Introduction “Give me your entitled, your spoiled, your huddled classes yearning to live for free, the wretched refuse of your indoctrination schools. Send these, the factless, cliche-tossed to me, I lift my lamp beside the student loan door! But I paraphrase. That is the subject of today's 10 minute episode. Continuing Let's review the famous poem on the Statue of Liberty. “Give me your tired, your poor, your huddled masses yearning to breathe free, the wretched refuse of your teeming shore. Send these, the homeless, tempest-tossed to me, I lift my lamp beside the golden door!” The words of Emma Lazarus' famous 1883 sonnet “The New Colossus” are, at least in some part, known by many people in America--and others worldwide. They are not an official statement of American immigration policy, or even a statement of non-binding belief that was voted on by citizens or politicians. Yet I am struck by the yearning to breathe free language. Yearning. Not a demand. No one marching with signs or trying to take advantage of a rich, generous neighbor. Yearning. Starting with 15-year-old Annie Moore from Ireland, 12M immigrants were processed at nearby Ellis Island between its opening in 1892 and when it shut its doors in 1954. Today's episode looks at a paraphrase of Ms. Lazarus' poem, imagining what the words might be if they correctly reflected what is happening at our nation's institutions of higher learning. The implied immigration strategy used at Ellis Island, NY, was crude, but it clearly worked: ticket money. Everyone arriving came by ship; first and second class passengers were given a cursory once over, then disembarked to go through customs. Third class passengers, steerage, were transported to nearby Ellis Island where they underwent medical and legal inspections to ensure they didn't have a contagious disease or some condition that would make them a burden to the government. Only two percent were barred entry. The country grew and prospered, and immigrants assimilated and found their places in American society. Together, along with those already here, they created the “New Colossus”, America. BTW, if you think it was unfair to separate immigrants by their ability to afford tickets, tell me about how that was worse than what we have now--chaos absent easy-to-do, sensible and workable immigration reform (EP. 301). Immigrants were not coming to America to be supported. The social safety net was non-existent, then only in its infancy starting in 1933; the US offered an opportunity to work hard and succeed, little more. What are colleges and universities offering, and why are students going? These institutions have become businesses, and woke ones at that. Their intended product, outside of the STEM fields, is a woke, politically correct graduate who has no specific skills to offer an employer. And given that education is tilting more to teaching what to think over how to think, even having a thoughtful approach to problem solving is not a skill acquired in college. And good grammar and the simple ability to spell? Or even showing up on time? Where is that being taught? Today's Key Points: 1. It is much easier to pontificate than to teach. 2. It is far easier to parrot back politically correct cliches than to do a thoughtful essay on why you think Pip in Great Expectations was a good guy or not. Said differently, giving and receiving a good education is hard, necessarily hard. As is life. Do you remember how delighted we were in school when the teacher got himself off subject? And the things that we as students would do to make that happen? Class was so much easier when the teacher got off track. No subject matter learning took place, but it was fun and easy, and we loved it. Now the teachers are getting themselves off track, and staying there. Hey, it is easier for them as well. And the subject matter learning takes a back seat to pontification and indoctrination.

016 | In Today’s Podcast we cover: Real estate investing and house hacking with Chad “Coach” Carson. On the path to financial independence, how much of your own budget is going towards housing? After Chad graduated college at Clemson, he got started with real estate investing in his college town. How financial independence and real estate investing have allowed Chad to move his family to Ecuador for about 1.5 years. When they moved to Ecuador they sold most of their possessions and rented out their house for 2 years. When Chad graduated college he kept his expenses extremely low and actually moved into his business partner’s spare bedroom to help save money. This led to his concept of “house hacking” as a way to keep housing expenses down to nearly zero House hacking: buy a multi-family rental unit and live in one unit while you rent out the rest and have them essentially pay for your house payment entirely Easy to become rich saving the money you’d otherwise be paying for your house and car payments Keep it simple and pay attention to the fundamentals with your financial life How do you get started with real estate? Where do you find a multi-family unit to buy? What to look for: neighborhoods with charm, safe, public transportation nearby Avoid cookie-cutter neighborhoods on the outskirts of town with new construction Chad recommends hiring a real estate agent at the beginning. Have them run searches based on your desired neighborhoods and automatically send you new listings. It is essential to walk the neighborhoods and talk to people to gather intel. Tip: walk with your kids to seem less intimidating and go on a Saturday morning when they are out It’s important to think differently and take that extra step to find great deals. Have to reach out to people and get outside your comfort zone Real estate: The numbers crunching has to come into play at some point. Put together a profile of what makes a good deal upfront Follow the ‘1% rule’: You are looking for the monthly rent to be 1% of the purchase price ($1,000 per month rent = $100,000 house price) Chad was able to pull his equity out and invest in another deal Small investors need to avoid 5 or more unit complex in order to get the most favorable owner-occupied financing Once you have an owner-occupied financing, you can move out and keep the favorable financing rates and rent all the units How to get started finding financing if you have no money saved and no contacts? Options: FHA 203k Loan in order to remodel and do a house hack or Fannie Mae Remodeling loan Building relationships with local real estate investors and private lenders Real estate debt snowball to fully own these properties as a path to wealth and financial independence Chad’s personal strategy: 15% of his assets are currently in index funds with a goal of up to 33% and the vast majority of the rest is in real estate, cash and financing/note investing Chad and his business partner have approximately 90 rental units currently Chad is not interested in growing as large as possible – he wants to find a balance in life and keep it as simple as possible to meet his financial independence goal Hot Seat Questions Favorite life hack: Planning and actually writing it out. Charles Moore Interview Notes: charlesm@realtor.com Charles (aka Chuck) is a Realtor at Your Castle Real Estate in Denver, Colorado. He is also a Founding Partner at Gearhart Moore Holdings, LLC, and Broker / Owner at Capital Works Mortgage. In today's conversation, we talk about getting into the mortgage business, and the somewhat shady strategies that Wells Fargo would use to get people to refinance, getting renters to pay for your house and office, developing real estate, why Denver real estate prices have shot up recently, and Chuck's forecast for Denver's real estate future. Entrepreneurial beginnings: As a child, he grabbed vegetables from his parents garden and sold them to neighbors, before getting in trouble Then had a paper route, but paid a friend to do the route for him Charles first business: Oxygen bar machine $1 a minute to breathe air, changed to $5 for all you can breathe Fascinating Well's Fargo subprime marketing strategy: Carpet bomb checks for $1000. If consumer cashes it, they pay 20%. What client doesn't realize is when chased them, WF would run a credit report. If you own a home, WF mortgage sales would call them, and refinance to save $1000 a month. Move them from a 30 year fixed that they had paid a few years down on, to a 40 year with a 3 year arm with 4% origination fees (basically stripping equity). Charles got out of this job ASAP, and began the path to working for himself. Got into development after experiences with buying his first house in Colorado. First House: Bought for $103k in 2007, payment of $900 a month, roommate paid $500 a month, lived for $400 a month. Current house: found a lot where he could build two houses on lot, rent out second house, renter pays mortgage minus $300 a month. Working on a deal where he will be making $500 a month plus living in a nice house. In finding property that he wants to buy, Charles currently gets an MLS alert for every single property in Denver with the zoning code MX: Mixed Use Charles and his parter Ben are principals (personally signing on debt) on over 80 units. Land is getting very expensive in Denver: used to be able to get a duplex lot in northwest Denver for $275k - $300k 18 to 24 months ago, now they are selling for $450k. As the price of the land goes up, what goes onto the land needs to go up. “People are worried about a glut of inventory coming on the market and driving prices down. I don't see where that inventory is going to come from.” What is driving prices up? Does the legalization of marijuana factor in? What could drive prices down? Demand of existing inventory slowing down. Used to be 50k a month, recent stats show that around 1 million people moved to Denver last year, so the monthly is 80k or 90k / month. If that slows down, you will have a smaller pool of buyers. Working on the chairlift: How Charles answers emails on the lift while skiing, and his clients don't even realize that he wasn't in the office.
