What does it take to successfully invest in multifamily properties out-of-state?   Anthony Scandariato shares his experience breaking into out-of-state real estate investing and acquiring his first property in Clearwater, Florida. Learn how he evaluated the Tampa market, performed due diligence on the property, and built a local property management team to oversee it from afar.   Prior to forming Red Knight Properties, Anthony Scandariato who graduated from Cornell University with a Bachelor's degree in Applied Economics and Management, was a Co-Founder in Ridgeview Partners. He specialized in the retail space with a vertical model that provided flexibility to serve multiple customer segments with similar product lines through retail, wholesale, and production contracting channels. He Acquired and developed growth of 110+ retailers within first-year operations. He later moved on to Acquisitions & Asset Manager Vice President for Vision Properties, where he was directly involved and responsible for sourcing, negotiation, and managing the acquisition of $594MM of Class A office assets.   (00:00 - 06:00) Opening Segment Anthony began investing in his local New Jersey market, building a portfolio of around 70 units before expanding out-of-state. Anthony and his partner acquired their first out-of-state property just over the PA border, about an hour drive from home. Their first major out-of-state purchase was in Clearwater, FL. Anthony already had some familiarity with the Tampa market from previous commercial real estate experience.   (06:00 - 09:00) Evaluating the Clearwater Property They partnered with a local to the property for initial evaluation before visiting themselves. Anthony spent a full day walking every unit, taking photos, and making notes on conditions using a property inspection app. How Anthony verifies the accuracy of the seller's renovation claims and watches for any major structural, environmental, or maintenance issues.   (09:00 - 24:00) Assembling a Local Team To properly manage out-of-state, Anthony likes to start with at least 100 units in a market to have a sufficient team. He looks at labor market factors to ensure there's enough of a talent pool to hire quality on-site employees. It's crucial to have trusted partners managing each property. On this week's show, I interview Anthony Scandariato, co-founder of Red Knight Properties, and host of the Discovering Multifamily Podcast. I had the pleasure of speaking on his show so was happy to reciprocate. We start off the conversation by talking about how podcasts can leverage your presence in the market and help build great relationships. Maybe you'll consider starting your own podcast after listening! Anthony graduated from Cornell University with a Bachelor's degree in Applied Economics and Management . While at school, he had the entrepreneurial drive so co-founded Ridgeview Partners that sold college apparel at over 110 retailers within the first-year operations. After a year, he decided he was looking for something more permanent so learned the real estate business at Vision Properties, where he was an Acquisitions & Asset Manager VP for their nationwide Class A office assets. He later said that his experience in those markets would help him branch out to build his own nationwide portfolio. Anthony recounts how he started with a 2 family and ultimately built up a 70 unit portfolio with his partner Brian Leonard, who played 8 years in the NFL. After they established a track record, they brought on outside investors for their first large scale acquisition of a 51 unit apartment building in Northern NJ. After selling, they have now parlayed it into a 1,000+ unit portfolio in NJ, NY, PA, FL, Ohio, and Alabama. There are some great lessons to learn from this podcast from the importance to being hands on to keeping your investors updated on a monthly basis. Before building his firm, he had a full-time job under another real estate firm which made him knowledgeable about the industry. Take Risk, Make the Jump Many people have full-time and good-paying jobs, and they have the capacity to make the jump and invest their way to financial freedom, yet they do not. The idea petrifies people into inaction, and they are playing it safely under the security blanket of a W-2 job. For Anthony, that is actually fine because it cannot be forced. But asked how he did it, Anthony credits it to his full-time job prior to his company. Working in a real estate company for six years gave Anthony the knowledge and foundation to leap and stand on his feet.   Going solo comes with risks, but Anthony's was a calculated one. Because he had experience in the real estate industry, he was not clueless about how things should be done. Yet, Anthony still made mistakes along the way, which served as lessons the next time he encounters the same problems. Anthony also had his fair share of sacrifices before taking the trajectory of what he planted. Laerskool Kameeldrift is aan die weste kant van Pretoria tussen die plotte geleë, omring deur 5 informele nedersettings. Onder die nederige en diensbare leierskap van skoolhoof, Marina van Niekerk, het leerdergetalle van 82 in 2007 tot 705 gegroei en sien sy en haar span wonderwerk op wonderwerk soos God vir haar kinders voorsien in elke behoefte – van klere en toiletware tot kos en skryfbehoeftes waarby GROOTfm 90.5 ook al betrokke was. Ons het in 2019 as deel van ons stasie se verjaarsdag, groentetuine help plant in die 5 tonnels wat vir die skool se voedingskema voorsien. 345 kinders eet 2 maaltye ‘n dag en tydens die inperking het die skool saam met die gemeenskap aan 400 behoeftige gesinne kos voorsien. Ongelukkig was die skool ook in hierdie tyd die slagoffer van ‘n inbraak met verlies aan al hulle elektriese- en ander gereedskap, verf vir die geboue en sportklere waarvoor hulle so lank gewag het. “Maar die Here sal voorsien – soos Hy nog altyd het,” getuig Marina en dis ook wat sy haar kinders leer - “Volg jou drome. Glo en vertrou. God sal voorsien.” ‘n GROOTfm 90.5 dankie vir Vision Properties en ORCA se reuse skenking van R20 000 vir Laerskool Kameeldrift.

Martie se gesondheidstryd het 2 weke na haar geboorte begin toe sy ‘n bloedoortapping moes kry. Daar was komplikasies wat Atetose meegebring het en Martie se balans, gehoor en spraak aangetas het. Sy is op 19 jarige ouderdom - 29 jaar gelede - die eerste keer met kanker gediagnoseer: o.a. baarmoederkanker, borskanker, maagkanker tot waar sy die afgelope 4 jaar geen meer vaste kos kan eet nie. In 2018 het die kanker na haar kliere en die res van haar liggaam versprei en verloor sy die gebruik van haar dominante hand, maar sy bly die mees positiewe mens wat jy in jou lewe sal ontmoet. Ons vriende van SPAR het gesorg vir ‘n R1000 geskenkaart, ‘n anonieme borg het gehelp met die koste van ‘n week lange limfdreineringbehandeling vir verligting van haar pyn en met ‘n vinnige oproep na ons vriende van Binnelanders kon ons een van haar groot drome help bewaarheid – ‘n besoek aan die stel van Binnelanders. Hoor bietjie wat het sy en haar vriendin Ria van hierdie belewenis gedink en dan die ekstra goeie nuus: Vision Properties wat R5000 skenk vir Martie se huur!

#GoeieNuusVrydag - Flippie se oogoperasie Flippie en Cornelia se storie en die dringende oogoperasie wat nodig is, het soveel harte aangeraak dat verskillende mense na ons #JouMenseMyMense projek een vir een 'n bydrae wou maak... Mense van sover as Mosselbaai en iemand wat self op R50 'n dag leef wou almal help om die laaste R26 348 wat nodig was na die aanvanklike R100 000 doelwit, bymekaar te kry. Teen die 1ste Maart, 13:30 was R15 750 reeds inbetaal - en ons sê baie, baie dankie aan elkeen van julle - en net voor 4pm het Marlo Boonzaaier en Engela Wissing van Vision Properties by ons in die ateljee kom gekuier met die goeie nuus dat hulle die balans (en so bietjie ekstra!) sal betaal!
