For home builders, the first impression often occurs long before a prospect steps into a model home—it happens online. Yet new data shows that many digital inquiries are still met with slow responses, inconsistent follow-up or silence altogether. Leah Fellows, president of Blue Gypsy, Inc., and Ben Marks, president of Melinda Brody & Co., join Host Carol Morgan on the Atlanta Real Estate Forum Radio podcast to discuss what the 2026 Online Home Buyer Mystery Shop reveals about follow-up speed and missed opportunities in today's buying environment. Now in its sixth year, the study continues to reveal a critical disconnect between internal expectations and actual homebuyer experiences. Why Mystery Shopping Reveals What CRM Data Cannot Many builders rely heavily on customer relationship management (CRM) reports to evaluate performance, but those systems only tell part of the story. “CRM reports tell you what should have happened,” Marks said. “Industry shopping shows what actually happened from the customer's perspective.” That perspective matters more than ever in a market where response time, tone and consistency often determine whether a prospect converts or moves on. Mystery shopping serves as an independent check, confirming not only whether contact was attempted, but also whether questions were answered, conversations were personalized and next steps were clearly communicated. Designing a Study That Mirrors the Homebuyer Journey To capture realistic behavior, the Online Home Buyer Mystery Shop is designed to reflect how today's buyers engage with home builders. Shoppers submit inquiries through website contact forms during business hours, asking questions commonly related to current market conditions, including incentives and availability. Unlike shorter studies that focus solely on initial responses, this mystery shop tracks follow-up over 30 days. The extended window often reveals whether builders nurture demand over time or abandon leads after the first attempt. Six Years of Industry Insights and Lingering Gaps The mystery shop began in the early days of the COVID-19 pandemic, when builders were forced to pivot quickly to online sales. Despite greater awareness, results show progress has been inconsistent. Builders with online sales counselors (OSCs) continue to outperform those without, a trend largely unchanged over time. The Missing Human Element in Digital Home Sales One concerning trend in the latest report is a decline in the number of builders employing OSCs. Without a dedicated role managing online leads, inquiries are often routed to marketing teams or on-site sales agents focused on walk-in traffic, resulting in slower responses and inconsistent follow-up. Even among builders with OSCs, many fail to make the human presence visible online. About half clearly feature their OSCs on their websites. Fellows said, “Having a personalized feel to your website—that there's a real person there to help—can improve calls to action, lead engagement and more. People think they can cover the buyer journey with a chatbot or AI,” she said. “I still don't think we're there yet.” In an industry built on relationships, the absence of a clear human connection can mean missed opportunities to build confidence early. The study also highlights ongoing challenges with follow-up. Phone outreach declined again in 2025, particularly among builders without OSCs. Leads are often deprioritized when a prospect does not respond immediately. Some builders also lean too heavily on automation. Marks cited an example of a builder that sent 74 marketing emails in 30 days without any direct OSC follow-up. Without the personalized connection of an OSC, the emails likely had a high opt-out rate. Why Anonymous Mystery Shopping Drives Real Improvement Since the study is conducted anonymously, it reflects everyday behavior rather than best-case scenarios. “Advance notice changes behavior,” Marks said. “Response times improve, follow-up becomes more polished and the results no longer reflect everyday action.” Beyond evaluation, mystery shopping provides immediate, actionable insight. It highlights strengths, exposes breakdowns and establishes a baseline to measure progress over time. People have a lot of questions about Noah's Ark and the flood; they also have a lot of misunderstandings! Today in our study of Genesis 7, we'll address some of the most common questions and misunderstandings of the flood and see that the biblical account clearly is possible. Join us!    DISCUSSION AND STUDY QUESTIONS: 1.    The study mentioned that Noah needed many decades to build the ark. Righteousness obeys over the long haul. Are there times when you obeyed God over a long period of time? Was that difficult? Why or why not? 2.    How does a biblical understanding of "kinds" help us see how Noah could fit the animals in the ark?  3.    According to the study, what stage of physical development were most of these animals likely to have been at when they came onto the ark? Why?  4.    What does verse 2 tell us about the number of each clean animal? What are some possible reasons presented in the study for why there may have been so many clean animals brought onto the ark? 5.    People often characterize the flood as being the result of heavy rain. While rain contributed to the flood, what does verse 11 indicate was another key cause of the flood?  6.    According to the study, how could the waters cover the mountains, in verses 19-20? 7.    What does Genesis 7 show us about God's provision? What did God provide for Noah in this passage? What has He provided us for salvation?  8.    For Noah to receive God's provision of salvation from the flood, what would he have to do? In light of the salvation God offers to us through the cross of Christ, how might Noah's response be similar to how we need to respond to God? 9.    Have you accepted God's offer of salvation? When and how? 10.    Take a moment to reflect on the troubles and trials you have gone through in life. What did God provide for you in them? Without the knowledge of how family businesses operate within the state, we've been able to meet dozens and dozens of other family businesses that strangely are also centennial-long businesses, and it's amazing to know that our grandfathers knew each other. Our grandmothers knew each other. Our fathers and mothers knew each other. And in current generations, a lot of them have gone through the University of Utah. And so, it's great to have the familiarity and that point of reference. And so, the business building in particular, we know where to go. We know who the people are, and it just feels like home to us. And we look around the room and see everyone else in that conference, and we say, "Yeah, we started here. We're still here. And we continue to decide to be here for all the right reasons." So, that continuing education and connection is vital. On how Eccles School equipped Jeff for success[4:00] The challenges we're facing today are much different than they were when we went to school. But the aptitude to want to learn, to apply, and to continue to learn and apply remains true. As recently as this morning, I had my face in a book. I've just purchased it. I've got 90 people coming to a training next Tuesday. This training has to be fresh and to the point, and pertinent to what they're facing. It's a sales group, right? And you say, "Okay, here's some additional tools that you can apply in your life to make your lives better." And the idea that we're not fearful of learning more is we've got to continue the learning and the application of that learning. Every day, every week, every month. That spirit of that is as alive today as it was when I was walking in and out, it's a new building, walking in and out those buildings that are long since gone. It's as fresh today as it ever will be. There's no way that I could do any of that today as well as I am if it hadn't been for the education I received at the University of Utah. Whyte pulled a gun and killed LaLa, leaving the community in shock. Intimate partner violence is alarmingly high in the trans community—but help is available. Timothy Smith Murder Trial Update Timothy Smith and Herbert Swilley seemed the picture of happiness in Ocala, Florida—until coworkers found Smith dead in March 2023. He'd been drugged, strangled, and left in a staged scene. Months later, Swilley was charged with first-degree premeditated murder. Warrior Chris Bearchell: "No More Sht" Christine "Chris" Bearchell was a fearless Canadian lesbian activist who helped reshape LGBTQ+ rights. From challenging sexist dress codes in high school to leading protests after Toronto's 1981 bathhouse raids, she fought back against police harassment and public shaming. A founder of the Canadian Lesbian and Gay Archives and key voice in securing Ontario's human rights protections, she also championed sex workers' rights and HIV/AIDS outreach. Bearchell died in 2007 at 53—remembered as a visionary warrior who deserves wider recognition. You deserve to live a life free of violence of any kind. I wanted to approach the transition into a new year differently. For the past couple of years, I felt like it was more somatically aligned to explore a feeling word for the year rather than resolutions. Genesis 4 gives us a challenging but important set of instruction regarding the kind of worship that God accepts. We'll look at the offering of Cain and Abel and see that there is a very real kind of worship that God is looking for. We'll also see, that Cain struggle for sincere worship was the overflow of a life out of fellowship with the Lord. What does this tell us about who this chapter is ultimately about? 2.    Underline every place where the Lord speaks. What kind of "tone" is in the Lord's words? Why do you think the Lord speaks with this tone towards someone who is in outright rebellion to Him? 3.    In verse 2, what were Cain and Abel's occupations? Questions about evil and suffering are difficult for anyone; and yet the Bible does provide answers and today we'll look at the Fall of Man in Genesis 3, but specifically God's solution to Evil. The answers may surprise us! So, please join us in this foundational passage on why there is evil and suffering and what God is doing about it.  DISCUSSION AND STUDY QUESTIONS: 1.    Draw a box around Genesis 3:15. This is one of the most important verses in the entire Bible. Why? What hope does this give to us? 2.    Using different underlining methods (for example: a single underline, double underline, or dash) underline God's judgments on Satan, Adam, and Eve. What is different about how each person will experience the curse? Why do you think men and women experience the curse differently? How do we all experience all aspects of the curse? 3.    How did Satan tempt Eve to doubt God's integrity? What is the significance of the fact that Satan used lies and deception to cause Eve to question God? How does Satan sometimes deceive people into doubting God today?  4.    Once Satan twisted Eve's understanding of God, she was more amenable to sin. In what ways does a twisted understanding of God's Word also lead to a twisted understanding of God? How might this make a person more willing to sin?  5.    What does sin look like in the Bible? What does it look like in our world today? How about in our own lives?  6.    When Adam sinned, "what" did he want to learn about? How does this same root desire still manifest itself in our lives today? 7.    In many ways, the "curse" that mankind currently experiences can be summarized as God allowing the evil that man wanted to know about to exist in our world. What promise and hope does God give regarding a Savior, in Genesis 3:15?  8.    Who is Genesis 3:15 speaking of and what will He one day do? How is getting crushed on the head far worse than being wounded on the heel? How did Jesus fulfill this promise?  9.    After the fall, Adam and Eve began to have conflict in their home. How does this passage help us understand the conflict that sometimes arises in our homes today?  10.    Did God's command to work come before or after the Fall? How does the curse impact our work experiences today? What kinds of things can a person do to minimize this impact? 11.    What do we learn from the account of God making clothes for Adam and Eve made of animal skins? What does this teach us about God's loving mercy and provision for His people? Why do we need God to "cover" our sin?  12.    According to the study, why did God send Adam and Eve from the garden? What would be so bad about living forever in a state that was eternally separated from God? What hope does this give us about our future?  13.    How does this study help us answer the question, "Why doesn't God do something about the pain and suffering in the world?" As we continue in our study in the book of Genesis, we now move to Genesis 2, which gives us a closer, more intimate look at the creation of Adam and Eve. In this chapter, we find profound truths about who we are and God's purposes for our lives. And as we rest in God's purposes and design for mankind, we will find our ultimate fulfillment. Welcome to the 2026 Key Chapters of the Bible Podcast! Starting today, we're back in Genesis 1 for another run through God's Word together! Genesis 1 is one of the most important passages in the entire Bible. Here, we learn about God, His work in creation, His design for us, and we'll begin to answer the questions of "Who am I?", "Why am I here?" and "What does God want me to do with my life?" The answers are powerful and life-changing. Join us!  DISCUSSION AND STUDY QUESTIONS: 1.    Read through Genesis 1 and underline the verses that are particularly meaningful to you. Why did you underline them? 2.    Draw a circle around every occurrence of the word "said." Who is speaking? What does this say about how creation came about? Is this truth a struggle for you to accept? Why or why not? 3.    Draw a box around every occurrence of the word "good." What does this tell us about the condition of God's original design? Why is that important for us to know as we now live in a world that is not perfect? 4.    Genesis 1 describes trillions upon trillions of actions in simplified terminology that anyone can understand. What does this tell us about God's intent to clearly communicate His message to mankind? 5.    According to the study, who "made God"? 6.    In reading Genesis 1, what is God like? How is this similar or different from what people typically think about Him? 7.    Throughout this passage, God's creation takes place over 6 days. How should these days be understood? What impact does this have on your understanding of how the universe came into existence? 8.    When did you first realize God created the light before He created the Sun and Moon? Did that surprise you? Did it cause you to question God's Word? How does our understanding of God's glory relate to the order in which He created light? 9.    Revelation 22:5 tells us that the New Heaven and the New Earth will have no darkness. Why do you think God allowed darkness here? Why won't there be darkness in the New Heaven and New Earth? 10.    What are some possible reasons God refers to Himself in the plural in verse 26? How does John 1:1-3 fit in with Genesis 1? Likewise, how was Jesus involved in creation? 11.    What does Genesis 1:27 mean when it says mankind was created in God's image? What does this not mean? What kinds of conclusions should we not draw from this statement? 12.    In Genesis 1:28, the Lord commands mankind to "Be fruitful and multiply and fill the earth." What reasons are given in the study for mankind to "fill the earth"? As temperatures fluctuate across metro Atlanta, homeowners may notice more pest activity as rodents and insects seek warmth and shelter. Neil Bloyd, director of learning and technical services with Northwest Exterminating, joins host Carol Morgan on the Atlanta Real Estate Forum Radio podcast to discuss how homeowners can proactively prepare their homes for winter pests while planning ahead for spring insect activity. Winter Pest Prevention Starts With Exclusion Rodents are the primary concern during late fall and winter, as mice can squeeze through openings “as small as a dime” and rats through openings “the size of a quarter.” Bloyd encourages homeowners to seal entry points and inspect attics—particularly when retrieving holiday decorations—for signs of droppings. “A lot of pests are attracted to lighting,” Bloyd said. “Keeping the garage door open—those kinds of things are oftentimes overlooked, but they can lead to pest issues.” What winter pests should homeowners look for in the fall? Smoky brown cockroaches tend to surge in the fall and persist through winter, while Joro spiders are strictly outdoor spiders and unlikely to enter homes. While their long-term ecological impact is still being studied, Bloyd notes that Joro spiders can be beneficial predators, particularly of brown marmorated stink bugs, which are harmful to agriculture. Getting Ahead of Spring Insects Looking ahead to spring, managing moisture is one of the most effective preventive strategies. “Replacing old pine straw or mulch is advised, as well as not piling it too high,” Bloyd said. “If you can keep a six-inch gap between the pine straw mulch and the foundation that allows that area to dry out, which makes it less inviting for those pests.” Vegetation management is also critical. Tree limbs and shrubs touching the home act as “easy highways” for ants and other insects to enter the structure. Timing Matters for Sealing and Treatments Homeowners should carefully consider when to seal entry points. Sealing too early can trap overwintering pests—such as ladybugs, stink bugs and box elder bugs—inside wall voids, leading to odors and secondary infestations “I would advise doing that in late spring or even summertime,” Bloyd said, “when they've already vacated but before they return for winter.” Mosquito prevention should begin in February or March to reduce populations before peak season. By summer, populations are often already established, making control much more difficult. Termite Protection and Inspections Termites remain a year-round concern in Georgia. Bloyd recommends annual professional inspections. Termite swarms, most common in spring, indicate an established colony and require timely attention. Over the holiday season, I'm releasing a couple of previous podcasts that were particularly popular with listeners. This first one is an interview I did with GP Dr David Unwin. David  has been a pioneer in the UK developing and promoting a low-carb approach for treating type 2 diabetes. In 2016, he won the NHS innovator of the year award for his work. His treatment approach has been so successful that  he has put around half his type 2 diabetic patients, who follow a low carb diet, into remission. And as a result, his practice, spends far less on diabetic medication than any of the surrounding GP surgeries. The potential cost savings if this approach was adopted nationally and internationally, would be huge for health services across the world. We tend to think that unless we have a form of diabetes that we don't really need to be concerned about our blood sugar levels, but nothing could be further from the truth. As we get older, all of us unless we change our diet and lifestyle, will see our blood sugar levels rise, this causes our bodies to produce more and more insulin, which can lead to insulin resistance. If we eat a diet high in carbohydrates, this is likely to exacerbate the problem. And that matters because insulin resistance isn't just linked to type 2 diabetes but a wide range of illnesses including high blood pressure, heart disease, Alzheimer's and some cancers too.
