It's the first day of early voting, and we're sitting down with Nashville-born political operative TJ Ducklo to get the insider's look at this summer's Biden-Harris/Harris-Walz campaign rollercoaster, and find out why he thinks their platform is the right choice for Middle Tennessee voters. We're also asking why his new role as Chief Strategist for the Democracy Defenders Political Action Committee is necessary, what if any regrets he has about the scandal that led to him leaving the Biden White House to join Mayor John Cooper's administration, and what advice he would give to kids or young adults growing up in Nashville who are interested in working in politics. And stick around for our special segment, A Mile in Their Boots: We'll be going inside a day in the life of Brandon Crofton, a pothole patch specialist for NDOT. Thanks to Tecovas, our Western wear faves, for sponsoring this segment, and for being our exclusive launch sponsor! Early voting is open now! “My whole mission is just to affect positive change with people, and housing is such a key component to people's health, well-being, and safety.” -- Andrea Prince According to Nashville's 2021 Affordable Housing Task Force, chaired by Mayor John Cooper, the city must create 52,498 new housing units by 2030—a daunting challenge, given that only 1,344 affordable units were being built annually at the time of the report. Today on The Climbing the Charts Podcast, as recorded by our sister podcast The Real Estate Mailbag, we're joined by Matthew Wiltshire, President of Pathway Affordable Housing Corp. and former Chief Strategy Officer at MDHA, Andrea Prince, Executive Director of Rebuilding Together Nashville, and Joshua Haston, Development Manager at LDG Development, LLC and Board Member of the Nashville Industrial Board. These leaders share their personal journeys and insights into tackling Nashville's housing crisis, discussing innovative city tools and divisive zoning proposals debated in Metro Council. They also explore the impact of Tennessee's new “home bond” bill on affordable housing. Tune in to understand why affordable housing isn't just crucial for your future, but for the future of Music City itself!

On this very special episode of Climbing the Climbs, we are joined by John Cooper, Music City's 9th Mayor (since the consolidation of the Metro Government in 1963).  One of the few things Mayor Cooper's champions and critics can both agree on is that he served a term that was almost Biblical in nature.  His first week on the job, the city was threatened with receivership by the State of Tennessee.  And, that fact is almost forgotten because of shadows cast by subsequent events:  the worst global pandemic in a century and one that caused him to shut down the city,  the most destructive tornado the city has ever experienced, a Christmas Day bombing that 2nd Avenue still hasn't recovered from 3 years later, and an almost existential threat posed by a supermajority Republican General Assembly.  And then there was the Covenant school shooting that captured the attention of the nation and the world. Mayor Cooper offers a candid take on the most challenging events he confronted as Mayor, telling us that it's “actually very inspiring to be a mayor when you have these kinds of challenges because people really come together.”  Mayor Cooper believes one of his greatest legacies will be his financial stewardship as the CEO of Music City.  He describes the status of Nashville's finances, when he first took office after a reluctant decision to run for Mayor, as “broke” but “disguising its broke-ness through several deceptive budget practices.”  Even some of Cooper's harshest critics will have to concede some points as he offers strong empirical support for his record, which includes dramatically raising funding for public education, creating a living wage for Metro employees, and turning around the city's credit rating.  Mayor Cooper also offers a master class in negotiations by walking us thru the salient details of the Titans Stadium deal, explaining why critics of the stadium deal are simply wrong—or worse, engaging in all all too popular cynicism in their often deceptive attacks on the deal which he says will pave the way for Nashville's “biggest next chapter.” Mayor Cooper explains what qualities Nashvillians should seek out when selecting our next mayor, and explains some of the aspects of being mayor that many may not fully appreciate or fully understand.  Finally, Mayor Cooper offers some truly fascinating insights and concluding thoughts about his beloved city's past, present, and future, including why he thinks Music City is poised to be the “human connection capital in America.”  That theme was, and is, the driving inspiration for the Climbing the Charts podcast, and we can't wait for our listeners to hear Mayor Cooper's thoughts on the subject.

What the new Titans stadium plan means for Nashville taxpayers

The Metro Council will soon vote on a $2.2 billion plan to build a new stadium for the Tennessee Titans. In December, the Council voted to approve the term sheet, which includes $500 million in state funds that can only be used toward a new enclosed stadium. Additional funding would come in the form of football-related revenue, a 1% hotel tax in Davidson County and money collected from the stadium campus. The vote passed by a wide margin, but there is a small, yet vocal, contingent opposed to using taxpayer funds to build a new home for a professional sports team worth $3 billion. Mayor John Cooper's office has maintained that Nashvillians won't pay out of pocket for the new stadium, and that the plan gets the city out from under a cumbersome 1990s-era lease. Community groups have questioned whether a new NFL stadium should be a priority for the city. As the plan moves closer to a final vote, there have also been questions about the economic benefits of a new stadium. In this episode, we speak to local leaders who are for and against the new stadium. Titans CEO and a representative from the city also answer listener questions about the proposal. But first, we talk WNXP assistant program director Justin Barney about the Nashville Artist of the Month R.A.P. Ferreira. The Fairgrounds Speedway is a Nashville institution. It's held car races and horse races since 1904, and still had horse racing up until 1957 when they paved the track. It held NASCAR races up until 1984, when disputes between city government and track management put an end to it. But it has continued to be a local and regional spot for car racing. In 2011, Nashville voters passed a referendum that obligated the city to maintain the track for racing. For years, Bristol Motor Speedway has been courting the city with a plan to renovate the track, in part to attract NASCAR and other big races back to Nashville. Mayor John Cooper is championing a proposal under consideration by the Fair Board Commission that would give Bristol the greenlight to update the Speedway. However, residents who live near the Speedway are concerned about what kind of traffic, congestion and noise an improved track will bring to their neighborhood. The This Is Nashville team is out for the Thanksgiving holiday. We are rebroadcasting an episode about Nashville's indie venues, which first aired in June.  Nashville's independent music venues have long been a proving ground for up-and-coming artists. They're also increasingly under threat as development and gentrification continue to put pressure on property values. Mercy Lounge, Cannery Ballroom and the High Watt have closed, and Exit/In recently announced that it will close and reopen under new management after Thanksgiving.  The city is waking up to the problem. Mayor John Cooper declared the week before Memorial Day weekend to be “Music Venue Independence Week.” What makes these spaces so vital to the life and culture of Music City, and what do we risk losing if they continue to shut down — or are replaced by corporate venues? We'll look at some of the history, the daunting circumstances of the present and what, if anything, can be done in the future to preserve this slice of Nashville's cultural landscape. But first, WPLN health care reporter Blake Farmer has an update about the flu season. The long hours, on top of his already demanding workload as a trauma surgeon and coupled with intense public scrutiny, took a toll on his personal life. Through it all, Dr. Jahangir kept a pandemic version of “op notes” — the entries he writes after each operation. How you can get more educated about the virus and vaccines Closing words Tweetable Quotes “It is fascinating to see what happens when you put out a lot of money and every resource and take out red tape, how the world can do great things. Vaccines have come out, [that's] what happens when a bunch of people roll in the same direction and you take away bureaucracy.” -  Alex Jahangir “People listen to leaders. Whether that leader is is a president, or a governor, a pastor, leadership matters. I don't know why people feel that division is so fun and so important. I think there are a few people that really do it, and they know how to manipulate the system. If you asked me what lesson I've learned over the past 18 months, [it's that] we need to re-engage in civility.” - Alex Jahangir Resources Mentioned: https://www.vaccines.gov/ (https://www.vaccines.gov/) https://getvaccineanswers.org/ (https://getvaccineanswers.org/) https://covidactnow.org/ (https://covidactnow.org/) ------------------------------------------------------------------------------------------ Connect with Alex on https://www.instagram.com/alexjahangir1/ (Instagram) and https://twitter.com/alexjahangir?ref_src=twsrc%5Egoogle%7Ctwcamp%5Eserp%7Ctwgr%5Eauthor (Twitter)!
