New Construction Spotlight: https://www.zillow.com/homedetails/11... Home Owners Association denied Buyer on closing day: "not a good fit" On the anticipated day of closing (after multiple extensions due to waiting on approval process for over 30 days), the Zoom interview (last step in approval process) was scheduled. The following day the association sends a denial letter. The only reason provided was the Buyer was "not a good fit." We're all in utter shock and disbelief. The Buyer has excellent credit, clean background and stable long term employment. There was absolutely no reason for the Buyer to be denied. The Buyer met and exceeds all of the requirements set forth in the governing docs and approval requirements. My suspicion is that the board does not want anyone who they think may be problematic or disagree with their actions in the future. During the interview the board member told the buyer about the board's intentions to increase HOA fees in the future. The Buyer naturally asked questions. The board has completely disregarded their own governing documents and approval requirements, yet there seems to be nothing we can do at this time other than request a reversal, which we've done. We've still not gotten a response nor an explanation. We've reached out to the association attorneys and they have not been able to provide a reason or response. The board members were not even all present during the interview. I believe only 1 was. These boards are getting out of control. Has anyone else dealt with something like this? Found out my home is a historical home with restrictions after closing I purchased a home that was built in 1930 about 3 weeks ago. I had the home repainted and then received a letter from the county telling me I violated their historical architectural restrictions by painting it an unapproved color. Nowhere at closing or during the buying process was I told the home was deemed historical and after going through closing documents there is nothing about covenants or restrictions in the documents. Can a county deem a home historical with architectural restrictions without having any acknowledgement of this during the closing process? Real Estate Feels Like A Giant Pyramid Scheme After being in real estate for a year this industry feels like a giant pyramid scheme. So many slimey people and cheese balls in this biz. Got my license. Have to join a brokerage for them to process the transaction?? Joined a "team" and absolutely got worked over. Team lead constantly changed commission structure and fees right before a deal was going to go through. Kicking a lot of the commission up to the broker and team lead for doing basically nothing. "Prospecting" calling on crap leads all day, reading BS scripts about how it's a great time to buy, felt gross. Asking for referrals or business from your sphere or if they know anyone interested in buying or selling. Literally seeing everyone I know as a dollar sign and always trying to weasel real estate into the conversation. Buyer Was Hacked During Wiring Of Money Has anyone ever heard of anything like this? It was wire fraud. Are they still responsible for earnest money? Another cautionary tale of buying a house unmarried. Advice please Ex Gf and I bought a house. She broke up with me. I want to sell. She does not. We are both on the deed and mortgage, joint tenancy of survivorship. I am willing for her to buy me out but she is in a lot of debt. I know this because I loaned her 10k and she's still in debt. She is dragging this out. We got in at a 3.4% rate and she refuses to talk to me. I do not want this to drag any longer. How can I force a sale or a buyout right away. I can't do either without her consent, and prolonging this is my biggest fear. I know technically she can if she doesn't agree to sign anything. I know she's dragging this to either make me uncomfortable enough to make me leave. That way she can be in the house without me while keeping that low interest rate.. or buy her enough time to pay down her debts and wait for the interest rates to go down which will be torturous for me. I just want to be done and move on with my life. House appraisal came in way over what we bought it for. So we just closed on a home for 310,000 the appraisal came in a couple of days ago for 405,000 because the house was completely renovated head to toe and apparently the sellers agent was basing it off comps that were only similar in size but completely outdated from what I can tell. My first question is we put 15% but still have PMI wouldn't we be above the 20% equity since the house appraised for so much more than we what we paid for me? Someone please calm my fears or provide any additional insight! Homes in her subdivision have been selling for $625-$750k. This is an upper-middle-class midwestern suburb, where millennials with money want new/updated/modern everything. Not very old appliances, poor landscaping, floor damage, paint necessary, etc. etc. etc. I'm sure things will work out fine, but her house sticks out like a sore thumb. It's 'that' house in the neighborhood that's a little unique, and in great need of some TLC. We're considering listing it around $495k.
