In this short podcast episode, Bryan talks about multi-position service valves and more valve types. Many typical residential systems have brass service valves with a hex cap and Schrader ports; access happens solely through the Schrader ports (where the cores are). Schraders are restrictive and prone to leaking, and they don't have the ability to back-seat or front-seat. In applications where we need that capability, we use multi-position service valves instead. (Note: CoreMax valves have much higher flow rates, but you can't remove the cores except with a highly specialized tool.) Multi-position service valves are common in commercial refrigeration and allow for unrestricted, full-port flow. They do not have spring-loaded cores in the service port. If you treat these valves like Schrader valves, refrigerant WILL come out if it's not back-seated. You adjust the position by turning the stem with a refrigeration service wrench; loosen the packing nut before attempting to turn the stem, as tightening it down will crush the compressible packing material around the rotating stem. Tighten it back down after making your adjustment. These valves also require lots of heat to braze, so we must cover heat-sensitive surfaces with wet rags or heat-blocking putty (like WetRag by Refrigeration Technologies). The valve must be mid-seated while brazing, not fully front-seated or back-seated, as the surfaces are more likely to warp otherwise. Mid-seating the valve also provides a high-volume path directly to the system. Back-seating the valve is the everyday running position (stem must be rotated fully counterclockwise) and blocks access to the service port. Cracking off the back seat requires you to rotate the stem slightly clockwise with service hoses securely attached, just enough to allow you to get a reading through a tiny gap. Front-seating the valve is good for isolation with the compressor off but may cause compressor failure or serious injuries if you run the compressor. Front-seating requires you to rotate the stem fully clockwise; it completely blocks the flow of refrigerant through the system, and the service port stays open to the upstream side of the valve body. Catastrophic compressor failure will happen if the suction or discharge valves are front-seated while running. General multi-position service valves are NOT king valves. King valves are multi-position service valves specifically located at the outlet of the liquid receiver. These valves front-seat to help you pump down the system when you need to do repairs on the low side; it blocks liquid refrigerant from leaving the tank. Master Gardener er avslutningen på Paul Schraders trilogi om synd, selvtukt og forsoning (som begynte med First Reformed og The Card Counter). Denne gangen møter vi gartneren Narvel (Joel Edgerton) som bærer på en mørk fortid og har funnet seg selv på ny mellom vekstene i et imponerende hageanlegg, drevet av aristokraten Norma (Sigourney Weaver). I tillegg snakker vi om to andre aldrende filmskapere med nye filmer i Venezia: Abel Ferrara og hans Padre Pio, samt Frederick Wiseman, som har laget sin første fiksjon, A Couple. During this episode of the Lab Coat Agents Podcast, host Tristan Ahumada has a great conversation with Krista Schrader about how she built an amazing business in less than two years by modifying expired and FSBO scripts to fit her personality. If you have been reluctant to call these leads in the past, listen in to hear how being authentic can create a profitable business strategy in 2020.  Episode Highlights:  Krista Schrader works with her husband Luke. She has been an agent for a year and a half and has built an amazing business in a short period of time. A lot of people get frustrated talking to expired and FSBOs because they can be quite emotional. FSBOs need their hands held and they need to be educated. It's your job to help them understand and answer their questions. Tristan discusses the benefits of using a soft approach. The script is there to lead you in a direction. You need to ask questions to find out what the problem is. If they're expired, you need to find out what disappointed them about their last agent. Scripts are there to guide you into possible things to say. Make sure you’re listening. Make it about having a real conversation. Krista’s opening line for expireds is, “I’m sure I’m not the first one to call you.” She asks if they're still interested in listing their homes in a curious way. Expireds are sick of it already. With them you want to get to the point. Sometimes you run into people that didn't know their listing was off-market. People get hung up when they hear no. This is when you're supposed to start asking questions. Tristan and Krista roleplay how to talk to an expired. Krista empathizes with the seller and emphasizes that she doesn't want to take up too much of their time. She asks when a good time would be to call.  Krista speaks from a place of curiosity. She asks lots of questions. She knows what to say, when to say it, and comes across as completely authentic and genuine. Be a problem solver. Follow the no. Ask questions about why they are saying no.  Tristan and Krista discuss how personality types play a part in these discussions. Krista’s approach is about the consumer. With FSBOs, she will also ask them more questions to better understand their problems. A lot of FSBOs don't want to talk to you. One thing Tristan discovered with FSBOs is identifying their personalities. They are usually drivers or analytical. When you ask more questions you also find out more about their personalities. Tristan and Krista roleplay a FSBO call. She asks what their plan is if their home doesn't sell. She fields common FSBO complaints or oppositions. In Krista’s strategy, they’re learning the benefits of listing with her along the way. The point is to get in front of the person. Krista does not keep commission a mystery. If you know how to handle the issues they’re having, then you can solve the problem and communicate that to them. Krista recommends Glover U and Borino’s system for scripts. The Schraders roleplay with people every morning. All the mess-ups tend to come out in the roleplay. One of them does expireds and one of them does FSBOs then they flip. Then they do follow-up. Follow-up is where you get the most people. It takes about 8 contacts before you convert somebody. They try to get 20 contacts a day. She calls people between 9-9:30 and stops calling around 11:30. Plan your business around your lifestyle. One of the time blocks in her day is spending time with her kids. She loves the Espresso Agent dialer. Using Espresso Agent she takes notes during the call and schedules followup. Krista follows up earlier than she says she will. She started with virtually no database and just got on the phones. She would just call expireds and FSBOs all day. Krista discusses the power of a strong Facebook group strategy. Learn the scripts so you know what direction you're going and then make them your own. 3 Key Points:   Use scripts as guidelines but modify them to fit your personal style.   When speaking with expireds and FSBOs, come from a place of curiosity and ask lots of questions.   As you ask questions, you will learn the problems they’re having that you can help solve. Recap of Breaking Bad 508, "Gliding Over All". This episode closes out the first half of season 5. Todd and Walt need to take care of Mike's car and body. They do this behind Jesse's back.Dennis the laundry manager strives to make a deal with the DEA for a reduced sentence. Hank holds out as he now has nine inmates on the hook and without resources. Walt meets with Lydia and gets the names of the remaining crew. He then makes arrangements with Jack to wipe out these nine criminal witnesses in two minutes. Later, Hank learns of the murdered witnesses and shares a drink at home with Walt. They exchange stories about their jobs as youths and we see a montage of cooking that represents three months of show time passing.Skylar shows Walt the massive amount of money they have accumulated, and that she has stored, in a rented storage facility. The vast amount of cash is too big to count, Skylar has no idea how much has been accumulated. This prompts Walt to his decision, he's out.After an oncology test that reveals his cancer has returned, Walt meets with Jesse and gives him his $5 million. They reminisce about their early cooks in the RV and we realize they will never cook together again.Walt and Skylar entertain the kids and the Schraders at a friendly family dinner. Hank uses the master bathroom and discovers Walt's copy of "Leaves of Grass", the gift from Gale with its inscription to Walt. Hank now knows Walt is Heisenberg.GLIDING O'ER ALL Walt WhitmanGLIDING o'er all, through all,Through Nature, Time, and Space,As a ship on the waters advancing,The voyage of the soul—not life alone,Death, many deaths I'll sing.
