MLS Battles, Market Pressure and Leading Through It All w/ Jenny Wemert | Episode 112

A lot of interesting things are happening in real estate right now. The more agents are aware of the market forces shaping today's landscape, the better equipped they are to adapt, and thrive. One big issue is the clear corporation debate. On one side, luxury agents are keeping listings private, relying on off-market deals and exclusive networks to serve high-end clients. On the other hand, traditional agents are fighting to maintain transparency and access through the MLS, for buyers and sellers who actually need it.  At the same time, a different kind of rift is unfolding: Sellers are still chasing yesterday's price tags, and buyers are hitting the ceiling of what they can afford. Inventory is rising. Affordability is collapsing. And agents are stuck in the middle, navigating a market full of contradictions. Few people are better equipped to talk about these tensions than Jenny Wemert. She's the leader of Orlando's #1 real estate team, managing 58 full-time agents and overseeing $400 million in annual volume. She hasn't personally sold a home in over a decade, but don't mistake that for being out of touch.  As the team's “mom, therapist, and firefighter,” Jenny is deeply embedded in the day-to-day challenges real agents face, and the strategic decisions that keep them growing, even in tough markets. In this episode, she breaks down the Clear Cooperation controversy, the challenges of the affordability crisis, and how strong leadership can help agents weather industry-wide shifts with integrity and clarity.   To the average consumer, most sellers want the most money and to sell in the least amount of time. To be able to do that, maximum exposure matters. -Jenny Wemert   Things You'll Learn In This Episode: The real story behind “clear cooperation” Is the MLS still the best tool for consumers, or are luxury agents right to fight for off-market deals? When it's time to step out of production How did Jenny know it was time to stop selling, and how did she build a team that could run without her? Why most teams struggle with retention What's the secret to keeping your agents for 10+ years, and why do most team leaders get it wrong? What Airbnb's decline means for the housing market Is the short-term rental gold rush over, and what does that mean for investors in places like Florida?   Guest Bio Jenny Wemert is a Realtor® and team leader of Wemert Group Realty. She has focused her energy on cultivating and building her team to serve clients and always exceed expectations. Serving 1029 families last year alone, Jenny's team is comprised of agents, transaction coordinators, a full marketing department, and support staff. She combines innovative vision and strategic marketing concepts with unmatched dedication to achieve the highest level of results truly creates clients for life. Boasting many awards, the ones that matter most to Jenny and her team are that of the reviews written by their clients. With over 2160+ five-star reviews for the Wemert name to date throughout social media, common notes of trustworthiness and dedication are woven throughout. On this podcast, we've seen many traits and habits that lead to real estate success.  Of course, drive, discipline, and sales mastery are necessary if you want to build an awesome business and legacy.  But the exceptional agents we feature on this show have another thing in common.  Their ability to withstand temporary pain in the pursuit of long-term growth.  That pain takes on many forms: being vulnerable about where your business is bleeding.  Receiving and applying feedback. Not focusing on flashy accolades like GCI and rather prioritizing net profit.  Using real estate income to invest and build wealth instead of spending aimlessly.  This is where many agents and team leaders struggle the most. They put off temporary pain, and as a result, they put off all the things they want to achieve.  How do you create a mindset for growth? Why do team leaders need to be more vulnerable?  In this episode, I'm joined by entrepreneur, investor, philanthropist, and managing partner at Coalition Properties Group, Keith James.  He shares his incredible story and how he pays it forward in his business and community.    Things You'll Learn In This Episode  The power of exposure  Why did Keith buy his first rental before he purchased his own home?  The value of vulnerability  In an industry where everyone wants to present themselves as a success story, why is it powerful to admit where you're falling short? GCI is just a trophy  Real estate team leaders are so focused on GCI that they forget it's just a shiny industry accomplishment you can't take to the bank. Why do we need to focus less on topline revenue? Guest Bio Keith James is an entrepreneur, investor, philanthropist and managing partner at Coalition Properties Group. Born in Northern Mississippi, Keith spent his youth traveling around the United States playing in AAU basketball tournaments weekend after weekend. This exposure brought Keith the global perspective needed to see that the world is bigger than your back yard. After graduating from high school, Keith attended Tuskegee University, earning his bachelor's in Business Administration with a focus in Marketing. As a member of Alpha Phi Alpha Fraternity, Inc., Keith has met with some of the most successful men in real estate, obtaining bits of knowledge from mentorship along the way. The home buying process is an exciting time for families. Research shows families spend hours on the internet before meeting with a real estate professional. Keith knows that feeling all too well. The excitement of his first home purchase was a major investment he made at the age of 23 and he turned it into an income-generating property. That purchase led to another purchase... and it was too late; Keith caught the real estate investor bug! Keith's passion in life is to be the bridge to help people get to where they want to go. Most businesses and entrepreneurs are laser focused on building brands that appeal to the consumer. They spend a ton of money on getting Instagram followers and going viral, but to no avail.  What they don't realize is that there's a better (and less expensive) way to get in front of the consumer - and that's through real estate agents.  One relationship with a top producing agent in your city could be worth millions. Instead of trying to win consumers one-for-one, the right agent could lead you to their database of thousands of clients and customers.  Industries like title, mortgage and home builders leverage this power and get a lot out of it. How do I become an agent ally? What do marketers and entrepreneurs get wrong about ROI?  In today's special replay episode, I'm sharing a recent conversation I had with videographer and Real Producers partner, AJ Kallas. I share the story of Real Producers, and talk about how to leverage the real estate agent community to grow your business.  Many industries are missing the boat on saving consumer advertising dollars by spending money on getting real estate agents to connect them to their databases. -Remington Ramsey   Things You'll Learn In This Episode  The power of becoming an agent ally Could businesses save ad dollars by shifting what they spend to get in front of consumers and putting it towards the real estate community?  ROI = Reach Optimal Impact  In the marketing game, ROI is often tied to getting a specific amount of money back, but it doesn't always work that way. Why do we need to reframe this and tie ROI to visibility and awareness instead?  A less painful path to entrepreneurship  Many aspiring business owners think getting a job is a waste of time, but could a job be the key to building a successful venture?     Guest Bio AJ Kallas is a professional videographer based in Indianapolis. He is passionate about helping real estate agents and personal brands nationwide leverage the power of video marketing to grow their businesses. AJ has been working in this field since 2019, and he has seen firsthand how real estate video production can make a significant difference in an agent's success. AJ's community focus and passion for video marketing led him to begin working with real estate agents. He loves partnering with those who actively make their communities better places to live in. By working together, AJ and his clients can create real estate video marketing strategies that not only drive business growth but also have a positive impact on the community. Horses and human beings during a real estate transaction are a lot alike - they need to be handled with emotional intelligence. Purchasing or selling a home is a high stakes scenario with a lot of money and emotion on the line.  Just like horses are sensitive to the emotions of their riders, consumers are sensitive to the emotions of their agent.  Unfortunately, a lot of deals go south and people get hurt because agents lack the EQ required for things to go smoothly. In order to be great agents, we have to apply level-headedness to our transactions, and avoid showing strong emotions because it can ruin the transaction.  Our guest has a horse farm and is a highly successful broker, and working with horses taught her a lot of real estate success. Brittney Pino started her own brokerage and earned $1 million in commissions as a single mom.  What factors were key to her success? How do we increase our EQ? “Invest in real estate, it's the true path to wealth” they say.  That's not the whole story.  True wealth doesn't come from simply racking up assets, but by building business enterprises that produce passive income.  So while buying up single-family, multi-family, short-term rentals and other investments is a big piece of the puzzle, that's only step one. To fully experience the power of real estate, we have to take it a step further, and run those investments like a business.  The challenge is: most people (even real estate agents) get so caught up in earning the next check and spending it that they don't do what it takes to build wealth until it's too late.  How do we invest the right way? What's the secret to success in real estate?  In this episode, I'm joined by entrepreneur, investor and one of the most successful Real Producers publishers in the country, Nick Najjar. He shares how he's been able to have so much success in business, and what people forget about building wealth.    Investing in real estate doesn't create true wealth, that's only step 1. What actually creates wealth is acquiring properties and then running them like a business enterprise.  -Remington Ramsey   Things You'll Learn In This Episode  The secret to success is simple If anything holds us back in business, it's letting our emotions get in the way of the reality of the situation. What emotions get in the way of what we need to do to succeed?  How to double down on what works In our real estate businesses there are two kinds of tasks - non-urgent fires that feel important and the work that creates the results we want. How do we focus on the latter? What it takes to actually create wealth (it's not just investing) Real estate investing alone won't create financial freedom. In real estate today, starting a team is considered the ultimate competitive advantage. The problem is, team leaders don't have the right framework for a healthy team culture.  There's a reason why some of the best teams are run by former athletes or coaches. That's because sport is the ultimate training ground for a job like real estate. Athletes and coaches come into the business with the secret weapon already baked into their behavior. In sport, being the best isn't about talent alone. It's about developing yourself until you make a quantum leap.  Real estate leaders and agents alike make one mistake: they think the quantum leaps will happen without the development phase, but that's impossible.  Before we can even think of greatness, we have to build the foundation. Development is all about doing the work, messing up, and mastering the necessary skills. Once we put enough time into that, the achievement and production will follow.  How do we know we're ready to build a team? What can we learn from athletes and the people who coach them?  In this episode, I'm joined by top producing broker/owner, leader and former college athlete, Brad Noll. In sales, we hear about the 20-60-20 rule: 20% of people you meet will always buy, 20% will never buy, and 60% are on the fence, waiting for you to tip the scales in your favor.  The concept is widely accepted for initial sales, but we rarely apply it to ongoing relationships or repeat business, and we should. Many of us assume that once someone buys from us, they're automatically in the "always-buy" category. In reality, the 20-60-20 rule resets. Once they become a client, that 60% in the middle still requires your attention, effort, and value to keep them coming back. The goal isn't just to get a client. It's to keep them.  How do we turn a single sale into a loyal client? In this episode, I talk about the 20-60-20 rule, how it applies to your business and what it takes to have long-term success in sales.      The best testimonial from a client is when they give you more people to call because you did a good job. -Remington Ramsey   Things You'll Learn In This Episode  Proximity beats proficiency   Why are you more likely to get business from someone by being in front of them, even if we're not good at the job?  3 steps to creating a loyal client  How do you make sure that you get a client to use you over and over again, and also want to tell others about you? Are you positioning yourself in real estate where your success might come at a much higher cost? Are you pursuing deals without fully considering the risks involved? At some point, you'll have to shift to being relational if you want long-term success.  Anybody can get one deal…but it takes a completely different skillset to keep a relationship and get business for the rest of someone's life.  There are many ways we can nurture a long-term relationship with clients. Real estate has always been a human-first business but that might be changing soon.  As AI becomes more deeply ingrained in our daily lives, everyone wants to know one thing: can AI mimic the very qualities that define us and make us great at our jobs?  Can it simulate the self-awareness, empathy, adaptability, and genuine connection of human beings?  Not yet. While AI can certainly support real estate professionals, there are human qualities it can never replicate. The challenge for agents and leaders is mastering those human skills while leveraging AI to do everything else more efficiently.  How can we use our human qualities to build stronger connections with clients? What steps can we take to develop the skills that AI can't mimic? In this clip, I'm joined by the founder of MindShift Labs, Mike Lee. We talk about why the future of real estate is still human and how to use our humanity as an advantage in the real estate industry.   The advantage that we have over AI is our humanity. -Mike Lee   Things You'll Learn In This Episode  Your story matters As a real estate leader, sharing your personal story can create a space where others feel understood and valued. How can opening up about our own experiences encourage others to share theirs? Communication, connection and challenges. How does this undermine trust and motivation and what can we do instead?  Connect with yourself first. Building a strong connection with yourself lays the foundation for meaningful relationships with others. There are two ways to maximize your income as a real estate agent. You can stay in production, hold onto the entire transaction and never experience the time freedom this business offers.  Or you can relinquish the transaction, get your time back and earn money through leverage and expansion.  For the short-sighted, option 1 works, but that's how we end up with agents who are stuck selling real estate longer than they need to. The agents who give up money for more time have balance and a sustainable career trajectory in the business.  Rob Ellerman chose the second option, and grew his income through expansion teams instead of production, and today he's closing in on $1 billion in volume. What drove him to build his business this way? Why is a slow market such a good time to double down on advertising?  How can team leaders provide value to their agents? In this episode, I'm joined by entrepreneur, expansion team leader and the first Real Producer cover in Kansas City, Rob Ellerman. He shares why he took a different path to growth, marketing strategies and the biggest mistake agents make.  The most money you can make on any given transaction is if you do the whole thing yourself. I'm willing to give money up in order to have more time. -Rob Ellerman   Things You'll Learn In This Episode  A Warren Buffett approach to expansion Typically when agents do expansion teams, they expand within the same brokerage brand. Why does Rob expand through different brands in different locations?    Time to double down on advertising In a recession, most agents will back out of paying for billboard advertising. Why is this actually the best time to pay for it?  The problem with growing through production The majority of real estate agents would pick a higher commission check over time freedom. Does this set them up for a trap later on?    Guest Bio Rob Ellerman is a real estate leader, entrepreneur and owner of the Rob Ellerman Team with The ReeceNichols Company. Building something that stands the test of time takes immense dedication and vision. Think about cathedrals—centuries of labor and craftsmanship have resulted in breathtaking structures that draw people from all corners of the world. Why? Because they're built with purpose, detail, and a legacy in mind. In the realm of real estate, this principle holds immense power. How can we create something that not only serves a function but also attracts the very clients we want to serve? So many businesses and real estate companies struggle to attract the right clients or tenants. We pour time and energy into it, but it just doesn't have that pull that makes people come to us effortlessly. How do we create something that stands the test of time? What if, instead of constantly chasing clients or buyers, we could create a business or product that naturally attracts the people we want to serve, like cathedrals attract visitors? In real estate, you either have what it takes to make $500k or you don't. What holds people back from the income level they want is putting their focus on the wrong things. We think prioritizing everyone else is what will allow us to succeed but we actually have to learn to respect ourselves more.  We pour everything into our businesses and leave very little for our families instead of giving them our best. We chase small wins instead of making the long-term legacy play.  What if we could make a leap in our income by making small changes to how we do things? If we don't get a sale, we feel rejected, dejected and ready to leave the business entirely.  The best salespeople aren't immune to this emotional rollercoaster, but they deal with it differently. Of course, the rejection hurts, but instead of licking their wounds, they bounce back faster so they can win the next deal.  How do we learn to move through rejection faster? How do we better handle the emotions that come with working in sales? In this episode, I share one lesson I have learned from the great agents we've featured in the magazine.    People think once you reach a certain point in sales, you won't suffer from the same emotions negative everyone else does. I've learned that when you become everything to what a need is out there, there's no denying that people are going to magnetize towards that. -Chris Mosier   The real estate landscape is competitive, and without a clear niche, it's easy to get lost in the shuffle.  Many real estate professionals face the same dilemma of getting stuck in a sea of generic listings, unable to differentiate themselves or their brand.  Launching a franchise, especially in a new state, is daunting enough, but focusing on a niche like lakefront properties adds another layer of complexity. But what if you could turn that niche into your biggest advantage, becoming an expert in that field? How valuable would it be to offer something truly unique that draws clients to you? Chris “The Lake Realtor” Mosier, broker and listing agent at Lake Front Living joins me to talk about her journey owning a franchise and growing it nationally and how she found her passion in lake homes.   Three Things You'll Learn In This Episode  Intentionality when it comes to family We need to be more intentional when it comes to what we plan and create for our families. How does this contribute to the memories they make and carry? Generalist vs. specialist If we need brain surgery, we're going to want a specialist, not a generalist. Why does the same apply when we want to purchase a lake home? Why some things aren't better done alone A lot of money and time can be wasted doing things on our own if we're not educated properly on it. Can we save time and money by asking for help?    Guest Bio As the driving force behind Ohio's Premier Lakefront Realtor Brokerage, Chris Mosier's mission is to unite buyers and sellers of lakefront properties across the state. Since founding Lakefront Living Realty—The Lake Team in 2015, the brokerage has expanded to include four virtual offices located at Hoover Reservoir, Apple Valley Lake, Candlewood Lake, and Put-In-Bay. Each office is staffed with resident realtor specialists who have an intimate knowledge of their respective lakes and markets. Chris is also excited about adding Buckeye Lake and Indian Lake to the roster this season. The brokerage's membership in every MLS in the state ensures that their listings receive statewide exposure, catering to buyers who prefer to be within a 2-3 hour driving radius from their home. Their custom website simplifies the search process, focusing solely on lake homes. In 2017, Chris partnered to franchise Lakefront Living Realty International, which is now operating in 12 states and is steadily working toward a nationwide presence—one lake at a time. Chris is honored to have been recognized in Entrepreneur Magazine's Franchise 500 for 2023, a distinction achieved by less than 5% of real estate franchisors. In a noisy world where Facebook, Instagram and TikTok reign supreme, Remington Ramsey bet against the advice of every entrepreneur - he launched a print magazine. When Ramsey started selling Cutco knives door-to-door during the Great Recession, he realized he needed a better way to find the real estate agents who could actually afford his expensive knives. His solution? He'd create a magazine that only put the faces of top local agents on the cover.Ramsey's magazine, Real Producers, seemed doomed from the start. Every industry insider told the then 23-year-old entrepreneur that print was dead. But Ramsey believed the value of niche print publications combined with community building could bridge an increasingly fractured and cutthroat real estate industry so that he could eventually sell more knives.Against all odds, the magazine was an instant hit among top agents and industry professionals.Real Producers now publishes local editions in over 130 markets - but it's not the printing that built the brand. By strengthening connections in the real estate community, Ramsey has created an enviable personal network at the center of a media ecosystem. The story of Real Producers rise to fame provides a blueprint for anyone looking to launch a brand in a crowded market. Ramsey's story showcases how conviction, grit and a deep understanding of a narrow audience can make the difference between failure and success.
