Partner Jim Beveridge with McKinney Builders joins the Atlanta Real Estate Forum Radio podcast to discuss new homes at Town at Trilith, The Gardens at Arbor Springs and more! Beveridge sits down with host Carol Morgan and chats about the company's impact on the real estate and business community. A University of Georgia graduate with a bachelor's degree in finance, Beveridge's career timeline features 28 years of experience as a banker, mainly representing homebuilders. During market downturns, he often helped manage troubled loans and real estate. He shared that he enjoyed figuring out what went wrong and how to bring those assets back to the market to position them to receive the highest value. During this time, Beveridge also worked on obtaining his MBA from Georgia State University. Beveridge said, “I got the bug for real estate during those downturns!” Following the Great Recession, the bank Beveridge was working for was not ready to provide loans again. He followed his love for real estate and partnered with Mac McKinney with McKinney Builders. Originally a builder that produced a few custom homes per year, McKinney Builders is now a production builder currently constructing in five different communities. Beveridge said, “[Over the last 12 years,] we've become the leading builder of both Serenbe and Trilith, and developed 10 communities [that have] won Community of the Year!” The builder's active adult product, available at The Gardens at Arbor Springs, highlights select basement and slab homes with a courtyard design, featuring an interior courtyard, owner's suite on the main floor, open concept kitchen and den and much more! The community features a stellar onsite amenities package that includes a clubhouse with a basement gym, trails, a wildflower meadow and access to the attached master-planned community's onsite golf course. Arbor Springs will feature around 1,000 homes upon completion. The Gardens at Arbor Springs section will feature 49 homes in Phase I and 22 homes expected in Phase II. Beveridge also shared that a new community at Arbor Springs is underway, with the plan to construct 125 additional residences. The builder is starting an enclave of homes adjacent to Lake Burton in a community called Burton. The first five homes in the McKinney Builders section, two presales and three specs, are going vertical. With frames that are nestled into the homesites, many of the homes feature stunning lake views. The homes are located across from Brad's Marina and have access to a substantial network of trails near the Moccasin Creek National Park and the surrounding forest. George Cohen was just starting out in the mortgage business in 2013 when a family friend connected him with Serenbe Real Estate. However, his journey to becoming a full-fledged resident didn't happen overnight. It was a few years later, after overcoming personal challenges and embracing sobriety, that George immediately connected with key members of the community who played a pivotal role on his road to recovery. Giff Beaton and Allie Kelly moved to Serenbe from Atlanta six years ago, motivated by a desire to raise their twin boys closer to nature and to escape the city's urban sprawl. By day, Giff works as a Delta pilot - but he is also an accomplished naturalist & nature photographer, authoring or co-authoring multiple books like Birds of Georgia, Dragonflies & Damselflies, and Tiger Beetles of the Southeastern United States. Thomas Jackson is an environmental artist and photographer known for his abstract photographs that combine landscapes, sculpture, and kinetic art. Last Spring, he installed and photographed three incredible pieces in Serenbe during an artist residency with the Art Farm, in partnership with Jackson Fine Art, an Atlanta-based and world-renowned gallery with a 33-year history of supporting artists and collectors. In this interview, Steve and Monica learn about Thomas' career trajectory from journalism to fine art, the inspiration he finds in nature, and, of course, the time he spent in Serenbe. The founder and CEO of Serenbe talks about the importance of fresh air, farm to table food, art, and education, and the community's 20-year progression from breaking ground in 2004 to 500 houses, five restaurants, 35 businesses, and development of a leading-edge aging in place campus. About Steve Steve Nygren began his career in the hospitality industry, eventually starting a restaurant corporation that grew to 36 restaurants. In 1994, he and his wife Marie retired to a farm outside Atlanta, with their three daughters. Six years later, he became concerned about urban sprawl invading their adopted country paradise and in 2000 led the effort to create the Chattahoochee Hill Country Alliance to bring together landowners, developers, and conservationists to find a mutually agreed upon solution for balanced growth. Through two years, a land use plan was adopted to preserve 70% of the 40,000 acres on the edge of Atlanta while providing 20% more housing that traditional suburban sprawl yield. In 2004, the Nygren's began the development of Serenbe interlacing agriculture with a range of housing choices mixed with shops, galleries, restaurants and a full-service Inn. The result is reminiscent of century old communities where many of your needs are within a walkable distance and neighbors know each other. Today, Steve serves as the CEO of Serenbe and lives in the community full-time. Key Takeaways Serenbe contributes over a million dollars for art and environmental programming annually. Zoning requires 70% of the land to remain agricultural. The new aging in place campus, breaking ground in February 2024, is based on The Hogeweyk® dementia village in the Netherlands. There are a lot of roadblocks to cutting new territory—many developers do not have the passion, patience, or ability.
President Dennis McConnell with Healthy House of Georgia joins the Atlanta Real Estate Forum Radio podcast to share an overview of the energy-efficient custom homebuilding company. On the All About Real Estate segment, McConnell sits down with host Carol Morgan to discuss the benefits of living in a conservation community and his latest project, Pendergrast Farm. Created to help individuals outside the building industry, Healthy House of Georgia recognizes the efforts put into housing that encourage better living. The homebuilding company has worked with many programs, including the EnergyStar Program, Georgia Power's Good Sense Program, the Energy Watt Count and more! The company was the first in the Southeast to develop the American Lung Association Health House, now known as the EnergyStar IQ Indoor Air Quality Program. Homes constructed by Healthy House of Georgia are designed to provide energy efficiency, high indoor air quality and sustainability. McConnell said, “We simply build a better house.” Featuring 8.7 acres designed around conservation, Pendergrast Farms is the newest project of Healthy House of Georgia. The conservation community (or agrihood) boasts a design that allowed the homebuilding company to successfully save more than 400 mature trees on the site. Situated in downtown Atlanta, Pendergrast Farms offers residents incredible resourceful amenities, including a one-and-a-half-acre organic farm. McConnell said, “All these things tie together into better use of land, better use of resources and sustainability, both for the real estate and the people.” When asked what inspired him to build a conservation community, McConnell stated, “Serendipity.” Pendergrast Farms is just one example of making better use of resources and using less land as a footprint for the community. Pendergrast Farms is listed along with Serenbe in Wikipedia as one of two agrihoods in the area. We'd say they are keeping pretty good company! Healthy House of Georgia takes pride in working around core principles such as climate-consciousness and multi-generational living. After years of working in the fast-paced world of digital marketing for massive companies like Microsoft and AOL, Stephanie Nadi Olson founded We Are Rosie, a revolutionary business that matches major brands with a national network of marketers looking for flexible but dependable work. After four years of rapid growth, Stephanie sold her company and stepped down as CEO but has stayed very involved as board chair. Glen Slater grew up riding bikes everywhere and later worked in a bike shop in college, where he realized that his interest in building and machinery connected nicely with his love of cycling. He opened his own shop, Pro Bike Repair, in 2012 and moved it to Serenbe in 2019. In the intervening years, PBR has become the unofficial Welcome center due to its location in the Crossroads, just past the Serenbe entrance, and its laid-back, easygoing feel. So laid-back in fact, that it's not uncommon to see residents and visitors alike head into the bike shop with beer, a glass of wine, and even a charcuterie board ready to unwind and hang out. When Crystal Barrois and her husband drove down to Serenbe in late 2016, they knew they were home - despite the pouring rain. Since then, they've started a family here and watched their kids grow up as free range children, exploring the woods and community under the watchful eye of fellow neighbors, co-parents, and co-grandparents. It takes a village, as they say. At her day job, Crystal serves as a pilot with Delta. In an industry where women make up only 6% of the workforce, Crystal has led the charge to make aviation accessible. Philips McCarty and his family first came to Serenbe while searching for a getaway from bustling New York City life - particularly during the height of Covid, when people were longing for a connection to nature and access to open, outdoor spaces had never felt so important. Now the family splits their time between Serenbe and the city, where Philips serves as the Executive Director of the Fashion Institute of Technology's FIT Foundation, leading initiatives in strategic philanthropy, social impact investment, and alumni affairs and engagement to support the college's unique and unconventional heritage. Taking time off can be a triggering situation for some people. In the world we live in, where everybody is grinding 24/7, relaxing, replenishing, and reenergizing is not easy. Although slowing down might feel weird at first, the more you do it, the easier it gets. Today, Keri shares five things she learned during her last staycation. When we take time off, we might not know what to do with ourselves, creating feelings like anxiety, stress, and guilt. If this resonates with you, this episode is for you. Keri shares that she rediscovered several hobbies she was really into in her past. Things like going to a museum, taking a yoga class, exploring the city, and visiting different places are all examples of fun and enjoyable activities. So, the takeaway here is simple: take some time for yourself. It's ok to relax and seek activities you enjoy. Eleven years ago, a fateful Google search of ‘eco-conscious communities near Atlanta' led Stephanie Walsh & Brandon Blanchard to Serenbe. In the intervening years, they've become integral members of the community. They've both worked here - Brandon in hospitality and Stephanie as an agent with Serenbe Real Estate - built a home here, lived in every hamlet in the community, and built lifelong friendships.
