On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over the question, ‘what are the biggest mistakes rookie agents make?' Andy Pillar, the tiebreaker today, saya that rookie agents don't spend enough time inside of their lead generation or revenue generation. Get all the details! Episode Highlights: As per Jenn the biggest mistake is beyond anyone's control. It's like the process of getting a license. It's like so easy and it's the same and we need an apprentice program.  One of the biggest mistakes is made by those people who enter the business without thinking of it as a business but as a hobby.  In the eyes of the IRS. You are a business owner. You are a 1099 independent contractor, and that means you own a business and that's not like some random label they slap on you, says Monica.  As per Monica, the biggest mistake rookie agents make is that they don't understand that their number one job is to hold top of mind awareness in the category of realtor in the minds of as many people as they possibly can. As per Jenn one of the mistakes that rookie agents make is not having any sales training or sales experience or sales background. Monica says that as an agent, if you are not trained then it is a mistake and waiting won't help. It's better to go out and find the answers. Ultimately It just depends on how badly you want the business and how badly you want this career. One of the big mistakes that people make is they don't, they follow, they don't follow up on the right leads and they follow up on the wrong leads, says Jenn.  Jenn explains that a lead is not somebody who is going to buy or sell real estate. Instead, a lead is somebody who is going to sign a contract within the next 72 hours. The problem with too many leads is if you have a bunch of people that aren't motivated, they will block from the people that are motivated. If as an agent you are desperate, you are going to say yes to everything and if you have your standards in place and you are doing the things that you know to do, you understand your numbers, you know how to get results, then you are not desperate, says Jenn. For rookie agents, Monica suggests that don't get too comfortable in your positions or lifestyle, keep the hunger alive so at to keep the business going.  One of the biggest mistakes that rookie agents make is listening to the wrong advice, says Jenn.  Tiebreaker, Andy Pillar joins the conversation, he is the head coach at Pillar 9 coaching.  Rookie agents have brokerage costs and splits and desk fees and fees and all of this other good stuff. They don't operate on a budget. They don't operate on a P&L. When it comes tax time, they mess it all up, says Andy.   Andy suggests agents to have a separate business account so as to keep a track of the finance.  This very simple change of running it like a business, opening an account, putting in a fund will empower you to be a business owner, says Jenn.    3 Key Points: Jenn and Monica share tips about how to keep record of leads and the correct method of following up with them.  Jenn and Monica talk about rejection issues faced by rookie agents. On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to talk about  the right way to interview a referral partner. According to Jenn most people don't refer enough; It's not only for people who are moving out of your area, but you can refer inside of your area as well. Depending on your client, you might want to give them a couple of choices, says Monica. Tune in.   Episode Highlights: Jenn says that often people first look inside of their brokerage.  Could that be a mistake? It is important to interview several agents before referring, says Monica.  When your friend reaches out to you and says, hey, do you know anybody in Wyoming or whatever, ask proper questions like: would you like a couple names, do you want to interview? Would you like me to interview? Or pick one for you? What do you want?  One of the first things you can just do is start reaching out to a couple people that are on your radar for whatever reason and see if they answer the phone or return your call in a timely fashion, suggests Monica.  When Jenn inquires about a referral agent, it is important for her to know how many deals they handle and who would be the contact person with the client. Monica won't prefer to refer to an agent who has a team because that buyer's agent will have to give a split to her, split to the team and a split to the broker. Jenn says that whether an agent has a team or not it is important to note that their sole job is to help your client find something and everything else is taken care of.  What about being aware of the production awards inside other companies, how does it help? If you are in a market like Ohio and you have maybe family in Florida or California where their average price is a lot higher than those referral checks are like more than our regular Commission check, says Jenn. If you have friends all around the country whether they have lived there forever, they move there or whatever. As a real estate agent, we have agreed somehow to be called by everyone, says Monica.  Jenn says that when referring agents, you will have to think what is best for your clients and this is the case for generating so that you can make decisions that are based on your client generating enough leads so that you are making decisions that benefit your clients.  Monica suggests that when referring agents treat this like a source of income. Tiebreaker, Scotty Hernandez, from Oklahoma City eXP joins the conversation. He also owns a photography company called Scatterscape. When selecting referral agents, Scotty usually starts by asking how long they have been in the business.  In Oklahoma City, not everybody knows about ticketing. On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it over what agents need to do now to prepare for this shifting market. Monica says that there are five things that to focus on in this market to survive and continue your business. What are they? Tune in now.    Episode Highlights: Always focus on your work and stay back to basics on stuff, advises Jenn.  “Lead generation, lead follow-up, negotiating contracts, learning and developing your skills are things that we should be doing in every meaning and everything else can either be delegated to somebody else or done later”, says Jenn. “When you wake up and look at your calendar and you don't have any appointments for that day don't think that you don't have anything to do that day because you have something to do every single day”, says Monica. What about the basics of relationship? Evaluate expenses. Monica discusses what that looks like for these times. It is time to keep learning and to get creative. This is not a time to sort of freeze in your path and not look around for new solutions. The market does not dictate your success; It only dictates your strategy. Your success has nothing to do with what's going on in the market. People need to think about it when we have a very good market, it's flooded with agents that don't know what they're doing. What is your mindset around opportunity? Now is the time in the market to implement your standards and expectations. Tiebreaker, Kyle Davis, from Keller Williams in Oklahoma shares his views on what you need to know now with the shift. There is a difference between being adaptable in a shifting market and just letting go of something too soon. Kyle shares how he measures that. You need to be accountable because there are people, they keep having a single source and then just keep paying that source even though it's not providing leads and making enough money, says Kyle.  When the market shifts and there is  changing and uncertainty, your clients need to get comfortable, you need to be able to tell them exactly what is happening in the market, says Kyle. You have to find and motivate the client because there is a difference between wanting a house and needing a house, suggests Kyle.    3 Key Points: Cold calling, texting, or reaching out to strangers to make them not strangers anymore is like doubling down for Jenn in this market shift. 2008 is one of those times where the prices of the values for the homes were affected greatly and that is what everybody remembers because it was the other recent slowdown. You have to be adaptable to the market. What worked before might not work now and you can't get stuck with one source, says Kyle. On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke out over whether or not escalation clauses are an effective negotiation strategy. Monica just doesn't understand how Jenn can argue against the escalation clause. Tune in now.   Episode Highlights: As a real estate agent, you can work on negotiation if you have a couple of offers; But once you are getting into like 5-10, twenty offers and they all have escalation clauses, it's too much.  From a listing standpoint, Monica thinks as a real-estate agent you are selling your seller short and it's not a great strategy especially if you are the listing agent. Monica's experience tells her that buyers will escalate higher than they will offer and if her responsibility is to get the best offer for her sellers, then an escalation clause will yield that.  Monica and Jenn discuss smart negotiating strategy without any escalations clauses.  Monica shares about a time when she was the listing agent and she asked them to remove the escalation.  Jenn's opinion is that the escalation clause for the sellers is just too much. She wants you to tell her what you are going to pay and in the land of multiple offers, it just doesn't make sense.  If you are from the buyer's perspective, Jenn thinks it makes sense. But if you are from the listing side, you want everybody's best and final, which is the highest offer in the escalation clause. Just from the seller's standpoint, Monica's argument is that it is better for you because you see more from the buyer's perspective in that case. As per Christy, the tiebreaker for this episode, it is not good for either the buyer or the seller to have an escalation clause. But from the buyer's perspective, the reason she doesn't think it's good is because you basically show all the cards in your hand. Christy explains her process and thinking in making an offer. She doesn't even want the seller to know that they qualify for more. And that's kind of what you are doing when you give an escalation clause.  An escalation clause opens the seller up to more scrutiny from the buyer side and it gives the buyer a little bit more control. Escalation clauses are a double-edged sword because you are exposing yourself, says Christy. 3 Key Points: Jenn says that the escalation clause for the sellers is just too much. On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to talk about whether you should increase the list price to reflect the offer after you go under the contract. When you use the statistics, for a new listing for information as an agent, hopefully you do look at the property history of other comps that you are using, but some agents might not think of that, and they might not do that. So, then you are kind of skewing the information that has to do with how much you were asking over? Tune in now.   Episode Highlights: Jenn says that in the beginning we didn't really know the appraisal process. But the part of the process is answering the question - what is the list price?  As per Monica it can be expressed in a different way other than going back and falsifying the list price because that wasn't the list price.  Monica thinks it is her job as the listing agent to say - hey we had multiple offers around this price, and one was higher, and we just didn't accept it because of something. But the agent needs to know what the demand on the product is, which is helpful. Jenn wants to talk about what is the package that you give an appraiser? Jenn's process came from when she started her career. She was a wholesaler and they processed short sales and part of the thing about processing short sales is most of these people had to fill out a form and it was checking boxes. Their goal was to give them what they needed. If six buyers wanted to pay the price but it's totally not justified from the comparable and maybe even not completely justified with the trends, then it kind of doesn't matter. Before Jenn was a licensed agent, she was an ambassador. They did the short sales and at the bank they would send out a BPO agent, which was usually a licensed real estate agent. They paid him 50 bucks or 100 bucks to go and evaluate the property. If you approach in the right way, they appreciate you by saying - hey, I know you have got your process. I just thought this might help. I thought you might be interested in this information. And not Hey, here is how to do your job. I have to be really careful. Jenn explains how they use showing time and a lot of times they are setting it up for agents to view it with their clients, they can use the app. But for the appraisal, they turn it off, so they have to call Jenn. An inspection agent goes to the client but not for the purpose of sitting around the house. The agent goes an hour before and maybe an hour in and knocks the neighborhood and says, hey, - I brought the buyer to this house. I just wanted to let you know, there will be a strange car in the driveway. I just wanted to let you know what was going on. There is an inspection today. “ The appraiser is going to see the property history and they are going to go in there and see that you have changed the price of the property on the same day they were on the contract, says Madeline. The market changes and as the market goes up and if one thing on their form is what is the list price, and it matches the offer then wouldn't that be a good thing? From Madeline's point of view one thing is who is going to tell that appraiser if it is ethical or correct or anything? 3 Key Points: Monica and Jenn share their views on - what is their role as a listing agent to provide information to the appraiser that helps the cause without wanting to influence the cause? Some appraisers, while they appraise, value is obviously different from the market value, it does help them evaluate the house if they know that six buyers also wanted to pay this price, they can justify that, says Monica.
