Simon discusses the benefits of joint venturing with property owners, highlighting how investors can make significant profits without using their own money. He presents a practical example involving a mastermind student who collaborated with a landowner and a financier to develop a piece of land into specialised supported housing, potentially yielding substantial returns. Additionally, learn about creative financing strategies, such as purchase options, which allow for quicker transactions and avoidance of stamp duty KEY TAKEAWAYS Joint venturing with property owners allows investors to make significant profits without using their own money, avoid stamp duty, and complete transactions much faster than traditional property purchases. Building a strong network in the property industry is essential for success. The more connections you have, the more opportunities you can create for joint ventures and finding potential deals. Actively seeking out abandoned or empty properties in your local area can lead to lucrative off-market deals, where there is less competition compared to properties listed for sale. Investing in personal education and collaborating with knowledgeable partners can enhance your ability to identify and execute profitable property deals, making joint ventures more effective. BEST MOMENTS "You can make a lot of money investing in property using none of your own money." "If you keep doing it, it absolutely works." "Because you're not actually buying the property, you can do the transaction much, much quicker." "With off market property deals, you have no competition at all." "Grow your network, invest in yourself, educate yourself, and these opportunities are out there." In this episode of the Econ Dev Show, host Dane Carlson welcomes back Ilana Preuss, founder and CEO of Recast City, for a follow-up conversation four years after her initial appearance on the show. Preuss shares insights on how economic development has evolved and discusses her methodology for helping communities identify and support small-scale manufacturing businesses. The conversation explores how economic developers can create meaningful change with relatively modest investments by focusing on local assets, engaging directly with community members and business owners, and implementing targeted strategies that respond to actual community needs rather than pursuing expensive business recruitment projects. Like this show? Please leave us a review here (https://econdevshow.com/rate-this-podcast/) — even one sentence helps! Ten Actionable Takeaways for Economic Developers Engage directly with small-scale manufacturing business owners to understand their specific needs and challenges before creating programs. Focus on modest, targeted investments ($10K-$20K) rather than expensive business recruitment projects that may not address community needs. Identify and leverage existing local assets and manufacturing businesses already present in your community. Meet with property owners to understand real estate availability and constraints for small manufacturing businesses. Analyze community feedback to prioritize actions that will create the biggest impact based on local goals and beneficiaries. Create short-term wins that build momentum toward longer-term, more complex development projects. Thread the line between community assets, needs, and goals to develop effective priority strategies. Focus on de-risking economic development investments by ensuring projects respond to actual community needs. Build "sticky" communities by creating places where interesting commercial activity takes place and people want to be. Use systematic methods to gather information from stakeholders and translate that into actionable development strategies. Special Guest: Ilana Preuss.

Lawsuits Over Wildfire Insurance: Property owners in California have filed lawsuits accusing major insurance companies of collusion to deny coverage to high-risk homeowners after devastating wildfires, forcing them into the costly and limited California Fair Plan.
Andy Gurczak is the Founder and CEO of AllCity Adjusting, a public adjusting firm dedicated to securing fair insurance claim settlements. With over a decade of experience, Andy has shielded thousands from insurance fraud and boosted their claims' value. His family's principle, "If you're going to do something, do it right or don't do it at all," flourishes through his firm's advocacy for property owners. Specialized in complex claims like fire, water, and hurricane damage, Andy and his team work across over 35 states. In this episode… Navigating property insurance claims can feel like an uphill battle, especially when facing denials, underpayments, or confusing fine print. Too often, policyholders accept the first offer without realizing they could be entitled to much more. So how can property owners make sure they're not leaving money on the table? According to Andy Gurczak, a seasoned public adjuster and expert in maximizing claim payouts, the key is understanding how insurance companies operate and knowing when to bring in a public adjuster. He highlights how insurers often use vague or technical loopholes to reduce or deny claims. Public adjusters act as advocates, ensuring claims are documented properly and negotiated aggressively. By getting involved early, they can reshape the outcome of a claim and recover tens or even hundreds of thousands more than initially offered. Andy explains how timing, wording, and knowing the system can make or break your settlement. In this episode of The Same Day Podcast, host Mat Zalk is joined by Andy Gurczak, Founder and CEO of AllCity Adjusting, to talk about how public adjusters help property owners win bigger insurance claims. Andy explains why claims get denied, how early involvement changes outcomes, and what documents and terms can make or break a payout. He also gives advice on how landlords can protect rental income during lengthy claim processes.

Luke Blahnik returns to educate us on the new Northwest Side Preservation Ordinance. Luke jumps right in by explaining the ins and outs of the expansion of the Predominance of the Block (606) District under this new ordinance. He breaks down the increased fees to demolish a multi-unit building, limitations on building single family homes, and requirements for selling a tenant-occupied building in the area. Luke, Mark, and Tom discuss how the Ordinance will not be able to accomplish the goal of preserving affordable housing and instead could have negative impacts to landlords and tenants. A main takeaway from today's show is to stay involved in housing provider communities and make your voice heard to stop policies that do not help landlords, tenants, and/or the City of Chicago as whole.
