Most private forest land owners have no idea what tools are available to them, and that gap is costing them money while their forests quietly degrade. Andy Tait, co-founder of EcoForesters, a nonprofit professional forestry organization based in western North Carolina, breaks down a practical framework for private land owners who want to manage their forests well without having to choose between conservation and financial sustainability. The centerpiece of this conversation is the Present Use Value program, a tax incentive that can reduce property tax assessments by as much as 96% for land owners who commit to keeping their forest in active management. Andy covers who qualifies, how the program transfers when land sells, and why it can actually make a property easier to market to buyers. He also walks through the EQIP federal cost share program, carbon sequestration markets as an income stream for land owners who never want to harvest timber, and why doing nothing with your forest is often the worst management decision you can make. For land owners in the southern Appalachians and across the eastern US, this episode is a practical starting point for understanding what your forest is worth, what threats it faces, and what it could become with the right management behind it.   Contact EcoForesters!  https://www.ecoforesters.org/   Visit National Land Realty https://www.nationallan.com

Entirely self-taught, Loïc shares how dance was never something he formally planned for—it was simply part of who he was. Everything shifted when, at just 16 years old, he was paid for his first music video, opening his eyes to the possibility of building a real career through dance.Loïc reflects on the mindset that carried him through uncertainty, rejection, and doubt. He speaks candidly about being underestimated by peers, yet staying committed to a vision that others could not see. Rather than waiting for the perfect opportunity, he focused on consistent action, trusting that small steps would eventually lead him where he wanted to go. His story is a powerful example of how clarity, preparation, and resilience can turn impossible dreams into real opportunities.Throughout the conversation, Loïc shares pivotal moments that shaped his career, from using street performances to fund travel, to taking bold risks like crashing auditions and placing himself in rooms he technically was not invited into. Those decisions became defining turning points that led to major professional breakthroughs, including opportunities on the global stage. This episode is filled with wisdom for dancers and creatives carving out their own path. Loïc challenges the idea of having a “plan B,” encouraging artists to fully back themselves while building confidence through small wins and real-life evidence. His perspective is a reminder that success is rarely linear, but with vision, adaptability, self-belief, and persistence, it becomes possible to create a career far beyond what others expect.Shownotes:00:00 – Introduction to Loïc Mabanza and his global career04:00 – Growing up self-taught and naturally connected to dance05:50 – First paid music video sparks professional ambition08:15 – Choosing dance fully and moving with intention13:20 – Being doubted by others and staying committed20:00 – Success as a step-by-step journey26:30 – The overseas journey that led to Madonna28:30 – Street performances funding career opportunities37:40 – Crashing an audition and making the finals49:30 – Building confidence through small wins52:00 – Advice for dancers pursuing their dreamsBiography:Loïc Mabanza is a French-born professional dancer, choreographer, actor, filmmaker, author, model, and entrepreneur known for his versatility and high-energy performance style. VF owns major global brands including Vans, The North Face, and Timberland, and is working to reduce product-related emissions by transforming how key materials are sourced and produced. The conversation explores why raw materials—such as cotton, leather, rubber, and wool—account for the majority of VF's emissions footprint, and how the company is prioritizing regenerative agriculture to address this challenge. Alyse explains how VF is scaling regenerative cotton, rubber, and wool programs across different geographies, while navigating trade-offs related to cost, verification, and supply chain complexity. The episode also examines how VF collaborates with farmers, NGOs, and researchers to implement regenerative practices, the challenges of measuring outcomes like soil carbon and biodiversity, and the evolving role of traceability and certification in validating sustainability claims. Alyse also reflects on the future of regenerative agriculture in the apparel sector, including the need for better standards, broader environmental metrics beyond carbon, and stronger industry-wide coordination.

John covers why small-acreage timber is harder to monetize than most people assume, what the minimum acreage and access requirements look like before a harvest makes financial sense, how thinning cycles work for planted pine, and why clearcuts get a bad reputation they do not always deserve. He also explains the difference between TIMOs and REITs for investors who want timber exposure without owning land outright, and why the best buys right now are properties priced as pure timberland with untapped recreational potential. Can trees really grow your wealth? In this episode, Mike talks with John Brenard, Founder and Managing Director of Southview Timberland Investments, about how timberland and farmland offer strong returns, steady cash flow, and natural inflation protection. John explains why this overlooked asset class is gaining traction with investors who want something real, stable, and sustainable. In this episode, we chat about… From Wealth Management to Timberland: How John turned a family land purchase into a thriving investment strategy. Why Timberland Works: A proven inflation hedge that's uncorrelated to the stock market. The Power of the Southeast: Why this region now leads global timber production. More Than Just Trees: Multiple income streams from harvesting, farmland leasing, and recreational use. Sustainable by Nature: How responsible forestry adds both environmental and financial value. Investor Access: How Southview's five-year fund makes timberland investing accessible through Schwab. Tariffs and Opportunity: How U.S. trade policies are fueling domestic timber growth. Key Takeaways: Timberland is a true alternative asset, it's uncorrelated to traditional markets and historically stable. The Southeast U.S. is now the global timber powerhouse, offering strong mill infrastructure and high demand. Investors can access institutional-quality deals through Southview without the massive minimums of traditional TIMOs. Timberland offers multiple income channels, from harvest revenue to farmland and recreational leases. Sustainability drives returns, good forestry practices directly increase land value and resale potential. Southview's fund model is transparent and investor-friendly, offering regular reporting, on-site visits, and digital onboarding. New trade and tariff policies are strengthening American timber markets, creating additional upside for domestic investors.   Resources from John LinkedIn | Southview Timberland Investments | Email Resources from Mike and Nichole Gateway Private Equity Group |  Nic's guide

Episode 69 of She Said It First is peak best friend banter meets real talk. Kicking things off with What Irritated Me This Week, Jerrilyn Lake aka Indeskribeabull and Lynee’ Monae go in on people who borrow your stuff, call it “little,” and then forget they were broke knuckle-deep in pocket lint when they asked you in the first place. From lending money to “elevating homelessness” (yes, they really said that), the ladies turn irritation into pure comedy, reminding us all why you should never loan out anything you can’t live without. In Girl, What Happened, the spotlight is on Cardi B beating her civil case—because apparently a $24 million scratch wasn’t scratching enough. The ladies drag the lawsuit for being greed in a wig, clown the plaintiff for thinking Cardi wouldn’t show up, and side-eye celebrities who somehow always find themselves in court but never in choir practice. Things escalate with talk of Epstein files, Timberland’s creepy Aaliyah confession, and a whole detour on how men in power have been getting away with predatory nonsense for decades. It’s a heavy conversation, but they sprinkle enough side-eyes and punchlines to keep it balanced. Finally, in Girl Talk, dating disasters take center stage, with one story about a pool-owning man who ghosted so hard he deserves an Olympic medal. The ladies also unpack Tabitha Brown’s viral moment telling struggling entrepreneurs to “get a job” if their business isn’t paying the bills. While the internet clutched its pearls, Jerrilyn and Lynee’ defended Auntie Tab, pointing out that humbling yourself with a paycheck isn’t failure—it’s called funding your dreams (and keeping the lights on). Dan Snaith, to breakdown how Suddenly -  his first release in five years - was written, recorded and produced.  Diving deep into his hard drive Dan treats us to a plethora of demo versions, track breakdowns and even plays us a few nuggets live.
