is on tomorrow! I want to wish all those that are doing it a huge ‘Good-luck!’ It’s going to be a fun/epic day! I also want to promote and encourage everyone to jump on board the fantastic initiative David Mc Neil started this week. ‘Let’s donate a dollar per kilometre run this week’ to those affected by the recent bushfires in regional Victoria/NSW!
