Hello, this is Episode 391, and in this episode, I’m welcoming back HOME Method member, Michael, to share an update on his new build journey. Now the home is complete, and they’ve been enjoying it for a few months, he has lots to share about the build experience, completion and landscaping, and enjoying the finished home. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/391] This is the third instalment we’ve had from Michael about his project. You can catch previous updates in Episodes 323 and 324, discussing earlier parts of the project. And then Episode 347 and 348, where Michael discussed documentation, approvals, pricing, contracts and commencing construction. Check out those episodes to hear loads of helpful insights and information. When Michael last joined me on the podcast, his roof was on, the home was about to be clad, and his separate workshop hadn’t yet begun. Fast forward to now, and the home reached handover in August 2025. He and his wife have been settling in, shaping the landscaping themselves, refining the details, and actually living in the spaces they spent more than five years planning and building. Michael’s project is a beautifully considered pavilion style home in regional Western Australia. It’s oriented to maximise northern sun, carefully detailed for performance in its climate zone, and designed as a long term transition home as he and his wife step towards retirement from farming. In this conversation, we talk about what unfolded between lock up and handover. The logistics of trades. The unexpected delay with tiling. The coordination of finishes. What surprised him once they moved in. And those small decisions, particularly around lighting and services, that only truly reveal themselves once you’re living in the home. We also dive into landscaping on a sloping site, reusing soil during construction, working with topography rather than fighting it, and how collaboration with a builder and trades can shape not just the outcome, but the experience of the build itself. Last June, journalist Mario Guevara was arrested while covering an anti-ICE protest in Georgia, transferred to ICE detention, and locked up by the federal government for more than 100 days. But Mario is not the kind of ICE-criticizing reporter you might be picturing. He was a Trump-supporting, Republican-identifying, law-and-order-sympathizing immigration hawk, who knew ICE well and had covered them favorably for years. Why did the Trump administration still go after him? In this special two-part series from Question Everything, Brian Reed looks into. Mario Guevara. This is part one. On this episode of Chrisley Confessions 2.0, Todd Chrisley sits down with Ian Bick for a conversation that doesn't flinch from the messy parts of ambition, mistakes, and what it really takes to rebuild a life in the public eye.Ian is best known as the creator and host of the viral hit podcast Locked In with Ian Bick, where he gives a platform to people sharing raw, firsthand stories about crime, prison, addiction, and redemption. Before becoming a storyteller, Ian lived a headline-grabbing story of his own. As a teenager in Connecticut, he rose fast in the concert promotion world, booking major hip-hop and EDM artists before it all unraveled. That rise and fall led to a federal fraud conviction, time in prison, and ultimately a second act built around accountability, honesty, and giving others space to tell the truth about where they've been and where they're trying to go.In this episode, Ian opens up about the early hustle, the moment everything collapsed, and how prison reshaped his view of success, power, and responsibility. Todd meets him there with his own reflections on the system, redemption, and what it means to speak up when you see something wrong. The result is a conversation that's serious when it needs to be, unexpectedly funny when it can be, and grounded in the belief that people are more than their worst decisions. If you're drawn to stories about second chances, resilience, and the long road back to yourself, this one stays with you.Make sure to like, share, subscribe and leave a comment!Thank you to our sponsors for supporting the show!- Booking.com: This episode of Chrisley Confessions 2.0 is brought to you by Booking.com! His content has reached hundreds of millions of viewers across YouTube, TikTok, Instagram, Facebook, and Spotify. At 18, Ian became one of the youngest nightclub owners in the country, hosting artists such as Steve Aoki, The Chainsmokers, and 21 Savage. But the rapid success came with high pressure, debt, and a gambling addiction that led him to make destructive choices. At 21, he was convicted of federal wire fraud and served three years in prison. When he was released at 24, Ian didn't return to nightlife or social media. He worked regular jobs for nearly three years, rebuilding quietly and focusing on accountability, mental health, and repairing relationships. During this time, he learned firsthand what reentry really looks like: the stigma, the doubt, the slow climb back. But Ian also knew his story — and the stories of so many others — needed to be told. He began sharing lessons from his past on TikTok, and the response was immediate and overwhelming. In January 2023, he launched Locked In with Ian Bick, a podcast that gives a platform to former inmates, law enforcement, attorneys, survivors, and others whose lives intersect with the criminal justice system. Today, the show has become one of the fastest-growing justice-focused podcasts in the country, known for its raw honesty, emotional depth, and willingness to go where most media won't.Ian now speaks in prisons, schools, recovery programs, and reentry organizations across the United States, connecting with people who feel stuck or defined by their mistakes. His message is real and rooted in lived experience. Ian also operates a full-service studio and content production company, helping other creators and brands share stories with purpose.See Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.
In this episode, I'm joined by Gerard Davis, a qualified commercial solicitor and Business Development Manager at Talbots Law, to break down a real commercial property deal involving lock-up garages — and why this type of asset can be a smart, low-barrier entry point into commercial property. We talk through Gerard's purchase of 12 lock-up garages for £51,000, how he identified that the asset was significantly under-rented, and why the value in the deal came from fixing the income, not development. By using commercial agents to increase rents and re-let units properly, the income was stabilised and later supported a RICS valuation of £140,000.We also discuss how Gerard structured the deal long term by selling the asset into his SSAS pension, allowing rental income to be received tax free within the pension — and why getting the legal and professional advice right is critical when using this type of strategy. This episode is particularly useful if you're:Investing in residential and considering moving into commercialCurious about under-rented assets and income-led value creationExploring lock-ups as a first commercial investmentInterested in pension-led property strategies such as SSASTalbots Law: https://www.talbotslaw.co.uk/site/people/gerard-davis/LinkedIn: https://www.linkedin.com/in/gerard-davis-solicitor-a1a923155/

0:00 - It's officially official. Your Denver Broncos are the AFC 1 seed. They have a first round bye, and the road to the Super Bowl runs through Denver, Colorado. Stop me if you've heard this before...the defense was stellar yesterday, but the offense looked a bit anemic. Did you want to see more from the offense against the SuperChargers JV squad? Do style points matter? Or do you not care about any of that because A WIN IS A WIN IS A WIN and the 1 seed is locked up, baby!22:37 - The Avs lost their 3rd regulation game of the season, but that wasn't the worst part. Gabe Landeskog went crashing into the net, then left the game with an injury. THANKFULLY, it doesn't look like another knee injury.34:22 - Aaron Gordon and Christan Braun returned to the Nuggets lineup yesterday, and they lost to a 10-win Brooklyn Nets squad. In the postgame, Coach Adelman was less than pleased with the effort, to say the least.
Episode 126 of Tablesetters breaks down a stretch of offseason moves that didn't rely on shock value, but clearly revealed how several teams are positioning themselves for 2026. We open with Tatsuya Imai nearing the end of his MLB posting window with a January 2 deadline and, by his own admission, far less clarity than expected. Despite an elite résumé in Japan and interest from multiple clubs, firm offers have yet to materialize. We examine why interest hasn't translated into action, which teams remain involved, the importance of family and contract structure in his decision, and what it means if Imai ultimately returns to Seibu. From there, we move to Baltimore, where the Orioles re-sign Zach Eflin on a one-year deal. We break down what Eflin realistically provides coming off an injury-filled season, where he fits alongside Kyle Bradish, Trevor Rogers, and Shane Baz, and why this move stabilizes the rotation without removing the Orioles from the frontline starter market. The Athletics make their clearest long-term statement by locking up Tyler Soderstrom. We dig into how his extension reshapes the lineup, why his move to left field mattered after Nick Kurtz's arrival, and how a core featuring Soderstrom, Brent Rooker, Lawrence Butler, Shea Langeliers, Jacob Wilson, and Jeff McNeil gives the A's one of the deeper young offenses in the league as they build toward Las Vegas. Cincinnati's pivot away from the Luis Robert trade market brings the bullpen into focus. We break down the additions of JJ Bleday and Dane Myers, the pitching depth lost along the way, and why the Reds' roster decisions align with Nick Krall's stated priority of fixing a relief group that quietly became one of the team's biggest concerns. We close the Meat of the Order in Pittsburgh, where the Pirates sign Ryan O'Hearn to the largest free-agent position-player deal in franchise history. We discuss why O'Hearn fits PNC Park, how he complements Spencer Horwitz and Brandon Lowe, and why Pittsburgh's recent aggression has created legitimate momentum — including growing buzz around Kazuma Okamoto. Steve and Devin connect the dots across international markets, roster math, and team-building philosophy, focusing less on headlines and more on what these moves tell us about how clubs believe games will be won next season. ⚾️ Deadlines approaching, cores taking shape, and priorities becoming clear.

In her filings and public statements, Ghislaine Maxwell asserted dire and inhumane conditions during her pre-trial detention at the Metropolitan Detention Center Brooklyn and later facilities. She claimed she was subject to excessive strip-searches, extremely poor food, sleep deprivation via constant lighting, raw sewage in her cell, missing legal paperwork, confiscation of attorney communications, and suffered weight loss and hair loss because of these conditions. These complaints were used to argue for her release or improved conditions, painting a picture of a woman under oppressive and degrading incarceration. However, prosecutors and facility records challenge many of Maxwell's claims, labeling some as “falsehoods” advanced to generate public sympathy. They note that, unlike most detainees in her situation, she had access to a desktop computer, regular lawyer visits, phone and television access, and was housed in a special unit separate from the general population. Observers say the contrast between her allegations and documented privileges has raised doubts about the credibility of her narrative and suggests a strategic attempt to portray herself as a victim of unjust treatment rather than a convicted conspirator.to contact me:bobbycapucci@protonmail.comBecome a supporter of this podcast: https://www.spreaker.com/podcast/the-moscow-murders-and-more--5852883/support.
Prosecutors allege that during a video-conference session with her lawyers at MDC Brooklyn, Maxwell used a large cart loaded with legal documents to block the door of a dedicated conference room, effectively preventing prison staff from entering. The filing states she was permitted to bring the cart into the video‐teleconference (VTC) room for meetings, but then “used that cart to barricade the door to the room” when staff attempted to gain access. In response, Maxwell's legal team denied the barricade claim, arguing the government was “gratuitously casting” her in a negative light to justify stricter limits on her legal material access. Following the incident, prison authorities removed and banned the use of the cart during her meetings, directing that she instead carry her documents by hand and make multiple trips if needed.to contact me:bobbycapucci@protonmail.comBecome a supporter of this podcast: https://www.spreaker.com/podcast/the-moscow-murders-and-more--5852883/support.

BT & Sal go off on the Mets' offseason strategy, arguing that the front office is playing a waiting game with Pete Alonso and should "call his bluff" with a massive, immediate offer to lock him up. They dissect David Stearns' "prudent" approach, questioning his ability to build a winner with the immense pressure and payroll of the Cohen era, especially concerning Edwin Diaz's contract demands. The focus shifts to the Giants' coaching chaos: they debate if the mid-season shake-up, placing Mike Kafka in charge, will provide a true evaluation of Joe Schoen's roster, or if any wins will be a "false representation" of a bad roster/front office. Plus, the hosts break down the Paul Skenes trade rumors, debating if the Yankees should liquidate their best prospects (Schlittler, Jones, Rice) for the "rock star" ace. Finally, the guys tackle a wild Three Random Questions: Is it odd to have feelings for a plant or non-living thing? (Tierney loves his Arborvitae!) What's your favorite soup? (Sal's Italian Wedding vs. BT's despised pea soup!) Where would you rank Sauce Gardner amongst other sauces? (Hint: he's dropped to the "discount rack"!)
What do building lock up and the end of the world have in common? Listeners around the world are all anxiously awaiting the answer to this question.
