David Coble joins us this week to discuss local politics. I know that sounds pretty boring, but it was quite the contrary. David gave us (and when I say us I mean Ryan) a huge education on what happens at the local politic level, why it is some important to get out and vote, and how it affects our local community. One of the biggest takeaways we got from this is that local politics can directly impact your day to day life, but state and federal usually do not. So next time you are seeing signs out for local government elections, make your voice heard. It will greatly help decide how your town operates its day-to-day operations. This week Dr. Boen Nutting joined us to discuss what is going on in the Iredell/Statesville school system, and what parents can expect for future initiatives in our school system. Boen began her career as an elementary school teacher and worked her way up to Principal once her children began Middle School. Through their Middle school years, she stay with her children until she was swept away by the school superintendent's office to be the internal and external communications director; a role that she still holds today. We are very encouraged to hear about the steps that are being taken to further protect and provide support to students that may be experiencing emotional stress which has lead to a rise in suicide amongst the youth in America. Through the hashtag #talkitout Boen and the Iredell county school district are encouraging children to talk about their issues with teachers rather than holding in their emotions. Amongst other things, we also learn about Boen's recent trip to the White House where she met with government officials to discuss an initiative to get mentally and physically handicapped children more active. It was very comforting to have Boen on the podcast knowing that the state of our public education system in Iredell county is in good hands and we can expect great things in store for our children for years to come. Enjoy the podcast!
First off, I want to apologize on behalf of Ben not turning his microphone on, but that doesn't take away from the great knowledge that was shared with us from community leader Abigail Jennings. Abigail has her hand in multiple business ventures including running a real estate company, cat rescue program, she opened a charter school, and is very involved with community planning and improvements. Abigail is able to shed some light on some of the recent projects that have been completed in the Lake Norman area and what we can expect as far a business recruitment and road improvements. Studying the trends and data, Abigail is someone that has a strong understanding of what the local community needs, and then finding a way to solve that problem. This week on Welcome Home LKN we ask attorneys Ben Thomas and Tiffany Webber some questions from our audience. We get some ideas on a “side hustle” and a different type of mentality when planning your future. Ben tells us about one of his most memorable college experiences, which somehow involved a canon. Tiffany's involved pom-poms. Ben and Tiffany discuss their favorite spots in the Lake Norman area, which of course involve food and restaurants. We also hear some ideas they have if they could add one thing to the LKN area right now. We end the episode with a little game of Google Autopopulate and see what autopopulates when we type in certain phrases about lawyers. We've always wondered “what do lawyers actually do” and we get to hear what these lawyers say they do. This episode was filled with lots of laughs, but also many good nuggets of wisdom. Enjoy the episode! If you’d like to reach Ben or Tiffany visit the website of Thomas, Godley & Grimes at www.tgglawyers.com
At 83 years young, Rosie Bailey has seem a lot in her life. She has story after story of how Mooresville has changed over her 60+ years of living in this area, however the most impressive thing about Rosie is her passion to give back to the community. The list goes on about the different charities she has work with for little or no pay, but she continue to this day to work 6 days a week volunteering her time at the Mooresville Soup Kitchen, The Red Hatters, and Las Amigas to just name a few. Rosie is a people person and enjoys talking and getting to know anyone she is helping. With a smile to light up any room, you can always expect Rosie to be the first one to greet you at the soup kitchen on Monday's Wednesday's and Friday's. Ben met Rosie through Habitat for Humanity, and they quickly became friends because of their giving spirits. Rosie attended Ben's wedding and gave us a little comical relief about Mr. Thomas. Enjoy the episode!
Clutch Coffee Bar is a fast-growing drive-through coffee shop that has recently popped up on Mooresville with a Williamson Rd. location and a Highway 150 location. We were lucky enough to get Darren Spicer, one of the owners, on our podcast to tell us all about the things Clutch Coffee is doing in the area and how they have ingrained themselves into the local community in such a short amount of time. Clutch Coffee delivers a unique experience because it is drive-through only, but you still feel like you are part of a community. The idea of a drive-through only coffee shop was replicated from a model on the west coast where Darren, and other owner John met. They have been able to create a culture at their locations that is a memorable experience no matter who you are. Darren gives us some insight as to what makes the culture so unique, why they chose Mooresville, and what the future plans are for Clutch Coffee Bar. Enjoy the show! This week, Tom Bramhall joined us to talk about his magazine Charlotte Real Producers. A former private pilot, Ben and Tom got to geek out about planes, flying, and how it is to begin flying commercially. After he flew privately for NASCAR, Tom ventured into the magazine industry where he developed his skills and is now running the Charlotte Real Producers Magazine, a magazine that feature the top 500 agents in the Charlotte and LKN area. The magazine is a prestigious honor to be in, and Tom explains how he gets sponsors based on recommendations from the top realtors in the Charlotte area. The magazine isn't geared towards generating a profit however, it is centered around linking up top agents and vendors to help them improve their business. Growing up in the LKN area, Tom has watched the area change over the last few years and expects the area to continue to grow just as fast as it has in recent years. We also hear a few stories about growing up in the LKN area, and how Tom may be still on the run after going mudding on the cart path before the Point was developed. Sit back and enjoy some laughs with Ben, Ryan, and our guest Tom Bramhall! To follow along, follow Tom @charlotterealproducers on Instagram and Thomas, Godley & Grimes @tgglawyers on Instagram.
This week we are delighted to be able to sit and talk with Bill Gallagher. A Native Charlottean, who has over three decades of real estate industry experience. Bill describes to us a career in Real Estate is like a staircase, with steps being the basics: hauling & hoping, driving & showing, sitting & wishing, praying & pitching and listing & selling. He states, you can’t train unless you have been a manager or a broker in charge and you can't be a broker in charge or a manager unless you’ve actually listed and sold. Bill has been teaching since 1998 and goes on to tell us that as a teacher, you’ve got to feel the pulse in the class, know to touch on all the learning styles, for example: engagement, participation, entertainment and educating. When you have these with the students, it’s a thumbs up. Bill's advice to new graduates is to ask and listen to the people around you. Soak in the words of wisdom the people give, because, "what you receive will be a win-win situation. In the Mooresville area, people are so helpful and friendly. They typically will work with you, not against you." Bill explains how Real Estate schools are resilient against the down turn. They are probably the least expensive, cost effective, low investment with courses and overhead. He continues on to teach us what EBITDA stands for and what it means. We talk about the old HUD form vs. the BCD and SCD and about when you start a business you need to have a plan to sell the business. Sit back and listen to Bill tell us what he sees in his crystal ball and his Real Estate prediction down the road in the LKN area, based on the inverted yield curve that recently presented itself. This week we have the pleasure to sit and talk with Vickie Sawyer and learn how important the Mooresville area is to this Iredell County girl. Vickie is a business owner, mother and a Senator who is standing up nicely for our area. She and her husband have owned and operated Sawyer Insurance and Financial Services, now at two locations, since 2002 where she is a licensed insurance agent. Vickie is also a commercial and residential licensed NC contractor. Vickie will give us a couple of very good real estate tips and also tell us why she thinks Mooresville is the “crown jewel” of North Carolina. She lets us know why serving and supporting the community is very important to her. One of the ways she shows support is by displaying local art in her office rather than purchasing decorations from the big box stores. The artwork is done by local artists and is changed out for a new display every three months, giving artists the opportunity to get their name known and their creativity seen. We also learn that affordable housing is not just for the people that don’t work. Vickie goes on to tell us about what she thinks Mooresville will be like in the years to come, stating that the “proof is in the pudding”. It was a delight to further our knowledge about the Mooresville LKN area today with Senator Vickie Sawyer.
