TUPELO, Miss. (WTVA) — Tupelo mayoral candidate Rob Chambers is charged with a misdemeanor after being accused of kicking a teenager in the groin outside his home just one day after filing to run for office. Lee County Sheriff Jim Johnson said three teens came to Chambers' house in Belden Saturday night, rang the doorbell, then ran away. He said when they did it again, Chambers jumped out of the bushes, grabbed one of the teens and kicked him. "The parents of the juvenile that was kicked filed a report with the Lee County Sheriff's Department," said Johnson, "and an affidavit was signed by the parents in Lee County Justice Court. And subsequently, a warrant was issued for simple assault." Chambers, the only candidate challenging incumbent Todd Jordan, turned himself in to law enforcement Tuesday and posted a $600 bond. In a Sunday Facebook video, the candidate indicated he thought there may have been more to what happened instead of just a prank. "It could be some kind of coincidence," said Chambers. "I don't know. But it certainly appears to me that it's targeted to try to intimidate me to not be involved in this mayoral election." Johnson said what happened was not politically motivated. "This is a situation that — if you've got teenage kids or even when I was a child, kids pulling pranks on other kids — we can say that there was a child at the home the same age that knew these individuals," said the sheriff. The case involving the candidate would normally be handled by Tupelo police, but the department turned it over to the Lee County Sheriff's Department to avoid a conflict of interest. WTVA 9 News reached out to Chambers Tuesday to see if he wanted to comment further after what he posted Sunday. He did not answer multiple phone calls.

We don't share the same sentiment. The ‘09 was a debt crisis where bad loans were packaged together and sold as good loans. Today's problem is about supply and demand being enriched. It's enriched because people want to move and buy houses, but it's not there. People are overpaying in today's market. As a result, the supply is off, interest is off, and inflation is lower. We're living in the better days. Perhaps, in the dream days of real estate. It's not a recession, especially if you're buying right and running your business correctly. The Real Estate Market at Present We have a normal baseline, and today, real estate is above that baseline. It will get back to normal later on. There's nothing wrong with going some steps down if we're above the baseline, just back to the normal baseline. In a dream market, you can hide bad investors and bad businesses. Since the market is so strong, you can make mistakes and still earn a lot of money. A great market like this can hide a lousy flipper. On the contrary, a good flipper can grow his business at this time. It's more difficult not to make money with the present real estate market. But what if the market crashes? How does it impact wholesalers? Buy and hold investors? Or Home flippers? What it Means for Wholesalers Whether the market is up or down, it doesn't matter for wholesalers. Wholesalers are solving the problems of sellers and buyers. They are the middlemen that fill the gap. If the market is up, they're the ones who make more. If the market is down, they're the ones with the better opportunities. It's not a market crash that scares wholesalers, and it's the consolidation period. Everything fluctuates back and forth, and buyers aren't as aggressive. But as a wholesaler, don't let the market crash get you all worked up. You are the middleman, and your problems don't matter. The only thing that matters is finding the solution for your sellers' and buyers' issues. What to do when the market crashes: You may see fewer but more sophisticated buyers when the market is down. It's an opportunity for them; it's their growth period. During this time, you need to know who the key players are. Know the people who are playing the game at a high level. When you find them, work with them. Build relationships and funnel out the mediocre buyers around you. The market crash has nothing for wholesalers. So, make money and grow your business. What it Means for Buy and Hold Investors Unlike wholesalers, buy-and-hold investors may have difficulty during a market crash. You need to watch out for adjustable rates if you're buying properties. Things tighten up during a market downturn, and adjustable rates are the first to adjust. They go up so fast and barely come back down. You may find better deals for the buy-and-hold investors even when the market is down. People at that time will be more open to financing and are more welcoming to lease options. The buyer pool shrinks, and this opens doors for you. If you're doing it correctly, buying and holding will be a good option during a market crash. Please don't do it on pro forma, speculations, and assumptions. Instead, deal with facts and real numbers. When the market crashes, it's not the time to hold back. It's the best time to be in the game. What it Means for Flippers A market crash is a challenging time for flippers. The goal here is to buy well, renovate as fast as possible, and sell with a profit. There are two problems for home flippers: Cash flow problems due to the fluctuation of income The tightening buyer pool where the prices go down Flipping can't take more than six months during an economic downturn home. The longer your renovation takes, the more the margin thins. Getting another buyer would take at least a month if somebody pulls out of the deal. What if you need the money to flip another home? This is a difficult time, and it can quickly spiral out of hand. As a flipper, you lose much power in a down market. But on the opposite, if the market is up, the flipper controls the game. This is because the flipper can choose from the many buyers on the list. Number one principle: When the market is down, don't flip. But if you have to, you need to buy well and keep your velocity up. Don't take more than six months to flip a house. The deal has to work in multiple facets, so be open to opportunities. You will find you create optionalities when you buy well. In the end, don't follow everybody else. You need to find your path. Create value in the marketplace, and you'd be paid so much more than you can imagine. One of the best things about coming across a new artist is the way that they broaden your horizons and push your music tastes in new directions. I can't profess to being much of a folk fan – at least not of the traditional kind – but the genre itself fascinates me.This episode features an interview with Glasgow folk singer/songwriter Chrissy Barnacle. I was drawn to her music mainly because of her long standing association with various other DIY artists in and around Glasgow, and ever since absorbing the honest, ethereal beauty of her music, I find myself itching to discover more music in a similar vein. One person and their guitar is often more punk rock, more honest than any other kind of music.This is great, because all it takes is one song to show you something a new side to music that you haven't heard before. It's also time for me to start pushing the boundaries of this podcast, bringing in new voices and different styles of music. Rooted in punk this podcast certainly is, but it doesn't always have to be that way. And it shouldn't be. Diversity of voices, experiences and sound is what makes music so exciting to me. Hopefully you agree.Alright so I conducted this conversation after a failed attempt in pub. That particular attempt was quickly foiled by a pub quiz host bellowing his introduction into a roomful of disinterested patrons, so the second attempt took place in a quiet café. Quiet in the sense that there weren't many customers; the interview itself is anything but quiet.Yes folks, I made a boo boo and recorded the interview directly under a speaker which was pumping out loud music. I've done my best to minimize the impact the music has on the interview (big thanks to Todd Jordan from The Bitter End podcast for helping me out. Again) but it's still there. I just hope you agree with me when I say it doesn't affect the sound quality of the interview too much.Chrissy had all sorts of artists on her list of “songwriters I look up to” which I hadn't heard before.
