UK PROPERTY MARKET WEEKLY UPDATE Welcome to the 17th UK Property Market Stats Show of 2025, your go to weekly TV show on the UK Property Market on YouTube This week, I'm joined by Toby Phillips from TPFG & Bossman of Martin & Co, CJ Hole , Parkers , Country Properties , Mullucks and Ellis and Co brands, as we delve into the key property market headlines for 17th week of 2025 ending on the 4th May 2025. The YouTube Show. https://youtu.be/1YWlyJI257A ✴️ UK Property Market Highlights this week . ✅ Listings (New Properties on the Market) 42.6k new listings this week (last week 32.5k) YTD 6% higher than Week 17 of 2024 YTD and 9% higher YTD compared to 2017/18/19. ✅ Price Reductions (% of Resi Stock) 27.2k Price Reductions this week - Monthly Run Rate in reductions - 1 in 7.5 of Resi Sales stock per month is being reduced (which represents 13.4%). For comparison, 12.1% average in 2024, though the long-term 5-year average is 10.6%. ✅ Total Gross Sales (Agreed Sales) 28.3k UK homes sold STC this week, the highest its been for 145 weeks (late May 2022) YTD - The number of Sold STC Resi homes are 10% higher compared to 2024  (445k Sales agreed YTD 2025 vs 405k YTD 2024) and 19% higher than 2017/18/19 YTD levels (375k). ✅ Sell-Through Rate (Monthly in Arrears) April's sale run rate of 15.36% of Resi stock sold stc (ie 15.36% of Estate Agents properties on the market went sale agreed). March's was 16.3%. 2024 monthly average: 15.3%. Long-term 8-year average: 17.9%. ✅ Sale Fall-Throughs 6,449 Sale fall-thrus last week from Resi Sale Sales Pipeline of 453k UK homes sale agreed (sold stc). Another method is that week's sale fall thrus as a % of gross sales that week. This week, that is 22.7% (last week 23.6%). Just above the 7-year average of 24.2%, yet well below the 40%+ levels post-Truss Budget (Autumn 2022). In April, as a whole, 5.51% of sales in the UK agents pipelines fell thru. For comparison, 2024 average: 5.36%. ✅ Net Sales (Gross sales for the week less Sale Fall Thrus for the week) 21.9k net sales this week (17.4k last week), compared 2025 weekly average of 20k. 2025 YTD is 7% higher than compared to 2024 YTD and 13% higher than YTD 2017/18/19. Then, we welcome Steve Silberstein from National Popular Vote to update us on their interstate compact's progress. Finally, we're joined by three interns from the American Museum of Tort Law—Dylan Bird, Gabriel Duffany, and Rachel Donovan discuss a rather unique summer assignment.Adolph Reed is Professor Emeritus of political science at the University of Pennsylvania and an organizer with the Debs-Jones-Douglass Institute's Medicare for All-South Carolina initiative, and co-host of Class Matters Podcast. His most recent books are The South: Jim Crow and Its Afterlives and (with Walter Benn Michaels) No Politics but Class Politics.One of the things that struck me, especially, is during the pandemic it was striking to see how much full-blown animus toward government— or toward the idea of public and public goods—that there is out there in society at large. And we know Heritage (and the rest of the reactionary, the Koch brothers) have been fueling that and stoking that kind of resentment for as long as they've been around, frankly, right…But what's different is that since the Clinton years, the Democrats have been just as likely to attack the idea of government or public goods and public services, right? And they're more likely to do it backhandedly…So there hasn't been any space for people to connect even the fact that they like to go to the public library or like to use the public park with this bipartisan, full-bore attack on the idea of government. And that has gone so far and so deeply within society.Adolph ReedSteve Silberstein founded and served as the first president of Innovative Interfaces Inc., a leading supplier of computer software for the automation of college and city libraries. Mr. Silberstein sold his interest in the company in 2001 and now devotes his time to philanthropic and civic matters, one of which is sitting on the Board of Directors of National Popular Vote.Of the states that have passed [the National Popular Vote compact], it's mostly been with Democratic votes. Because for a while there's been a theory that Republicans couldn't win the national popular vote. That's why they opposed it. But now that they have actually won the popular vote this time around, that theory which caused some of them to oppose it has gone by the wayside.Steve SilbersteinThere's no reason for [Wisconsin, Pennsylvania, and Michigan being “swing states”]. You know, those states didn't even exist when the constitution was established. It's just purely an accident…Those states are not typical of the United States—each state is unique in some way. So, Wisconsin has a big dairy industry. Pennsylvania has coal mining or fracking or something like that. So the candidates just concentrate on those—what are really very obscure issues to most of the people in the country. These states are not typical. They are not representative in any way shape or form of the rest of the country.Steve SilbersteinDylan Bird is a sophomore at St Lawrence University, pursuing a double major in Global Studies and Spanish on a Pre Law Track. Gabriel Duffany is a sophomore at the University of Connecticut, pursuing a double major in Human Rights and Communication also on a Pre Law Track, and he is an intern at the American Museum of Tort Law. Rachel Donovan is the Outreach Coordinator at the American Museum of Tort Law, and she is pursuing studies in education. All three recently worked as summer interns at the American Museum of Tort Law in the VoxBox Civic Engagement Summer Course, and they participated in Ralph Nader's Dictionary Pilot.It's a very daunting task when somebody hands you a full dictionary—over a thousand pages or so—and asks you to read it front-to-back. Once you start to actually sink your teeth into it…I actually found it to be a very positive experience. Rather than simply looking up individual words and ending your journey there, the goal really becomes the exploration of knowledge.Dylan BirdFor me, what really did stand out wasn't the individual words. It was more so the process of defining that I found the most compelling. So it showed up to me in the linguistic sense that these aren't exact definitions here. They're more so measurements, gauges of people's public opinions and definitions that would shift over time. So it was interesting to see how the evolution of words came, how meanings evolved over time with new technologies, new cultural moments. And as a news writer, I found that fascinating—the complexities of a word, the connotations that go with it, they can make or break the framing of any certain topic.Gabriel DuffanyI think that this project could be very important for students of all ages because it's not often that you would use a physical dictionary very much anymore—versus just going online and looking up a word. And now multiple definitions could come up—you may not even find exactly what you're looking for, because words undergo new meanings on a near-daily basis. And I think having the chance to read the original definition may give students new meanings to words that they may have thought they had the knowledge of due to social media.Rachel DonovanNews 12/25/241. On December 19th, the Teamsters announced they would launch “the largest strike against Amazon in U.S. history.” This strike covers nearly 10,000 Amazon workers who have joined the Teamsters, with workers taking to the picket line in New York City Atlanta, Southern California, San Francisco and Skokie, Illinois. Teamsters President Sean O'Brien is quoted saying “If your package is delayed during the holidays, you can blame Amazon's insatiable greed. We gave Amazon a clear deadline to come to the table and do right by our members. They ignored it…This strike is on them.” Scenes from this strike went viral over the holidays; one video posted by Labor Notes journalist Luis Feliz Leon shows NYPD officers guarding a path for Amazon trucks to depart after clearing away a blockade by striking workers – in case you were wondering whose side the cops are on.2. In more Amazon union news, INDY Week's Lena Geller reports that on December 23rd Amazon workers filed for a union election at the RDU1 warehouse in Garner, North Carolina. These workers are organizing under the auspices of Carolina Amazonians for Solidarity and Empowerment, aka CAUSE, which states that “despite an illegal campaign of intimidation by Amazon, which is desperate to keep unions out to continue paying poverty wages and failing to improve dismal work conditions,” the union believes they have “easily” exceeded the 30% card check threshold to demand an election. If successful, RDU1 would become the first unionized Amazon facility in the South.3. Independent investigative journalists Ken Klippenstein and Dan Boguslaw are out with a report on a potential conflict of interest in the Luigi Mangione prosecution. Apparently, “Magistrate Judge Katharine H. Parker, who is overseeing pre-trial hearings for…Mangione, is married to a former Pfizer executive.” Judge Parker's husband, Bret Parker, had served as Vice President and assistant general counsel at Wyeth, and held the same titles after that company was purchased by Pfizer. According to financial disclosures, Mr. Parker still collects a pension from Pfizer in the form of a “Senior Executive Retirement Plan.” The Parkers also own hundreds of thousands of dollars' worth of stock in Pfizer itself, along with other pharmaceutical, biotechnology, and healthcare companies. These holdings raise grave questions about the impartiality of this judge.4. In more news from New York, Gothamist reports New York Governor Kathy Hochul has vetoed a bill which would have “reversed New York's longstanding ban on jury service for anyone convicted of felonies at any point in their lives. If enacted, the bill would have allowed people with felony convictions to serve only after completing their sentences, including parole.” This bill passed with the support of the New York Civil Liberties Union and Phil Desgranges, an attorney at The Legal Aid Society, called this bill “common-sense legislation.” State Senator Jabari Brisport wrote “Fun fact about [New York] politics. The Governor has until end of year to sign bills so she usually waits until [the] holiday season and vetoes a bunch right before Christmas, hoping no one notices.” The Gothamist piece notes that Hochul vetoed 132 bills over the weekend.5. Turning to Israel, a remarkable story in unfolding around the 80th anniversary of the liberation of Auschwitz. According to Democracy Now!, Israeli Prime Minister Benjamin Netanyahu is planning to skip the anniversary “out of fears he might be arrested for committing war crimes in Gaza.” As we have documented on this program, the International Criminal Court issued arrest warrants for Netanyahu and his former defense minister Yoav Gallant in November, and since then various countries have grappled with their obligations under international law to arrest the pair. While certain ICC signatory nations like Germany and France have sought to weasel out of these commitments, according to this report, “Poland's deputy foreign minister recently confirmed Poland would comply with the ICC arrest warrants if Netanyahu visited.”6. On the domestic front, newly elected Congressional Progressive Caucus chair Greg Casar has sent a letter to Secretary of State Antony Blinken and Defense Secretary Lloyd Austin demanding that the Biden administration withhold new transfers of offensive weaponry to the Israeli military. In this letter, he and other progressive members of Congress make clear that the administration itself has “correctly identified steps the Israeli government must take in order for continued transfers…to be in accordance with U.S. law,” and that “the Israeli government has failed to take sufficient action or change course.” This letter is signed by 20 members of Congress including Casar himself along with Summer Lee, James McGovern, Mark Pocan, Pramila Jayapal, Sara Jacobs, AOC, Rashida Tlaib, and others.7. In a stunning story picked up by POLITICO, Republican Congresswoman Kay Granger – chair of the critical House Appropriations Committee until last April – has been missing in action for months. Despite continuing to hold her Texas seat, she has not cast a vote at all since July. Calls to her office went unanswered and unreturned. Visits to her office found it vacant. And when investigative reporters sought her out, they wound up finding her in an assisted living facility wracked with dementia. This story is tragic; Granger's son has spoken out since publication, addressing how rapidly his mother's mental decline has progressed. Yet, this is just the most striking example of the gerontocracy that has gripped Capitol Hill. And at least Granger had the sense remaining to recuse herself from votes; rebellious Republican Congressman Thomas Massie of Kentucky is quoted saying he's “more concerned about the congressmen who have dementia and are still voting.”8. Moving to some good news, the Federal Trade Commission announced last week that they, along with the Attorney General of Illinois, have reached a $25 million settlement with food delivery giant GrubHub, stemming from the firm's engagement in “an array of unlawful practices including deceiving diners about delivery costs and blocking their access to their accounts and funds, deceiving workers about how much money they would make delivering food, and unfairly and deceptively listing restaurants on its platform without their permission.” In addition to the monetary penalty, the company must make significant changes to its operations model, including “telling consumers the full cost of delivery, honestly advertising pay for drivers, and listing restaurants on its platform only with their consent.” This is a victory for consumers, workers, restaurants, but perhaps above all, the rule of law. As FTC Chair Lina Khan puts it “There is no ‘gig platform' exemption to the laws on the books.”9. On December 23rd, President Biden announced that he would commute the death sentences for 37 out of the 40 federal prisoners on death row, in a major victory for ending executions by the state. These sentences have been commuted to life in prison without the possibility of parole. In a statement, Biden wrote “I've dedicated my career to reducing violent crime and ensuring a fair and effective justice system…Make no mistake: I condemn these murderers, grieve for the victims of their despicable acts, and ache for all the families who have suffered unimaginable and irreparable loss. But… I am more convinced than ever that we must stop the use of the death penalty at the federal level.” He ends this statement by alluding to the fact that as president he has imposed a moratorium on federal executions and fears that the incoming Trump administration will resume state-sponsored killings. Per AP, the three inmates whose sentences were not commuted are: Dylann Roof, the Mother Emanuel AME Church shooter, Boston bomber Dzhokhar Tsarnaev, and Tree of Life Synagogue shooter Robert Bowers.10. Finally, on Christmas Eve, Bernie Sanders issued a statement laying out “How to Make America Healthy Again,” echoing the language used by Robert F. Kennedy Jr. Under Bernie's plan, this initiative would include Medicare for All, lowering the cost of prescription drugs, paid family and medical leave, a 32-hour work week, raising the minimum wage, and reforms to the food industry itself, such as banning junk food ads and stronger warning labels on high-sugar products. As with Bernie's qualified embrace of the “Department of Government Efficiency” this should be seen as a savvy move to call the Trump team's bluff. Will they really go after big sugar? Though UPN's Black-led scripted shows (which by the end of UPN's run included Eve, All of Us, Everybody Hates Chris) were largely popular with audiences, advertisers were evidently less inclined to pay top dollar to support shows targeting Black viewers. Growing up, she wasn't a good student in English, reading or writing. She struggled with McGuffey Readers. And the phonetic concepts escaped her as a child. But she was still drawn to books, mostly encyclopedias, where she could read about the world, daring young women and journeys away from her small hometown of Noblesville. So, writing became about telling a story that was within her. And that's what she did in her book, “Crossroads,” a suspense novel set in Indianapolis in the early 2000s and released earlier this year. The story is a journey into the life of fictional character, Paris Pennington, a powerhouse in the financial community who is forced to fulfill her civic duty and be a juror in a murder trial involving the death of a 15-year-old. But when Pennington takes the job as the jury foreman, whose name is mistakenly made public, her life begins to be picked apart as people around her start dying. Parker Taylor said she had an idea for the plot before she started writing, and she chose the scene of the crime, too. “I had Chapter One ingrained in my head. All I had to do was write it down. I worry about the mechanics after I get the story and dialogue crafted,” she said. Parker Taylor, whose book is endorsed by Golden Globe-nominated actress Mariel Hemingway, will sign copies this Saturday in Chicago and locally, on June 24, at the Barnes and Noble at River Crossing in Indianapolis. The book is the product of “passion, determination and commitment,” she said. “It took me a year to write and 20 years to introduce it.” Yes, she wrote the book in 2000 but finally got it published this year. She was born in Noblesville in 1964 and will turn 59 this fall. She is the second youngest of five children, the daughter of the late William and Anita Parker, who founded a steel manufacturing company that we know today as Noble Industries. Her sister, Brenda Parker, her best friend, is executive vice president of Noble Industries. Her brother, Gary Parker, is executive consultant of manufacturing. And her brother, Greg Parker, is president of Noble Industries. Parker Taylor spent her childhood in a two-story home surrounded by cornfields and cows in the Craig Highlands neighborhood, attended Prairie Baptist Church and Heritage Christian School, from where she graduated in 1983. Through Noble Industries and her parents' entrepreneurial spirit, the Parkers learned to dedicate themselves to work, family and community. All of the Parker children, she said, were taught to work hard. Most of the kids gained their job experience by working at Noble Industries or for grandparents, Kenneth and Louis (Marrow) Hanna's Ken-Lo Cafeteria (839 Conner St., according to Hamilton County historian David Heighway). Parker Taylor's first job was bagging plastic furniture feet while watching TV and bending steel and working a punch press at Noble Industries (which was started in 1968, making metal aquarium stands part time in a 300-square-foot barn, founded in 1969 and incorporated in 1970, and has since grown to 60 employees and a 110,000-square-foot facility). During high school, she worked at Payless Shoes and Arby's in Noblesville. After graduating high school, she earned a certification in 1984 in Fashion Merchandising in Bauder College, Arlington, Texas. Then, she returned to Indiana. Then several years later, she decided to go back to school. In 2000, she earned a bachelor's degree in Business Science Management; in 2004, a master's of Business Administration from Indiana Wesleyan University; and in 2010, a doctorate in Management and Leadership from University of Phoenix. (In her career, she has mentored students and young professionals, was a National College campus director and professor, co-director of an advertising agency and worked for a student loan management company. In between, she worked in the human resources department of Noble Industries. Currently, she is director of operations for Intelligent Solutions training, developing, academic research and business writing services) Her writing started through academics. “I was a business student who had to write paper after paper.” After writing her book, a publisher in 2000 backed out of a deal with her because she wasn't interested in the business part of the industry. Brenda Parker asked her sister: “What are you afraid of?” Her sister said, “For it to succeed, you must make yourself vulnerable to disappointment.” So Parker Taylor started looking for another publisher who also assisted with the marketing. MindStir and Seacoast walked her through much of the process. Her two family mottos: “If it is meant to be, it is up to me,” and “Every day is great.” She has stuck with those mottos. Writing, for Parker Taylor, is about telling a story with a lesson learned. In “Crossroads,” she used Proverbs' lessons on anger, fury and envy as the motivations for the crime. After her book was finally published, her first book signing couldn't have gone better. “I was blessed by so many people coming out to support me and the book,” she said. “I can't wait to host another one. What I loved about the book signing was it was a time to socialize and fellowship with like-minded people.” Her next signing is at Barnes and Noble Evansville, IN on 9/12 and Barnes and Noble Carmel, IN on October 20. In addition, Parker has done the Fox Indy Now show and approximately 10 Podcasts. While she loves to travel, to cook and all things outdoors, writing a book has always been on her bucket list. What makes her smile is “life and people.” She is inspired by her family and good friends, creating characters like them in her book. “I've been lucky to have lifelong friends that push me to be a better person and to live to my full potential,” Parker Taylor said. She has great support from her spouse, Dana Taylor. “My husband assists me in staying in balance because, much like the main protagonist in ‘Crossroads,' I tend to be a workaholic.” Remember when Parker Taylor shared how she struggled academically in school? Well, she had a special Heritage Christian School teacher, Mrs. Donley, who offered to tutor her over the summer between her junior and senior years. “At the end of the summer, I offered to pay her for the tutoring from the money I made working at Arby's. She would not take a dime. I passed the test. A Washington DC area native, Alycia grew up in Seat Pleasant and later, Temple Hills, MD. She then went on to graduate from The University of Maryland at College Park with a Bachelor's of Arts degree in Radio-Television-Film and a minor in Theater. While in college, she fell in love with comedy by watching HBO's “Def Comedy Jam.” There, she saw people her age who reminded her of herself performing the funniest routines she had ever seen. They were raw and uncut, but most of all hilarious. After college, she worked at BET in Washington, DC as a music television producer. Years later, after having moved to Los Angeles in hopes of creating sitcoms, Alycia tried her hand in stand-up, and was bitten by the bug. She has been on NBC's “Last Comic Standing,” BET's “Comic View”, NBC's “America's Got Talent,” Nuvo TV's  “Stand Up & Deliver,” Byron Allen's “Comics Unleashed,” TV Guide's “Stand Up in Stilettos”, “Laff Mobb's Laugh Tracks” on Tru TV, “Coming to the Stage” on Apple TV, and TV One's “Who's Got Jokes,” to name a few. In addition to her stand-up, this comedy chameleon has appeared in the number one streaming movie on Netflix called, “Guest House” with Pauly Shore, the first scripted series on Facebook, “Loosely, Exactly Nicole,” and several network television shows; including “Kenan” on NBC, “The Parkers” on UPN, and “The Resident” on Fox where she acted alongside Morris Chestnut. She then went on to appear in a string of independent films, voiced several characters in The Oscar Award winning film, “Spiderman: Into the Spider-Verse,” all while having six top albums in heavy rotation on Sirius Satellite Radio and iTunes. My dear friend, Kee-Hyun (Kee) Kim is the founding cellist of the acclaimed, Grammy winning Parker Quartet, founded in 2002 at the New England Conservatory in Boston. Since then the Parkers have gone on to win the Concert Artists Guild Competition, the Grand Prix and Mozart Prize at France's Bordeaux International String Quartet Competition, and Chamber Music America's prestigious Cleveland Quartet Award. Alongside those accolades, they are also in their 8th year as the Blodgett Artists-in-Residence at Harvard University, serving as faculty members in the Department of Music. Their 20th anniversary was marked in the 2022-23 season with multiple performances of the complete cycle of Beethoven's string quartets, highlighted here in this episode, which was recorded in late 2022. Jae and Kee chat about Kee's upbringing and education in both South Korea & the US, his teachers and influences, and the ins and outs of balancing friendships and professional commitments. This led to a discussion of The Parkers and Countess Vaughn and Jenna von Oÿ's treatment on set. Which then spun out into a discussion on movie theaters in a post pandemic world and films and award season. In news, we discuss a local meteorologist's DUI charges. This sets us down the path of what will be the theme of the show, empathy, grace, caring for oneself and others. We did not do this on purpose, it simply was how the show played out all the way down to AITA, it was wild to record because of that because we kept noticing how it kept coming back around to said theme.
