For more detail on equipment head to episode ‘PODCAST EQUIPMENT 101: WHAT YOU NEED & WHY' • Think about the positioning of your microphone as this is key to the quality of your sound. • Always wear your headphones at all times, unless you have someone listening to the recording for you. • The ‘gain' of the microphone is essentially its sensitivity; the higher the dial, the more sensitive it is. Check that it is at a comfortable level by listening through your headphones. • It is better to be too quiet than too loud, as if you are too loud, you will distort your recording and it cannot be saved in post-production. BEST MOMENTS “You're going to listen to it, so make sure it sounds good to you” “Listen to the recording and change dials appropriately to make sure we are coming through clearly” “We're trying to avoid peaking or being too loud in the microphone” “If this is your first time plugging everything in, do expect some changes and tech faults” VALUABLE RESOURCES PODCAST EQUIPMENT 101: WHAT YOU NEED & WHY: https://traffic.megaphone.fm/USVL7437414704.mp3?updated=1753924125 Website Want to get into podcasting but need a little push? From Columbo Arresting Chuck Mambo to Rocky Montages with Mark Briscoe — A Beautiful Disaster of an Episode... With a full Progress 181 review! This week's episode is... well... a mess. We forgot to hit record at the start, lost the plot on the run order, and just embraced the chaos. Somehow, in the middle of it all, we covered CM Punk's ongoing drama, Jericho's character arc, Progress bangers, and AEW's growing momentum. Brett sang Cult of Hypocrisy live on air, we imagined Columbo putting Chuck Mambo in cuffs, and we fantasy-booked the greatest training montage never filmed — The Outrunners learning to beat FTR with help from Mark Briscoe and a chicken. It's unpredictable, hilarious, and weirdly insightful. Welcome to Episode 52: The Glitch in the Graps Matrix.
Wall Street climbed to fresh record highs, with the S&P 500 and NASDAQ lifted by renewed trade optimism. Nike shares surged on signs of progress in US–Vietnam trade talks, while Tesla shares rose despite a 14% drop in vehicle deliveries. Meanwhile, energy stocks gained ground as oil prices rebounded, and miners found support from encouraging Chinese economic data. In contrast, UK markets experienced a sharp sell-off reminiscent of 2022, driven by renewed concerns over the country's fiscal outlook. Back home, Aussie shares are expected to ease from record highs on Thursday. This week, we're talking about some good news. Some very good news, actually. The murder rate, which has been on the decline for a couple of years now, is on pace to hit a record low. That's what the early data collected by Jeff Asher's AH Datalytics indicates. Asher joins the show to break down the numbers he's seeing so far. He said the murder rate surged during the pandemic, but it has already fallen back to those levels and kept dropping further. While the FBI's murder data for 2025 won't be out for nearly a year, Asher collects crime data from many of the same sources. He said his data shows a huge early decline in the murder rate that would equate to an all-time low if sustained. He cautioned that the decline is likely to slow as the year progresses, but it should still hit a record. Special Guest: Jeff Asher.
Price cuts surge across the housing market as inventory bounces back in a big way. The “healthier” housing market is starting to show, and the “gap” between buyers and sellers is shrinking. Zillow's Orphe Divounguy is back to give a sneak peek at their latest housing market data, which shows encouraging signs for buyers, agents, lenders, and anyone who wants the housing market to get back in action! After Zillow recently forecasted a home price decline in 2025, many saw this as a bearish signal for housing. But Orphe, Senior Economist at Zillow, says that this is instead a good sign for the market. With inventory rising, sellers are getting more realistic, meaning lower prices and more choice for buyers. But what about mortgage rates—could they also drop and fuel even greater affordability? Orphe is sharing his mortgage rate prediction as well. How will trade wars and tariffs affect the housing market with so many Americans on the financial edge? Could higher inflation and a potential recession breed big trouble for the housing market? We're getting Orphe's refreshingly data-backed (and surprisingly optimistic) take on what's to come in the rest of 2025. In This Episode We Cover Zillow's latest May 2025 housing market update (and GOOD news for buyers) Record price cuts: why sellers are starting to get realistic Housing markets seeing the most pain, and which to think twice about before investing How trade wars and tariffs could hit housing, and Orphe's take on inflation Is a recession really coming? Send us a textMortgage payments have hit an unprecedented milestone in the housing market, reaching an all-time high of $2,807 during March 2025. This record surge arrives alongside a 3% year-over-year increase in median home sales prices, while mortgage rates hover around 6.67%. Yet amid these challenging affordability conditions, a ray of hope emerges – new home listings have increased by 7.5% compared to last year, offering the most significant inventory expansion we've seen in 2025.The numbers tell a fascinating story of market psychology. Despite more homes becoming available, pending sales have actually decreased by 4.6% year-over-year. This disconnect reveals how economic uncertainty is reshaping buyer behavior across different regions. Washington DC buyers are approaching purchases with heightened caution, many citing concerns about potential layoffs and job stability. Meanwhile, Los Angeles demonstrates an opposite trend, with pending sales rising after five consecutive weeks of decline as affluent buyers re-enter the market. These regional variations highlight why local expertise remains invaluable in today's real estate landscape. Several Midwest neighborhoods are currently experiencing exceptional activity, ranked among Redfin's hottest markets. For sellers, increased inventory means more competition and the need for strategic pricing, while buyers face the paradox of more options coupled with persistent affordability challenges.
