He shared about creative finance, but really he is a jack of all trades. In 2008, he had an established home building company. It was good money but then the market crashed and people couldn't get loans. That meant they couldn't start any construction projects. There wasn't much he could do, hence the transition in his business. Getting into Real Estate: It was in 2012 when the market collapsed and Kenny got into the real estate game. He began wholesaling properties. There was a definite learning curve. After a few months, they did showing days where buyers showed up and walked the properties. Then, they did a silent auction, a unique take on real estate marketing, back in 2012. They'd have everyone who came in name their best and highest price for the property. The Process: Earn and Repeat: Earned income is anything you have to trade your time and work for, it can be a job or a business. The whole goal is to turn it into a repeat income. Then, you can take a portion of that earned income and put it into a pool. This is how you make time an asset instead of a liability. Money Going Out vs Money Coming In: You shouldn't put your money on something that won't scale. It's essential to think of something that you can scale. You must be conscious and understand how your capital returns to you at a given point. You need to plan for it and have a backup plan for each of your objectives. If you're waiting for a longer time, then the return must also be more significant. Investors have their ways of looking at their losses. Some would wait until it gives them the return, while others decide to cut their losses early, allowing them to rebuild and position themselves in other investment opportunities. Managing Emotions: Everyone is emotionally tied to their assets, regardless if you're emotional or not. It's always a mindset. If you lost a reasonable amount, you can either choose to mope and just take a pause or move and do better the next time. You need to learn how to ride the wave, and you can't follow your emotions and relate them to your business' success. It's essential to become better at responding instead of reacting. It's a practice of becoming more aware. Don't correlate your worth with your loss. Think of it as a process, figure out where you messed up, and then don't repeat it. That's how you recover. Finding Self Worth: The key here is not to correlate your worth with money. Instead, it's important to have grace for yourself. Monetary gain means nothing if you don't have God's grace and grace for yourself. Without grace, you'll always find yourself miserable, and you won't find yourself moving towards your purpose. Another critical key is to quit comparing yourself to everybody else. You don't know everybody's situation, so don't compare yourself to them. Don't look at their status. Just do what you can at your own pace. The comparing game doesn't get you anywhere. Know that we're all created differently. Even the zeroes in our bank accounts are additional. On Measuring Success: Measuring success on a broad scale is challenging because every person has their definition of success. There are also different levels of success. When trying to put things in perspective focus on these disciplines: focus, patience, and delayed gratification. People spend so much time on social media. They just scroll and scroll, and scroll. Simple math dictates that if there's inflation, you end up retiring with almost nothing left. Inflation isn't going away. There's a need to have a plan in place for those in this generation and the older generations. This norm stems from how we're taught at school. We all tend to work from the same educational foundation.    Repeat Income vs Passive Income An example of repeat income is a rental. This is where you have to manage a property, the tenants, and maintain the rental property. On the other hand, passive income comes in automatically each and every month. For example, promissory notes and book royalties are types of passive income. Troy knew of people who were making good money in the oil industry. However, he wasn't able to get into the game right away. When the opportunity presented itself, he started buying. He now has fifty-nine oil wells. These earn him an excellent monthly return, without lifting a finger.    Keep it Simple Troy's model of passive income is that simplicity scales. There's no need to go through a complex process. Just consider asking these questions: Does it create peace? Does it align with my purpose and values? Does it make a profit? Does it provide a passive income? If the answer is yes, then it's an investment worth checking out. Every successful business follows quite a simple system.    Making Right Choices Making the right choices doesn't always mean making reasonable ones. It's business, and you must take risks. Sometimes, you need to be a little crazy. Crazy in a way that you're willing to put everything on the line to break the cycle. Remember, people will not always be accommodating and supportive because they don't share the same dreams. Thus, people must swim against the current and when to swim along with it. You'll find that you shouldn't be looking for support or reaffirmation. Instead, you are looking for results. Stop asking permission from the world. Instead, start giving permission to yourself. Keep the Momentum Get rid of things you don't need. Get rid of the bills, the debt, and the dead weight in your life. Maybe it is a relationship or social media. Stop engaging in something you don't need to be attached to. Instead, focus on the things that will help you build yourself and your business for the better. Make time your ally, not your enemy. Time shouldn't be a liability. Time should be your asset. The longer time goes on. The better things should get. What's your end goal? Remember these tips: Principle 1: Understand that you're in a position to make a difference right now Principle 2: Take an action step to invest in yourself Principle 3: Make time your asset instead of a liability This is how you're going to break through to get financial independence!

If you haven't done any yet, imagine yourself closing one. If you have done 10 deals, imagine yourself completing a 100. Imagine yourself closing 5,000 or 10,000 deals. That sounds impossible, but in truth, it isn't. Troy Fullwood is your living example.  Who is Troy Fullwood? Troy Fullwood is an accomplished man and the author of the book The Power of Paper - How to Create Wealth by Investing in Mortgages. He came from a family of entrepreneurs. His uncles had successful businesses, and so did his father and grandfather. The influence was there from the very beginning.  Introduction to Real Estate  Mowing yards was a good way of acquainting himself with all kinds of homes. It was then, in 1985, that he met a realtor and asked her if there were other lawns that needed to be mowed. The realtor connected him to a local property manager. The property manager then asked him to take a look at two properties that needed serious attention. There was garbage and trash in the front yard. There was a lot of work to be done! He was doing multiple homes a week after school. All of these houses were from the RTC (Resolution Trust Corporation) then, a subsidiary of the US government that took all the properties when people were defaulting. With seven houses a week, he needed some help. So, he employed 17 other high school students. By then, he was making $3,500 a week by just hauling trash and cleaning peoples' homes.  He also went into landscaping and was later introduced to the golf course industry. But he didn't stop there. By the early 90s, he signed up for a financing seminar in San Antonio, Texas. He took the 5-day intensive training on cashflows, from factoring to receivables to notes and business financing. The Real Estate Journey  Troy didn't start wealthy when he started his real estate career. He didn't have a lot of reserves and capital sitting in the bank. So, he worked hard.  Finding deals today is now more interactive in the virtual sense. Unlike before, when everything had to be done with physical effort, you needed to figure out where the deal was and then physically pick up the phone to make the call.  Before, Troy would go to the new paper's real estate section and see the names of the people selling their homes. He'd then call them and ask what they would do with the owner's financing. That would lead to a conversation and, later on, a business relationship. Deals were all about networking. It worked well for Troy because he was providing value. The sellers needed a solution, and he gave it to them. Being a Mentor  Troy has two young kids that still live at home. His goal is to be a role model for his two young children and also for those in the real estate world. He works to help others along in their journey and model this to his children. For Troy, it's not about getting a certain level of success. He always tries to look back and help others in their respective journeys.  Leaving a legacy  Troy wants to leave a legacy, not just for his family but outside for those outside it. He does that by helping other people. He knows that his life isn't a normal one. He has financial freedom but others don't. He had opportunities that others didn't have. He aims to help people who don't want to embrace change, those who don't have financial freedom, and those who wish to break generational curses.  Finding Purpose  For the people out there who are trying to find purpose, the answer is to start where you're at. That's your purpose. That's your purpose for today. If you're a mother or a father, start with your family and your household. That's your purpose. It may be a long or short season, but that's your purpose.  If you're running a business, that's your purpose in giving back. It's important to share your gift while doing so. It's not always like Moses, leading everyone out of the wilderness. But the thing is, focus on yourself first. That's how you do it. Focus on yourself, and make sure that you have something to give. If you want to save somebody from drowning, the number one thing you need to do is keep your distance. You need to save yourself first because you can't give something away if you don't have it in the first place. Always work to know better because when you know better, you do better.  Reflection and ownership  Reflection and ownership are two essential things to grow. If you make mistakes, it's critical to reflect on them and then own them. It's how you become a better father, a better husband, a better business owner, or a better leader.  Be grateful Another important thing is to be grateful and see the positive aspects of things. Even in the worse situations, you can still see a silver lining. Furthermore, it's also vital to become graceful despite the bad things happening to you. Life is simple, but it's the people who make it difficult. Many people make it very hard. But really, start being grateful and work on one task at a time.  Over time and after many business relationships, Troy has learned money means very little at the end of the day. So, ask yourself: Are you ready to turn down a hundred million dollars for your family or your loved ones to be better? Are you willing to turn a hundred million dollars to make the right decision?

We don't share the same sentiment. The ‘09 was a debt crisis where bad loans were packaged together and sold as good loans. Today's problem is about supply and demand being enriched. It's enriched because people want to move and buy houses, but it's not there.  People are overpaying in today's market. As a result, the supply is off, interest is off, and inflation is lower. We're living in the better days. Perhaps, in the dream days of real estate. It's not a recession, especially if you're buying right and running your business correctly.  The Real Estate Market at Present We have a normal baseline, and today, real estate is above that baseline. It will get back to normal later on. There's nothing wrong with going some steps down if we're above the baseline, just back to the normal baseline.  In a dream market, you can hide bad investors and bad businesses. Since the market is so strong, you can make mistakes and still earn a lot of money. A great market like this can hide a lousy flipper. On the contrary, a good flipper can grow his business at this time. It's more difficult not to make money with the present real estate market.  But what if the market crashes? How does it impact wholesalers? Buy and hold investors? Or Home flippers?  What it Means for Wholesalers  Whether the market is up or down, it doesn't matter for wholesalers. Wholesalers are solving the problems of sellers and buyers. They are the middlemen that fill the gap. If the market is up, they're the ones who make more. If the market is down, they're the ones with the better opportunities.  It's not a market crash that scares wholesalers, and it's the consolidation period. Everything fluctuates back and forth, and buyers aren't as aggressive. But as a wholesaler, don't let the market crash get you all worked up. You are the middleman, and your problems don't matter. The only thing that matters is finding the solution for your sellers' and buyers' issues.  What to do when the market crashes: You may see fewer but more sophisticated buyers when the market is down. It's an opportunity for them; it's their growth period. During this time, you need to know who the key players are. Know the people who are playing the game at a high level.  When you find them, work with them. Build relationships and funnel out the mediocre buyers around you. The market crash has nothing for wholesalers. So, make money and grow your business.  What it Means for Buy and Hold Investors  Unlike wholesalers, buy-and-hold investors may have difficulty during a market crash. You need to watch out for adjustable rates if you're buying properties. Things tighten up during a market downturn, and adjustable rates are the first to adjust. They go up so fast and barely come back down.  You may find better deals for the buy-and-hold investors even when the market is down. People at that time will be more open to financing and are more welcoming to lease options. The buyer pool shrinks, and this opens doors for you.  If you're doing it correctly, buying and holding will be a good option during a market crash. Please don't do it on pro forma, speculations, and assumptions. Instead, deal with facts and real numbers. When the market crashes, it's not the time to hold back. It's the best time to be in the game. What it Means for Flippers  A market crash is a challenging time for flippers. The goal here is to buy well, renovate as fast as possible, and sell with a profit. There are two problems for home flippers:    Cash flow problems due to the fluctuation of income The tightening buyer pool where the prices go down  Flipping can't take more than six months during an economic downturn home. The longer your renovation takes, the more the margin thins. Getting another buyer would take at least a month if somebody pulls out of the deal. What if you need the money to flip another home? This is a difficult time, and it can quickly spiral out of hand. As a flipper, you lose much power in a down market. But on the opposite, if the market is up, the flipper controls the game. This is because the flipper can choose from the many buyers on the list.  Number one principle: When the market is down, don't flip. But if you have to, you need to buy well and keep your velocity up. Don't take more than six months to flip a house. The deal has to work in multiple facets, so be open to opportunities. You will find you create optionalities when you buy well.  In the end, don't follow everybody else. You need to find your path. Create value in the marketplace, and you'd be paid so much more than you can imagine.
