As we continue working through the book of Isaiah, today we look at Isaiah 29 which addressed the hard-hearted, prideful worship of the Southern Kingdom. We'll talk about what it looks like and ways to deal with our own tendency to trend towards false worship in our own life. Join us! Why? 2.    In verse 2, the Lord says that He will bring distress upon "Ariel". What does this distress look like in verse 3? What was God's response? How does this motivate us to be sure that we're worshiping the Lord in our spirit according to His truth? 8.    What will the Lord bring to an end in verse 14? Why?  9.    How do verses 15 & 16 characterize their understanding of God? How might people still fall into these same sins today? 10.    What is the change in tone & message in verse 17? Who are these words of encouragement for?  11.    According to verses 22-24, what does God promise to His people? Who will be the one who experiences these promises? While much of the housing conversation in 2026 has focused on slower sales, elevated mortgage rates and affordability challenges, industry leaders say a bigger issue is emerging behind the scenes: a future housing supply shortage.  Tim Arnold of D.R. Horton, Cara Lavender of John Burns Research and Consulting and Jim Jacobi of Parkland Communities, join host Carol Morgan on Atlanta Real Estate Forum Radio for a mid-year market update on looming lot shortages, zoning challenges, affordability concerns and the factors shaping housing supply across metro Atlanta.  The Biggest Housing Story Nobody Is Talking About  “In my opinion, the biggest secret in housing today is the lack of new zonings that are occurring,” said Jacobi.  He explained that numerous municipalities have either implemented zoning moratoriums or significantly slowed approvals, creating a development pipeline problem that could emerge over the next several years. Although today’s market remains slower than the pandemic-era housing boom, builders continue selling homes and working through existing lot inventories. The challenge is that many communities are not approving enough future projects to replace what is currently being built.  “People probably do not recognize what is happening out there with the lot supply market,” said Arnold. “There is going to be a struggle for folks to get lot supply.”  Labor and Building Capacity Could Become the Next Challenge  With in-migration at historically low levels and major infrastructure projects such as data centers competing for skilled trades, Lavender said labor constraints could quickly become a concern if housing demand accelerates.  “If a demand faucet turns on, do we have the lots available?” she said. “But in that same breath, do we have the labor and the building products capacity available to support an uptick in production?”  Slower production volumes have helped ease labor pressures. However, the industry may not be prepared to rapidly increase construction activity if market conditions improve.  Spring Selling Season Falls Short of Expectations  While future supply concerns remain top of mind, today’s housing market continues to face near-term challenges. Lavender described the spring selling season as “underwhelming.” Uncertain demand and hesitant consumers continue to weigh on market performance. Builders are maintaining sales through pricing strategies and incentives, but those efforts are coming at the expense of profit margins.  Senate Bill 447 Could Improve Georgia’s Permitting Process  Senate Bill 447 could provide a welcome boost for Georgia’s housing industry by improving transparency and accountability in the permitting process. The legislation increases visibility into permit reviews, requires written explanations for permit denials and establishes timelines for local governments to respond to applications. It could also help reduce delays that often add significant costs to housing projects.  “It’ll speed up the building and land development permits,” said Arnold.  Build-to-Rent Gains Recognition as an Asset Class  Federal housing legislation could significantly affect the build-to-rent sector. Proposed revisions to the Road to Housing Act would provide greater certainty for investors and developers while reinforcing build-to-rent’s role in the broader housing market. One of the most notable aspects of the legislation is its recognition of build-to-rent as a distinct asset class, a change that could strengthen investor confidence and support additional capital investment. Greater certainty and increased investment could help expand housing supply by encouraging additional build-to-rent development in high-demand markets.  Gwinnett County Offers a Warning Sign  From January through April 2025, unincorporated Gwinnett County issued approximately 2,800 new home permits. In this study through the Key Chapters of the Bible, we've seen that there are key chapters, and there are KEY chapters! Today, we're studying one of those Key-Key Chapters! Isaiah 11 explains God's plan for the redemption He is bringing into this world. Understanding this passage will help us unlock other passages throughout God's Word. Join us! DISCUSSION AND STUDY QUESTIONS: 1.    Have you heard of Christ's millennial kingdom? What do you know about it?  2.    Verse 1 talks about a "shoot" and a "branch." Who is this referring to?  3.    In verse 2, "Who" will rest on "Him"? How does this point to the Trinity?  4.    Isaiah 11 is speaking to the transformation that the Lord will bring in His millennial kingdom. What principles, in verses 2 & 3, will guide the King who presides over this kingdom?  5.    Notice that the kingdom is not perfect in verses 3 & 4. How does this help us distinguish between Christ's earthly millennial kingdom, and His eternal kingdom in the New Heavens and New Earth?  6.    In verses 6 - 9, what will the relationship be between the animals and each other in this kingdom? What will their relationship be with humanity?  7.    In verse 10, how will the nations regard the "Root of Jesse"?  8.    Verses 11 – 12 speak of the establishment of this kingdom. What does it say will happen? Who will be recovered in the establishment of this kingdom? From where will they be recovered from? What sense does this give us about what events will be happening at this time?  9.    Verse 13 -14 speaks of the future conquests of Ephraim and Judah. We've noted in the past that these terms are often used to describe the Northern Kingdom (Ephraim) and the Southern Kingdom (Judah). What will they accomplish in these verses?  10.    Verse 15 – 16 speaks of a serious cataclysmic change that happens during this time that produce a return of the people back to God. Life can seem pretty dark at times; yet the darker things get, the more Christ's light will shine! Join us for today's study in Isaiah 9 where we'll look into prophecies of light in the midst of darkness and judgment.  DISCUSSION AND STUDY QUESTIONS: 1.    Isaiah 9 continues God's message that began back in Chapter 8 of both judgment and restoration. Verse 1 introduces us to the person who will bring about their restoration. How will the lands of Zebulun and Naphtali be made glorious? According to the podcast, why do they play such an important role in that region? How does referring to them as "Galilee" give us a time stamp of when these events are to take place? 2.    In verse 2, what is the great light that they will see? 3.    In verse 3, what will be the people's response to the work of God spoken about in this passage? 4.    In verses 4 & 5, what will God be accomplishing among them? What does He do to their oppressors? What is the extent of this victory? 5.    Who is the "child" being spoken of in verse 6? What will be His domain? What will He be called? What do these names signify about His character and His work? 6.    The podcast explained that the wording of verse 6 teaches us an important aspect of the nature of Christ. How does the phrases a "Child who is born" and "a Son who is given" give us a window into Christ's preexistent nature and His incarnation? 7.    In verse 7, why is it a joyful blessing to see that the Lord's "zeal" accomplishes all of this? 8.    Despite these wonderful promises of this Messiah, Isaiah 9 continues on to proclaim judgment. What is the Lord's message for Jacob and Israel in verse 8? How do they respond to this message in verses 9 & 10? What does their insistence on rebuilding what God has judged, reveal about their heart to obey (or lack there of)? 9.    What does the Lord's judgment look like in verses 11 to 15? 10.    In verse 16, what role do the false teachers have in this judgment? In verse 17, what is the Lord's view of them? 11.    What picture of judgment does Isaiah give in verses 18-20? How do the people respond to the Lord in verse 21?
