Built the spec, which helped them qualify for a $5,000 grant, only costing them an additional $2k in costs.● We launched a home performance residential subcontracting arm for homeowners. One of the first in the country to implement data collection via tablet along with estimated energy savings, including comfort, air quality, and durability improvements. Was able to produce reports and customer proposals in real-time: this reduced data collection and reporting timeframe by 35%.● Matt has been in over five hundred residential and light commercial buildings as a subcontractor, contractor, inspector, and investor.He started re-viv in 2016, capitalizing on my passion for high-performance construction, community development, and sustainable buildings. The catalyst was a community member in the neighborhood where I bought my first investment property: Ms. Pam. Ms. Pam walked every day to the elementary school where she worked and took the bus to her night shift job to provide for her granddaughter. As I grew to understand how more investment and development could change the neighborhood and potentially push out the Ms. Pams of the world, he felt a desire to find a better balance. In 2015, Matt moved to San Francisco to base my new endeavor with the idea of revitalizing communities through impactful investment real estate investment strategies. James Marlow, the new President of  Southface Institute joins the Atlanta Real Estate Forum Radio podcast to talk about Southface, the importance of the EarthCraft program, sustainable development and upcoming 2022 news. Marlow joins host Carol Morgan on the All About Real Estate segment. A Georgia native, Marlow grew up in the little town of Lincolnton, settled between Athens and Augusta. An Atlanta resident since 1986, Marlow possesses an extensive travel background to support his career in technology, working with big names such as IBM, Yahoo and Lotus Development. A Co-Founder of Radiance Solar, Marlow conducted solar installations across the Southeast and beyond during his time as CEO. While possessing a colorful resume that spans several decades, Southface Institute was a part of Marlow's life long before became president. While still a resident in Lincolnton, Marlow wrote the company requesting additional information about solar energy to feed his growing interest in sustainability. Following his move to Atlanta and through his relationship with Southface, Marlow received his first exposure to LED lightbulbs, electric vehicles, energy-efficient appliances, advanced recycling and more. Southface Institute also hosted the very first Atlanta BeltLine public meeting. The program's ultimate goal is to produce healthy, happy and high-performance constructions while keeping in mind life-cycle costs, potential energy requirements and more. The investments made on the front end will save owners money over course of the construction's life while also significantly reducing potential energy and environmental costs. Marlow said, “EarthCraft builders are people who really know what they're doing. They go to training and send their staff to train and are always keeping abreast of new technologies and ways of doing things.” While a popular buzzword with many people, sustainability has been a part of the Southface Institute business practice for over 40 years. Treating it as a core value and a part of the company ethos, the systems thinkers at Southface Institute consistently consider how the complex systems of a home, building or affordable housing unit work together. This spans the mechanics, lighting and electricity of a construction. Steve Nygren dives into how to actually begin the build process when you're starting from nothing. He knew he had to save his backyard and had worked with his neighbors to go to the state to make the laws work for Chattahoochee Hills, but he didn't yet know he was going to create the Serenbe community. That realization was never a moment, but rather over a gradual course of time. Ryan Gainey had wanted to develop a street to show a better way to incorporate nature into the build. Steve helped him find land, but then he thought he'd rather have houses inspired by Ryan Gainey in his backyard than those built by a tract builder. The whole project hit him when USA Today showed up to record the beginning of them building. Steve Nygren was really going to build a sustainable community in the woods.This meant moving the financial stability that came with retirement and property ownership and into the unknown as Steve leveraged his assets to finance the project. To this day, he has moments where he thinks "how on earth did I do this?"The first step once they were building was to hire a land planner that had experience with environmental planning. They asked Robert Marvin, who was in his 80's but had been following environmental and energy-efficient trends since he'd returned to the U.S. after WWII. Serenbe was his final project. Next they determined what disciplines they wanted to incorporate and talked with experts in the arts, agriculture, education and others. During talks with experts and with Robert Marvin's team, Steve met Dr. Phill Tabb. There was an instant understanding, because Phill's research had been on English Village Systems and he was speaking to exactly what Steve envisioned for Serenbe. Phill knew he could make the vision a reality, and Steve brought him on board to lead the land plans. They came back together for a 3-day charrette where they walked the entire property and Phill drew up what he wanted to do. Those drawings are what is still being built today. Once you have a plan, you need a civil engineer. The initial company they'd hired didn't work out, but after a year they hired Southeast Engineering who ended up opening an office in Serenbe and is who still works with Serenbe today. The engineers worked on drawings and interfacing with water, gas, cable, Internet and other infrastructure that has to be included in any land plan. Underneath any community is a maze, because each of these utilities is allowed to build their own trenches, which intersect and run next to each other every which way.One plan that Steve had that was not able to be incorporated was routing stormwater through a filtration system so that it could be used as drinking water. The plan called for a water tower to be at the top of the Selborne neighborhood with enough water at any given time to be able to service residents for 3 days. Unfortunately, EPD and the City of Atlanta didn't allow this to go through because of what it would take to monitor and because it would remove future City customers. For the few infrastructure items that were not included in Serenbe's build, there were several more that were, including certified energy-efficient housing, Gabion bridges and other small yet significant touches. Real estate agents, brokers, builders and more know the value of sustainability in real estate. On today's All About Real Estate episode, Amelia Godfrey, Program Manager for the EarthCraft program at SouthFace enlightens listeners on the benefits of building a greener home and explains how the program is helping to improve housing through education and innovation. Godfrey began her career with SouthFace ten years ago as an intern in the company's training programs. She has been on multiple teams throughout the years, and today, she is training professionals on how to go into a home and make it more energy efficient and safer. Southface's EarthCraft program is a regionally-based high-performance building certification program that provides a blueprint for builders to construct comfortable, energy efficient homes.  A Real Estate and Broker training program is also offered to ensure that these critical players are well informed about the potential for questions and inquiries about residential green building. During the interview, Godfrey explains how the programs focus on creating sustainability in news homes and training builders, agents, and even homeowners on the best practices to keep homes energy efficient, comfortable and healthy. Why should homebuyers look for an EarthCraft home? “Homes, businesses and communities certified through the EarthCraft program must meet a number of criteria that ensure sustainable, efficient design and function,” states Godfrey. “EarthCraft homes are a quality assurance that your home is passing above the minimum standards and requirements.” In addition, EarthCraft homes also fell faster and for more money! To date, there are 127 builders in Georgia who build EarthCraft homes. While in the past, the program focused on new homes and single-family homes, Godfrey states that any project can apply the principles. “We're also looking at a lot of old structures and improving energy efficiency and enhancing features,” she states.
