The negotiation process isn’t always easy for a salesperson to navigate. But mastering the process is paramount to your success. The bottom line: if you can’t negotiate well you won’t fare well in anything you do in life. In this episode of Sales Reinvented, Chad Burmeister joins me to talk about some of the parts of the negotiation process that salespeople shy away from—and how to change it. Chad Burmeister is the Founder and CEO of ScaleX.ai, which promises to deliver an “unfair competitive advantage” by helping your salespeople increase lead frequency and sales competency. He is the author of multiple books, including AI for Sales and Sales Hack. Don’t miss his stellar insight on the negotiation process. Chad points out that nearly everything we do involves negotiation. When you make a purchase, engage in a conversation, or play with your kids, some sort of negotiation is involved. Chad points out that it’s well worth any monetary investment to go from a ‘C’ level negotiator to an ‘A+’. Perhaps that change in status means more bookings, more revenue—maybe even fame and fortune. Whatever it is you’re trying to achieve in life can be benefitted from mastering negotiation. Understand that the negotiation process means you’ll talk about Money The Objective Management Group has studied close to two million salespeople and found that only 54% are comfortable discussing money. A salesperson NEEDS to be able to comfortably discuss money in the negotiation process—yet most can’t stomach it. Chad sees that as one of the biggest roadblocks to a successful negotiation. Chad notes that the discomfort associated with discussing money is often associated with the way you were raised. Did your family have money? Were they savers or spenders? Did they avoid discussing money at all? If you can understand your money mindset and buying pattern, you can learn how to master this part of the negotiation process. Instead of letting a prospect walk away to “look at other vendors” you have to be comfortable pointing out what you discussed. “I thought we’ve discussed your priorities and requirements? You’ll save a million and increase sales by 5.4 million. Why do you need to look at the other vendors?” Chad shares another story about haggling in Mexico that drives the point home—so keep listening. Roleplay the negotiation process When Chad completed his MBA, he took a class on power, politics, and negotiation. They spent a lot of time role-playing negotiations. Roleplaying in class with other students was the catalyst he needed to learn the negotiation process inside and out. Aside from consistent practice, Chad recommends taking a class or reading a book—you can even play poker. Learning the art of poker is a great way to learn how to see people’s tells, when they’re exaggerating, etc. Chad also believes you need to master closing techniques. Instead of “let’s schedule our next step meeting” at the end of a meeting, ask “If I could... would you…?” You’re essentially giving them an option to voice any objections they have to closing the deal in that meeting. To hear more of Chad’s advice—including his thoughts on gap selling—keep listening! How Chad’s negotiation process changed his life Chad’s second job out of college was with Airborne Express. He had set up a meeting with Uhaul about some packages they had been shipping with USPS They were shipping packages of license plates for $4.50. The Uhaul would meet the USPS truck in whichever state the plates were to be delivered. They send 12,000 of these a month. 10% of the time, the USPS truck didn’t make it in time and the license plates got shipped back. So Chad took the time to dig and find out the impact of the 10% of trucks that were missed. Other than being fined, every once and a while a cop would sometimes pull over Uhaul trucks with expired plates and make them empty the contents from one truck into another. So with the fines, he calculated Uhaul was spending $5.87 to ship the new license plates. Airborne typically charged $6 to ship, but he offered to do it at $5 and demonstrated the total cost of ownership that would save Uhaul money. Chad won the account—1,000 shipments a month. Then he won the Canadian account, which was 2,000 shipments a month. He went on to become the #1 salesperson at Airborne. Eventually, he got recruited away to a job in southern California where he met his wife and started his family—all because of the outcome of ONE negotiation. Billie and I made a commitment to help raise Chad. “Us Is Ok,” is a little phrase of three words that means so much to Chad, Billie, and me.Whenever there is doubt about anything in this world, Chad, Billie, and I tell each other “Us Is Ok!” What we are really telling each other is that God is with us, around us, inside us at all times and there is nothing to be afraid of.Billie and I used to take Chad everywhere we went when he was growing up. We truly enjoyed spending time together! Chad liked being with Billie for business deals too.One Saturday morning, Billie and I took Chad with us to buy a new truck. We decided to eat breakfast at the Waffle House on the way to the dealership. In the middle of our meal, Billie asked the waitress if they accepted debit cards. She smiled and said, “No, we only accept cash.” Billie looked at her and said, “Ok, great.” After she made that reply to the waitress, our hearts sunk! We looked in our billfolds and realized that we only had debit cards with us, and zero cash on hand. Immediately, Billie frantically started calling one of her friends to come and bring us some cash. She explained the situation to Chad, and he understood although he was only about ten years old.Billie's friend was playing tennis and her phone was in the car. While Billie was trying to reach her, I was swirling around what was left of my waffle and syrup in the plate as if I was still eating my meal. Customers that were waiting for tables were starting to look very irritated that we were taking so long to finish eating because they wanted our table.Finally, Billie's friend called me back with worry because she had called her phone so many times. Billie explained our situation to her, and she brought us some cash for our meals. When she pulled up outside of Waffle House, Chad went outside to her car to get the money she had brought. When Chad came back inside, he discreetly gave me the money to pay for our meals, and said “Us is Ok!” We knew exactly what he meant!Next, we went to the dealership to look at vehicles. Chad helped pick out the vehicle that he wanted Billie to purchase. It was a black, Chevy truck with gray leather interior and was very nice. We took the truck for a test drive, then came back to the dealership to sign the sales contract.As we were driving home in our new truck, Chad looked at Billie and said, “Bil Bil, I don't understand how we just bought a new truck without any money but had to pay the Waffle House cash before we could leave.” That was probably the funniest statement and situation that I had ever encountered in my life!Chad is grown, and has a family of his own now. He is married to Jessie, and they have a son named Benjamin, and a daughter, Kindle. Chad Doty has 12 years of experience as a multifamily investor, but he wasn’t born with realestate in his blood. Originally, Chad was a management consultant for Arthur Andersen. Watching that company meltdown prior to him making partner made him realize that letting outside circumstances control his life wasn’t for him. So Chad then founded his own consulting company, only to realize he was simply trading time for money. Determined to control his own destiny, Chad decided to leverage commercial multifamily real estate to develop recurring, passive income. He formed 37th Parallel Properties, a private real estate acquisitions and asset management firm. Podcast Highlights Who is Chad Doty? Chad was very driven as a kid, mainly due to his military father. He had aspirations to get into the Navy but because of a variety of reasons he wasn’t able to join. He decided to go into school and try to find something that he was really going to enjoy, he ended up becoming a network engineer and being very disappointed. He went back to school to get his MBA, found himself working for Anderson as a consultant and moving up through the ranks there. When you can answer the question of who you are a hero to, you will be playing an entirely different game from everyone else. Based on his DISC profile, Chad is a defined D and that heavily determines how he works and how he interacts with people on his team. What was it like to make such a drastic change? Chad didn’t really get the entrepreneurial bug until his mid 30’s. Most people can imagine what their perfect day looks like, but most people can’t imagine what a perfect month looks like. When Chad’s wife became pregnant that lit a fire underneath to make sure that when his child was born that he wouldn’t be an absent father. He was in the position to shift to his own client base and consultancy and in the following months made the move. When you go to do something different, a very powerful question you should ask yourself is “what is the worst that is going to happen?” You are 100% responsible for the results in your life, at least in how you respond to the events that occur. The Right Business Real estate wasn’t the first business that Chad attempted to get off the ground, he initially thought he didn’t like it. He started trading the market but felt that there were better ways to use the same engine and real estate fits the bill. People are always going to want a roof over their head so it passes the evergreen test. You can determine all things the affect you as an owner and if you focus on the fundamentals you can find success in real estate. Multifamily is going to be here for the foreseeable future, demographics basically ensure it’s a solid investment. What kind of market do you operate in? Chad uses a concept called your MAC profile, it stands for Market, Approach, and Capability. There are a million ways to make money in real estate but for Chad, he knew the approach they wanted to go with being long term holders of cash producing assets. They will hold the asset for as long as it performs at or above the market and the market hasn’t changed. When you get into real estate, you have to think about what kind of investor you want to be. The market has to match the approach and capability you bring to the table. People don’t pick properties to live at, they pick where the best part of town they can live based on job, school, and entertainment. Chad is a very large Amazon seller and the founder of Skubana which automates inventory for ecommerce stores. Inventory management is critical when selling a business. We talk about finding the parts of your business that are a grind and then figuring ways to make those things easier. We also talk about how to grow an Amazon business the right way. Chad sees a lot of big stores and sellers, so Mark wanted to delve into the habits Chad has seen from these higher end sellers. Where are they putting their time, and how are they automating and delegating? We also talk about private label products, how much time should be put into product creation, and how much work do you have to do after purchasing an Amazon ecommerce business. Episode Highlights: Chad started selling online in 2007, and now he has created software to manage and automate his business. Chad used to have 30 employees and now he only has 2 employees thanks to Skubana. Chad has 950 skews. Other brands will copy and replicate your process. You have to continue creating useful products. When buying an Amazon business look at the cost of the sale, trends, a revenue analysis, and market conditions. When Chad started he was a reseller. He wondered what value he was adding, so he built his own brand. There is a difference in competency between being a private label brand and being a reseller. To understand demand is go to Amazon and search for what people are searching. Skubana is a good fit for larger scale more complex Amazon businesses. If you have a large business, your time is better spent having a good system and working on strategic moves and finding skews. Bundle like items to increase your average order value. There is also a ton of marketshare off of Amazon. People need to stop and see other channels. Think about the big picture and off Amazon growth and diversification. Your own website can be your second biggest channel. Some people start search on Amazon and Google and now facebook. It's important to pick the right channel and social channel for the market you are targeting. On June 8, the Winnipeg music scene lost a friend. Chad Alsop, guitarist/vocalist of sludge/metal/hardcore/whatever-core act Dead Ranch passed a few days after sustaining serious injuries. In addition to his contributions as 1/4 of one of Winnipeg's best bands, Chad was also a familiar face in Witchpoliceland. He appeared on the podcast with Dead Ranch twice (most recently back in April) and was a key member of our first-ever Big Mix-Up band at the Park Theatre in 2016. When Chad first appeared on the podcast in spring 2014, Witchpolice was still starting to get off the ground, so a lot of newer listeners likely haven't heard it. It was recorded in former co-host Jon's basement (a/k/a The Blanket Fort), and it followed the old 'song selection' format the show used to have. 016 | In Today’s Podcast we cover: Real estate investing and house hacking with Chad “Coach” Carson. On the path to financial independence, how much of your own budget is going towards housing? After Chad graduated college at Clemson, he got started with real estate investing in his college town. How financial independence and real estate investing have allowed Chad to move his family to Ecuador for about 1.5 years. When they moved to Ecuador they sold most of their possessions and rented out their house for 2 years. When Chad graduated college he kept his expenses extremely low and actually moved into his business partner’s spare bedroom to help save money. This led to his concept of “house hacking” as a way to keep housing expenses down to nearly zero House hacking: buy a multi-family rental unit and live in one unit while you rent out the rest and have them essentially pay for your house payment entirely Easy to become rich saving the money you’d otherwise be paying for your house and car payments Keep it simple and pay attention to the fundamentals with your financial life How do you get started with real estate? Where do you find a multi-family unit to buy? What to look for: neighborhoods with charm, safe, public transportation nearby Avoid cookie-cutter neighborhoods on the outskirts of town with new construction Chad recommends hiring a real estate agent at the beginning. Have them run searches based on your desired neighborhoods and automatically send you new listings. It is essential to walk the neighborhoods and talk to people to gather intel. Tip: walk with your kids to seem less intimidating and go on a Saturday morning when they are out It’s important to think differently and take that extra step to find great deals. Have to reach out to people and get outside your comfort zone Real estate: The numbers crunching has to come into play at some point. Put together a profile of what makes a good deal upfront Follow the ‘1% rule’: You are looking for the monthly rent to be 1% of the purchase price ($1,000 per month rent = $100,000 house price) Chad was able to pull his equity out and invest in another deal Small investors need to avoid 5 or more unit complex in order to get the most favorable owner-occupied financing Once you have an owner-occupied financing, you can move out and keep the favorable financing rates and rent all the units How to get started finding financing if you have no money saved and no contacts? Options: FHA 203k Loan in order to remodel and do a house hack or Fannie Mae Remodeling loan Building relationships with local real estate investors and private lenders Real estate debt snowball to fully own these properties as a path to wealth and financial independence Chad’s personal strategy: 15% of his assets are currently in index funds with a goal of up to 33% and the vast majority of the rest is in real estate, cash and financing/note investing Chad and his business partner have approximately 90 rental units currently Chad is not interested in growing as large as possible – he wants to find a balance in life and keep it as simple as possible to meet his financial independence goal Hot Seat Questions Favorite life hack: Planning and actually writing it out. When Chad got started with me he “wrote a ton of content.” He sat down on a Saturday and mapped out his entire process on a whiteboard. Once that was clear in his mind he began writing emails for each follow-up sequence in his marketing and sales pipeline. Then he got a little more advanced by including some “If/Then” intelligence into his Infusionsoft application to send relevant, timely emails to his clients and prospects. He now has 16 different sequences with about 160 different emails and he's adding new programs, beefing up his API to get more out of his sales and marketing system and the future is bright. To get to the next level he is pulling the system apart again to look at metrics and reporting to get the most out everything he has. He's on his third iteration on his site and people are loving it. Now he's digging deeper to ensure his site is not only pretty but that it generates leads from the visitors that turn into contacts that turn into happy clients. As he began adding squeeze pages and landing pages on his site with clear offers he immediately began seeing an increase in leads. He built his business on a strong foundation of referrals. Once he got Infusionsoft he began advertising to expand his reach nationally and to expand his company. He is now “extremely optimistic” about what he can do in the next year. Learning about new marketing terms and techniques like retargeting and since he's not afraid to try new things he is fired up with the potential. He has shifted his daily duties from 10% marketing to 75% of his time is spent on marketing his business. He does not have an open door policy. “No ‘got-a-minutes?'” Look outside your industry to find great analogies to grow in your own.
