Real Estate Investment Portfolio: What You Will Learn: Shelby’s real estate journey How Shelby found her footing as a new real estate investor How Shelby built a real estate investment portfolio from scratch What it took to achieve Keller Williams’ Rookie of the Year for both of the Carolinas How Shelby put her career on the fast track by shadowing her firm’s top producers Resources that helped Shelby achieve early success as an investor Systems and rules that Shelby attributes to her quick success How to support someone on your team who is not detail-oriented How you will know it’s time to bring on support How Shelby overcame her fear of failure before she built momentum The Fast-Track of Real Estate Investing At just twenty-nine years old, Shelby Osborne is already an absolute rockstar in Fayetteville, North Carolina! She is the founder of the Five Pillars Realty Group, and she is the co-founder of Pillars Consulting. Shelby is also a successful real estate investor with forty-one doors in her real estate investment portfolio. After achieving such incredible success so quickly, Shelby is now giving back to the real estate community. She is consulting and training realtors to become investors so they can generate passive cash flow and advise their clients to do the same. There is no better time to educate ourselves, take advantage of real estate investing, and create multiple streams of income to support ourselves during market fluctuations! In this episode of Pursuing Freedom, Shelby explains how it’s done. Find Your Footing When Shelby got her real estate license, she immediately dove in head first. After six years in the Army, she got out as a Captain and immediately transitioned into real estate as a broker and investor. On top of starting a real estate investment portfolio right out of the gates, Shelby earned Keller Williams’ Rookie of the Year for both North and South Carolina. It is not easy to get started in real estate investing, but Shelby stresses the importance of putting in the leg work early. The more energy you put into preparing now, the more passive income you will see later—and you can set your own pace. Shelby sought as many mentorship and education opportunities as she possibly could. It helped her find her stride as both a new realtor, and a new real estate investor. Systematic Success Shelby’s quick success was no accident. In addition to mentorship and education, Shelby attributes much of her success to systems and rules. She time blocks different parts of the day and devotes all of her attention to the task at hand. No cell phones. No distractions. She also advises that you never think through the same thing twice. As you build a real estate investment portfolio or start your journey as an agent, it’s important to be detail-oriented. But you can’t be so detail-oriented that you get in your own way! Many teams have support networks in place to help different personality types succeed in any environment. On Shelby’s team, discipline and leverage reign king. Find systems and processes that align with your strengths and balance your weaknesses, and you too can achieve tremendous success in a short amount of time! Beige Bungalow House by Pixabay About Shelby Osborne Shelby graduated from the University of South Carolina in 2012, served in the Army for 6 years, and got out as a Captain at the beginning of 2018 to dive into Real Estate full time as both a broker & investor. Following her first year as a broker, Shelby was recognized as the Keller Williams Rookie of the Year for the “Carolinas Region” (all of North & South Carolina) and began to expand, creating her own team of real estate professionals. Five Pillars Realty Group became official in 2019 and specializes in helping military and investors nationwide meet their goals. The team now consists of a full team of admin & staff, a killer intern program & a Commercial Division. “Pints & Properties,” their Real Estate Investors meetup, is BOOMING & continuing to grow rapidly. In addition to building the team, Shelby also continues to grow her rental property portfolio. Since purchasing her first rental property in November 2017, she has gone on to grow her portfolio to 41 units, comprised of a variety of property types: small-scale residential, multi-family, and short-term rentals. What’s next? Consulting: Training other agent teams on how to work with investors. “When I started running, people laughed at me. But it was a challenge I needed to do for myself.” Dr. Shelby Harris is a clinical psychologist and clinical associate professor at Albert Einstein College of Medicine in the neurology and psychiatry departments. She specializes in anxiety, depression, and treating sleep disorders, and is the author of The Women's Guide to Overcoming Insomnia. What does that have to do with running? On this episode, Dr. Harris shares how treating her insomnia-and-sleep-apnea-riddled patients led her to marathon running. She's now a 13-time marathoner who has taken her time from 5:19 to 3:45, and she's currently training for the 2019 Chicago Marathon, where she hopes to run a Boston Qualifying time. Dr. Harris shares her story of being seconds away from crossing the Boston Marathon finish line in 2013 when the second bomb went off, and talks about losing hearing in her left ear as a result of the blast. She also talks about using exposure therapy as a way to get back to running and racing. Plus, she answers your sleep questions! We received more than 200 questions from listeners (wow!), and Dr. Harris dishes out loads of advice, from how to deal with insomnia to how sleep impacts running and so much more. How Shelby DiBiase Took Her Repeat and Referral Business From 10% to 50% in 3 Years About the Episode On today's episode, I talk to Shelby DiBiase, a team leader who started her real estate career in 1997, and built on her foundation of high customer service skills from 7 years of waitressing. She actually got into real estate after being encouraged to do it by regular customers at the restaurant she worked. She has thrived through the many phases of the real estate industry, including model home centers and REO. She once struggled to maintain both her database and her REO business, but she turned that around and now over half of her business comes from her sphere of influence. Shelby understands that the key to success in today's real estate environment is growing and nurturing a database, and in just 3 years, she has been able to grow her repeat and referral business from 10% to 50%. She has always had the perspective of putting excellent customer service first. Her team is built on administrative leverage because it ensures that her service is always consistent and strong. “If you don't run smoothly, it doesn't matter how many sales you do, you're going to crash and burn.” Many agents focus too much on leveraging their sales and while this brings in new business, it doesn't do anything for nurturing existing and past clients. Shelby employs the power of client appreciation events, newsletter and social media content and constantly improving her skills and knowledge. Her database-based business has quintupled because of it. The biggest mistake many real estate agents is being too focused on the shiny new object in the form of a brand new client. But when we don't pay attention to repeat and referral business, we leave money on the table and let future opportunities slip through our fingers. It's important to build a business that can nurture our sphere of influence, because those people will become our raving fans who will bring us business for years to come. The lesson we learn from Shelby is that we can boost our repeat and referral business, even if we're building it back up from scratch. It's possible for our repeat business to go from the recommended 15% to even more of that, and never have to worry about where the next deal is coming from ever again. In Today's Episode, We Talk About; 05:15 - How Shelby's real estate career started in a mall 10:18 - Keeping up a Freddie Mac account and her real estate database 14:30 - Why Shelby has more admin staff than sales staff 17:22 - How to make sure we're sending out great content to our sphere 23:58 - The value of having multiple pillars in our businesses 28:00 - The value of being omnipresent 45:30 - How Shelby dresses for success Guest Info Shelby is an Associate Broker & Team leader of the DiBiase Team, specializing in Traditional Sales, REOs & short sales. In this interview with Shelby Collins, we go a little off the beaten path of the Successful Fashion Designer podcast. Shelby is a merchandiser and works in product development--she knew right from the beginning that design wasn’t quite the right path for her, so she did a lot of self-exploration throughout school and found the right path for her through trial and error. Besides Shelby taking a “non-traditional path” through the design world, and going into something other than design, I want you guys to pay attention to the exact thing that Shelby did to progress her career. She worked her way up--spent a lot of time working for The North Face in California, and now works for VF Corp. Shelby’s career trajectory did not come by accident! She started out in some pretty crummy administrative roles that she hated, but she worked her butt off, got noticed, built friendships and relationships and that’s exactly how she grew her career. We talk about how she was mindful about creating these relationships in the workplace, and how she was always very intentional about showing that she was willing to put in the work and go the extra mile to stand out, even if it was a project that wasn’t that exciting. She’s experienced such amazing growth in her career--so pay attention to her advice because I know it can help so many of you go so far in your careers as well! In the interview (which you'll love) we will cover: How Shelby got her start in the fashion industry The difference between the production / merchandise part of the business, and the design / development part of the business How Shelby knew she wanted to get into merchandising (it all started with a 2007 Burton catalogue!) Shelby’s first opportunity after college How she proactively prepared for interviews How Shelby navigated the “networking” world by authentically and genuinely maintaining relationships What Shelby did in her Product Line Coordinator job The one thing Shelby wishes people would ask her about working in the fashion industry SMALL TOWN DREAMS Shelby grew upon a farm in a small town in Colorado. She always loved looking at magazines and seeing how different things were from her day to day “real world.” Like a lot of us, she really enjoyed expressing herself through apparel--she loved the way she could almost change her mood and how she felt; how she represented herself to the world. So the logical next step after high school? Start in a design program in college (because it’s so hard to know which career path to follow in the fashion industry when you’re brand new!). But it didn’t feel quite right. She was doing well, but she didn’t feel grounded in the creative space. As a math lover, she wanted more balance and logic thrown into the mix. She kept thinking back to her magazine-flipping days, and specifically remembered a 2007 Burton catalogue--and how disruptive it was. There were badass women in white snowboard gear sitting in mud, completely filthy after snowboarding all day. She remembered how the image had struck her, and knew she wanted to be the person making those decisions. So she checked out merchandising, and got a little closer to her dream. BREAKING IN AFTER COLLEGE (ALWAYS DIFFICULT, RIGHT?) Shelby’s last semester at college was a 12-credit internship. School helped her land the gig (a little), but she had to work her butt of to get it. She applied to around 50 internships, and two people called her back...but that’s just how it goes! She googled interview questions and made her dad run through the answers with her (anyone else done this? Such a good idea!), and landed an internship in the marketing department. Sure--it wasn’t the product creation team like she wanted, but she was open to her options. Shelby dug in, learned what she could, and navigated forward from there. After she graduated, she got a job at the same company she had interned at, but it was in customer service--not her desired career path. But she kept grinding and excelling, and when the company acquired another women’s outdoor brand, an opportunity arose. She became brand coordinator, and so began the marathon of many hats. And she LOVED it. She did materials sourcing, approved material colors, did day-to-day communication with factories, worked with the marketing team on sales tools, organized photo shoots, and so much more. She gained visibility into all areas of the business, and even though the learning curve was steep, and she was scared and insecure every once in a while, she took a deep breath and did it, and learned a ton. The brand went under and closed after a year, but she got an opportunity to stay on the marketing team on another project. This was another job she wasn’t crazy about, but it motivated her to find something that did make her happy. She reflected on the relationships she had built with her coworkers--she had always been scared of the “networking” word, but was able to connect in a genuine, authentic way with the people she saw every day. She had always been mindful of building and maintaining relationships, so asking her connections for what she needed came naturally and easily for her. “If you do the upfront work of keeping in touch with people frequently, it doesn’t feel as icky when you reach out for connections.” (Write that down!) JOB HUNTING The connections she had helped Shelby get an interview in the Bay Area, and she got a job as a Product Line Coordinator where she did...everything. It was similar to what she had done in her brand coordinator position before, but more specific: she prepared meetings, made grids / visual line plans, managed all documents (like the workbook, line plan, image approval), did data entry, managed tools, and had lots of exposure to things like fittings and being at the decision table (finally!). She had always been a detail-oriented person, but this job was perfectly challenging for her. She was promoted twice in her five years at the company. HER SECRET? Shelby was never too shy to request feedback from her coworkers and superiors. She constantly wanted to improve, and constantly did so. When asking for promotions and raises, she backed everything up with hard facts. She would talk about which goals she met, the steps she took to achieve those goals, and how she extended beyond those goals. She always focused on the ways she added value to the company, and made sure to always contribute in a positive way. Shelby is in a new role now (a little over 6 months at the time of the interview) at VF Corporation, a company that owns North Face, Timberland, Vans, etc. She’s on the Innovation Team as the Senior Product Manager. She works on all of the brands at VF Corp., focusing on leveraging cross-brand projects that take personalization and customization to the next level. She’s loving it, and we couldn’t be more excited for her. Shelby is full of valuable advice for anyone looking to get ahead in the fashion industry, and really anyone looking to level up their networking and interview skills (not to mention she’s a total inspiration in the work ethic department, too). Can’t wait to see Shelby shine in this new role! Resources & People Mentioned Shelby on LinkedIn Enjoy the show? Help us out by: Rating us on iTunes – it really helps! I monotask.” -- Shelby Stanger “I think being offended really sets us back, and doesn’t allow us to take power, it just allows us to divert our anger.” -- Shelby Stanger “The biggest thing we can all do is just be really kind to each other.” -- Shelby Stanger “There’s this perception (in the self-help world) that we have to wait for someone else to tell us what we need to help ourselves.” -- Andrea Catherine Meet Shelby: Shelby Stanger has been obsessed with storytelling since she inked her first article in a national newspaper at the ripe age of 15. As a longtime adventure journalist and marketing consultant in the action and outdoor sports world, the waterwoman has standup-paddled a portion of the Peruvian Amazon, dove into the punk rock scene reporting about a summer-long series called the Vans Warped Tour, surfed from Tofino to Tavarua, and interviewed countless CEOs, entrepreneurs and pro athletes on assignment for major international publications and brands like Outside Magazine and Vans. The common thread: A little adventure is life’s antidote. To second chances. To soul seeking. To success. Her Wild Ideas Worth Living podcast, established in 2016, amplifies these narratives with Shelby going further afield for high-impact storytelling that empowers others to live their passions, and get outside.
Today's Guest I'm excited to introduce today's guest, Shelby Forsythia. We recently met online, and then I was a guest on her podcast, Coming Back. Grief is something that I honestly don't give much space to in my life, so it wasn't surprising that being on her show triggered a lot of stuff for me...in a good way. Since then, I've been talking a lot with business friends about the dips we all experience in business and what we need to be, do, and have in order to come back from those challenging bits. Shelby is an expert on grief, so I'm very excited to be talking about this with her. She's got a very unique perspective on grief, and she shares some super practical tips on coming back from grief in business. About Shelby Shelby Forsythia is an Intuitive Grief Guide who gives people the tools, space, and support to come back to life after loss. Her mom's death in 2013 sent her on the path to becoming a lifelong student of grief and she uses what she learns to equip others with the knowledge to heal and remind them that they are not alone. She is a Certified Grief Recovery Specialist, Reiki practitioner, and host of the weekly podcast Coming Back: Conversations on life after loss. She currently lives in Chicago where she enjoys talking to plants and flowers, biking by the lake, and smiling at total strangers. Listen to this episode What You’ll Learn What grief actually is (Shelby's definition of this is really eye opening) How Shelby handles fear of oversharing when telling her story The one thing that helps Shelby to open up online and be vulnerable when she shares The three elements you need to help you to come back from grief in business and in life How to build your resilience muscle Thing We Discussed Eckhart Tolle Wayne Dyer Stephenie Zamora Elizabeth Gilbert How To Love Yourself Through Grief Connect with Shelby Website Podcast Facebook Instagram Youtube How to Subscribe Click here to subscribe via iTunes Click here to subscribe via RSS Click here to subscribe via Stitcher Help Spread the Word If you enjoyed this episode, please head on over to iTunes and kindly leave us a rating and a review! Recovery is not one size fits all. It is also not a one-and-done situation. Rather, recovery is a process and a journey. When someone gets sober and begins recovery, they are just starting to walk down the path of healing. Many of their previous feelings and temptations may continue to come up. However, they are gradually learning the tools they need to stay on their new path. Shelby John is passionate about helping people who are in this stage of recovery. She is the host of the Confident Sober Women podcast and the founder of the Facebook group by the same name. Shelby particularly loves to work with women who struggle with substances by helping them control their minds and bodies and build confidence, using everything she has learned in her own recovery. In this episode, Shelby talks about her journey of recovery. She shares her experience with depression, a suicide attempt, and how she used alcohol to find relief. She also talks about how she is now helping other women going through similar things to empower themselves and thrive in their lives. Tune in to learn from Shelby’s amazing wisdom. *In this episode, you will hear:* * Shelby’s mental health and addiction story. * What being self-centered really means. * The problem with hiding and inauthenticity in our culture. * The eye-opening moment for Shelby in her alcoholism. * Why we can’t fight addiction by trying harder on our own. * How Shelby helps others who are walking through recovery. * How trauma is relative and can lead to addiction no matter what it looks like. * What generational trauma is. * The link between anxiety and not understanding your core values. * How to determine your values and make decisions that align with them. *Key Quotes:* [4:56] - “I didn't have a lot of reasons why I didn't feel comfortable within myself. I mean I had some… trauma in my childhood but not like what I viewed as to be very extreme. And so I spent a lot of time thinking, ‘What's wrong with you? Why don't you feel good enough? You have all this life... you've got this boyfriend and these parents and you go to school.’ But yet I still felt really kind of dark on the inside.” [9:15] - “I was immediately like, ‘I'm not self-centered. What are you talking about? I can't stand myself.’ And what I came to learn, was taught that self-centeredness isn't what I think about myself but how often. And I learned that I thought about myself all the time… When was I gonna drink, when was the next time I was going to drink, when was I going to act out in this way, when was I going to have to lie, when was I gonna have to lie about the lie?” [11:45] - “I think a lot of people who, you know, maybe even listening to this podcast, you know, on the outside, everything, once again, looks good. I mean, you were doing a master's degree, you were married, you had all these things. And yet, internally, you're falling apart, you're in so much pain, and it's miserable. [12:12] - “When you walk around… you look out at everybody else and you think they've got it all together, they've got all their stuff together. And, you know, a lot of times, that's just not true.” [18:57] - “There was a lot of things that didn't happen to me. I've never had a DUI. I've never been in trouble other than that… My marriage stayed intact. I have three beautiful teenagers… As I was told early on, when I started working through some step work... you know, my list of transgressions or whatever might not have been that long, but it's… still pretty big, what was on there. So I needed that, I needed that powerful statement right in my face for me to kind of get it because I was a little stubborn and it was helpful. And it's helpful for me to look back to remind myself where I came from.” [22:58] - “Sometimes I think people, like myself included... {take} that work hard… just put your feet to the ground, pull up your bootstraps, and try that approach to life... {you’ll} keep spinning your wheels out of control and keep digging that hole even deeper. So yes, we all have to work hard. Of course, I'm a huge believer in personal responsibility. We all have to work hard, but we cannot do it alone… Finding the package or the cocktail or whatever you want to call it that works for you, with all of those things and all of those guides coming up alongside of you to support you as you walk through this new way of living, is really important.” [31:31] - “A lot of people don't reach out for help because they feel like they shouldn't have problems, like, they feel like they shouldn't be anxious or they shouldn't be depressed and they judge themselves and then all that shame comes up. And then they don't reach out for help and they don't get support and they have to turn to these isolative ways to cope: alcohol, drugs, sex… gambling, whatever it is to try and just numb that out, get that away.” [35:20] - “Our backgrounds or our upbringings or our situations, maybe even your stress… it doesn't excuse you lashing out at your child and acting a fool, but it sure does help explain it.” *Subscribe and Review* Have you subscribed to our podcast?
