Michigan State University alumnus and donor Mat Ishbia is the CEO and chairman of United Wholesale Mortgage, majority owner of the NBA's Phoenix Suns and WNBA's Phoenix Mercury, and a member of the Spartans 2000 national champion basketball team. Ishbia talks about what attracted him to MSU coming out of high school and about how his time at MSU impacted him. He talks about his special relationship with Tom Izzo and shares his thoughts on the changing landscape of college athletics. You'll get my opinion on equality of opportunity. Today, on Get Rich Education. ____________   Welcome to GRE! From Allentown, PA to Glen Allen, VA and across 188 nations worldwide, I'm Keith Weinhold and this is Episode 451 of Get Rich Education… where we don't live below our means. We grow our means.    If you're being told that you're crazy or that things aren't going to work out… you know… hearing that right there can actually be a prerequisite to you being successful.    Are people raising their eyebrows at what you're doing?    Yeah that could actually be some positive feedback on your direction, as long as your head tells you that it's right and your gut backs it up.    Don't trade away your authenticity for approval.   Look, if you close your eyes and wake up in 10 years, what do you want to see when you open your eyes? Awards for work?    I doubt it. Or is it kids, family and relationship-oriented?    Or is it, invisible footprints that you've left behind all over earth because you traveled or explored that much?    You DID raft the Grand Canyon, visit the Taj Mahal, see the Eiffel Tower, or dive the Great Barrier Reef?   Yeah, it's probably those types of things.   Well then, why are you putting 90% of your effort into career-oriented stuff… if that doesn't help you achieve that goal 10 years from now?    That's a better set of questions for you to ask yourself.   That's why we talk about generating residual income when you're actually young enough to enjoy it here.   Rich people play the money game to win - that's what we do here. While most people play the money game not to lose.   Real estate is not always easy. It's not OVERNIGHT wealth, you'll have your problems. But it can be amazing when you have a strategy and stick to it.   If you want me to make your financial life better in 30 days, maybe I can in some cases but that's really not what we're doing here, probably not even in a few months.   But in a few years… yes, definitely.   And I think it helps to remember something simple. The only place that you get money is from other people.   All your life, the only way that dollars have come into your hands or into your bank account is because it came.. from other people.   For many, that's just one person - one employer that the money comes from.   With each rental property that you add, that is one more person that is paying you…   … that's of tangible benefit to you in a world where the only place that you get money is from other people.    Now, as we dip into the mechanics about how to achieve that…   What would be different if you HADN'T taken action in RE?   Now, I don't know what it is, but for some reason, people are trained to TIME THE MARKET in RE.    Yet people might put 10% of their salary - up to $22,500 is allowed this year - $30K if you're over 50. They put that in their 401(k) - dollar-cost averaging - which is NOT timing the market.   I don't know why that is. Why some people are predisposed to time the market in RE but yet they DCA in stocks - which is the opposite of timing the market.   Maybe it's the cost of the property?   Treat RE the same way - DCA there too. Keep adding 1 or 2 a year or whatever you can.   When you consider 401(k)'s low returns and low liquidity, you might not even be putting money into it anymore.   You've got the wherewithal to know that very dollar you lock in a 401(k) is a dollar that can't use OPM.   And it gets even worse.    Because with a 401(k), you are HOPING TO DIE before the money runs out. What kind of a retirement plan or life plan is that?   Doesn't sound like diving the Great Barrier Reef to me. Ha!   Rocket Mortgage introduced a new 1% down home loan program. This is a new product for them. But some people to think it's the first.    It's not the first. It comes on the heels of rival United Wholesale Mortgage rolling out a similar program.   But this particular program is expected to reach a lot of people.   And here's the thing. It also eliminates the monthly mortgage insurance fee. It deletes monthly PMI.   Now, even if we're just talking about primary residences here, this affects you in the rental property market. I'll tell you why in a moment.    But with this 1% down payment program, a buyer using this program who's purchasing a single-family home, well, their income can be no more than 80% of their area's median income…   … they are only required to make a down payment of 1% of the purchase price.    Then the lender covers the remaining 2% needed to reach the required 3% threshold for conventional loans.   So it's not only going to reduce upfront costs, but that monthly mortgage insurance fee for the borrower is gone, which is typically a few hundred dollars a month… That what they had to pay traditionally, if the buyer puts less than 20% down on their purchase. That's going to help affordability. So with 3% down being reduced to 1% down, then a homebuyer of a $250,000 home would only need a $2,500 down payment instead of $7,500. Now, strict underwriting guidelines are still in place - you need income and credit and assets. There aren't really as many mortgage borrowers that put 20% down on a home as you might think. In fact, the average new purchase down payment amount in America is only between 6 and 7%. But this 1% option, which it's estimated that 90 million Americans will qualify for - over the long-term, that is just going to increase the available pool of buyers, of course, because more people that were on the edge of affordability can now qualify. Now, in a normal market, a few of your tenants that were on the brink of qualification might be able to run off - and buy. But you've still got those erstwhile strict underwriting guidelines and there's still just such a lack of supply of this entry-level housing - like I updated you on last week. You can't move into what doesn't exist. So this could create some tenant attrition, but it should be pretty limited for those reasons.   But, yeah, with this larger pool of buyers that now qualify, that puts more upward pressure on property prices.    When you make any good or any commodity MORE affordable in the short-term like this, with more buyers & more bidders, it makes that much LESS affordable long-term because that competition pushes prices up.   It's just like decades ago, as soon as financial assistance came to the college enrollment world with Stafford loans and Pell grants and all that stuff, what did it do?   More people could afford to PAY MORE with more & better loan types and that made college costs skyrocket.   The same effect is happening here when you lower down payment requirements to just 1%.    Though, that factor alone shouldn't make home prices skyrocket. They shouldn't shoot up. But it's just another tailwind on upward price momentum.   Typically when a tech CEO goes in front of a Senate committee, it gets embarrassing. Like, they end up explaining how to use email.  OK, Senate committees are not known for being tech savvy.  Not so a couple weeks ago, when Sam Altman, CEO of ChatGPT-maker OpenAI, testified on Capitol Hill on the future of AI and how the field should be regulated. Now Sam Altman has a lot more going on than just ChatGPT. It's possible that he's the future wealthiest man in the world. Now, this is where it gets scary. He's about to secure a $100 million funding round for an eye scan-accessible global cryptocurrency project, Worldcoin. That's what the Financial Times told us. Worldcoin is not totally unrelated to his signature project. The company's goal is to verify whether users are human by scanning their irises to disburse universal basic income… to workers displaced by AI. Now, I've explained before how technology actually creates jobs, not destroys them.  But the hearing continued with a discussion of the dangers of an unpredictable, evolving technology that can generate and spread misleading information without us even realizing it's fake- like those famous fake images of the Pope in a puffer jacket or Trump running from police. Well, for his cryptocurrency, Worldcoin, Sam Altman has already released a World App crypto wallet that can be downloaded to your mobile phone. And he's got big plans for Worldcoin as the first-ever cryptocurrency to be held by every person on the planet.   It runs on the Ethereum blockchain. You don't need to know what that means. In practical terms, Worldcoin will look (and trade) a lot like the cryptocurrencies that you're already familiar with. So in that regard, Worldcoin isn't breaking any new ground.   What makes Worldcoin stand out is the fact that it has aspirations to be both a cryptocurrency and a global identification system. With a tag line of "the global economy belongs to everyone," Sam Altman plans to distribute Worldcoin tokens to every single human on planet Earth.   And this is where things get really creepy. To pick up your free Worldcoin crypto token and sign up for a Worldcoin ID, you will need to give Sam Altman a scan of your eyeballs.    Yes, you heard that right -- Worldcoin has created a proprietary iris-scanning tool known as the Orb. Once you've had your eyeballs scanned with the Orb, you're good to go.    Altman says this step is necessary to verify that you are a real human and is not meant to be an invasion of your privacy. He won't even ask you for your name.   Yeah… I don't know if people are going to go for that, especially Americans. I'm not sure if you can tell in the video, but my forehead is sweating by the end of it.   The least that you need to know is that 1968's Civil Rights Act includes the Fair Housing Act.   This is a piece of landmark legislation is something that any citizen should know the basics about, and even moreso for a real estate investor.   The Fair Housing Act protects people from discrimination on the basis of race, religion, national origin, sex, handicap, and family status...   ...when they are renting or buying a home, getting a mortgage, or seeking housing financial assistance.    So it's not just when you're renting to someone, it's when you're lending to someone.   You shouldn't steer your advertising in an exclusionary way. Even terms like "cozy bachelor pad" or "ideal for young couples" should be avoided.   And equal opportunity is simply better for you as a landlord.   Say that you excluded a rental applicant group that comprised 30% of the population.   Then your available renter pool would shrink by that amount, reducing your income potential, reducing your occupancy rate, and reducing your tenant quality. So keep that in mind.   Next week here on the show we are talking about some big problems and really… the toxicity in the apartment market, the commercial real estate market… and how 2022's sudden spike in interest rates is causing syndications to fail.    Apartment building owners are getting foreclosed on. Born and raised in the working class city of Detroit, Michigan. So things were hard. I was raised by a single mother who taught me early on that the key to success was having a hard work ethic. That work ethic directly translates over to success in the mortgage industry. I started working food service jobs when I was 14 and learned early on the value of elite client service. As a youth, I fell in love with music and skateboarding. Those two communities were diverse, supportive, and got me through some tough times. Since I barely graduated high school, I thought I would pursue another one of my passions -  cooking. Flunked out of culinary school and worked hard in bars for a few years until I moved back to Michigan. I got a degree in English education. Much like educators, mortgage professionals help individuals overcome obstacles. Unfortunately, teaching didn't pay well and I had a few friends that worked in the mortgage industry down at Quicken Loans. I started at UWM in May of 2016 as an Account Executive. Rode that for a year, but teaching was in my blood. I built a Sales Coaching Team here at UWM and eventually was selected as one of the individuals to build Success Track. In 2021, Mat had a vision to create a team to help mortgage professionals all across the country grow. One of the main things I've picked up from Mat, is the idea of Servant Leadership. Welcome back to THE Sports Law Podcast! We keep you up to date on everything at the intersection of sports and the law! Dan Lust is joined by our resident DA, Matt Tympanick (@TympanickLaw). Howie Roseman is the Executive Vice President and General Manager of the Philadelphia Eagles, but how he got there is an inspirational story for all those that aspire to work in sports law. (2:03) Roseman was determined to land a job in the NFL, writing over 1000 letters to NFL teams. Until Roseman heard the advice that launched his career, "go to law school." Following his time at Fordham Law school he started with the Philadelphia Eagles, and it ten years' time he took over as General Manager. Sticking with the Eagles, Josh Sills was a rookie offensive lineman for the team and was recently indicted on rape and kidnapping charges. (7:36) Sills has been placed on the Commissioner's Exempt List pending the criminal proceedings. Matt dives into the facts about these charges and the strength of the prosecution, as well as what Sills' future punishment could be. Mandatory under Ohio law, if Sills is convicted he will face jail time. Dan questions the line that is draw for placing players on the exempt list, comparing Watson, Kamara, and Sills. Joe Mixon was charged with aggravating menacing for allegedly pointing a gun at a woman. (15:35) However, the prosecution dropped those charges with the report of continued gathering of evidence and they could potentially refile the charges against Mixon. Matt discusses the possibility that the victim stated she wanted to drop the charges and/or was not being cooperative. Dan questions why the charges were dropped so quickly. Brian Flores has been hired as the Minnesota Vikings defensive coordinator. (21:53) Flores still has his class action lawsuit against the NFL and a number of teams for racial discrimination pending. Another member of that lawsuit, Steve Wilks, has also recently been hired as defensive coordinator by the San Francisco 49ers. The NBA owners have approved Mat Ishbia's purchase of the Phoenix Suns. (30:30) The vote was 29-0 in favor of Ishbia, and the sole vote that was not counted was the Cleveland Cavaliers owner Dan Gilbert who abstained from voting. Gilbert and Ishbia have a rivalry that takes place off of the court, where Gilbert is the CEO of Rocket Mortgage and Ishbia is the CEO of United Wholesale Mortgage. This rivalry heated up back in 2020 when United Wholesale Mortgage was running advertisements that took some shots at Rocket Mortgage, and Ishbia has made comments recently about United being superior to Rocket. There is one beneficiary of this rivalry, Michigan State, which is the alma mater of both Gilbert and Ishbia, who have both donated large sums of money to the school in an effort to one-up each other. *** Have a topic you want to write about? NCAAMBKB – Men's College Basketball Last Night Michigan State 63, Maryland 58 Miami (OH) 85, Western Michigan 70 Ball State 65, Central Michigan 51 Buffalo 102, Eastern Michigan 97 Michigan State 63, Maryland 58 – Michigan St. rallies to win after giving up lead to Maryland Joey Hauser scored 20 points and Tyson Walker had 17 and Michigan State rallied after scoring the game's first 15 points to beat Maryland 63-58. The Spartans used an 8-0 run in which Walker made a layup and 3-pointer wrapped around a 3 from Jaden Akins for a 52-48 lead with 7:44 remaining and Michigan State led for the remainder. The Terrapins erupted for a 12-0 run in less than three minutes in the second half turning a 38-26 deficit into a 38-all tie. ahmir Young scored 17 points for Maryland M-OH 85, WMU 70 – Miami (Ohio) wins 85-78 against Western Michigan Anderson Mirambeaux had 22 points in Miami of Ohio’s 85-78 win against Western Michigan on Tuesday night.  Mirambeaux also added five rebounds for the RedHawks (8-16, 2-9 Mid-American Conference). Mekhi Lairy scored 21 points while shooting 7 for 15 (2 for 4 from 3-point range) and 5 of 6 from the free throw line. Morgan Safford was 3 of 9 shooting, including 2 for 6 from distance, and went 7 for 8 from the line to finish with 15 points, while adding five rebounds and seven assists. The RedHawks snapped a seven-game slide. The Broncos (6-18, 2-9) were led by Seth Hubbard, who recorded 20 points. Western Michigan also got 17 points and nine rebounds from Titus Wright. In addition, Lamar Norman Jr. finished with 12 points and two steals. The loss is the seventh in a row for the Broncos. Ball St. 65, CMU 51 – Pearson scores 13, Ball State takes down Central Michigan Mickey Pearson Jr.’s 13 points helped Ball State defeat Central Michigan 65-51 on Tuesday night. Pearson added six rebounds for the Cardinals (17-7, 8-3 Mid-American Conference.  Brian Taylor finished with 20 points, seven rebounds and two steals for the Chippewas (8-16, 3-8). Buffalo 102, EMU 97 – Adams scores 21 as Buffalo defeats Eastern Michigan 102-97 Isaiah Adams’ 21 points helped Buffalo defeat Eastern Michigan 102-97 on Tuesday night.  Tyson Acuff led the Eagles (6-18, 3-8) in scoring, finishing a career-high 35 points. Emoni Bates, coming off his third, 35-point performance of the season, scored 27 points for Eastern Michigan. With a stepback jumper with 10.9 seconds left in the third quarter of the Los Angeles Lakers’ game Tuesday night against Oklahoma City, James pushed his career total to 38,388 points and broke the record that Kareem Abdul-Jabbar held for nearly four decades. Abdul-Jabbar became the league's all-time leading scorer on April 5, 1984 and wound up retiring in 1989 with 38,387 points. The game stopped for a ceremony after James broke the record and he had tears in his eyes as he thanked the crowd, Abdul-Jabbar, NBA Commissioner Adam Silver and others. James finished with 38 points in the Lakers’ 133-130 loss and stands at 38,390. NBA – Mat Ishbia to AP: Suns ‘will be one of best places to work’ Mat Ishbia says his first major project as owner of the Phoenix Suns will be to listen to employees and figure out what problems they've faced. After that, he'll start fixing. The tenure of embattled Robert Sarver as owner of the NBA's Suns and WNBA's Phoenix Mercury officially ended Tuesday. That’s when Ishbia — the chairman, president and chief executive of United Wholesale Mortgage, plus a member of Michigan State's NCAA championship team in 2000 — took over. He will be governor, while brother Justin Ishbia will be alternate governor. Mat Ishbia told The Associated Press he plans to make adjustments in order to make the Suns “one of the best places to work.” NHL – National Hockey League Last Night Edmonton Oilers 5, Detroit Red Wings 2 Anaheim Ducks 3, Chicago Blackhawks 2 – OT Oilers 5, Red Wings 2 – Warren Foegele scores twice, Oilers beat Red Wings 5-2 Warren Foegele scored twice in the second period and Edmonton Oilers went on to beat the Detroit Red Wings 5-2 Tuesday night. Edmonton's Jack Campbell stopped 30 shots, including some key ones in the third to keep a one-goal lead. The Oilers maintained the momentum they had going into the All-Star break with their eighth win in nine games. Detroit’s Tyler Bertuzzi broke a scoreless tie midway through the first period and Joe Veleno scored with 9 seconds left in the second to pull the home team within a goal.  Ville Husso made 22 saves for the Red Wings. Ducks 3, Blackhawks 2 – OT – Frank Vatrano’s OT goal lifts Ducks over Blackhawks 3-2 Frank Vatrano scored 2:15 into overtime, and the Anaheim Ducks beat the Chicago Blackhawks 3-2 in a matchup of two of the NHL's worst teams. Vatrano got his 12th goal when he beat Petr Mrazek from the left side of the net. Isac Lundestrom circled the net and set up the game-winner with a cross-ice pass. The Ducks improved to 4-0-1 in their last five games. It was Anaheim's first win against Chicago since Dec. 5, 2018, stopping an eight-game slide. NFL – Chicago Bears help promote NFL in trip to Spain The Chicago Bears have finished five days of clinics with kids in Barcelona and Madrid to help promote the NFL in Spain. The last day of the clinics was in Madrid with several hundred kids participating. Former Bears player Roberto Garza was among those representing the organization. Bears' manager of youth football and community programs Gustavo Silva says the clinics help the process of “building positive momentum for the growth of football” worldwide. Madrid is one of the European cities vying to host NFL games in the near future. Owen McLoughlin added 11 points for the Lakers. New Buffalo 67, Covert 33 Elliot Bourne had 14 points, Nick Haskins scored 13 and Sam Tripp scored 11 as New Buffalo beat Covert 67-33. Two powerhouse lending leaders of the wholesale channel sit down for this monumental meeting of the minds to discuss the history and the future of wholesale mortgage lending and why they have given up on a retail division, deciding instead to go all-in on mortgage brokers. UWM President and CEO Mat Ishbia and Homepoint President & CEO Willie Newman talk about the facts that prove why the wholesale channel is not just better for brokers, but better for REALTORs, real estate agents, and, most importantly, better for borrowers.  But Mat and Willie aren't just here to SAY that brokers are better. They have the irrefutable evidence to prove it. 2018, 2019, and 2020 HMDA data shows that lower upfront costs and lower rates leading to lower payments over time lead to an average of $8,000 in savings for each consumer who uses a mortgage broker instead of a retail banker. Mortgage brokers also go out of their way to help those disproportionately ignored by the big retail banks. Whether it's loans that take more time and are harder to close as a result of borrowers' bruised credit scores or low-moderate incomes, or if it's borrowers who are disproportionately ignored during the homebuying process like BIPOC or military veterans, brokers consistently go above and beyond to help their neighbors. Independent mortgage brokers are located in the communities they serve, sitting alongside the same little league games and waiting in the same lines at the grocery store as the homeowners with which they helped purchase their dream home.  Willie Newman likes to say, “I was there at the beginning.” Before Willie's mentor Stan Rhodes molded the concept of the modern-day mortgage broker in the 80s as a result of the Savings & Loans crisis, most mortgage brokers only did hard money loans for unique loan scenarios. Understanding that dislocation creates opportunity, Rhodes utilized the influx of loan officers let go after the S&L crisis to catapult his small lending institution into a top 5 national originator.  Mat Ishbia shares a similar story when it comes to the growth of United Wholesale Mortgage. When Mat came aboard, UWM had a staff of 12 people. After learning every side of the business, working in operations, marketing, and as an AE, Ishbia purchased the company. Deciding to focus exclusively on wholesale, Mat has since grown UWM to 8,000+ employees. The fallout of the 2008-2009 financial crisis and market crash disproportionately affected mortgage brokers compared to retail banks. And while it's always easier to point fingers and blame outside sources, mortgage brokers instead looked inward and have since built back their book of business around tighter restrictions and lower margins. These mass layoffs we are now seeing from retail banks and lending institutions are a result of their infrastructures being built around bloated margins and higher interest rates.  Before the crash, back when each brokerage was on its own with little to no support, mortgage brokers held a 50%+ market share. Now with the support of AIME and broker-focused lenders like Homepoint and UWM, mortgage brokers are set up to succeed long-term like they never were before. They have the technology, service, support, and partnerships of the leading lenders in wholesale and will be able to utilize these advantages to take back the majority of the market share. And unlike retail, where the banks and lenders hold their employees accountable, it's the brokers who have the power. Ishbia and Newman both agree that it's up to them to win each broker's business, not the other way around. If a broker doesn't like a certain lender's pricing, technology, or servicing, then there are dozens of other lenders through which brokers can shop their loan. Mat and Willie also understand that it's not exactly easy to make the transition from retail-to-wholesale when you have lots of loans in your pipeline, but they emphasize that now is the time to make the switch.
